Dream Decks scammed my aging mother out of 6K which she took a loan out for. She has dreamed of a deck for 20 plus years and wanted sometime beautiful built to enjoy her retirement years as a decorated and selfless RN. The owner's smug and condescending attitude is not only arrogant but disrespectful. He took her money and LIED to me in person about completing the work as the building inspection permit expired. I am so furious and enraged. This company ALSO received a PPP loan that was forgiven for over 40K. My mother's yard has four massive holes that collected water through the late summer and early fall rain which almost seeped into the interior of the house. Now she has to come up with 18K for protective maintenance measures that could have been avoided. We needed to have our deck replaced. We hired Dream Decks LLC for the job. Ryan Smith seemed eager to have our business, showed us several photos of work his company had done, and we felt as though we hired the right company for the job. They started either 02 or 03 July, 2020. They finally finished 13 October, 2020. In the meantime, there were excuses of weather, labor shortage, and materials not arriving. The fact was, there were quite materials that were incorrectly ordered, and there was only a limited understanding of our local building codes (they're in VA, we're just south of the border in NC). Workmanship seemed OK, except, afterwards, we had an issue with the ceiling (our new deck received a roof) in that the siding on one end was bellying down and exposed the rafters. Also, the roof itself leaked during heavy rains. We didn't notice the leakage until April or May of 2021. The ceiling seemed OK until the weather warmed, then it sagged. There were also boards coming up in the deck itself because they were not properly fastened (not limber but TREX). We contacted Ryan Smith and he said they would make the repairs ASAP. I sent both photos and videos. My intial text was in May 2020. We waited and waited. I hounded Ryan Smith again, and he claimed they were short staffed. I tried again in October. Now he asked for photos to be sent, which my wife and I both had already sent him, but I sent them again, along with videos. Still, no phone call, no explanation, and no repairs. It is now January 2022. How much longer should I wait? My advice is, don't hire these people, not even to build a sandbox for your grandchild. P.S. My in laws hired them to build their deck in Sept 2020. Went through the consults and everything seemed great. Required them to put down a deposit. Since the deposit was given all they've done was dig holes in the yard. Every week/month they've said that they can't do it bc of weather. Once they said they couldn't do it bc they moved their office and were too busy. Fast forward to March 2021. They promise it would be finished the week of March 26. Then the week before Easter. BLUF: I do not recommend Dream Decks. We were referred Dream Decks by one of those home repair referral programs. The initial consultation went well and we were super excited we'd be able to finance the screened in deck we wanted to place in our backyard. I repeatedly asked the owner, Ryan Smith, whether our project was too big for his company and he assured us it was not. Almost immediately we started running into problems. We couldn't get Mr. Smith to tell us when the project would start. Almost a month and a half after contracts were signed, they delivered materials the week that were supposed to have the project completed. We were so excited to get the deck in place that we decided just to continue the project with Dream Decks. Throughout construction, the company was extremely unprofessional. They would come do work inconsistently. Some days present, some days not. The crew was loud and often arguing & fighting. The crew would leave their trash (including lunch trash and cigarettes) all over the place, despite asking Mr. Smith to tell the crew not to. We even had crew members toileting in our yard. Mr. Smith was difficult to get a hold of and often would not respond to texts or calls. The deck as completed is of mediocre quality. The roof leaked for an entire month after they were "done" with the project. We had to ask Mr. Smith for weeks to send another contractor out to fix the roof. The door does not set right in the frame and now the bottom seal is falling off due to regular use. The putty used to fill "some" of the nail & staple holes was not smoothed and left ragged. The finishes were left dirty and not cleaned at completion. Areas of the Trex is warping, likely because it was installed improperly. We will likely need to do major repairs on this deck in the near future. Definitely not what we expected or worth what we paid. read more

My husband and I have had a terrible encounter with Dream Decks. We had a fence and a pool deck installed last year. When our HOA told us part of our fence was out of code for being installed too close to our neighbors fence (which Ryan should have known about, considering it's state law) Ryan and his team removed that side of the fence. Instead of refunding us (because now we only have 3/4 of a fence) we still had to pay for the side of the fence that was not put up. The men on sight were SLOBS. Our backyard was left with a pile of garbage-- everything from scraps of wood to food trash. The garbage didn't get picked up until 3 weeks after the job was completed-- leaving my yard with an infestation of flys and a mud pile. A sloppy job for sure, considering now our fence is less than a year old and falling down. When I called to get