Another thing that was noticed is not only do you pay everything separately when you make a payment through the portal you are getting charged an additional 60 dollars to pay through it. Hawaii in general is already expensive to live but when you state AFFORDABLE it should be affordable. One year later in this place and the only thing that's improved is the help of Cherise, their community manager, and that time maintenance fixed our water heater because I had to beg. This place has potential but the people running it are clueless. Our lease states that the month to month rate will be the same as our base rent but they decided to change that. Also, they told me on an email that we'd be notified 90 days, then they said 45 days, and it never happened. We had to ask because if not we wouldn't know. Also, for a nice area, cops and ems are here often--neighbor died right at the parking lot--very unfortunate. The gym is always closed and the pool is often dirty or under repair. When I first moved in, I was impressed by the peaceful atmosphere and well-maintained appearance of the community. Unfortunately, that positive first impression didn't last. Despite being told my unit had been professionally cleaned, I discovered roaches behind the fridge and dog food behind the washer and dryer during my own deep cleaning. The pool--one of the main advertised amenities--is always closed for some type of maintenance or damages. Living here felt restrictive rather than comfortable. Grilling is prohibited, and management enforces overly strict rules about what you can have on your own porch--including everyday items like chairs, plants, or shoes. We couldn't even put up lights for Christmas or Halloween. Communication with the staff is another major issue. Phone calls are rarely answered, forcing residents to rely on email or in-person visits. They use the towing company VIP towing and my car was towed when I had my sticker in my car and I was told by the towing company I could come get MY CAR WHEN MY STICKER WAS IN THE WINDOW. Our move-out experience was the final straw. During our pre-move-out inspection, a staff member (Jasmine, I believe) told us everything we need to do and have replaced. She told us not to worry about the carpet since we had lived there for three years and the previous tenants had lived there even for however long so it probably would need to be replaced. We hired a professional cleaner, but a stain left by toilet cleaner couldn't be removed despite multiple efforts from the cleaner and ourself so we left it thinking it would be okay. During our final inspection, we were told everything looked good besides the carpet (which we were told NOT to worry about) and the bathroom ( the toilet had a stain from us using the toilet cleaners) We were hit with a $150 charge to clean the carpet and after we told Jasmine we wouldn't have to get the carpet cleaned cause it needed to be replaced she told us she had to go back to look at her notes. She also told us she would have to charge us an outrageous $230 to clean a single toilet. When we asked for the contact info of the cleaning company they use so we could see what cleaning products they used for toilet's , they refused to share it. After that we were frustrated and tried speaking with a manager, but they wouldn't come out--claiming they were "working on deposits." After getting new cleaning products for the toilet recommended by another resident and Jamie herself, my boyfriend asked if Jasmine could return for a re-inspection and she said she would come at 3:30 cause she had another client to go to but all she did was go in the office. We ended up calling the police cause all we wanted to do was for them to come check out the apartment so I could return the key. I didn't feel comfortable giving them anything without any paperwork saying we were cleared and they try to keep my deposit and say we were charged for something but they said it was a civil matter and it was nothing they could do, Jasmine finally came out asking if there was an issue and was like she was ready when she seen us talking to the police. If you have other housing options, take them. These apartments are not worth the stress or the poor communication. read more

Aloha, I've lived here for the past 10yrs & all I know is that the leasing, residential & maintenance do there very best for us resident's here in the Villa's, The leasing department help those in need of an available apartment & help in what ever questions you may have & answer them or they will find out for you after seeking the right person to ask, Residential does the same always there to help & assist in anyway they can to make your living more comfortable & maintenance's do there very best of up keeping the property (mind you) all 3 phases & tend to residence who leaves behind there unwanted items which I believe it's the tenant's responsibility to take care of it, common sense you bring it with you , you take it with you but they don't & leaves behind a big mess for maintenance to deal with , same thing with our rubbish dumpsters I've seen tenants just throw there trash bags in but missed do you see them picking it up n cleaning up the mess no they don't but me as a tenant I do because I live here, & I see maintenance cleans it everyday, I seen in this review of people complaining about the bulky item build up on the sidewalk & saying our maintenance are lazy NO it was former tenants that moved & left there things behind & maintenance have to clean it up until bulky item pickup, . The Staff here at the Villa's are amazing, When Covid hit & Job's we're on hold but bills still had to be paid they helped us