I…read morelived in Building 2 and moved in to a 1 bed 1 bath (A3 floor plan) the first year (2020-2021) and moved next door to a 2 bed 2 bath (B1 floor plan) my second year (2021-2022). When I lived here, rent for my 1B1B was $1790 and $2245 for the 2B2B. Assigned carport was $10/month. Utilities and internet excluded. Overall, Allure was a good place to live and I felt safe during my time here. Below are my pros and cons Pros: - new apartment complex (I lived here the first 2 years of opening) - fairly quiet (I lived on 4th floor both times with no one above me) - high ceilings (12 foot ceilings on fourth floor) - AC/heating controls in each bedroom and living room - online resident portal for rent payment and service requests - location, very close to hwy 99 - pet friendly - complex is primarily indoor, has elevator - unit equipped with appliances such as washer, dryer, fridge, microwave, and oven - towards the end of my second lease, more businesses opened across the street - pool, gym, study/conference room, mail room that is fairly secure, etc - free annual balcony cleaning - timely maintenance requests Cons - very sensitive fire alarms, don't even bother using your air fryer and if you open your oven, open and close it quickly ! - residents not picking up after their dogs - management not very responsive via phone, I would often go to the office in-person to try to get a hold of someone - do not expect your full deposit even if your unit is squeaky clean when you move out - random carport assigned parking; even though I was one of the first residents, I lived on the opposite end of the complex but my assigned parking was on the other side - you can only have one assigned carport per unit and one gate remote per unit - you cannot "buzz people in" through the gate or through the door - only one trash area, no trash chute Both times I moved out of my unit I did a deep clean of the units but I never got my full deposit back. I was charged for things like repainting and carpet cleaning, but I thought this was all included of the lease as normal wear and tear. I also got charged extra for carpet cleaning upon vacating as I lived on the highest floor, which was the 4th floor, but it's not like we did not have an elevator? I don't understand why I got charged extra for living on the 4th floor, it's not like the staff had to carry the carpet cleaning machinery up the stairs? That I don't understand. If I hadn't purchased my first home, I would probably still live here.

My one bedroom apartment has a cozy yet spacious floorplan. 840 sq ft. is a good size. They don't make apartments like that any longer. It has everything I would ever need! It's extremely quiet, peaceful and most importantly, I feel safe.

The grounds are lovely - doesn't feel like you are in Modesto at all. I lived upstairs and with the vaulted ceilings and trees everywhere, it felt like I lived in a tree house! Truly a gem in Modesto!! Highly recommended. My only con: some units are outdated as far as cabinetry and flooring - but don't let that deter you from Oakbrook - many units have been upgraded and are stunning. I work night shift and never had to complain about the noise during the day. Valley Oak is a peaceful complex. Management is EXCELLENT! They are quick to respond to work orders and any other issues that may arise. Management (Amanda & Shannon) are very approachable and friendly, working hard to provide residents a nice place to stay. They will have security patrol from 5 pm to the next morning . Two offices are located at the front gate as soon as you enter . The condo has nice windows, room and a big kitchen . There are a meeting room and pole table upstairs and a swimming pool in the back of the office . The rent is more on the expensive side but they provide year round bugs service and security patrol at night . We have not lived here yet . I like what we see on the tour .

Make sure when you're looking at the unit to write down all the information they've provided because it has yet to add up for my partner and I. After our deposit was received, we were told that someone passed in the current unit we would be receiving which resulted in a $150 discount in our current unit, Aleah was aware the whole time that we were looking for a two bedroom so once one became available we were able to get in after two + months of them cleaning the place from hoarders with a cigarette smoking problem. The unit still reeks of cigarette smoke and none of the flooring has been replaced but the carpet. After almost month of having the keys(7/15 received), we still haven't been able to get into this unit and now that she is terminating this lease(7/31). She is also terminating our other lease because apparently our expectations are too high and can't be met by the unprofessional management which she provides. Aleah has also told me and my partner that she would be meeting me multiple times to drop off the keys and after six months of being here I have yet to meet the management only Collin, which is her husband and he only does the maintenance which currently they have been giving jobs to other people to finish, and they never get done properly nor do they check and see if the work is finished once they say it is. Very poor management & no one is on site.

You have to get old wifi. It's very very slow if you like to game. Inside these apartments each room has electric coolers which are VERY VERY old. I have a " remodeled" unit. These coolers are ancient and don't work worth a Darn.. GHETTO is how I would describe this place. One more thing! You have to pay your rent via an app!! Save yourself some time! BUT we will say that when we first saw this place, we didn't see much potential - it's been better than we expected. My small family has lived here the past two years and it was perfect for us. The other residents and the manager are some of the nicest people I've ever met - we will definitely miss them. This is a smaller complex, so any fixing needed gets done quickly. Also, most of the residents are elderly or work for the hospital across the street. This means that it's general quiet, which was great when we had our baby. Some of the downsides are that there are a couple smokers in the complex (you can smell them across the courtyard), the Brandel Manor across the street has yard work done at 11pm or 5am during the hot seasons (hearing the leaf blower when you're trying to sleep can be annoying if it wakes you up), and there isn't a lot of storage space in the apartments (no storage off the balcony and the kitchen is small, so plan to get storage furniture/shelving). We've loved using the pool and talking walks around the neighborhoods. There are schools, parks, and shopping all within 10-20minutes of walking! It's great if you only have one car or don't own a car at all. It may not look attractive at first, but it was the perfect fit for our family. We will miss living in Turlock!
