The current management team is superb, neighbors are great, there are quite a bit of amenities, plenty to do in the area, consistent maintenance and upkeep of the property. Speaking of amenities, my only wish is that the weight room would open earlier. 8 am is much too late for anyone who works a regular shift to actually be able to use it. Up until a few months ago, I was one of few people who seemed to make any consistent use of it. It's far too hot to use in the evenings in the summers. And during times when there are tenants who use it, it's too small to accommodate people in the evenings (which again is the only reasonable time people could use it.) For those reasons, I don't see it getting much use at all. It may as well be converted to something else because no one can use it.

We had a management change and I can see how much truly changed. Our maintenance team is nice but I've noticed how many times I have to ask to have something fixed for it to get fixed. It never used to be this way. If I'm not in my unit and watching them fix it, it sometimes never gets fixed. Or I am told it can't be fixed which I know isn't true. Kimber who works in the office is truly wonderful, she's been working a super long time and truly cares about the tenants. She's watched my son grow here and she takes care of everything when it needs to happen. She walks the property at least twice a day when she's here and notices when things need to be fixed or cleaned. We truly love interacting with her and I love that I can go to her for anything if it needed because she'll make sure it happens. All in all having lived here for four years has been a wonderful experience. I know every complex will have its ups and downs and nothing is perfect. So that's why we signed our lease for one more year. Kimber is a huge reason why because if it wasn't for her making this place truly feel like a home even during this crazy pandemic year then I'm not sure where we'd go. But we love her and we enjoy seeing her.

I even texted the property manager on lease-signing day and she confirmed it in writing. Three times. Documented. Months later I got a cheerful little notice that all residents must now set up their own SDG&E accounts. When I disputed it with all three documents attached, the property manager's entire response was: "Sorry, there's nothing I can do. If you'd like to move, we can waive your 30 day notice." Reader, I moved. Bonus round : I scheduled a pre-move-out inspection -- California law entitles you to one. SRM confirmed in writing that maintenance would call when en route. Nobody called. Nobody came. The appointment ascended. It now exists only as a Civil Code violation. And then there's the property itself : the front gate worked maybe half the time, the other half people just hopped the wall like it was a free gym . Someone broke a wall light and left live electrical wires hanging out they stayed there, just vibing, unbothered, unaddressed. The mailboxes now lean with the defeated energy of someone who filed a maintenance request three months ago and has made peace with it. The units are cute. Fresh remodel. Very Instagram. That's the trap. Cute, but treacherous.

There are 3 elevators, but somehow 2 are always broken/down for maintenance. I remember several days when all 3 have been down at once. Goodluck to ya if you live above the 3rd floor. My first year here I swear I could hear rats scurrying the walls. Once our internet kept cutting in and out, the At&t guys working through the ceilings confirmed our theory. Got so bad the At&t guys apologized for taking so long to come fix our internet because this building has a reputation so no one wants to come. 3 years later you will still hear them MFs in the ceilings waiting for the elevators on every floor. At first I believed the building office when they said fumigation occurs regularly, but my photo album containing dead roaches from the last 2 years says otherwise. The pool/spa is great if you jump in one of the two days a week the cleaners come to maintain them. Although it's only happened once, I will never forget the homeless man jumping over the wall on "A Street" and calmly dip his feet in the hot tub. Multiple times have I heard stories by security about the homeless man they kicked out of the pool bathrooms since they like to lock themselves in there overnight. The market attached to the building is great! Nothing bad to say about them :)

The apartments are always dark, the buildings/likely the rooftops are infested with termites cause the flying ones show up in the complex and sometimes in the apartment when it gets warm. The paint sucks, you can't even use renter friendly command strips. The laundry rooms are always nasty since there is no longer a regular cleaner like when we had moved in 5 years ago. They removed most of the trash cans throughout the complex. People let their dogs pee & poop throughout the complex. We also dealt with multiple horrible neighbors for so long before they finally got kicked out. But the worst of it all, we lived there for 5 years and still got charged for everything, paint, replacing tile floors (that never got remodeled during COVID when we moved in and were already damaged when we moved in. I have pictures). We even cleaned pretty good and still got charged for the highest cleaning fee. On top of all that their math was wrong and didn't even match up to the price sheet they sent with our move out paperwork! Then when we try to dispute the charges we only get AI responses via phone, email and text. They bombard you with AI texts, emails and calls to pay your fee all the time. I tried to talk to the acting leasing people at the time and they said they can't help and to contact central. I called all the numbers I could find, left messages. No response. We have emailed the contact given to us on our move out paperwork over and over again - only AI responses. 11Residential makes it so hard to speak to a real human this is how they force people to pay their bogus charges, by making it humanly impossible for anyone to get a hold of them. I work in a professional setting and correspond with clients on a daily basis and unfortunately the community emails we received would often have grammar/punctuation errors. When we decided not to renew our lease, we were not given any instructions regarding moving out except to give a forwarding address and to switch the utilities into the property management's name. I had to pull up the original documents we signed and even that had generic information that was not helpful compared to previous apartment complexes that I have lived in that gave detailed instructions and a cleaning checklist on how to go forward with moving out. I had to call the final day where to leave the keys as I mentioned above we were not given any instructions. We cleaned the apartment however we were still slapped with an $185.00 cleaning charge. I suspect it was potentially things such as window screens or lighting fixtures that other leasing companies may or may not want you to clean? However with no instructions how are we to know what is and isn't to be cleaned? A con here is definitely the parking situation as each unit is only allowed one parking spot which makes it a hassle for those who have 3 bedroom apartments with multiple individuals living there. You can park on the street however be prepared to compete with the additional apartment complexes that are nearby that share the same street and parking lot structure as this one. One thing I really disliked was the third party billing company they would use "Conservice". You would be charged a $5.00 fee monthly for this third party to basically combine water/trash/sewer/gas bills and distribute it evenly between all the residents that lived in the complex. You would be responsible for the total charge of all resident usage based on a multiplier on how many individuals you had listed on the lease. Meaning if you were on a trip for a month and returned, you would still be in charge of paying $100.00 for those services even if you did not contribute to it. Our water and trash bill was ridiculous at times. Management overall was nice to deal with, whenever I called it was always answered quickly and in a professional tone. I just wish they were more concise and would provide clear instructions when it comes to moving out, I shouldn't have to pull documents and call to figure this out on my own. As far as the lease pricing goes they are pretty competitive as the area you are in is very decent. You are within walking distance to Target which is literally across the street and has groceries there. Everything is within walking distance but of course a car would be preferred to transporting items. What I also liked about this place was that they communicated quite often when there were issues and had trash cans readily available for residents to throw away their dog droppings or minor trash. They keep the grounds well maintained and are pretty good on making sure trash is taken care of often to avoid overfilling. Overall this place was okay, and its great if you have pets which not many leasing places are allowing.