a lot I can't say much about other places but for the villa's they got us the help we needed to pay our back rent, etc.. & through the Grace of God we are still here 10yrs later,. Throughout the years living here if there was any problems I had with my unit/apartment maintenance was on it (Barb's & Pops) always got it done! & if I had any questions I would always reach out to our resident manager Cerise I knew her before she became manager she's amazing she's the one that helped us get the help during Covid , always pleasant & polite , Yes she may be stern when need to be especially when it comes to the property & residents here at the Villa's who let there little ones(kids) run around unattended I can't tell how much times I've almost see little one year old get bang from a car because they didn't see the little one darting out from the parked cars in the parking lot unattended & no parent/guardian around, Same thing with the pool area kids gets dropped of there by a parent or guardian & there telling there 10yr old to watch your little brother or sister (at the pool) & they leave , Times like this is when Ms Cerise is stern & reach out to the parents some may not like it but it's not the Villa's responsibility to watch your child because the pool is located across the office., These are the things I've seen since living here & hearing all these complaint's from former tenants or residing tenants about the Staff here are mind blowing to me , People complain about pool closures or gym closures it was set in place for reason because unattended children damaged gym & pool property, If tenants took responsibility of there childrens were about's then there would be no closure's we would all be able to enjoy the amenities. They towed our car TWICE, the second time because our pass expired the day before a national holiday--when the renewal office was CLOSED. We had no way to renew it, yet they still towed it without warning, forcing us to pay $360 for something completely out of our control. Management is completely useless, offering zero help and clearly prioritizing predatory towing over their actual residents. And that's just the beginning--this place is poorly managed overall. Maintenance takes forever to fix even basic issues, the office staff is unresponsive, and they nickel-and-dime you at every opportunity. They don't care about their residents, only about squeezing as much money out of you as possible. If you're considering moving here, DON'T. Where do I even start with this place. If I could give them NEGATIVE stars I would. Living here has been nothing but complete horror and a nightmare. The leasing girls tell you one thing and then the actual property manager says another. I have had so many problems with this place as soon as our lease is up we're never coming back. When we moved in the leasing girls told us so many things about amenities and maintenance and fast-forward to us moving in everything they told us changed. The communication between the leasing office and the residents services office is SEVERELY lacking. Our neighbors across the street are horrible. They come across the street to smoke week in front of my daughters room. They have children which they don't watch they just let them roam around the complex. The kids are never supervised and always causing trouble. The kids tie up roosters outside my window and they throw loud parties till 3am. They throw trash at the chickens and have almost hit my car and my husbands car and our kids while we were outside. Management does absolutely nothing about this. I have talked to their manager Keiu many times and I keep getting a "I'll talk to them" but nothing comes of it. The problems continue to happen. Not only is their office staff horrible but upon moving in I told them there was black mold coming out of my AC and they told me it wasn't mold without even checking on it. We keep our unit and AC very clean and it's not dust. Not only is that an issue but they have the slat blinds in the windows and when we moved in some of them were missing. When I called them to tell them I needed some replacements(because the winds blew them off and cracked the slat when the windows were open) which was told to me by the office staff upon moving in that they would provide them free of charge, I was told they were charging me $5/slat! The communication or lack there of among the staff here is honestly ridiculous. When my neighbors and I moved in we found slats that had been tapped and when it was brought to the attention of the resident manager she said, "my staff would not tape them". They have forgotten to follow up with residents when things break claiming that they are short staffed(that's their favorite excuse). Let's not forget about their maintenance department. The maintenance guys will cut grass and bushes and then leave HUGE piles all over the complex for days I literally mean days. If I didn't call to complain then they wouldn't have picked it up. This has happened more than once. Don't be fooled by the unit they show you in pictures or the unit that they take your for a tour on. Once they have you signed that's when all the problems begin. I've lived at The Villas at Royal Kunia for 5 years It's my home. I continue to live here because the Office Staff Mgr and Maintenance crew are extremely pleasant . They are family oriented and are very understanding. When ever I've needed any repairs they are quick to address any issues I may have. I feel safe here and often reminded if I needed anything to please inform them right away. When I had issues with my water bill they sat with me and broke it down so I could understand what I was being charged for. I've never in my 5 years experienced any proplems with neighbors everyone kind. As tenants we are given the contracts if the rules as long as you stay within the rules you'll have no problems. Many of us neighbors look out for each other and help when someone needs help. I love this place it's also very convenient with Times Wal-Mart and several eateries as well as hair salon dentist and etc I highly recommend living at the The Villas At Royal Kunia read more