our leaning fenced fixed, I was told I would have to pay to get my 7 month old fence repaired. He claims his crew dig 2 ft. deep before installing the post, but as you can clearly see in the photo posted, it looks less than a fooT. paid extra for our deck to get pressure treated wood and it is now splintering. Again, less than a year old. Absolutely terrible customer service. I would NOT recommend this company, and will be spreading word to the rest of my neighborhood complex. UPDATE (3/17/21) in response to Ryan's recent comment: The "hurricane" he was referring to was indeed a slight windstorm. Had a porch built, destroyed our front yard, never returned to build our porch steps and never returned to repair their screw-ups or warranty work. Shotty workmanship, left debris in our yard for months (shingles, nails, etc). He claimed he was a Christian guy, but I can tell you, he's far from it. Go into the BBB site and read his writeups. Front Porch- Chesapeake DO NOT USE DREAM DECKS, LLC (INCOMPETENT) I entered an agreement on 6/26/20 to build a Brick Front Porch with roof as a retirement gift to myself and hired Dream Deck. This experience turned into NIGHTMARE. The owner, Ryan Smith appeared to be attentive to needs at the beginning of the project. Ryan listened to every detail of construction and he was taken to the sight of a completed work to duplicate the porch. Ryan was paid in full for the project. The service was contracted to take 3 weeks to complete. Dream Deck was employed with the understanding that communication between contractor and owner was important due to family matters so that the project can be completed on time. Ryan never abide by the contract agreement. Ryan build a porch that was not totally specific to agreement or porch shown. Ryan purchased the wrong columns and his crews changes like water and nobody knows what the other is supposed to be doing or building the porch to specification. It took 2 months to complete the footing and pour the concrete. Projects were contracted to other companies that never showed up or knows what they were doing since I made an effort to talk to each person on sight. The porch concrete was not even, rough to walk on and was not cured. For a long time, there was no steps to get on to the porch. The concrete wall was dirty, with dried concrete and the concrete edges were not smooth or tucked during construction. Not even pressure wash at anytime during the project after notification of the matter. It took another 2 months to build the roof over the porch. According to Ryan, once the concrete is completed, the porch will go smoothly. The roof was a nightmare project. The project is now 4 months into construction. The roof leaks. Where the roof connects to the existing garage roof creating a nightmare. It was not constructed accurately leading to water leaks. The porch ceiling was another disaster. Once you touch the ceiling, materials constructed, It comes tumbling down. Ryan was notified and was belligerent as another contractor was hired to inspect. Dream Deck had to reconstruct the ceiling construction twice. My home was left in shambles, awful construction zone with mosquitoes roaming through standing water for the first 2 months Complaints went unanswered. When answered, cleaning will take place once the project is completed. Cleaning of the sight project took place twice, when driveway was obstructed with debris and when project was about to be completed. I, completed most of the cleaning as neighbors were complaining This was a NIGHTMARE construction and poor customer service Ryan was beyond rude toward the end of the construction. Ryan tried to talk to customer (owner) like his employee until threated to go to court before attempting to work on the porch at all. All above complaints were never corrected by Dream Deck (Nightmare). I had to hire another contractor to correct most of the damages caused by Dream Deck alias "Dream Nightmare". This cost more money out of pocket The lead crew Robbie Borg is like the owner, a chameleon. Robbie talks a good game, but Robbie is worst. Robbie is a thief, a liar that steals money from the owner as well. All work completed by Robbie had to be redone. If you encounter Robbie Borg or Ryan Smith, RUN for your life. LESSON LEARNED If you plan to hire this incompetent Dream Deck; follow this process: * Research the company's work ethic, contact past customers for reference as applicable * Most of all, do not pay on time, wait until the project is completed and inspect the work to reduce cost (Please learn from my mistakes) * Have a second opinion on the project, compare work, first BEFORE HIRE DREAM DECK * On the contract agreement, make sure that time for project completion is specified, BE SPECIFIC (from beginning to end) * Be prepared to go to court for damages to your home * Ryan Smith, owner cannot be trusted to complete the project as specified From experience, once the project is paid, Ryan does not follow the contract. Your project becomes causality once the money is paid in full ("he got the money, YOUR PROJECT GOES TO THE BACK OF THE LIST FOR THE COMPANY"). I hate to say it but dream decks is awful to work with. The workers "come and go as they please" I waited 4 hours one day for them to show up after being told they would be at my home by noon. Instead of taking up grass for a patio their common practice is to pay plastics down then pour the cement which could allow grass to grow over and no leveling. I am at the point where I will watch them prep my patio in every step before cement even comes in so if it isn't prepped correctly then I will ask for my money back. read more

