This place is a disappointment. Pay so much to live in a 525 SQ ft apartment, 1 b, 1b, for absolutely nothing. It has a cockroach infestation, no matter how many traps you put out, they always comes back. See AT LEAST 5 roaches a DAY. They now make you pay for parking that isn't under the roof and if you don't pay, you get towed. The laundry rooms are supposed to be open at 9am. They are rarely ever open at that time. It's currently 11am and the 2 closest to me are still not open. You send in a maintenance request and they never get back. I have sent in at least 4, they have fixed 1 and ignored the rest, one of them including the roach problem. They are raising rent already after the first lease. We will not be staying here past our lease. Very, VERY disappointed and disgusted read more

This apartment complex is under new management now, the new management team are very hard working & have turned my living experience here around. The loitering/dumpster diving by the homeless community has decreased significantly as they know they are unable to get away with it now. Management has made tremendous updates to make Vineyard look a lot nicer. My pest issues have resolved due to the consistency of spraying around the area and inside when needed. Great job! read more

If you value your money, please don't ever consider renting this place. They're only nice to you when you're signing a contract with them. The next day they won't even talk to you. Because either they have something important to take care of or need somewhere important to be. The manager, Dee, is a horrible person. She never listens to whatever you have to say. They take money from you under different terms. Damage fee waiver and other stuff, and when there's damage to something, they charge you for it! Last summer, in the middle of that scorching heat, my air conditioning wasn't working. I went to the property management office multiple times to fix this for me. They kept sending someone to only check that for me and tell me everything is fine. There's no security to patrol the complex; homeless people and drug addicts keep roaming around the apartments. Packages go missing, and no one stands responsible! It's infested with roaches. The worst part is they rip you off of your security deposit when you move out. Before I moved out, I cleaned the apartment thoroughly. I asked them to come and inspect the apartment; she said they would do it some other time and would inform me to be there during the inspection. They never informed me and did the so-called inspection themselves. So, when I was already out, they deducted around $600+ from my security deposit. $280 for deep cleaning! $180 for paint and touch-up, $120 for blinds for a 1-bed and 1-bath apartment, and some other charges that I don't remember now. Just two people and no pet! I wonder what they really cleaned to charge that high when the contract clearly said only $50-75 for cleaning a 1-bed and 1-bath apartment. I asked Dee for clarifications; she kept saying she'd look into it and that she would send me a detailed receipt about those charges. Guess what? I never got them! read more

While living here for 3 months I experience poor customer service from the management Pam and Ida. I also experience drug deals, cockroaches, told management about known drug houses that cook and smoke Crystal meth, and people that shoot up heroin. While living here, like I said for 3 months I got complaints from a man, know meth user and meth cooker, i got complaints every day. We even got complaints when my family and I were gone. This man also threaten my family with guns. When I call the front office they said im sorry there is nothing we can do. I called above them to main office located in Sacramento known as ray stone to tell them they told us the same thing at this time I wad pregnant with my first child and ended up having a miscarriage from the threats this man told us. The management is really poor. All employees there are drug users. I was told when given my application approval to smoke me drugs in the house where no one knew anything there are children running around at 4am outside with no supervision. This is a very poor apartments. I would not recommend renting here. Your better off at a motel then at theses apartments. Just over $1,000 a month for rent....the environment is great, everyday homeless people are going through the dumpsters, knocking on residents doors, and even do drugs in broad day light ! Yes it is true, from the comfort of your residence, you get to witness someone place a needle in their arm in the middle of the afternoon. With constant rent increases, they need to put up gates and enclose the community. Many families with children live here and should not have to worry about going to the garbage and seeing these unfortunate activities. They need security gates or a security officer on duty to prevent these activities read more

