We were able to get a remote tour with Kate before moving and there were zero surprises once we actually moved in. Rented a property with this company and had nothing but problems from the very first time we saw the house. They refuse to address serious problems. We ultimatum broke our lease because the flooring was separating on the whole house and the bathroom tiles were broken from the day we saw the house. When these property managers placed me in a home seven years ago, they were very honest and real about the situation I was moving into. Doing an over thorough walk-through move in. Current day, they are not even employed by me or my ex landlords, and they still show enormous effort and care to make sure I'm taken care of. You can tell that they love what they do and that they are honest to goodness great people with huge hearts. . MARK ,DEBBIE AND RAECHEL, will harass and stalk you if they don't like you. While doing inspections Mark has been very snoopy and asked us to unlock our closet door with valuables which isn't his business. We had an appt for an inspection due to faulty plumbing because they ignored our maintenance requests, and mark rung the doorbell. Waits 15 seconds and then u locks the door and walks in while I'm changing. I was getting dressed and had to run down and slam the door on him. This terrified me, I am a survivor of MST from the military and I had a seizure the next day. They tri3d to give us 75 dollars back on our security deposit but put no receipts or proof of any service they completed. They said we needed to clean trash in the yard and took a picture of a basketball (seriously ) how hard is it to throw away a basketball and we have kid neighbors , so they are claiming a little basketball is ours and being petty out of pure malice. I left a drawer of valuables on accident of gold and silver and they sent us the picture with marks Harry hand. When I asked for my valuables back Debbie is saying she doesn't know where they are. Now this has become a criminal matter, of burglary, breaking and entering, and intent of malice. Do not trust these heartless people. They will steal from one in a second.. that is their job. New couples move in and move upstairs on top of us, of course the husband who leaving upstairs working for the Owner for free. We been leaving downstairs and dealing with there bullshit and I had enough and make a noise and my husband have to talk to the husband about there it's really disturbing us coz we tired and we talk to the landlord of course he I'll pick his side and tell us to move out. Like wth is that the upstairs neighbor of course kissing there ass for somewhere to stay and work for free for them. We had an absolute horrid experience with Willow. Landlords, just know Willow is not working for you! Personally, I liked Kate and Debby. But then, the tenant violated the lease by allowing people to live in a trailer on our property. We supplied and paid for extra water and utilities to them, until they got caught. After the tenant moved out, Willow said the damages to our property "were there when the tenant moved in". The house was in perfect shape when the tenant moved in. Willow completely goes through your house before anyone moves in and ensures that it is . The tenant's dog urinated in a bedroom and chewed on the custom verticle blinds and the blinds had to be trashed. I was so insulted that Willow gave us a reimbursement of $89 to replace the padding under the carpet where the dog peed. REALLY WILLOW!!! HOW DOES THAT WORK??? I rented a house through Willow Street Property for quite a lengthy time, so my review is coming from years of experience. Up front everything seemed very good. We rented a descent size house that we were excited about. However, if you are hoping to rent a property with good maintenance response, Willow Street is not the service for you. We had several maintenance requests that were either ignored or Willow Street tried to work around the issue to save money for years. The house came with very nice fixtures and appliances. If something needed to be replaced, they would replace it with the cheapest possible fixture or appliance that I would expect to see in a very inexpensive apartment. When confronted about it, they changed the subject. There were instances where they waited so long to replace certain equipment in the house that it would cost us serious money in utilities. When we moved out there were still maintenance issues that had not been corrected and they tried to use those issues to take away our security deposit. If you're looking for a Property Management company that will treat you fair when you move out, then Willow Street is not the company for you. They try to work much more with the home owner than the renter and I don't think they realize that they work for both. However, that may not help your case if you're a home owner either. There maintenance program and the way they handle tenants is so poor that if you have a renter that knows how to handle themselves, it's going to cost you more money in the end. Based on my experience, I would try to find a different Property Management company whether you are a lessee or lessor. read more

We decided to hire Willow Street Property Management to manage our Temecula rental home after looking at a number of options, including doing it ourselves. In addition to reading the reviews here on Yelp, we also talked to a number of renters in the neighborhood, as well as having direct dealings with the PM company that managed the property next door to ours. Let me just say that I wouldn't trust most of them. Willow Street Property Management was, hands down, the best choice. They're not a real estate brokerage doing PM on the side. They're a family owned business doing Property Management exclusively. Mark, Debbie and the entire crew are very professional, and it's clear they take a lot of pride in what they do. Things worth noting: they do a good job screening prospective tenants; their vendors are all top notch, which is a huge benefit when your 100 miles away -- we know that things get done right and at a fair price; and their book keeping is timely and accurate. It short, you will not regret trusting this company to manage your asset. One caveat though, part of what makes Willow Street a smart choice is that they have a well-developed system for managing all aspects of your property. The upside of this is that everything gets managed. The challenging part is that you have to let them manage it. This means letting go of control, which can be a bit hard at first. Having been with them now for six months, I have no regrets. I am free to focus on my work without worrying about what's happening with our property. read more