The people in the office are a disgrace. They're very rude. The property is very dirty. The dumpsters are overfilling even when they cut the grass or weed whack they hit your vehicles. All of them are disrespectful people at this place. they even have vandalism two vehicles on property I am active military do not rent off these people very big mistake they also people when they come into the office to give them good reviews because they have so many bad reviews. Property management is very nice at first and then after you're there for like 3 months they start giving attitude. They also charge additional parking fees. First car is free but after that they start charging. Then they tell you the water. Garbage is about $180 a month but your bill is an extra like $400 a month on top of your rent. They are very rude people in the office and they complain about the parking. If you have a reserved stall the expect you parking at and if somebody else is parked in that stall you're not allowed to park any place else on the property. Otherwise it wants you park down the road. They are nuts Don't rent here. I am not sure if anyone saw my original review back in early 2018. At that point I expressed how un-happy I was! in May 2018,I got A telephone review, at which I decided to be nice. Upon doing so Dave called me the next day thanked me THEN in a nice voice ( which was very unusual considering the things he had said and done in the past) told me to change my yelp review and improve my stars, so to keep peace, I did! My original should have never been taken down! I was Manipulated into doing so. Upon moving in there, I was surprised by so many things I found wrong with the apartment. The closet doors were continuously fall off, and I would be told to just not use my closet's. Blinds began to fall off within the first week. I found a gallon of urine stuffed in the back of the toilet in my master bedroom. Under my refrigerator and dishwasher I found kids art from the previous tenant! The oven was NOT cleaned . The two front burners didn't work!The home was literally infested with roaches, to the point that the state of Hawaii failed the home. The property manager Dave made very racist comments about local people in Hawaii. Making such statements as, " I don't understand why people have so many complaints this is pretty much the ghetto " " of course this place has a lot of roaches people from Hawaii eat food"I was also told that I was not allowed to shop at Costco or Sam's Club because boxes were not allowed in my home! " I had too much food" if anyone has any more questions,email me at missespontes@gmail.com. Prior to moving out I went out of my way to make sure the home was well prepared for the next tenant. I spent days cleaning and days painting. Over $200 in paint and over $200 on repairs. They were so desperate to keep my deposit that they exaggerate repairs and the prices! Dave the property manager would have the maintenance come into the home and actually caulk the holes that the roaches are coming from rather than just get rid of the roaches. They were literally coming out of the ceiling & going into the refrigerator. The maintenance would not ring the doorbell. They were knock on the door once if you do not answer they would automatically just open your door. I once had just got out of the shower and was in my underwear walking into my living room, I was surprised at my door flew right open and the maintenance began to enter my home while I was standing there in my underwear. I requested for them to leave and the older gentleman acted as if he did not understand English and continued to walk into my home! Their was a neighbor across from me who sat with a gun in front of his home pointing it at children. Yes! Dave knew! There were times I needed a guest pass so that I could go to work, the security would explain that the property ran out of gas passes making it impossible for me to go to work or my childcare providers vehicle. do not be fooled by a lot of the positive comments you see on here, I assure you they are all friends or acquaintances of a the employees! They also failed to send me my documents with and14 days as required by law! When I threatened to take him to court he then turned around and jacked up the charges even more Don't be fooled by the recent prior review, I was obligated to do so by Dave! Fortunately they had a vacancy and she took the time to walk me through the entire application process. Through her diligence, she managed to complete all necessary paperwork in a short amount of time. After qualifying, I signed the acceptance within a week. Honestly, this place is definitely not what it seems. Marissa was our leasing consultant. She helped me from the very beginning when I first applied for a 1 bedroom...... she had told me I would get first dibs once I'm already living here. BIG misunderstanding. She meant, once I rent out a 2 bedroom, 1.5 bath for a 12-month lease THEN I'm able to move into a 1 bedroom if I wanted to. I had specifically told her me and my fiance's budget and kept telling her that we wouldn't mind waiting to move in once a 1 bedroom opened up. She kept egging us on so we did