I had moved to SD for the first time in my life and my first pick was The Hillside Terrace Apartments. The process to get me in was so quick, I legit moved in within a couple weeks after I had applied for it. Living there has given me great memories and even allowed me to start my family. The staff is great, but JC and Kim made it better! When I needed help or information on the weekends, Kim had gotten back to me in a quickness with an answer. I gotta say I miss these apartments and would love to move back. Thank you Kim and JC! I only gave 4 stars due to the area being too loud - never had a problem before my baby, but there is a university not too far so I guess you gotta expect the noise. I've lived in this complex for four years now. I really loved the team that worked here when I moved in, in 2016 they were always on top of everything and it was wonderful. We had a management change and I can see how much truly changed. Our maintenance team is nice but I've noticed how many times I have to ask to have something fixed for it to get fixed. It never used to be this way. If I'm not in my unit and watching them fix it, it sometimes never gets fixed. Or I am told it can't be fixed which I know isn't true. Kimber who works in the office is truly wonderful, she's been working a super long time and truly cares about the tenants. She's watched my son grow here and she takes care of everything when it needs to happen. She walks the property at least twice a day when she's here and notices when things need to be fixed or cleaned. We truly love interacting with her and I love that I can go to her for anything if it needed because she'll make sure it happens. All in all having lived here for four years has been a wonderful experience. I know every complex will have its ups and downs and nothing is perfect. So that's why we signed our lease for one more year. Kimber is a huge reason why because if it wasn't for her making this place truly feel like a home even during this crazy pandemic year then I'm not sure where we'd go. Hillside was a nice apartment complex that was always maintained well and had nice pool area and quaint little gym. It is right near the highways for easy transportation routes as well. Most importantly If not the best aspect of the complex was Kimber Fahey. She was amazing, she truly knows customer service and was and is extremely helpful throughout any issue or potential issue you may have. She is extremely understanding and a great help throughout both ends of the leasing process. If my job were to take me back to that area of San Diego I would not hesitate to rent with her again. I would return my business to Hillside Terrace solely because of the service I received from Kimber. As I believe that good management and customer service from an employee like Kimber at an apartment complex, truly raises your quality of life. I would rate zero stars if I could due to their lack of professionalism. I made an appointment to view an apartment at a specific time in order to coordinate it with my job. I arrived on time--5 minutes early actually. I walked up to the leasing office and it was locked with a sign on the door that said nobody would be in office until noon. My appointment was for 10 AM. So I called the customer service line and and the woman on the phone said, "Yeah I see your appointment set, I don't know why nobody is there, that's weird. I'm sorry." And I'm like ummm??? As I start walking to my car I see a man in a golf cart pull up in front of the leasing office and go inside. I walked back over and waited for him to come out and when he did I asked him where the people were and he said, "Oh she's in a meeting." To which I responded that I had an appointment to view an apartment at 10 AM. He replies, "Let me go ask," so he goes back inside and then comes back out and says, "Yeah they're doing some training stuff right now, so do you want to come back tomorrow?" Actually no, I don't, because I fucking work and that's why I took the time to come right now. You shouldn't be setting appointments with people if you're not available, that's ridiculous and COMPLETELY unprofessional. On top of that, how much do you lack customer service to not even come out and offer to do a quick showing of the apartment, considering I'm there!!! Or at least apologize?! Guess I'll never know what it's like to live here, but based off this morning's experience, I'd say that's a good thing. read more

