The staff are professional, and the cleaning staff are consistently friendly and hardworking. The pool area is fantastic, with beautiful cabanas and great spas. Because it is secluded from the outside, the property genuinely feels like an oasis. Unfortunately, there are some significant downsides. The overall maintenance of the building is inconsistent and often feels more like patchwork repairs than systematic property management. The elevators frequently break down, there have been recurring pipe issues, and at times the gym becomes inaccessible as a result. The condition of some of the common-area furniture is another example. As shown in the attached photo, several pool chairs are badly torn and effectively unusable and should simply be replaced. It is disappointing to have such a beautiful pool area while a significant number of the chairs surrounding it are damaged. These concerns are also shared by multiple tenants, so they do not appear to be isolated experiences. Overall: 3/5. The frustrating part is that this property has the potential to be an easy 5/5. The location, amenities, atmosphere, and staff provide an excellent foundation. What is holding it back is the consistency and quality of maintenance. I sincerely hope management takes these concerns seriously and invests in a more proactive, systematic approach to maintaining the property. The other reviews are made early in lease agreements because if you've lived there for a while, any good review falls to the wayside. There are 3 elevators, but somehow 2 are always broken/down for maintenance. I remember several days when all 3 have been down at once. Goodluck to ya if you live above the 3rd floor. My first year here I swear I could hear rats scurrying the walls. Once our internet kept cutting in and out, the At&t guys working through the ceilings confirmed our theory. Got so bad the At&t guys apologized for taking so long to come fix our internet because this building has a reputation so no one wants to come. 3 years later you will still hear them MFs in the ceilings waiting for the elevators on every floor. At first I believed the building office when they said fumigation occurs regularly, but my photo album containing dead roaches from the last 2 years says otherwise. The pool/spa is great if you jump in one of the two days a week the cleaners come to maintain them. Although it's only happened once, I will never forget the homeless man jumping over the wall on "A Street" and calmly dip his feet in the hot tub. Multiple times have I heard stories by security about the homeless man they kicked out of the pool bathrooms since they like to lock themselves in there overnight. This building is known as the rat building. I'm frustrated because I'm now on my 5th technician to repair my internet because the rats keep chewing apart my line. Two of the techs had a rat either waiting in the box or in the cables where they needed to do the work, an obvious safety hazard. All of them have expressed how bad the rat infestation in this specific building is, one of the worst in this city as far as needing to repair the wires. Not even so much with the buildings around us, just this one. Fifth floor I think has it the worst. I work from home and this has completely disrupted my deadlines since I rely on my equipment at home to have working fast internet. Staff is aware of the rodent issue but despite weekly pest control and additional rodent focused service, these rats just won't go away. You hear them running above you in the ceilings while waiting in the elevator lobby. I saw 2 in my laundry room, freaked me out so much I stopped doing laundry at night. And I moved here from NYC, so trust me I've had my fair share of run-ins with rats. I sent images to our AI resident assistant Emma, who we are supposed to contact for maintenance. Got a response for a work order confirmation but I still hear them. Other things to note, there's a lot of old parts to this building which lately has caused frequent disruptions. The elevators, rarely all three work. I joke that the rats probably chewed those wires too. Pipes are old, enough leaks where they have to shut down our water for a few hours or the entire day. This was occurring maybe a couple times every few months with bandaid repairs only to run into the same issue again. I've had a leak behind my bathroom wall that needed a sizeable repair with a hole my wall humidifier running straight for a few days. The gym has also been out of commission a couple times, could not use the trash chute for a few weeks and the building's front door has a lot of mechanical issues. Otherwise interior of the apartments are fine. I get a lot of sunlight, the layout is nice and it seems like every new tenant gets new appliances when they move in. Pool area and pickleball/basketball courts are amazing to have, but I don't think the equipment has ever been replaced because half of the lounge chairs are unusable. If you live on the freeway side, it can get really noisy from the revving engines, occasional sirens...the constant urban din. No issues with the building crew, but owners of this building are not invested in proper maintenance of what could be a really great place to live. I don't know how much longer l can tolerate living here, so now I'm struggling on what to do about my lease since working from home continues to be a problem and paying rent to work where I can't really work. read more

