Michael promised discounts on appliances and materials that he said he would pass on to me - but I paid the retail price on everything. He lost information frequently, and often needed me to remind him of choicesI had already made. He delayed on ordering the flooring I had chosen until it was discontinued, and then, despite my sending him a photo, serial number, and the detailed manufacturer, group and style name, he ordered the wrong flooring, something completely different from my choice. Fortunately, I caught it just moments before they began installing the wrong one. Then he insisted he had ordered exactly what I told him, and tried to say we were both equally at fault - despite also claiming to take full responsibility. This caused long installation delays for the cabinets and appliance, and I had to rush to pick a new floor at the last minute. when that arrived, the crew installed it over a flaw in the subfloor instead of repairing that properly. It took weeks to force them to repair the 3' wide area in front of the stove where the boards sank down when you stepped on them. That spot remains uneven to this day, but we decided there was enough additional support it no longer felt unsafe, and we let the issue go. Michael's friendly facade slipped as the project went on and he became less responsive and professional, ignoring most of my messages and questions, leaving the majority of communications to his crew. Eventually, I realized I needed to postpone the other large remodeling projects until I was in a position to stay at home and supervise the work much more closely. I told him I intended to wait a few years until my retirement to complete those other large projects. Michael agreed to put the $15k deposit for the upstairs renovations into a series of small repair projects and a new front door and frame, and then return the balance. However, when after several weeks I asked for the return balance, about $10,000, he refused, and tried to bill me for an additional $3k. I have emails and text messages showing he agreed I had pain him in full for the kitchen, and acknowledging the cost of the small jobs and front door replacement, which I presented to him as a reminder, but when he became hostile and I told him I no longer trusted his honesty and wanted all communications in writing so I could take legal action if necessary. He accused me of "kicking and screaming" (by text?) and flat out refused to give the deposit money back. He sent me a new and modified explanation of costs, that included multiple over-charges for items, (like $1,000 for a pull-out lazy Susan in the corner cabinets, etc.), trying to justify his keeping the funds. I promised him if he did not return my money, I was going to share this story with everyone I could. that was 4 months ago. He has thus far kept my $10000. so I intend to keep my word.

Express Sunrooms was one of the most expensive quotes we received but they seemed like a trustworthy & reputable business. We decided to move forward and hire them for the job. After being told our job would take 2-3 days maximum, it ended up taking 22 days! I caught them using the wrong materials that wasn't agreed on in the original contract. While they did admit this mistake and correct the issue, it makes you wonder if this is common practice for them. The job site was left pretty nasty as times with materials everywhere. There is still metal shavings all over my backyard that nobody has come to clean up yet. At the end of the day, we are happy with the finished product but what an absolute headache it was to get us to this point. I would go with a different company if I had it to do all over again.