Our tour with James was great. He made us feel relaxed and I appreciated how he joked around with us. We didn't feel really rushed during our time with him. The units looked great but out of our price range for 2bd. Except for one. However, the only reason we didn't take is because of the location of the property. It's on a very busy street and is slightly further from where we work than our current apartment now. I would recommend checking out the place. I have been leaving here for the past 10 years and so far no complaints. The only problem is that we have a dog park that is not being utilize and instead our front areas and grass are being used as the pets bathroom which makes it bad for the summer time with flies and stinky poop. The new maintenance guy Anibal Ramirez have been great in the short time he has been here. It's hard to serve such a big complex with only two people, but things get done in a fashion matter. I want to be clear the only problems I have with the apartment itself is size and the water is awful. The water in the bathroom reeks of an awful sulfur smell whenever the toilet is flushed or water comes out of the sink. Its quite nauseating actually. The good though is having on site laundry, a workout center, pool and hot tub. The staff is also good and the maintenance men are great. Its also very close to a lot of things and if public transportation is needed the bus stop is close. Now the reason for the low rating is on top of the water the bad side to the apartment is there is a lot of pot smoking that goes on. While I don't care what others do when I am forced to smell it then its a problem. There's also the problem with the joke security gate. I am by the pool and on several occasions I have seen people outside in the pool at 1 am or later. I have seen a homeless man bathe i the hot tub and a man hopped up on drugs running around with no pants on. Tonight a man hopped the fence a few times and was pounding on our door as well as other apartment doors at 1 am. So while not a physical problem with the apartment itself this level of activity makes me feel very unsafe. read more

HELLSIDE TERROR!!!!! RUN from this place. ROACHES. Us and every one of our neighbors were invested with roaches. The management told a lot of residents it was ONLY because the resident was a bad housekeeper. See orevious reviews talking about bugs, its been going on for years. OUTRAGEOUS WATER BILL. Over a $100 per month for two of us without indoor laundry facility. RENTER'S INSURANCE. They say they require you to "renter's insurance". What you really pay for is the owner's insurance policy for the apartment complex. This insurance does not cover any of YOUR belongings, only things like water damage to walls, carpets--anything the owner's would have to replace or be responsible for. ABANDONED CARS. Several junked cars have been abandoned in the parking lot, limiting the amount of parking space for residents. HOT WATER. One tank for eight apartments. Enough said. No water pressure what so ever. PAPER THIN WALLS. Can hear toilets flushing, neighbors sneezing, dishwashers running and phone conversations. SMOKE. If your neighbor smokes, be prepared for smoke to come through the vents. You will feel like you smoke. OUTDATED. Appliances barely work. Can't get into closets very well because doors to closet are not fitted properly. Can't get into refrigerators to clean due to cramped spaces. Heaters and A/C are manually controlled--not central. Faucet fixtures are constantly coming off. ANIMALS. Not every resident takes their animals to the designated areas to do their business. And many residents do not believe in picking up after their animals. Walking down the pathways will leave you covering your nose, especially on hot day. Whew weee!! MAINTENANCE. They do respond to maintenance requests promptly. However, if they have to outsource the work, they hire the cheapest people who do VERY low quality work. They don't really FIX the problem; they just put a band-aid on it. Updating my reviews to 3 stars because the staff is very nice. Kim and Beverly are always trying to help. The maintenance guys are awesome. But we still have to get rid of the roaches! Don't make the same mistake as me. I over looked all the bad reviews thinking people are over exaggerating and it couldn't be that bad. There is no security whatsoever. The gate is broken , they take monthsto fix it. The guest parking lot is always packed with junkies, smoking weed and doing drugs. Packages goes missing all the time. And when you ask the main office about it. They act like you're crazy. Stuff gets stolen from the laundry room all the time. And there's no one to talk to about it. Because it clearly says that it's not their responsibility. The whole apartment complex is infested. So no matter how clean you're, it's not going to matter. First off, if there were negative stars that's what I would give this place for these reasons: Air/heat: Not centralized. You get these old out of date unit boxes. One for air and one for heat in two different places in the apartment. They are both very inefficient and do nothing but raise your electric bill. Note: Mine is currently broken and I haven't even lived here for a full year. Stove: Old and out of date. Stove tops take forever to cook anything and one of my stove tops hasn't worked since I've been living here. Note: I probably should have called maintenance about it before. Bottom portion loves to fall out when bumped to reveal all kinds