This apartment building is honestly in horrible condition. The building is run-down, there are rats, and there is constantly a terrible smell throughout the property. The living conditions are unacceptable and it feels like management does not take these issues seriously. For the amount people pay to live here, you would expect a clean, safe, and well-maintained property. Unfortunately, that is not what you get. I lived at Vera Cortez for 3 years. All the employees did the best they were allowed, however, the management does not reply to requests and dismisses serious concerns. I had rats invading my place for a week and the manager at the time denied my problem and told me that my place was in livable conditions. I requested a refund for the prorated amount where I did not feel comfortable staying in my place due to rats in my kitchen (10 days) and no accommodations were provided. The rat situation calmed down after I asked maintenance to search my apartment for holes in the walls and luckily they found one hole and solved the problem. However, then, a cockroach infestation occurred. The appropriate actions were taken to correct this problem, but not in a timely manner and affected my dog with the pesticides used to terminate the cockroaches. I had to find alternative lodging for my puppy. Next, the water leak---I was on vacation, out of country, and I came back to maintenance cutting a large hole in my wall to settle a water leak from several floors above me. They stated that the problem will be fixed in one hour (starting at 9pm). However, then, they left a 3x2 foot hole in my wall, exposing me to the sewage smell and the rats between the walls with only a garbage bag covering for a week until the dry wall could be repaired. In conclusion, I requested a refund for the rat infestation (10 days out of my place) plus the dry wall delay (7 days out of my place) to no avail/no response from management. Upon move out, I asked for my full deposit back after no refunds for any days lost in my apartment were granted. I get a lousy check for $245.85 (less than half of my despot) with no response to any of my emails regarding my refund requests. I don't blame the employees, as they state that the management has the final say and approval.... however; the prorated amount I should have been refunded amounted to ~$1,500. Yet, the management never bothered to respond to any of my emails. To pacify me, the manager agreed to refund me when the maintenance cut through my wall over the phone with 3 witnesses, but that never happened. This is why, after 3 years living at this apartment, I am writing this 1 star review. Thank you for reading. read more

Constant hazards to living such as dangling long wires out of the ceiling to walk into on the way to the elevators. (No warning sign indicators ever). Wet floors during rush hours daily by the entry to the garage. They never fixed my AC even after putting in 4 written requests so no working AC there ever, paint chips and white paint dust all over the hallway on the third floor for 10 months, crime inside and in front of the building, and the list goes on including bathtub backing up with poop from the old plumbing. Living at LIT is like being in an abusive relationship. It's been an experience full of unrelenting trauma, unyielding frustration, continuous low-grade stress, and crippling anxiety. Almost daily you are met with something that causes a minor or major inconvenience whether that be something breaking down, fob systems glitching, theft of packages, cars being broken into, or 20+ minute wait times for their barely functioning "Newly Renovated" elevators. What's even more maddening is that whenever there is an issue, the leasing office (Sares-Regis) is unresponsive or no help at all. You routinely have to bring the same issues up 2 or 3 times before getting any type of acknowledgement or response. They autonomously apologize for the inconvenience, engage in superficial empathy, and refer or blame a third party vendor for the issue. When I first moved in there was a foam mattress full of urine and other items that were left in the apartment. They didn't check the unit before giving me the keys to move-in. As a result, I had to reschedule my movers and stay at an Air BnB for a few days while they properly cleaned and aired out the unit. 132 times I have had to create online maintenance requests, call the management, or physically go into the office to complain about repairs, gross negligence, and the lack of communication and professionalism they consistently engage in. They use a "bidding process" where they take the lowest bidder for repairs and work. This dramatically increases the time for repairs and fuels even more repairs because of the cheap and low quality work. While you are stuck in an elevator for hours, they are bidding on the cheapest elevator company that's going to rescue you and temporarily fix the elevators; again. I have had 19 packages stolen and theft is rampant in the building and mail room. The surveillance footage is so old, grainy, and useless that they can never identify people in them. They were negligent with the mail room and as a result, the post office stopped delivering mail to our building for 2 months; forcing them to finally repair the broken mailboxes in the mail room. There are 299 units at LIT and we have largely had operational use of 1 of 3 elevators; the elevators need MORE repairs after the renovation. Security is an absolute joke. You never see any security present or them patrolling at all. When you do randomly see someone they are securely glued to their cell phone; clearly uninterested in their job. The building is not up to various city codes and has an outdated drainage system. 16 different times we have had dark, dirty, and pipe water leaking on us when we were on our balcony. If your neighbor above you spills water on their floor it will leak through into your apartment. The plumbing is outdated, the toilet clogs constantly, and there have been 23 documented water shut offs for repairs, often with no or little notice. My apartment has flooded twice from water reverse flowing from the kitchen drain. Both times I did a maintenance request that was ignored for 5 hours until the apartment started actually flooding. Our fobs at LIT are extremely inconsistent and have a 1 in 3 chance of working the first time when you use them to access the doors or the elevator floors. It takes 3 or 4 times of trying to use the fob for it to work the majority of time. Sometimes they don't work at all resulting in you being trapped in an elevator, locked in the garage, or locked out of your own apartment. A considerable amount of my time, energy, and mental health was squandered living here at LIT. To break your lease and leave early they charge you a two month rent penalty, when they are the sole reason you would want to move in the first place. Unless you love trauma, constant low-grade stress, and unrelenting anxiety worrying if something is going to break down, get stolen, or keep you stuck, DO NOT live here. read more

