This apartment had so much potential but like anything else, bad management will destroy any property, no matter how good the amenities are.
I was one of the first to move in the apartments and loved the first 3 months of living there. Location is awesome, apartments were nice, and no issues. But that was short lived. Management did not do their proper vetting which led to a whole mess of issues. I heard rumblings of 100% capacity was the goal for bonuses and such, but can't confirm.
Our neighbor used someone else's identity and was running an illegal AirBNB in a one bedroom next door. 30+ person parties smoking weed, screaming, fighting and harassing tenants was a common occurrence. On top of that, our complaints were met with shrugs (for the most part) from management and "there is nothing we can do". Not true - I spoke with other apartment buildings and they could have done a number of things - restrict guest numbers (which many apartments do in ATL), or maybe even escort people out of the building. It seems like Vireo was mainly concerned about protecting themselves from any legal issues, so the tenants suffered.
So the management team deflected and fired the entire concierge staff, which did not fix any of the issues. They hired a security team that would escort AirBNB guest up to the apartments and would not do their jobs when complaints came in.
Fast forward - Tracy and new management from corporate came in to a whole dumpster fire, but the damage was already done. And she couldn't fix much. The place is dirty, trash left everywhere, tenants have been assaulted, and people passed out in front of the building.
The few positives I will say about the apartment building:
*Maintenance Crew was amazing - Rashid was hard working and havent had a better maintenance crew ever.
* Management allowed me to break my lease one month early with no penalty. However on move out day, they triple booked the elevators so moving out was a nightmare.
* The actual tenants were great - glad to have met so many friends during COVID.
I hear they are making people sign non disclosures now, which says to me they are trying to hide their issues instead of fixing them. Without maintenance, this place would be negative stars.
Roll the dice on this place if you want - some people have good experiences here, but the vast majority are upset with the management of this property and people are fleeing. There are so many better options in the ATL area.
PS - I would avoid anything LMC managed - Everyone has their orders and it seems like LMC does not care about tenants. read more