I'm really surprised at the negative reviews. Ryan came out to look at our 3rd story deck to do in Trex and gave us a price within 2 days. My husband looked up the comparisons and his price was spot on. They are a little backed up, like any construction business in the Spring, but got to us in a timely manner. The crew showed up on time and did a fantastic job! They all worked together like clockwork. The deck looks fantastic and professional. In 2 1/2 days, I had a brand new Trex deck and everything was perfectly cleaned up! I would highly recommend Dream Decks. read more

Lack of communication throughout entire process. Still has repairs to complete to "finish" does not return emails, does Not show up when he says he will. Taking on too much business without the ability to handle the work load. Starts jobs but isn't interested in finishing all the way through. It's called "Dream Decks" because you can dream of a deck, but you'll never get one. The owner, Ryan, will try to lie and manipulate you to get as much out of you as he can while providing the lowest quality service in return. This business is NOT to be trusted. We hired Dream Decks to tear out and replace a deck in March of 2021. The tear down started on schedule, but that is the only time anyone from dream decks every showed up at the house. They left all the debris from the deck piled up in the middle of the yard, left a poorly supported portion of the deck near the back door that I almost fell through, and left several boards with nails sticking out throughout the yard. In short, the tear-down was incomplete and left a dangerous situation in my yard for weeks afterwards. Yes, Weeks! What followed was week after week of my wife or I texting or calling Ryan to ask if they were going to start on construction. Each time he made an excuse why he couldn't start and promised to start the next week. Sometimes he'd even say that the guys would start the next day, only for my wife and I to get back from work to find that no one had shown up. He was also VERY slow at getting back to us, often screening our calls and not responding to texts or emails for days at a time. After over a MONTH of flimsy excuses and No-shows, we cancelled the contract with them, thinking that would be the end of our problems there. I went to Dream Decks office to meet with Ryan and discuss payment plans. He had told me when to show up over the phone, but wasn't there when I arrived. Instead, the secretary said she had no knowledge that I was coming and Ryan wasn't available. Nonetheless, she wrote out a series of post-dated checks for me to cash every week until the balance of the contract was paid. This was tedious, but acceptable... until one of the checks bounced... and then a second bounced... I am STILL, 1 year later, fighting to get Ryan to finish paying me out. DO NOT WORK WITH THIS COMPANY! You cannot trust anything they say and they do not care about their customers. The contractor I hired after Ryan (Matt from Four Seasons Construction Services, 757-572-8138), was excellent! and you know what, he didn't build it in record time with 0 delays. He had to cancel on me at one point too, but he communicated the delay to me as soon as he found out it would happen and didn't wait for me to call 5 times before explaining himself. I understand that materials and people are scarce right now. But Ryan is not a trustworthy or communicative individual. Hiring him is more stress than it is worth. I highly recommend you hire someone else for your project. read more

Worst company in HAMPTON ROADS. The owner Ryan is a crook. I contracted them to install a vinyl fence at my house. They Installed used product from another job site but they insisted it was new. Their installers had no clue what they were doing and did a horrible job. I have had several fence companies come to my house to try and repair the nightmare Dream Decks installed and they won't touch there horrible work. The only way I can get it fixed is if I purchase a whole new fence from a reputable company. I however blame myself for not doing my due diligence before hand. I had a very bad experience with Dream Decks LLC and Ryan Smith. I was lucky...I was able to get my deck complete after nearly 6 Months. It was only after I filed complaints with the Better Business Bureau and The Virginia Department Professional and Occupational Regulation (DPOR) did the job get completed. My complaint to DPOR argued that the Dream Decks LLC contract has no consideration...specifically.. no completion date or even an estimated completion date on the contract. DPOR agreed. DPOR also stated that if a contract asks for more that 10% of the cost up front, they suggest you find another contractor. They also stated that their contracts must have pricing information in the contract as well as the invoice. DPOR found Dream Decks LLC in violation of DPOR Contractor regulations for the State of VA. DPOR has now mandated that Dream Decks LLC MUST revamp their to include and "estimated completion date" and the contract MUST include pricing information in the contract. Any Dream Decks LLC contract WITHOUT a estimated completion date or pricing info subject Dream Decks LLC to a $500 fine for EVERY instance. If you have been unfortunate enough to contract with Dream Decks LLC in the last 2 weeks or later, check your contract. If it doesn't have the estimated completion date and/or pricing info, report it to https://www.dpor.virginia.gov/ by filing a complaint. read more