My car has been broken into for the second time this year. This time I will have to replace my center console and dash kit due to what was damaged. If they cared, from prior complaints and reports, cameras would function properly and security would be better. This happened between 8pm Thurs and 5am Fri in the parking garage. Get cameras working and a nightshift security patrol for the garage. This is icing on the cake of elevator disfunction issues, mailroom security and access issues, increased rent, and increasing utility prices but saying it was because "oops, we're been underbilling this whole time" so now its xx% higher and all the residents have to catch up payments. It's turned into a month to month complex with little community and next to no security including the lobby. I was optimistic about the new ownership but I'm making arranges to leave after a year of hearing "improvements/fixes are coming, just wait" and still seeing the same problems with different lipstick. This got 2 stars because the cleaning staff is friendly and I always see them working and putting in effort whatever they're doing! read more

Bumpy Start; Trending Awesome: So, starting off with the AVA, the transition into LIT was painful at best. There may have been many negative inherited issues, I assume, from the previous company and LIT struggled to keep up with them as they assumed control. Complaints when we lived here in 2011 and then again in 2020 (under AVA) remained unresolved and seemed to be passed on to the LIT team. I don't remember a time when more than two of the three elevators were functioning the same day. Usually stuck with one elevator and a ten minute wait up or down. LIT seems to have improved the elevator issue over the past 6 months, including having the vendors show up on Christmas eve to fix a down elevator (Amazing). During the same holiday period I entered a trouble ticket for service, the Friday before Christmas, and was greeted the next day by Adrian. He happily fixed our plumbing issue and was beyond cheerful for a holiday weekend making for a working kitchen sink and a happy Christmas! As we transition into larger apartment in the building Samantha, Jorge, and Ashlynn have been a great help putting together everything for us. I can be a pain, as a customer, but they have worked to keep me up to date. Something I appreciate as a consumer, especially when dealing with something as important as my home. I would like to see improvement in the building's security as we have had one of our vehicle broken into and a radio stolen (2021). The bottom floor P1 does not have any type of security access to the elevators (door is literally always jammed open allowing anyone access to the elevators from that level). This being said, the current onsite security guard, provided by LIT, is great at patrolling. He has most likely kept further instances of theft from occurring. Keep up the good work local management and I look forward to another year here and more improvements. Also...please consider a name change. LIT seems likely to draw a party crowd. read more

This area is a one of the best value gets in downtown by a fairly wide margin. You won't find a building matching the amenities Lit offers; fitness center, tennis and basketball courts, hot tub and full pool area with 3 full gas grills, plenty of lounge chairs and individual covered cabanas and main cabana with 3 tvs & couches that's perfect for entertainment. The area is full of great coffee shops and other restaurants. You can walk to Balboa Park or Petco Park in about 12 minutes and the zoo on a short scooter ride. At the price point, I don't think there are many buildings offering more. read more