Debbie LeTourneau at Willow Street Property Management is incredible to work with. In March I was in escrow to buy the house my son and I have been renting for 3.5 years. The owner let me know they were not moving back to the area and had taken their out of state home off the market so they would wait and list our rental in June. This would mean my son and I would need to be out sometime in August which gave us 4.5 months to find a place. Two days later the owner told me they were listing it with an agent. I was then scrambling to find a house to rent...the market is as tight now for buying or renting as it was in 2004. I called Willow Street Property Management the last week of March and Debbie walked me through exactly what to do to find a rental. She is so kind and fun to speak with too. We found a house which fits our exact needs (5 bdr, 3 bath, 3 car garage and pool). Debbie cares and goes way above and beyond to help you and she knows every rental property available out there! Experienced, professional and above all very honest. My house was rented within weeks to reliable tenants. They responded to issues promptly and pleasantly, from handling tenant (and my) concerns, to scheduling and overseeing major repairs. They also have a network of reasonably priced handymen, painters, etc who took care of the misc. things that came up. Even when I eventually decided to sell the house, they couldn't have been more professional in working with the tenants and real estate agent. If I could give them a zero star I would. Let me start by showing you some pictures. I have plenty more. WSPM was the worst PM you can trust to leave your home especially if you are in the military. Please DO NOT hired them. We were always getting things fix whenever the tenants did a maintenance request. I wish they were honest enough to have fix these issues because is not acceptable. There is mold in that corner of the bathroom and either WSPM or the tenants try to hide it. I wish they would of have told us to get it fix. Also, the fridge In the kitchen there was a mark of a puddle and if it would have been fixed our floors wouldn't have been damaged as they are. I'm so disappointed. We are first time home owners and I thought we were in good hands. We should have done our research but also they sale themselves so well. Please don't use them. I'm so glad we paid for landscaping bcuz our yard would have been bad. It was kept clean and well kept bcuz of the monthly maintenance we paid. read more

Terrible. They do not check on the work that their vendors do, which is almost always subpar, cheap and shoddy...IF the work is completed at all. They invade privacy by photographing the house while tenants are living there and then send the photos to the owners. Upon moving in, people need to be aware that they need to take MANY photos of every little detail because they will charge you for flaws that were already there. Our experience with Willow Street was wonderful! Our initial meeting was with Kate. We lived out of state at the time. She was great about meeting last minute, on a Saturday, to show the property. We were able to apply and hold the property from afar. When we arrived, the whole family of Willow Street was incredibly welcoming, making our family of 4 feel comfortable the minute we walked into their office. During our rental experience, we never had a problem. If we had a maintenance request, Rachel made sure it was addressed and scheduled within 24 hours. If we had any questions, Debbie was always open to communication with quick responses. I worked directly with Kate to find a rental house in Temecula and she was AWESOME. This was my first time renting a house, and what I found out very quickly was that every property management company is drastically different from each other. Everything from the agent's individual personality, to how viewings are set up, to the manor in which the company takes and processes your applications... they all leave a lot of places for a company to either be good or bad at any or all of the above. Kate and Willow Street are great at all of the above. We ultimately chose a different property to move into, which was managed by a different company... but that decision was painful because of how great Kate was and how smoothly things went (versus pretty challenging with the other company we worked with). The property wasn't right for us, but I came here just to leave this review for them because they truly deserve it. When I initially rented from Debbie and Mark I was very pleased with their friendliness and warm personalities. To our surprise and delight we were able to purchase our first home only 5 months into our year lease, they were again very pleasant when we said we would be breaking our lease to move. We gladly paid our halfs month rent to break the lease left the condo immaculately cleaned with freshly cleaned carpets which I told Debbie I would be doing and vacated the property per our agreement. What happened next is where I am appalled, they took a month to give back our security deposit and only after having to be asked to give it back. When we FINALLY received our check they had shorted us $250 and claimed it was for a cleaning fee. The documentation provided to me showed they had the carpets replaced after I vacated and then had the condo cleaned after that making me responsible for the dirty condo left by the carpet installers. When I questioned Debbie she gave me a long breathy explanation that made no sense and as an educated person I didn't appreciated being taken advantage of AND having my intelligence insulted!!!! So after giving them a halfs month rent AND $250 I suppose I paid for them to replace the carpets in that condo !!!So glad you needed my $250 when you live in a mansion in Temecula! When it's time for us to move on to another company, we were kind of nervous (It was very unfortunate that they don't have the property that we needed at that time).
