He communicated in an outstanding manner, always keeping all parties informed. Even our realtor was impressed with Sanford. He worked hard (even coming in on Saturday) to keep the process flowing smoothly. BTW we are not neophytes to this process. This is our 8th home and our best mortgage experience.

Here was my experience: We applied for a redfinance mortgage with Wells Fargo last May with Brian B. During the process, they sent out an appraiser, Mary W, who as per Joann F. at Wells Fargo has been appraising homes in our area for over 20 years and is one of the best in the area. Mary W. assessed our home at 935,000.00. On the day we were supposed to close on the initial application, Brian B, our agent at the time, sent me a text message stating that they would not be able to do it until they did another appraisal. Another appraiser came to our home for approximately 10 minutes. During this time, she neglected to go through the entire house - including our 2300 square foot basement which includes a second kitchen, sauna, two bathrooms, bedroom, exercise room, office, living room and leisure room. She was extremely rude and obnoxious to my wife and left after looking at a small portion of the house. She then appraised the house for 840,00.00, citing things about the house that were factually inaccurate. I then received a call from Brian B. with "great news" he was able to to the mortgage, but we would have to bring an additional $25,000.00 to close and it would be a considerably higher rate. We recently attempted to refinance again with a different agent, Joann F. who explained to me that they could use the original appraisal of 935,00.00 and the only thing required was that the appraiser (Mary W.) return to the home (it was in construction during initial appraisal,) to confirm that the home had not reduced in value. The appraiser did so, and we received a copy of her report stating that the home was in fact worth 935,00.00 and that it had not reduced in value. We submitted all required paperwork and were preparing to close when Joann F. informed me that they would not be able to do the loan in that amount due to a second appraisal which was recently completed (it was in fact not completed, as we were never contacted nor visited by an appraiser.) They then used the 850,000.00 value from the second "appraiser" who came out during our first attempt to refinance. I asked why they were using that value, which was based on an incomplete and totally inaccurate appraisal, over the more thorough appraisal (again, completed by one of the most reliable, accurate appraisers in the area as per Joanne F.) She said she didn't know and recommended I escalate the question, which I did. I received a phone call on 03/30 at approximately 19:00 from a Christopher Sylvah. Mr. Sylvah explained to me that they determined the lessor amount was more accurate. I asked him who came to that determination and he explained that it was done by a contracted vendor and that it is therefore out of Wells Fargo's hands. I asked him for the name and contact information of the vendor who came to that determination and he said he did not have that information. I realize that poor, dishonest business practices are common-place with large banks, but this was over the top. I strongly discourage ANYONE from dealing with the machine of dishonesty. Wells Fargo represents everything that is wrong with huge bottom-line only corporations.....in particular, they are so big, they don't give a damn about anybody.