There are a lot of good things about Vera and several not-so-good things about it. I had a 1-bedroom unit and it was pretty spacious. The look was modern and it was concealed from noise you hear from neighbors very well. The pool is a nice size and it has a hot tub and several grills which is great. One of the best things is that it has a market downstairs which is super convenient, and their staff is really nice. It's also right next to a freeway so that is also convenient (but a negative as well: see below). There is a gym that's open 24/7 and it's a good size. The non-so-good things: - Something always seems to be broken. One (or 2) of the elevators (which, if you live on the higher floors, is not fun), the parking garage door, maintenance for periods of time on the amenities. For as much as you pay, that's not acceptable, nor is it acceptable for the garage doors to be left broken for weeks at a time, especially in the area this complex is located in. - I saw a rat in the hallway one time and when I complained about it, they simply said if I need to get my unit sprayed, set it up. Totally missed the point there. - If you face the 163, it is LOUD during the night. Vehicles are always speeding/revving throughout the night. - Even though you give a $750 deposit, they will overcharge you when you move out and not only will you not get your deposit back; they'll charge you. So think twice before you mount a TV or put anything else on the wall. - As nice as he seems to try to be, Chris in the front office never seems to be able to answer questions you have for him. He's very nice when he's trying to get you to sign on but will simply walk past you once you've signed a lease. Samantha, on the other hand, was helpful. - No AC in the units I'm not someone who likes to just get on here and leave negative reviews but I just want mine to be helpful for anyone looking to move in. Though residents may get frustrated for what were having to deal with, I can't deny that the leasing office is doing all they can to handle these problems. A big shout out goes to Ashlynn Jimmerson who not only is amazing with customer satisfaction , but takes it that step further and engages with customer in a good positive fashion. I lived here when it was owned by Avalon, in Aug. 2019-May 2020, and have just moved back in as of Aug. 2021. There are pros and cons to living here: Pros. Easy access on and off the 5 freeway. Shady parking garage. Curbside parking and loading out front. Guests can park in the lot til 10pm. Nice office staff in the leasing office. Dishwasher in the apartments. Great pool and hot tub area. 24/7 gym. Things are generally maintained well and regularly. There's a market right downstairs for essentials. For me, it is a quick walk to school, which is why I live here. Rent has only gone up about $150 since my first year living here until present, for my studio. There is an amazon hub in the basement for easy delivery of mail essentials. The landscaping is generally well maintained. There are bbqs at the pool and they are cleaned daily. Cons. People let their dogs piss and poop all over the surrounding sidewalks and the outside smells like pee. You will pay a lot for laundry. There is a big central laundry room, but floors only have 1 washer and 2 dryers each otherwise. It would be smarter to have 2 washers and 2 dryers per floor.... They have increased the places key fobs are needed, such as two fob things to go to the pool and one on the mailroom now, which was never there before. They do not make moving in as easy as it should be, because they make you go around half the building to enter thru other doors instead of going directly from the curb to the elevator lobby. However, they DO allow for reserved elevators if scheduled ahead. Elevators: one is almost always broken, and the remaining two are slow and/or packed. You will spend some time awaiting elevators here. Homeless people come on property despite the numerous fob entryways. They come into the garage and I have seen them hop the wall and use the pool showers when I lived here pre-covid. The vinyl floors will never get clean and seem to magnetically attract black street dirt. Guests cannot park overnight in the lot. No central heat/AC: window units instead. $$$ The main lighting comes from the kitchen overhead light fixture so you will need ample lamps and light sources if you don't want to live in a cave. The glass doors are single pane and there is street noise and the cold and heat does come thru them. All maintenance and rent stuff is done online and their portal is hard to navigate and very basic. Things are still in transition to the new company from AVA. read more

Too many things to list. I'm fed up. I looked up how much an apartment like mine goes for in the complex for a new renter and paying 2200 and up for these apartments is not worth the headache you'll get. We recently had a hike on utilities because "we were underpaying them". We had to go get our mail from downtown because the USPS wouldn't deliver to broken boxes anymore. Elevators are constantly broken, Amazon delivery box is down often. The stories about having to call emergency services from inside the elevator and dealing with that yourself are true. There is no A/C, just a window unit that is ineffective at cooling. Insulation is garbage and you will be miserably cold in the winter and sweating in the summer, as well as waking up nightly from the homeless yelling and loud cars since, you know, poor insulation. There's no longer a doorman, and I've had to call police at least four or five times in the last year due to something happening in or around the complex. At some point or another you WILL run into a new problem on top of the existing ones and you likely won't get a real solution, just runaround and increased stress. This used to be a nice apartment complex. It could be run well, but it's just not anymore. Company continues to blame AVA for handing off things poorly. It's been a while now- Sares Regis should have it together at this point. It's not the leasing office- the bearers of responsibility are Sares Regis. This building was owned previously by AVA Residential and we had zero of the problems that we currently do under them. I'm convinced that Sares Regis bought the property just to sit on the investment, because their corp doesn't seem to care about fixing anything and there's a new problem biweekly, it seems. Check out their reviews in LA and elsewhere- they're all really low. Lots of other reviews are similar to ours. Just save yourself the trouble and find somewhere else. read more

