I'm here every other weekend, for a K-pop cup sleeve event, and I love how well this area is thriving. It's a great display of entrepreneurship, in the Asian community! Yes there are some spots that are empty, but overall it's always busy on the weekends when I pay a visit. Check their events online, there's always a food event or small business event happening. Vietnam town has been taking shape for such a long time. It's still has tons of vacant spaces but in the last few years, a lot of food and drink spots have opened up. I don't really shop at Vietnam Town, I usually just go there to eat and walk around and it's always nice to see all the new up-and-coming businesses. Some of my favorite places to eat and drink are Tea Lyfe, Pho Hanoi, Tastea, Phuc Long, Trung Nguyen Legend, Pho 90, 360 Cuisine, Ca Bakehouse and a few others. One of my biggest gripes about Vietnam Town is that they built a parking garage but sometimes the parking garage is closed! Why would you build a parking garage and not have it opened for certain events or on certain days? It doesn't make sense and it makes finding parking extremely difficult. But yeah, I cannot wait to see the day when Vietnam Town is completely 100% filled and becomes a true place for everyone to gather and enjoy. read more

I often found myself here at this Vietnam Town at least two to three times a month. Abundant with Plenty of Unique Stores, Restaurants, Jewelry, Gifts, Shopping, Dining, Entertainment, this is one of Silicon Valley popular spot for many Outdoor and indoor activities. It is one of most popular Destination for many gatherings, serving the heart of the Community, where generations surrounds one another and blend traditional and modern culture. My Favorite time in Vietnam Town is during Tet, (Vietnamese Lunar New Year) where this place comes alive with traditional Lion Dancers, bright lights, Colorful Festive Themes, and Decorative Displays in every shops! Some of my favorite restaurants here includes, Pho Ha Noi, Tan Din Cafe, Bun Bo Hue Song Huong, Pho This way, Com Tam, Pho 90 degrees, A-Sha Corner, R and B, and many more others! ** PATRONS BEWARE ** YOUR CARS WILL BE TOWED!!! We visited this area frequently in the past and tonight we have witnessed something disgusting that worth reporting: SO MANY CARS got towed tonight. Granted: these cars parked in the "barely visible" Loading zone (you literally cannot see these marks especially at night due to poor markings and lightning - See attached photo). There is not much parking for patrons so it is obvious these slots are easy targets. Based on one shop owner that we talked to, who is against this towing practice: The security guard who drives around will guide and direct "Morris-and-Son" fleet of towing vehicles, and each vehicle got towed (which is a minimum $450 to retrieve) and the mall owner will get a $50 cut from Morris-and-Son company. We would never come here ever again until this practice is stopped + more parking spots for patrons + Marking are clear and visible. (Separate note: so many vehicles with broken windows in this mall for years, and that should be the main focus of the Mall owner(s), not this BS towing for profits! Shame on you, Grand Century Mall management and Security crew! Be BETTER!!) read more

WARNING: YOUR CAR WILL BE TOWED. I recently attended the Story Road Night Market at Vietnam Town. There was absolutely NO PARKING AVAILABLE for attendees, which made the evening extremely frustrating. I was circling around for a good 20 minutes. To make matters worse, the garage was closed for some stupid reason, adding to the chaos. We resorted to parking in a loading zone because another person offered it to us as they were on their way out (I appreciated their gesture), only to have our car towed. When I spoke to the security guards, they mentioned that it was the building management's fault enforcing the towing of all nights. Knowing how chaotic parking is with the 2nd night of the event, why would they even enforce this? I'd understand if it was a handicapped parking spot. It sounds like they intentionally worked with a towing company to tow cars during the event, which is absolutely absurd. read more

Vietnam Town is an outdoor shopping center with many restaurants, juice bars, bakeries, and stores. The shopping center itself looks pretty good with very mixed quality restaurants there. I was there on Sunday evening. The shopping center is bustling. It took me a long time to get a parking space. So many cars are making circles trying to find parking. Most of the retail spots are restaurants: Vietnamese, Chinese, Thai, Boba Tea Bar, and Bakery. Mainly Asian foods and most of them seem very good. I'm sure if you're there deciding what or where to have your taste buds satisfied. You'll find at least a few restaurants you like. I'll recommend trying them all. Lol! Many restaurants are still taking over the sidewalk area for outdoor dining because of the pandemic. Many people have to walk in between all those outdoor tables when they pass by the outdoor seating areas. I don't think this is good for the pandemic at all. Some people have to walk out to the street. It is becoming a safety hazard! read more

Vietnam Town is a Vietnamese themed shopping and dining complex in San Jose. I've been here during it's better days, when it was pretty lively and busy. It has lots places to eat and shop. I drove thru the mall Wednesday evening, and only half the businesses were open. I'm sure most close early. But many storefronts were empty. It's pretty clear that Covid-19 has taken it's toll on business here. Of the restaurants that were still open, they had their outdoor dining tents set up. parking garage in rear, but there is plenty of parking near shops. read more

Will get very busy almost everyday in the week and would like it more if it was not such a struggle to find any parking. Be careful parking anywhere, the towing company is a private contract that has an eye on the area 24/7. It's impressivly frustrating how hardcore they do it. Lot less incentivize to visit because of how unfortunate my friends and I get affected by the traffic and parking situation overall. read more

