Quiet hours start at 9pm but they didn't start the leaf blowers until 8pm! Trying to enjoy quiet night at the picnic table in my spot and some guys with leaf blowers just walk throw throwing grass over everything and shattering any hope of quiet. The Silverado trail which backs the rv park is loud and more like a freeway.

Most parks strictly Prohibit you from bringing in such an aggressive breed this park does not. Pro's The location is still the best thing this park has going for it. Period. And don't forget this location is the old 4 H agricultural site so your literally parked next to a barn full of flies! CON's There is NO WIFI or any kind of cable services available or provided. The Feral/stray cats rule the roost. You can find them digging in the trash (which is rarely collected) and pulling the garbage from bags onto the street. Which is left in the street until the trash is collected which usually happens once a week. The cats fight under your rigs often at 3 am and go on for hours. Or they poop on your lawn for you to find when you go to the trash the following morning. Which is also left unattended to unless you clean it up. At one point we counted an excess of 16 cats. The park is falling apart and the landscaping is a joke. But hey if you pay the new Camp host, Emma, $20 she will mow your lawn for you! We saw two people do just that after the grass and weeds grew a foot high and they repeatedly asked to get their grass cut. The park has a serious ant and fly problem. Their idea of pest control is the hanging fly bags like you would see in a barn which reek! So lucky you if they are hanging next to your "premier or luxury site" the bags have a foul stench just a few feet from your windows. When the ants converge on your camper they will fill the cabin as well as your counter tops, cabinets and floors. And may happen more than once in a visit if you stay more than a day or so. The park reeks of urine and raw sewage. Note to self if you see a tall red pipe in the pictures that is a sewage exhaust pole so you will smell the raw sewage usually around 11 when people dump their tanks. The power is still unreliable so leaving your pets at home on a hot day without a backup generator is a bad plan. You may see power spikes and or the breakers will blow on hot days. The homeless stay on property during the winter months so lock up your bikes and personal items. We saw one night the homeless stole 3 bikes off property. Two were actually locked to the back of a Motorhome and they cut the locks and stole the bikes. But don't worry the park does not care and the city will send a social worker to take notes of your loss. Also in the middle of the night you might be awoke by the homeless rooting around in the recycle bins for discarded bottles or cans. That always made us feel so safe! Restrooms are filthy! And their laundry room consists of two of each machine. So hopefully you will not need either facility and if you do I would wear shoes into the shower for sure! No pool or on site amenities at all. If you spill your black or grey tanks no need to report it, they do nothing about it. There is ZERO clean up after a guest departs. Even though the camp host will feign interest and tell you she will get right on the clean up. So be aware when your pets are walking around eating grass.... Oh and in some cases their prices have gone up about $30 a site. The new management has decided they price the sites now based on noise levels. Which is a joke because the PG and E trucks use the entrance road all day and night. The place is noisy and filthy! Oh and bingo comes and goes I think 4 nights a week so that let's out around 10 pm with a stream of cars and noise as well. The park now allows all ages of equipment in all sorts of conditions. Pay no attention to their own printed materials and rules. The Camp host herself has a rig that is so old and rundown her equipment would not be allowed in most parks. Or any class A park for sure (See photo) This park is no longer supported or affiliated to Good Sam probably for the reasons all mentioned above, but that is a guess. So don't go looking for a Good Sam discount. People sleeping in their exterior bays were not discouraged by Management on our last visit. Nor was the hanging of laundry asked to be removed from outside clothes lines on several units. In summation, steer clear of this park!

As a newer RV owner, I especially appreciated how incredibly easy it was to access the park and our spot. That simple convenience took away a lot of the initial stress of driving a big rig and is a huge plus. The park itself is top-notch. Our spot was absolutely huge, giving us plenty of room to spread out. The entire resort is super clean, and the restrooms and showers were spacious and spotless--a real pleasure to use. A major bonus for us was that they even have designated areas for tent setups, which meant our "tent camping" friends were able to join us for the weekend. But the true magic of this location is its unbeatable proximity to everything. We were within easy walking distance of fantastic shopping, dining, and even some fun bar hopping with fancy distilleries nearby. The Marina is also just a short stroll away, where we spent time sitting and watching the otters and sea lions--it was absolutely beautiful and so relaxing. We were so close to every amenity and attraction that we didn't even unhook the truck from the camper the entire weekend! Finally, I have to give a massive shout-out to the amazing host. He greeted us the second we drove in and personally walked us to our spot. He even offered a 50-amp 'dog bone' adapter because he noticed my camper was 30-amp--talk about thoughtful service! Every time he walked his adorable boxer, he would stop to greet us and check in, making sure we had everything we needed. He was consistently available and incredibly friendly. We are already planning our next trip. We will for sure be back! If you're looking for a clean, convenient, and perfectly located RV park in the Bay Area, this is it!

    I've been at this park over 20 years. It used to be a nice place to live. Over many years with bad…read moremismanagement have caused many downsides though. 1. Bathroom and Laundry room for Winter St closed. When asked they lied and said it was because PG&E forgot to run new power there. 2. Laundry room on Sharen St. Boarded up and closed. Same Lies. 3. They have the tendency to write up only the people that have lived here longer possibly due to Vallejo rent control. Neighbors that pay more due to being here less time will not get the same write ups as people that are here longer even if paying rent on time without ever having a late payment. 4. They can pay to paint the only remaining laundry room, yet cant afford proper drainage that stops the washers from covering the floors in nasty water that puddles under them. 5. On more mornings than I can count people will come in off the streets and go through peoples properly and steal stuff. 6. The mailboxes have been broken into countless times over the years and they refuse to do anything even as simple as adding a camera to protect residents 7. For people that have been here long enough to be handed a dirty version of their lot space when it came as a pile of dirt, not once have they ever offered to clean it up to today's standards they now enforce. 8. They respond to calls for new tenants, and ignore incoming calls from old tenants. 9. Park floods at the end of Sharen/Winter St every time it rains. 10. Recently, Management while repainting the streets didn't notify people they would not be able to leave or come home during the time the painting was taking place. 11. Management poorly enforces parking rules which end up causing blockades at the end of Sharen St, stopping drivers from getting to their homes. 12. Shopping center next door closed most stores due to crime in this area. While going through there to get to the gas station on Sonoma you will see people going as far to use the walls of the old building as a urinal. 13. They forced a fee on everyone's rent for capital improvements for multiple years, all while taking functionally away. After asking many times for documentation on this, not once have they provided anything proving the work done or legality behind it. With all of that being said, the people living here are good people. The main problem with this park is how it is ran. Recently, a new person has started going through making changes again and I hear even more stories of harassment as if trying to kick people out of the park that have been here for years. Its sad and disgraceful.
