I've been at this park over 20 years. It used to be a nice place to live. Over many years with bad mismanagement have caused many downsides though. 1. Bathroom and Laundry room for Winter St closed. When asked they lied and said it was because PG&E forgot to run new power there. 2. Laundry room on Sharen St. Boarded up and closed. Same Lies. 3. They have the tendency to write up only the people that have lived here longer possibly due to Vallejo rent control. Neighbors that pay more due to being here less time will not get the same write ups as people that are here longer even if paying rent on time without ever having a late payment. 4. They can pay to paint the only remaining laundry room, yet cant afford proper drainage that stops the washers from covering the floors in nasty water that puddles under them. 5. On more mornings than I can count people will come in off the streets and go through peoples properly and steal stuff. 6. The mailboxes have been broken into countless times over the years and they refuse to do anything even as simple as adding a camera to protect residents 7. For people that have been here long enough to be handed a dirty version of their lot space when it came as a pile of dirt, not once have they ever offered to clean it up to today's standards they now enforce. 8. They respond to calls for new tenants, and ignore incoming calls from old tenants. 9. Park floods at the end of Sharen/Winter St every time it rains. 10. Recently, Management while repainting the streets didn't notify people they would not be able to leave or come home during the time the painting was taking place. 11. Management poorly enforces parking rules which end up causing blockades at the end of Sharen St, stopping drivers from getting to their homes. 12. Shopping center next door closed most stores due to crime in this area. While going through there to get to the gas station on Sonoma you will see people going as far to use the walls of the old building as a urinal. 13. They forced a fee on everyone's rent for capital improvements for multiple years, all while taking functionally away. After asking many times for documentation on this, not once have they provided anything proving the work done or legality behind it. With all of that being said, the people living here are good people. The main problem with this park is how it is ran. Recently, a new person has started going through making changes again and I hear even more stories of harassment as if trying to kick people out of the park that have been here for years. As a 45 year resident with a double wide wheel chair accessible manufactured home, this park has it's good and negative points like all parks. Most of our homes are older but the new home owners are redoing their home to bring them up standards. We have nice new paved roads, underground PGE, and solar street lights. We are close to major road ways, and shopping. We are close to a major theme park, highway 80 or ferry service to the San Francisco. One thing our park does not have is a play area for children, which means you have to drive carefully. As with other parks, we have our problems, we have the homeless from around our park. The park seems to have open spaces for RV with connections, I don't know how that works. As with all parks we have advantages and disadvantages. D&S F. read more

I have lived in Vallejo mobile home and rv park for a long time never really had any problems until I got a cat and they trapped my cat and took him away and won't tell me where he is. If you live there and you have a cat you better be aware that they're Trapping cats and getting rid of them! Has anybody else had this problem? read more

I came here and not gonna lie it was looking kind of sketch. Went on google and yelp reviews and was horrified at the comments. There was no way I was going to be staying here with everything that was going on. Right when I pulled out a lady walked out and greeted me from my car... I guess I looked lost... she had a smile asked me if I she could be of any help. Her name definitely started with an "R". I told her I was looking for 20ft space and some amenities etc you know the basic. She was so helpful I ended up in the office. I felt so welcomed and at ease. Perfect timing!!! read more

The park is a very safe and trustworthy place, neighbors are always looking out for each other. My parents have lived here for a few years now and this place has definitely improved so I decided to give them a chance as well. I recently bought my mobile home within the park and I couldn't be happier. Michael, the regional manager (I believe) is great! He is always available to help and is actually working on making huge improvements. He is very pleasant to communicate with and is definitely the one to speak to for rapid results and solutions! I've lived at Vallejo MHC & RV Park for nearly 20 years. It was called Tall Trees MHP when I moved in. About two years ago, the park was sold to a corporation called Cascade Property Management. Since then, this low-cost, rundown park has gone downhill. They fired the entire staff twice - the first time was the beginning of 2015 when they fired the best managers/maintenance people they ever had, and replaced them with minimum wage, inexperienced workers who couldn't read electric meters, were often drunk, angry and abusive toward tenants and generally incompetent as on-site managers. The new managers are ok, but the place is still a dump ... trash, litter and dog-poop in common areas everywhere while they write up tenants for minor violations (e.g., trailers not washed, even though we're in CA drought conditions.). Other problems include broken fences, deteriorating roads, barking dogs, loud motorcycles, thefts, homeless people coming through at all hours ... The off-site manager (Richard T.) illegally wrote a 5-star review for YELP. This is typical corporate strategy - buy a cheap dump and let it deteriorate while skimming profits. They raised the late fee for rent payments from $30 to $60, while at the same time eliminating the automatic checking account bill pay because ,"Its not part of our corporate model." i.e., they can't collect late fees when bills are paid on time. read more

First person I met was Chris, sales agent for the park. Terrible service, no return calls after the first call. I made 10 calls to this person and no call back. So if your in the market to purchase a mobile home, don't count on this guy to help you. Next person I met was Kimberly, she is the Park Manager. Kimberly don't return calls aswell. Her favorite saying is , do you have any Idea how many people I see or talk to to Everyday. In closing I give this place a big F for FAILURE. Failure to communicate to a potential customer. I would not and will not recommend this business to anyone. read more