it. It was my first time moving out and into a new place on my own.... Even though we had signed up for the affordable housing program, it was still expensive!!!! We basically paid $2k+ to SLEEP! Ridiculous. Water, sewage and trash was not included. Our utilities came out to $130+ for two people.... who are barely home! All the AC units, washing machine and dryer are old and outdated.... Even the dish washer was filthy. I've sliced my finger so many times trying to pull open the dish washer -- I just gave up on using it. The curtain blinds are always falling off.. the windows always fall off the track. OH, and there is a crazy bug problem here!!!!! We started off with a bad ant problem, always finding trails of it under the sink in the bathroom and all over the window and walls. So much huge flying cockroaches, geckos and big, disgusting centipedes!!!!!! No amount of traps and bug sprays can fix this place. UGH. Nobody ever picks up after their dogs. l literally had a big pile of shit on my front porch that I had to pick up myself. There are stray cats pooping everywhere... in the grass, in the volleyball court, even on the sidewalks too! As for parking.... first stall is free, second stall is $80! It is a whopping $100 for a reserved stall. Parking sucks because the lines on the road has completely came off and they don't bother to spend and money to repaint the lines. The front office closes at 5pm from Mon - Fri so if you're trying to get a parking pass for your guest, good luck. I've had so many bad encounters with the Courtesy Patrol.... I've also been turned away before because they were "OUT OF PASSES." My friend came over one night for just a couple hours, and when she went out to her car; her car was towed all the way to SAND ISLAND in Kalihi!!!!!!!!! Some of the outlets in the house do not work. I've had Maintenance come up to fix it many times, it just goes back to not working. Our bedroom door knob doesn't even lock. We tried to get someone to rent out the 2nd bedroom but no one wants to rent if there's no AC built in! we asked if we could install our own AC and they said we would have to leave it in that bedroom if we decide to move out. Living here at the Villas was such a waste of money and time, my lease is finally ending and I couldn't be happier. The last month before our lease ended, they spammed my inbox with 4-6 emails asking me to take a survey in exchange for a $5 Starbucks gift card; so I finally took it and I never received shit.. So far, I've encountered more problems with this property than benefits. The leasing staff misinformed us regarding the layout and flooring configuration. The paperwork that they drafted for our lease was inaccurate and had to be sent back multiple times. The date that we had originally communicated to management for move-in was not withheld, and the agent had to write an addendum because the offer that they gave us for move-in was not accepted by the owner of the property. The leasing agent misinformed us about the first payment prior to move in, and we had to make multiple trips to get more cashier's checks. Quality of the complex is okay. There are at least 5 stray cats that hang out around our building. The grounds around our building are trashy, and smell like cat urine. There is duct tape and empty drink cans littered outside our unit, in a bush. Parking is extremely strict. Unless your vehicle is registered with the office (parking also costs money, and is NOT included), you must buy nightly parking passes, or your auto will be towed without notification. Pests have been an extreme issue here. In our first week of residence, we have had centipedes, cockroaches, and mud daubers enter our house, windows shut. Overall, I feel used by this place. There is too much of a rush to fulfill vacancies, and no attention to detail is given to the major details during the process. read more

This is my first, last, and only apartment here on Oahu. It has been an experience I've had a lot of changes to my life since I moved in back in February 2019 and it has been a great experience! The staff here at the Villas have been amazing, extremely helpful, understanding, and great to talk too. Overpriced just like the entire island. Loud neighbors, weed being smoked off the balconies, loud fireworks, roaches and salamanders get in the house. Loud music after 10pm. Small pool always overcrowded with kids. Absolutely no storage space for your excess stuff, literally the only closet space I have is the one in each bedroom and the linen closet. And I keep hearing horror stories about the move out and how they nickel and dime you for your deposit. The maintenance workers can be seen doing minimal or subpar work. Do not be fooled by the nice photos! This apartment community needs regular cleaning of the walls of the exterior. The gold-looking buildings are pretty much orange because of how dirty they are. Parking needs to match how many people will be living in the neighborhood. 5 parking stalls were made into reserved parking stalls in the past year that we were there so we were almost forced to buy shaded parking because the only parking available was a far walk from our unit. Also, there is a bad cockroach infestation! Even when getting pest control service weekly, cockroaches would come back a couple of days later. Even when moving in, the property manager that helped us get the unit showed us around and saw cockroaches but acted as if she didn't see them. She opened up the drawer and closed it right back and acted as if seeing nothing. We looked into the same drawer and found cockroaches. The noise level in our neighborhood is also bad. We lived on the ground floor and the upstairs unit had kids so we would hear them running around nightly even though the neighborhood did say to keep quiet after certain hours. There was also weekly loud arguments from our neighbors late at night. Also, a motorcycling group likes to meet up around the area every Sunday morning so it forced everyone to wake up early on a weekend day. Also! Don't even think about getting your security deposit back. We had to pay over $800 (with security deposit already subtracted to cover for utilities) to cover for their "usual" carpet cleaning, painting, and stripping and waxing of the floor when the manager already said that our house is very very clean! She said this is normal as if we were told in the beginning, which we were not! I would rather live in my car than live in this place again. read more

