Thankfully it was my outside water that runs on well, so I simply turned off the well and avoided an emergency. Affordable showed up on time and as scheduled. I was given rough price expectations before the time was booked. That was appreciated. Josh was my technician. He had it all up and running quickly and even replaced the thingy that turns on the water (spigot?) with one that is much better. Austin sent me a quote recommended replacing the air-conditioning unit for $12 to 14K depending on the chosen unit. He said I could "get by" for now with a new drain pan and resealing the ductwork for $2647. I called the outfit that replaced everything 10 years ago who said NO WAY the AC unit needs to be replaced. Their quote for a new pan, drain and resealing was $800. So far, the re-pipe is up to snuff. but I don't trust these guys. If you call them for any work, be sure to get a second opinion.

Despite this "thorough" check, the system failed within 48 hours in the exact area they were supposed to have serviced When we called them back to address the oversight, the "warranty" they claim to provide was non-existent. Instead, they charged $155/hour (a rate significantly higher than industry standards) and utilized predatory "flat-rate billing blocks." This meant we were billed for 3 hours of labor for a job that took a fraction of that time. When you add their 50-75%+ markup on parts, you realize you are now paying 4x-5x their initial visit price because they have you over a barrel Key reasons to stay away: Failed Inspections: Their "comprehensive" service is a facade. They failed to identify basic issues during a paid maintenance visit, then charged a premium to return and "discover" their own oversight. Predatory Billing: They require your credit card upfront so they can process the invoice immediately. This is a tactic to bypass any billing disputes--they take your money before you even have a chance to contest the unreasonable hours or egregious markups. Zero Integrity from Management: When these failures were brought to their attention, there was zero accountability and no attempt to make it right. They hide behind silly excuses rather than standing behind the quality of their workmanship or promised warranty. Do yourself a favor and find a reliable, honest plumber in the area. There are several of them, and this business unfortunately isn't one of them. We are renting a condo on Perdito Key and encountered two plumbing issues. One, a toilet needed a whole new mechanism and a new pipe from the floor. The other problem, a leaky whirlpool faucet. The mgmt company sent a handyman and although attempted, could not solve either problem. After a day without water, Stresmlined Plumbing was sent for the repair. The toilet was repaired in about 10 minutes. A new cartridge for the whirlpool faucet is expected tomorrow and we have an appointment to have that repair completed around noon.