Tall Trees was hands-down the most dangerous RV park we have ever stayed at. That it advertises itself in its promotional material as an "RV resort" is perhaps the grossest if not most illegal examples of false advertising and misrepresentation I have ever come across. What it is is a ugly, broken- down trailer park in one of the worst neighborhoods in Vallejo, California, which is, unfortunately, already, one of the most dangerous crime-ridden, and drug infested cities in the area. A simple Google search on Vallejo, California, or a Google search on 'Should I live or move to Vallejo, California?' Will provide scores or horror stories about living there. Unfortunately, we did not do that research, instead researched RV parks in the general area, and when we saw the words 'RV resort' and some pretty pictures that much have been taken decades ago, we unfortunately went there. Immediately upon arriving, we knew it was a down-and-out trailer park, and the locals certainly did not look friendly, or even particularly safe. But since we had been driving all day, were exhausted, had three good guard dogs in our RV, and that it was already getting dark, we decided to stay. After dark, this place became Drug Dealing Central. I work in the substance abuse treatment fiend so I know what I am talking about. But trust me, you could be someone who couldn't tell the the difference between Crustal Meth and Tide detergent and you would have come to the same conclusion. We got very little sleep because between 11pm and about 3am, I counted no less that 15 vehicles male in-and-out stops of less than five minutes each at the trailer directly next to us. And you know that trailer wasn't selling lemonade. I could see through the windows of our RV similar activity at a number of other trailers within sight. The next morning, I met and spoke to a pleasant elderly resident on social security who had been living there for years and confirmed what I had witnessed. She told me multiple reports and calls have been made to the Vallejo police department but to no effect. Again, I am sure the Vallejo police have a lot on their hands, and like most government agencies, are tremendously understaffed. We left grateful that no harm had come to us and of course won't be back. And nor should you, unless it's illegal street drugs you're after. But then again, you are, there's no need to stay there, a simple midnight drive-through will show you where the vendor's trailers are. read more

Pros: Staff were helpful and neighbors pleasant. Security patrols at night. Cons: Not many trees to see as you might think by it's name. The park is located in an industrial area and by the looks of it probably not the best area in town. This is more like your average trailer park with long-term residents living in a mixture of mobile and modular homes. read more

Don't give these people any money. They will rip you off. Made reservations to stay while my husband was working at the refinery there. His job was canceled and this company will not return any of the money they requested up front even though they said they would because they value boilermakers that stay with them for short term work. It's been over 30 days and all we get is a run around . Can't even get a call back from the cascade community manager that advertise fair dealings and integrity. read more

Straight forward RV park with friendly managers. One of the most affordable places in the Bay Area. I'm a huge Giants fan. The summer I stayed in this park I would catch the Vallejo water ferry directly to AT&T park and back; an awesome way to head into the city. Another weekend we checked out Napa valley, it's just over the bridge. All and all an affordable RV park with all your basic amenities centrally located in Northern California. read more

We've camped from Florida to California and this is the worst campground we've stayed in. We have a 35 ft 5th wheel. We barely got it parked in our assigned spot because of all the vehicles parked on the streets. Our awning is touching our neighbors slide out. There is a 1 ft strip of gravel between our trailers. The gravel has piles of dog poop everywhere. Our neighbors had a very loud fight our first night. We were disturbed every night by cars with loud booming radios speeding in between their speed bumps. Dogs left outside barking. We have two dogs and while I was walking the I witnessed a dog fight. The laundry room doors had to remain locked shut while I did laundry, I assume for my safety. We were only there three nights. 99% of the people live there. There was always homeless people in front of the park and the park does not have any gates. Our neighbor for only one night was a retired cop. He said it was even too much for him. read more

If only zero starts was an option! By far the worst place we've stayed! Unfortunately all the parks in the bay area we're full up and this was our only option. I really wish we had chosen to boon dock instead of staying here. We didn't feel safe. I didn't let my kids play outside. It's not in the greatest part of town and people in the stores near by even warned me to keep an eye on my kids due to the crime. This place is dirty and dumpy. I didn't even like leaving the RV to go grocery shopping! The pictures on the website are very misleading! The park is filled with old junk RV's and mobile homes. On the day we checked in, I spent 45 minuets cleaning piles of dog crap and cigarette butts off our lot. We moved in at the end of March and left the 8 days into May. Thankfully a space had opened at a different park. I knew we would lose our $200 deposit because we didn't give a 30 days notice. What I didn't expect was to be charge extra. We'd paid May's rent ($600 + utilities). The office lady (who was really nice) said once corporate processed our paper we'd probably get something back. Unfortunately, that wasn't the case. The corporate group kept the $200 deposit, the $600+ for May's rent and then then charged us an additional $20 rent and day + utilities for 8 days in June. I wanted to call the corporate office, but guess what there's not number at all on our closing cost paperwork. Beware of this park! It's a rip off! read more