of loveliness. Carpet: Piece of crap. I used a commercial carpet cleaner and the carpet tore up at the edge near the door entry. Size: Fairly small one bedroom. Not enough space for 2 people. Walls: Thin. I can hear everything from Neighbors to people walking by. Windows: Definitely not insulated enough. I can feel all of the cold/hot air from outside. Neighbors: Loud. From the loud and obnoxious neighbors on one side of me and smoking pot, to the people above me that I swear have nothing better to do than walk to and from all day long. There are quite a few pot smokers living here. Mail: I get about 10 different people's mail even though my name is in the mailbox. I don't like having mail sent to me here because it is unreliable sometimes. Bugs: Spiders and silverfish. Laundry: Laundry room that does not have a lot of machines and fills up fast some days. Surrounding area: Lots of fast food places, homeless, fake beggars, and sketchy places. The Walmart brings in a lot of traffic too. I don't feel safe leaving my apartment area at night. There is no way to exit by walking after 6 when the gate closes unless you wait for a car to open the gate. The doors leading out don't have handles and require a key they don't give you. Cost: It's not worth the price. Seriously. $75 late fee plus an additional $25 for a "proof of service" fee. On the more positive side: They are pet friendly and the management is really nice. read more

I am sad to leave as this was not by choice. I enjoyed having Kim as our land lord. She has such a friendly and outgoing personality that always makes you feel welcomed. She always walks around the property and greets people as they walk by. She is always available when there is an issue that needs to be solved. Kim makes sure the issue is fixed. Staff: Kim and Beverly are super nice and always willing to help. The maintenence guys are really good about getting things done also. Amenities: The Pool and Hottub are pretty good and decently quiet considering we lived right next to them. They just renovated the pool and hottub as well. Laundry facilities we're recently renovated as well, but could use better machine's. They still got the job done though. The dog park was nice but if you have a smaller dog they can easily fit through the fence. The gym is deffinitly lacking but wasn't ever busy so if all you need is a treadmill and a cable machine for lifting you'll be alright. Area: Convenient location with easy access to the highway and any imediate shopping near by with plenty of places tobgrab a bite to eat. It's only 10 mintues from 32nd street without traffic but about 20 if you hit the morning rush. Apartment: Decent amount of space, renovated appliances so they we're new when we moved in. The A/C was in the front of the apartment but if you have a single fan it was easy to cycle the air through the other rooms. They are very nice about anything you want to put in your front patio. Lots of kitcken cabinets. Dishwasher ran great. We lived in the first floor and rarely ever heard our upstairs nieghbors. Price: We had a 2 bedroom and paid 1645 with pet rent included. 450 deposit is very nice also. Overall not bad, the only down side was having a community laundry room. Overall: We enjoyed our stay here and didnt have as many issues as I see others have. I can say they are massivly improving the complex and it is worth checking out for sure! I moved in here last year and moved out six month after. I am fortunate enough to say that relationship with managers and other staff was great and they treated me like a good friend every time I approached them. They would respond promptly when I had complaints and took care of business. Maintenance staff was very friendly and would get out of their way to help me when I need it without asking for an office job order. Kim and Beverly most be among the nicest easy going friendly professional managers you could find in this business. My few complaints were always welcomed in the office even in the busiest days and they tried their best to empathize with my needs and help me find the help I needed. NO, I'm not related to them or around them anymore, neither I'm paid for good reviews, but they were the reason I felt comfortable living here. I went in for a viewing of a 1 bedroom apartment. Scheduled an appointment over the phone and arrived early to the showing. They didn't have an apartment available to view so they showed me someone's apartment that was moving in the next day (I wouldn't want that if I was the new tenant!) Anyways, the space is pretty small. The pictures look a lot better than in reality. PROS: laundry area on site, pets allowed, parking lot for residents and guests (no permits). CONS: apartment smells like marijuana upon entry, doors for bedroom are sliding wooden panels, the apartment feels cramped. Also, the price is somewhere from $1,350/month for a one bedroom (showing WAY cheaper online, however it stays that pricing can change, and it sure does!) You also have to pay pet rent (typical) and all utilities. BUT GET THIS -- you pay for water each month AS A COMMUNITY! And you have to sign up for SDG&E on your own. They said water isn't much, just around or a little more than $100/month is what the guy said that showed me the apartment. It's also pretty ghetto, has tiny parking spots, and everything seems janky from the door knobs to the rental office to the apartment itself. To each their own. But I think you can spend $1,400 find a way better apartment in the area! read more