I moved in about 6 months ago and I have to say I have been throughly impressed. I read previous reviews on here and on Google and was pretty nervous but the price was right and I needed a place due to a work transfer. My apartment is awesome and the staff have been incredibly helpful. I had a work order for a leaking kitchen sink and someone came over same day and repaired it. Grounds are clean and quiet. I don't live here, nor would i ever! the people are super friendly in the office and its not until you start walking around and talking to tenets that a very clear picture is painted, one that is COMPLETELY different from managements. COCKROACHES are infesting the whole area, out of 13 separate tenets i talked to all said the same thing. Cockroaches, mold, such miserable upkeep that im sure the only apts they show are model apts. if the apt you are looking at doesn't have a security screen you are required to pay to get one installed, and it remains the property of the apartments. let that sink in, you have to pay to get the security door, and they keep it when you leave... One lady showed me a police report where someone else was arrested for breaking windows, but she (the lady i talked to) was forced to pay just over $100 to fix her window that the other person broke. All thirteen renters i talked to allowed me or wanted me to see the disarray of affairs inside their apartments. yes, all had cockroaches and all had mold. the appliances are way out of date and a couple places didn't even have GFI (ground fault indicators) that stops you from being electrocuted. CODE VIOLATIONS EVERY WHERE I LOOKED!!!!!!!!!!! DO NOT RENT FROM HERE, PLEASE ASK OTHER TENANTS QUESTIONS, DO SOME DIGGING ON THE INTERNET. Cockroaches, mold, mildew, walls cracked, office people are pathetic they take approximately 3 weeks to fix anything as soon as my lease is up I'm leaving F this place! All their parking spaces are half a mile away from their apartment... When i moved in they showed me a different apartment supper nicer than mine! Over all not very nice apartments don't live here it's not worth all the hassle!! Mailboxes are always popping open, or being messed with.. Some are even missing the locks.. 2/23- had an appointment today for the cockroaches, had my door open All morning until 2 and nobody has came.. I lived here for 7 years and never had an issue. Anytime anything in my apartment needed fixing, I walked myself down to the office where I was greeted with smiling, happy management. They were more than willing to help with any issue I had and helped within a timely manner as well. I'm not sure if the people who've reviewed this place lived in the same place I did, because I never experienced any issues these people claim they have. Seems suspicious to me. :) While the surrounding area looks to be low income, you wouldn't think so while you're on the complex grounds. Grass is always green, pool is maintained when open, and my neighbors were always friendly. Plus there's a city park right next to the complex which is a major plus if you have kids. I would recommend this place to my best friend and a stranger on the streets. Absolutely love it. If you're looking for reviews from current residents they have a Facebook page as well! I have lived there almost 4 months and I love it! I have an updated unit that is only 2 years old and it is beautiful. The area is extremely quiet and management does a great job keeping the grounds clean. I love the fact that it is pet friendly and walking distance to my daughter's school. Only problem I have had is the laundry rooms need to be updated, not all machines work and have lost some $. Machines are small and outdated. Would rather use Laundromat. Otherwise very positive experience for my current needs and hope to extend my lease. read more

This place a tweaker and gang headquarters.. When my wife and I came to look at the place we specifically asked if there was any gangs or break ins at this place. They assured us that they never had problems here. Four months later my car window gets broken into and belongings get stolen. Five months later there's shooting gang shootings going on at the park. They got tweakers digging though dumpsters at all hours. Five cars have got stolen out here that I just know of from speaking with neighbors. The laundry mat is always having broken down washers or they are never open on time. Also on a side note the manager Pam shows a lot of favoritism to her daughter who stays here. All of our windows are covered in black mold including the neighbors. When we reported it to the office they told us to use tilex. But here is Pam's daughter who had moved from one apartment to another apartment closer to Pam's apartment gets brand new windows on a apartment with the same windows as all these other apartments around us. If anybody is planning on moving here I would reconsider it. They are very unprofessional and as soon as our contract is up. We are out of here for sure. read more

It's totally disgusting , the office people are very rude they never want to help or try to tell you something else so they won't fix your stuff. I'm moving as soon as my lease is over. CAUTION !!! My Daughter and I had to do a fast move to Ceres, CA so i could be closer to family and friends. We are both disabled permently. We have been here now for 3 years and people here are realy nice and frienly. Everything is within walking distance and quiet at night. The maintenance is well above par, and they are pet friendly. We will be here another 5 years to get my daughter through high school. Many kids live in our community and there are 2 pools with a park as well as regular soccer players who come to practice inside of a quorter mile track that people come to practice laps. You cant ask for anything better. The rent is very affordable and increases are well within budget even for me and my daughter on disability. read more

I have lived in the Vineyard Apartments for 8 years now. I have never had any problems here from Management. Pam and Ida have always taken great care of me, when i had problems with neighbors on drugs I notified them immediately, and they had all of those people removed for me. I lived right across from some people who were selling drugs and those people are gone!!!! I have never had any problems with insects, spiders, roaches you name it, I always make sure that I do my part by simply keeping my house clean. I love the park out back, it is very beautiful and peaceful there a nice family environment where you can go see families have fun and children play soccer. I am not involved with anyone who does drugs what so ever so hence I have no problems with these druggie encounters. Anytime that I have ever seen any activity I notifed the office and they took care of it right away. I go to work and I come home and my home is very peaceful Thanks to the Management. I also only pay $595 per month for my apartment which is a great deal!!! They have helped me and they took me in when i was only 22 years old. This is the first place I have ever lived out on my own ever and I am now about to turn 30 years old. I love these apartments very much. I have met great people here as well and I have had many great and peaceful times here. I also plan to continue to do so. Any apartment building you go to is going to have some bad experiences with people, but its all about how the management deals with it that makes a difference, and also who you associate yourself with.