She was professional, kind, and actually cared about residents. Unfortunately, that level of professionalism left with her. Before move-in, we were promised a unit on the quiet side of the property since Gravity Heights and Spill the Beans were still under construction. Right before our move-in date, we were suddenly told our original unit was no longer available and placed directly across from the construction zone. For months, we woke up at 6AM to jackhammers, dust, and debris all over our balcony. We never even complained, hoping management might at least appreciate how patient we were. Spoiler: they didn't. If you end up in a unit facing Gravity Heights, good luck sleeping on weekends. The noise from the bar is constant -- loud music, drunk people shouting, and packed parking lots until 10-11PM. It's nonstop chaos, especially Friday through Sunday. Forget about ever finding parking near your own building when Gravity Heights hosts an event or gets busy. At our first renewal, they offered to keep our rate the same at $3,210 even though the same floor plan was being advertised for $3,090. We asked if they could honor that rate, especially considering all the construction noise, the location change, and the fact that our view was basically a construction site. Of course, they declined. Fast forward to our second renewal, same rent, same excuses, same issues. We decided not to renew. Then, right after we gave notice to vacate, we saw our exact unit listed on their website for $2,970. So apparently the "market rate" only drops once you move out. We left the unit spotless, professionally cleaned, and in better condition than when we moved in. When we moved in, the place was dusty, grimy, and had to be deep cleaned, which we documented. Still, we were charged $105 for "3 hours of cleaning." When we questioned it, Ashley told us that unless we used a "legitimate cleaning company" and could provide an invoice, the charge would stand. Funny, since the lease says nothing about approved companies or invoices, just that the unit should be cleaned and left in the same condition. Apparently, "legitimate" just means whoever they feel like approving. After a few rounds of back-and-forth, Ashley refused to reverse the charge. Here's why we didn't renew: 1. The gym. There are three treadmills total, one of which was broken for two months before we left. Multiple tickets were submitted and all marked "closed," not fixed. The treadmill would shut off mid-run, sending people stumbling off the belt. I personally saw residents almost get hurt. Management did nothing. Apparently, safety is optional here. 2. Rules don't apply to staff. Residents are told only two guests per unit can use the pool. Meanwhile, the leasing office staff who live on-site, including the manager, regularly threw pool parties with more guests than that. It's nice to see the rules only apply to the people who pay the full rent. 3. The hot tub is disgusting. About once a month, the hot tub water turns a murky yellowish-green color that looks like it hasn't been cleaned in weeks. The water gets cloudy, a film forms on the surface, and you can literally smell the chlorine trying (and failing) to mask whatever is growing in there. It's left open like that for days until someone finally decides to close it for "maintenance." Residents still get in because no one warns them, and management doesn't bother to rope it off until the very last minute. If you plan to use it, I'd recommend a hazmat suit or at least a strong immune system. 4. Valet trash that's barely valet. You pay for five days a week of pickup, but at least once or twice a week, trash just sits in the hallways overnight because no one came. No refunds, no adjustments, just trash everywhere and a charge that stays the same. 5. "Security." Cars were broken into multiple times in the "gated, secure" garage. The security guard usually sat in their car or wandered around occasionally. Somehow, all these break-ins happened while "security" was on duty. Go figure. 6. EV charging and garage chaos. If you have an electric vehicle, good luck. Residents without EVs constantly park in the charger spots, leaving no space for the people who actually need to charge. The office doesn't do anything about it. The garage itself is overcrowded, poorly monitored, and always feels chaotic. It's more like a free-for-all with a gate that occasionally works. In short: This place started off great and went downhill fast. Broken promises, zero accountability, and management that hides behind fine print when it's convenient for them. If you enjoy paying premium rent for ignored maintenance, lazy management, sleepless weekends, and being gaslit about "policy," this is your place. Everyone else, look elsewhere.