Been living here almost a year. Definitely moving. While the apartment itself is decent. The management company is aggressive and greedy! And slow to correct their own mistakes!! We had to go on an emergency trip and tried to pay our rent ONE day early with a post dated check and they refused it. They said mail from your trip and we will note your account that you won't be charged late fees. So we did. And we come back to several notices that we haven't paid our rent... Our rent is late.., pay these fees. We call to have it fixed... They say don't worry... But we continued to get notes stuck to our door for the next week. Today I received a notice that I owe over a thousands dollars in late rent and various fees. Even though we paid everything in full on the 1st of the month!! We have never been late and have all the receipts to prove it! Unfortunately that's on US to prove because their books say something else. Luckily I save every rent receipt and get the name of every person I speak with. But it still makes you panic and worry when you get nasty notes telling pay up or move out. Not a nice thing to come home to and waste your day trying to reconcile with them. We chose this place despite the low reviews but we learned our lesson. I am seriously dreading the move out process... Can't wait to see how they nickel and dime me there. From my experience with them so far... I doubt they will give me back much. You guys took my security deposit and threatened to charge me an additional $900 for the carpet which was ruined by my dog? I lived there for 5 years and I would consider that normal wear and tear for the carpet. You guys charge $100 per month for my dog. That is a rip off too. Mrs. Kirby We just recently moved into a 2 bedroom 1 1/2 bathroom unit on 2/29/16 and so far it's AMAZING! The part that has really made this transition such a great experience for our family is having dealt with the Leasing Agent named MARTINA FLOWERS. She is by far the BEST Leasing Agent I have worked with in regards to finding a home and I'm from HAWAII. Martina definitely went the extra mile when it came to accommodating our family's needs and really paid very close attention to detail when we expressed what we want. Her performance on a scale of 1-5 is at a 20. She's VERY punctual, Helpful,Professional, and has a heart to really help you get into a home. Her great work ethic definitely has blessed my family. She's a GEM and The Villas Royal Kunia is so so LUCKY to have her on their team and representing their company. In all honesty because of how much of an impression Martina has left with us, the apartments flaws (if any) is something that we can tolerate without being disappointed. :) read more

Update since move out: 1/31/20 While I had a decent time while I lived there, they really stuck it to me when I went to move out. I understand the standard move out fees, nothing wrong with charging for shampooing and a basic general cleaning, however, I was charged to replace the carpet in the living room. Basically based on the different tones of where my furniture has sat for almost two years cost me an extra $300 some odd dollars. Basically I would have had to not actually use my apartment in order to not be charged for replacing the carpet. There was no outrageous stains. It was literally just a subtle line from where furniture covered the carpet to where it was walked on everyday. I should have known better and just got an outside contractor to shampoo the carpets because it would have been a lot cheaper. They would have cleaned right up and not had to be replaced. The carpet was already damaged when I moved in and it was even noted on my inspection but that wasn't taken into account. I had to pay the rest of the 5-6 year shelf life on a carpet that was installed in 2017. Not impressed with the move out process whatsoever. My suggestion would be if you do decide to live there pay to have a professional outside contractor clean your carpets because if you don't they will do whatever they can to get extra money out of you. On a side note I constantly had issues with my neighbors dogs being off leash and trying to attack my dog and I. It wasn't a 1-2 time issue either it was 10+ times. My neighbors kids also really didn't have any respect for other people's property. I can't tell you how many times balls were thrown into my truck or trash or even them just leaning up against it. If my move out hadn't been so disastrous I would have wrote another glowing review, I mean just read the first two I wrote. However, because of that it really makes it hard to recommend this place to others knowing how they play it at the end. The sad thing is a lot of people that rent there is military and they know by the time you are moving out you are leaving so soon you really can't fight them on this. read more
