The community is really well kept. The landscaping is maintained, the walkways are clean, and it actually feels like management cares about the property instead of just collecting rent. The neighbors are friendly and respectful, which makes a big difference. It feels calm here. No chaos, no drama, just normal people living their lives. I'll be honest, my last apartment down the way had me constantly side eyeing corners and flipping on lights at night. Here, I haven't had any pest issues at all. Zero. That alone has made a huge difference in how comfortable I feel at home. I've never been happier or more at ease in a place. Maintenance is also quick. When I've submitted a request, it was handled fast and without excuses. That kind of responsiveness lets you sleep better at night because you know if something breaks, it's actually going to get fixed. The assistant community manager has been great too. She's always been helpful, available, and professional whenever I needed assistance. It's nice dealing with someone who actually responds and follows through. From the very first day, she made me feel so welcome. We instantly connected over a shared love of French Bulldogs, and she mentioned another one living in the building -- that small, thoughtful moment honestly sealed the deal for me. Throughout my time there, Robin was consistently responsive, kind, and on top of everything. Whether it was helping resolve a call box issue or answering questions quickly over email, she made it clear she really cares about the residents and takes pride in her role. She's a big reason why I felt so at home. I also want to mention Ana (or Anna?), who helps keep the property looking beautiful. She brought such a warm, friendly energy to the building. Seeing her always made my day better -- she'd ask about my job, we'd chat regularly, and it felt like we were neighbors, not strangers. While I did have some concerns at the end of my lease regarding my security deposit -- I want to be clear that my experience living there was overwhelmingly positive, and Robin was always a bright spot throughout. Used to be a great place to live but wish the staff and residence clean up their own trash instead…read moreof leaving it near dumpers that turn into a flea market scavenger hunt. There were months where construction trash was outside on the sidewalk waiting for pickup. They blame the city but only our building management leaves out dishwashers or other appliances at the end of the block. The walls and ceilings are paper thin, you can hear all the noises throughout the courtyard. It's been non stop contruction of fixing roofs, new remodels and other project that made the community look worse like the dirty flooring throughout. Cleaning has been another area of weakness that every hallway and elevator smells of piss from dogs and leaky trash hauled from apartments. There is constant noise from helicopters and freeway where the whole building shakes. The gym and shared restrooms get completely ignored, flooded and not supplied with toilet paper. Never move above the gym unless you want every wall to shake and not get any quality sleep. There is graffiti around the corner which the Howard refuses to fix and blames the city. Elevators are constantly broke at least a few times a month making it difficult for folks. They do not offer any solutions. First floor apartments get flooded after heavy rain and impossible to pick up mail without wearing boots. I seen units get water inside their units. The apartment above me flooded my unit twice from clogged drains. Police get called often here for disputes and shouting matches from drunk idiotic neighbors. I called a few times for domestic violence issues. Loud music and pool parties is another new trend that has started here almost every weekend. We see dozen guests showing up in the small courtyard and everyone hears it down the hallways. I feel bad for the neighbors I talked to who live there. The neighborhood is not safe if you walk your pets, there are packs of coyotes that roam the area and many people and dogs have been threatened. City does not do anything about them till someone gets bit. Past years their was a den across the street. Do not take your dog out in the nighttime when it's dark or carry a stick. It's only a matter of time before you meet the 3 coyotes that terrorize the neighborhood. The descent neighbors are all scrambling to move out. It's all going downhill. STAY AWAY!

I want to formally register an incident that just happened again in my apartment. I have been…read moreliving here for five years, and multiple times I have experienced leaks, whether from the bathroom sink, toilet, or kitchen sink, that have flooded the entire apartment. This has also happened to other residents I know. It feels like the expectation is that instead of calling a plumber right away, we are supposed to let the water continue flooding so that we can take pictures as proof. But in the middle of an emergency, no one is thinking about documenting the damage first. Our natural instinct is to stop the water from spreading and prevent further disaster. Today, my bathroom flooded again. Even though I managed to clean it up, there was clearly water throughout the space. Just because the water is no longer visible does not mean there is not a problem. If these situations continue to be dismissed, the issue will only get worse over time. The response I received, "If I don't see it, as far as I am concerned everything is fine, and there is nothing I can do," was not from the maintenance request team. The maintenance staff on site have always been professional and helpful. That comment came from a man wearing a Douglas Emmett navy blue shirt, who was introduced to me as a supervisor of the maintenance team. I do not believe this was the most professional way to handle the situation. I understand that you would like to see evidence and pictures, but at the same time, I am telling you it is happening. Would it not make sense to act now and prevent a bigger issue in the future? That is fine, I do not have a problem documenting it. Each time it happens, I will continue to register it so I have it for my records. It is unfortunate that I did not document the previous incidents, but I should be able to go back through the history of maintenance requests to show those occurrences as well. I will be looking into that today and starting to compile everything. I strongly request that you send a plumber to properly inspect and fix the underlying problem. It is clear that there is an ongoing issue, and it needs to be addressed rather than waiting for another major flood.