(4.5/5) Vietnam Town is AWESOME. Being that hubby and I are from SoCal Westminster/Garden Grove area, Vietnam Town kind of put us to shame if we're being honest. We stumbled upon this plaza on accident. We were visiting the Grand Century Mall next door and noticed this extended plaza. We spent a solid 45 minutes quickly walking through this whole plaza in awe of the different Vietnamese food offerings here. Hubby and I share a deep love for Vietnamese food so we were overly ecstatic to see such a variety. We wanted to dine here but were short on time, but we are definitely making it a goal to check out some of the restaurants here the next time we are in town. What's awesome here is there are so many restaurants that offer patio dining! That's pretty much non-existent where we are from. Patio dining ended over a year ago for a lot of the Vietnamese restaurants in Garden Grove/Westminster after the COVID restrictions were lifted. Vietnam Town is starting to have lots of good eateries worth stopping for. It's a Vietnamese influence outdoor shopping plaza that has shops, desserts, restaurants, etc. They still have lots of empty spots and had seemed to have a delay in opening/reopening from the recent pandemic. Went to get some sugar cane drinks, not even 20 mins in and I come back to my windows smashed. All they took was my backpack but luckily it only contain homework paper. My fault for leaving it in plain sight but letting others know before they go don't leave anything valuable in the car. Also a lot of robberies/break in happen here so just be careful. read more

There are some real hidden gems in this plaza. In the outdoor areas there are many great restaurants and dessert shops. Not all the businesses are open though, but this place has huge potential. There are also volunteers who work with the police to hand out fliers regarding car break ins. Just be sure not to leave anything in your car. read more

If I could give this a 3.5 I would. We came here on a weekday and quite frankly it was very quiet. I hear it's a lot busier during the weekend, I would hope so considering all the stores here. We were only here for half a day but you can definitely find some good eats here as well as dried goods, jewelry and other typical Vietnamese shops. There were some shops that were closed out and never re-leased. There's some things to do but probably won't spend more than half a day here unless you came here to specifically shop for stuff. read more

We drove here looking for a place to eat lunch, and ended up at Century Mall, which was better organized. Just Viet. I don't know how I went so long not knowing this place existed but now that I do, I can't stay away. 3 visits in one week? Totally reasonable considering everything they're working on here. It's true that at this point Vietnam Town is still really only about half full of shops and restaurants but from what I've tried so far, I'm digging it hard. Must Visit: \\\ Mint & Basil - Vegan Vietnamese cuisine that.is.to.die.for. Over 100 different vegan menu items and faux beef (go with the rock & roll beef & rice place) that tastes just as good as real beef. That grill flavor gets me every time. \\\ Tea Lyfe - Sweet boba teas and one hip coffice (coffee + office) space. Known for their horchata and strawberry horchata teas, but don't miss out on their waffles. Just tried the Vietnamese Coffee Churro Waffle and died a little bit. Also located here: Pho as far as the eye can see. Pastry shops. A small Viet market. A karaoke shop that I was kind of disappointed in when I realized it's not actually for doing karaoke, just sells the gear... womp womp. And sooo many restaurants with more to come. Right now there's plenty of parking during the day but it'll be interesting as the retail spaces fill up to see how they handle since it seems like parking will be pretty limited. I do hope they make some sensible choices when filling the retails and restaurant spaces. It seems like they've got some competing and very similar businesses to the ones they already have and it kinda makes me sad. Keep it original and friendly. Plus, San Jose is so diverse and Vietnamese culture has so much to offer that I would hope holding out for truly remarkable and unique businesses would be priority. Word to the wise, steer clear of the center of Vietnam Town round about. It's pretty picturesque but in the place that will likely be uber popular and lacking in parking, I can't see the roundabout being anything but a headache and source of fender benders. read more

This shopping center opened a few years ago. However, this center is only 50% opened. There are still many that are either empty or have lease signs on the door. What is also worst is that I noticed two individuals smoking. They apparently do not know that there are signs all over the shopping center that they cannot smoke at all as it was agreed upon between the owners and the city. In other words, there is a city ordinance that you cannot smoke at all throughout the center. It's a shopping center to avoid. At least for now. And for a while longer. read more

It's cool that there is a viet town and it's not combined with chinatown or just asia town or something. It's pretty impressive that they have an area of their own. The cousin and I were exploring the area and there is a variety of shops to enter and restaurants to eat at. Overall, it was a cool exploration, but it still is lacking the youthful vibe I was looking for. It's more of a traditional viet town. Not bad if I'm with family, but this area wouldn't be at the top of my list for some fun outing with friends. Overall, it's still a nice place and I'm sure more will be added to the area. read more

Why are there not more businesses there? This place has been semi filled up for the past couple of years, but has not been completely filled up. Why? It is such a bummer! Couple of joints to check out: (1) Mint & Basil - Vegetarians and Vegans, c'mon down! Super yummy food! Checked this place out once and know that I will be back! Super cool that everything is labeled vegan or vegetarian. Although, I still have meat here and there, it is a great joint to check out and change things up! There's a lot of great Vietnamese restaurant and stores here. Research the restaurants as some are better than others. Parking can be really difficult during rush hours. Unfortunately the whole are is missing some good atmosphere and some vibe. It's built rather closed up and it doesn't have enough greens. Pharmacy is over priced stay away. Paid $150 here at viet town pharmacy and was able to get the same prescription at safeway for $13