I stayed here for a year, and have lived in a few different spots downtown in San Diego. I enjoyed this location the most. Leasing office was very quick to address any issues I had. Jorge especially was always there for me and I could tell he genuinely cared about helping me. The rest of the office is pleasant to be around as well. This pool is potentially the best I've seen downtown as is actually has a deep end. The hot tub could probably fit 20 people. They have recently updated the whole place and the rent seems high but in comparison the the rest of downtown is not. The rooftop basketball and tennis courts are also awesome. Don't move here! First off the management company doesn't care about the tenants. Secondly, they have some sort of government program setup that allows former or current drug addicts to live there or some sort of government housing for sure. Sketchy af tenants and worthless security. Expect a pee smell whenever you go in/out of the front lobby. The noise is pretty unbearable as well here. Homeless shouting at 4 and 5 in the morning. Next, there are rats in the ceilings. I heard them on the way to the basketball/tennis courts and saw rat shit all over the floor in front of the elevators. Lastly, when you move out, you will not be getting your full deposit money back. I asked for a pre-inspection check out and they didn't respond to my emails. I had already found a new apt at that point, but according to CA law they have to grant the tenant a pre-inspection if requested one. I cleaned the place thoroughly and left it as it was when I moved in. I didn't get the requested pre-inspection and they told me when I returned the keys that I will be charged for cleaning services as it is stated in the lease. Which is fine, but they could have told me I had no chance of getting the full deposit money back before I thoroughly cleaned it or at least given me the pre-inspection check out. Also, they are going to renovate the place once I had returned the keys anyway. Basically they just wanted to get part of my security deposit money. Around $270 for cleaning/disinfecting, no way, as it was thoroughly cleaned when I left! I have been living at lit for just about two months and enjoy it very much. The unit is spacious and was recently renovated. Although there are no in unit washer and dryer's each floor has a laundry room. The lack of an in unit washer dryer is more than made up for by the 12 ft floor to ceiling windows that let in an incredible amount of light. I love the other finishes and the general neighbor vibe is really good. George (Jorge) in the leasing office is super helpful and has really gone above and beyond every time I've interacted with him. Just a great staff in a neat building that makes me happy to live in downtown San Diego. read more

The new renovation OMG!!! I'm so proud to call this place home now. So much better now

CONS: I have lived here for over a year now in two different units, both have flooded, one multiple times. Elevators have been broken for months probably close to a year now, nothing has changed since new management took over. In addition, they don't have a proper stairwell key to give me (definitely unsafe in case of fire) so I have no choice but to wait for the one working elevator sometimes as long as 15+ minutes as a line forms in the lobby. I also had a package stolen a few weeks ago and they say there's nothing they can do because the camera in the mail room "isn't high quality"... that's reassuring. Lastly if you live on the first floor beware of homeless sleeping on your patio at night and trying your doors to see if unlocked but it is downtown so I won't blame that all on them. oh and cockroaches (only experienced on the first floor).. PROS: 24/7 Gym, a basketball/tennis court, pool & hot tub (not always clean). The apartments themselves are mostly updated and in good condition. Most residents are friendly & lots of pups to meet! I have very little good to say at the moment as the cons list is constantly getting longer (ask any resident if you decide to come tour). But will happily change my review when they properly address and actually fix these issues. read more

I have been looking for a place to call home again for a few months. I have been looking for a place that I would feel like myself, affordable and had good energy. I can say this was the most welcoming experience I have had apartment hunting. Ashlynn specifically helped make my move so effortless. He went above and beyond while understanding my financial circumstances and giving me enough time to make sure that I was good to to move in with no issues. I am very excited to be apart of this residence and I'm sure I will love it here. read more

​I have been living at LIT since December. I love my new space, and quiet neighbors, and love access to the pool, hot tub, and the store on the first floor. The community is also clean, and safe, and has 24-hour security access. We just got a new laundry too in the building. read more