This review is long overdue! I lived at Hillside Terrace from December 2015 - January 2017. The only reason I moved was to be closer to work. Overall, I have to say that the entire management team at Hillside is excellent, especially Kimber. The team was headed by Beverly, who was amazing; so much so that she was moved to a larger community just before I left. Michael took Beverly's place and if I am not mistaken, he is still the new manager. The management team is quick to respond to resident inquiries and maintenance requests, whether they be made in-person or via email. They are very professional and they are proactive when communicating with their residents. For example, Kimber was nice enough to call me when some extensive damage was incurred by the unit below mine (an unfortunate accident due to a resident who was recovering from surgery). She and Beverly encouraged me to stay at a hotel for the evening while the damage was assessed to insure my safety; they reimbursed me for the hotel expenses and were profusely apologetic for the "inconvenience." The location is awesome. While Lemon Grove is not the grandest city, it has its fair share of mom-and-pop shops, eateries, etc. Very close to many fast food options, Wal Mart, Target, Ross, Home Depot, numerous grocery stores, etc. The best part is that you are less than 20 minutes from Downtown San Diego with quick access to the 94 freeway. This leads to one of the only downsides of the location, which is the sound of the nearby freeway that can be bothersome to some. My window openly faced the freeway, but it was never terrible. Just down College Ave., you can hit numerous coffee shops and other great eateries. Hillside Terrace is conveniently close to SDSU; less than 15 minutes away via side streets. The apartment grounds are well-maintained. All communal areas are cleaned daily, including the pool/jacuzzi area, gym, and laundry rooms. On that note, laundry rooms are card operated. You can easily re-charge your laundry card in the gym using a credit card. The only downside here is that the laundry area closes around 10/11PM every night, so if you are a night owl and prefer to do your laundry late at night, you will need to make adjustments. Don't worry... the laundry room opens again bright and early! Utilities vary, depending on communal usage. I paid for electricity and water. Electricity for my 2 bedroom/2 bathroom unit ran about $25-$40 per month, but I am a pretty conservative electricity user. The water bill, admittedly, is astronomical. I lived alone in my unit and my total water/sewage bill each month averaged $90 (community split). This is paid directly to Hillside, along with your rent each month. Electricity is paid through SDG&E. The local Internet provider I used was AT&T and they worked out wonderfully. Rent is paid via hand-delivered check to the office; online via credit card for a fee; or online via wire transfer for a set-up fee. I lived in an older unit that was not renovated. To my knowledge, most units now have stainless steel appliances, new sinks, new counter tops, etc. Even still, my older unit was well-maintained. I did have a gross encounter with some cockroaches which did not seem to go away after management made numerous attempts to have the unit treated. By all accounts, this was all due to the previous tenant who did not properly maintain the area. After several unsuccessful attempts, Beverly finally had a "supreme" treatment done on the unit--all cabinets, vents, sinks, drains, and even the outlets. Due to the inconvenience, the management team agreed to take care of removing and protecting my personal items during the extensive treatment, which saved me tons of time. I feel this was a professional decision on their part and it was clear they were doing everything they could to rectify the issue. After the "supreme" treatment, I never saw a roach again. Good times! Parking is OUTSTANDING at this complex! I have yet to find another complex in San Diego with parking as glorious as Hillside. The complex is gated, which is nice. I was assigned one covered spot. All uncovered spots are for guests or second vehicles. I NEVER had a problem with parking, nor did any of my friends or relatives who came to visit. Visitor permits were not necessary. It was simply wonderful! Overall, I recommend Hillside Terrace to anyone looking for great value, a professional management team, solid location, and the most basic amenities you would need. I moved to San Diego from Orange County (Huntington Beach) and as a new San Diegan, Hillside served as a nice place to call home. Many locals feel that Lemon Grove is not a "good" city to live in, which is subjective. Sure, the city itself is not affluent and there are unsafe pockets, just as you would find in any major U.S. city. I can only attest to my own experience, which was a positive one. I lived at Hillside Terrace Apartments in Lemon Grove for about a year. The rent I paid was $1300 for a two bedroom two baths, I also had to pay $75 a month for water and trash pickup and also $25 a month for dog rent. The total a month is $1400 which is very expensive for a 900 square foot apartment. You also have to give a $250 deposit for your pet. When I first was checking out the apartment, I was helped by a rude and very inappropriately dressed employed staff member named Misty. She was not helpful at all and very rude. Victoria Orr the manager helped me also and she was nice. The apartments are nice but way over priced for the price you pay. The reason I moved was they actually tried to increase the rent on me by $25 more and I found a new condo for rent for $225 a month cheaper and it included water and it had a washer and dryer included in the condo. I also did not have to pay Hillside Terraces ridiculous Pet Rent. The biggest problem I had at Hillside Terrace was moving out, the day before my move out date the inspected the apartment and told me what needed to be fixed or replaced. I did everything to clean the apartment to the standards they wanted. I had cleaned the carpets in both of the bedrooms with my own steam cleaner and was about to clean the living room and dining room area when the maintenance guy told me they carpet had to be professionally cleaned. He also told me to contact the leasing office because they could give me a price to clean the carpet using the apartments cleaning contractor. I called and Diana told it would be $50 to clean the carpet. I got a letter in the mail stating all the deductions that would be subtracted from my deposit: They charged me 3 months of utilities totaling $225.06, a $120 cleaning fee, touch up paint $50.00, replace broken closet guides $15 (all the closet doors were of the guides and had no rollers when we moved in, spray for fleas $20(Even though our dog has no fleas and we use Advantage). When I moved in I was never told that I would not receive my full deposit back and they would charge me all these ridiculous fees and deductions. I have tried to resolve my refund of my deposit with the management at Hillside Terrace but they have not been helpful. I do agree with other people the maintenance staff is very friendly and always fix your issue. Over all I left unhappy especially after they wouldn't help me resolve my deposit issue. FINAL NOTE: The apartments are small for the expensive price you have to pay and their pent rent policy is ridiculous. The water and trash is expensive $75 a month. If your looking into these apartments you should definitely look around there is plenty of apartments or condos for about the same or less price with better features and size. The new condo I currently rent is 1200 square feet and is 3 stories has a built in washer and dryer, you don't pay water or trash pickup and there is no pet rent. It is also in a gated community. I have had a great experience from the start here. Kim has been great! She made me feel very welcome when I came for a tour and was very attentive to my wants and needs. She made the application and move in process very simple and was always communicative to me. I love my apartment. When I moved in, I was very pleased with my one bedroom. It is very nice, large and clean. I have a dog and it is great to be able to go to the dog park on the property. Parking is great! There are assigned carports and a lot of open parking for guests. I would have to agree with Luis M.- this is NOT a good place to rent, they try to charge you an arm and a leg for everything and they lack professionalism in their office- they seem nice, but do not disclose information about important charges.They end up being VERY expensive for the area. We were planning on moving in because they had a good deal with a low deposit fee. When we came in they discussed an additional 30$ monthly pet fee and a extra 250$ deposit for dogs. Ok, we decided we would pay it. We placed our holding deposit. That would total 920$ rent for a one bedroom apartment, that is ok. Once we came back to sign our rental agreement, it stated that the rent could possible go up about 200$ more after our 7 month lease was up. When we decided this was too much, the manager Vicki very rudely commented that she was sure this information would have been disclosed and refused to return our holding deposit! That would have almost been 1000$ to live in a one bedroom apartment with very old cabinets and appliances in an area that is not nice.