Dream Decks...not a dream at all! During your estimate, Ryan presents as a courteous, attentive business owner, but once he's got your money it's a different story. He's difficult to get ahold of, and if he doesn't like what he hears from you becomes rude and condescending. The chain link fence we paid for....terrible. The negative comments we've received about it are endless. Other contractors we've had working at our home for various projects have made it known that it was constructed wrong and we should have been refunded for it's defectiveness, poor quality and inability to keep my dogs contained. The deck we had built was done correctly because the work was contracted out. Waiting for materials to be delivered and the work to be started was another story. I have nothing but good things to say about Dream Decks and the work they did. After calling numerous other decking companies, who didn't answer and never returned my phone calls, Ryan returned my call the same day and was out at my house to provide a quote the next day. I was kind of all over the place with what I wanted and Ryan was nice enough/patient enough to provide me with a series of quotes that covered all the different things I wanted. This allowed us to settle on exactly what we wanted done for the funds we had available. Once the contract was signed construction started the next day. They got into the project much sooner than we had thought would be possible and worked hard every day until the deck was done. I must say they did an outstanding job. Day one until completion was done professionally, with honesty, along with integrity. Patrick his lead support brought over 35 years of experience to the job. This team became a true partner is fulfilling my requirements. The jobs (both) of them were timely and never left me wondering when our timeline would be completion. Dream Deck is fair, open to discussion, and most of all offered suggestions that allowed my wife and I to be fully satisfied with their work. I've contracted several companies through my business tenure and personnel and I can honestly say this team of experts far exceeded my expectations. Dream Decks personifies incompetence and mismanagement. They would make a great small business case study in (1) what not to do to build a customer base and loyalty, (2) how important project management and customer service skills are to any company, and (3) the impact of poor business acumen and internal (within the organization) and external (to the customers, suppliers, and vendors) communications are. This company completely failed this customer at every step of the process. Their mantra and company logo should read, "I'm sorry, yes we screwed up, but you're going to love it when it's done." Why this particular mantra and logo? Because that's all this customer heard from the owner and Scott as a way of mitigating all of the missteps and lies experienced as part of my customer experience. In my humble opinion, the owner (Ryan Smith) is absolutely clueless. Scott Turlington, the sales rep that visited my home and the principal bad actor during this whole misadventure, was rewarded by a promotion to Operations Manager for Dream Decks.....and he is still negatively impacting me and probably even more customers. The following paragraphs outline my experience. * I scheduled an appointment with Dream Decks through Home Advisor. That appointment was confirmed by Home Advisor on October 23, 2019 via email. The appointment with Dream Decks was scheduled for Friday, October 25, 2019 at 9:00 a.m. for the purpose of obtaining an estimate to install a vinyl/PVC fence. I did not hear from the company directly as was advertised by Home Advisor. I contacted Dream Decks and spoke with Scott Turlington about the appointment. Scott had no clue that an appointment was scheduled through Home Advisor and stated that there was no way anyone from his company could make that appointment. We agreed to reschedule the appointment to Monday, October 28, 2019. Scott showed up on October 28th, I defined the requirement for an ~50-linear feet of 4-ft vinyl fence with one 4-ft wide gate. Scott took his measurements and then he departed. He provided an estimate at 8:00 p.m. that same day as an attachment to a text message. I responded with the lowest-cost estimate I had already received from Lowe's and Scott indicated that they could match the Lowe's price and that Dream Decks was a Lowe's registered installer and that they installed this same type fence all the time. Scott agreed, in a text message, to submit a revised proposal based on the lower price. I asked that the revised proposal include a start date and an estimated amount of time it would take to complete the job. Scott's text response said, "We would do the job on 11//11 Monday November 11th would be completed in one day by our fence crew and we would quality control it on the 11th." Based on the receipt of the revised proposal and the start/completion date I accepted the Dream Deck proposal. Scott sent me a link via email and confirmed that half of the $1,620 would be required as down payment. The link Scott sent was to a QuickBooks payment system that would only accept the full amount with no option for changing the amount to the agreed amount of half-down (($810.00). After much confusion, Dream Decks billed me the full amount of $1,620.00 on October 29, 2019 despite the agreement that required one-half of the cost upfront with the remaining one-half due upon completion of the fence installation. Scott Turlington assured me via text that he didn't understand why the system did that but that, in the end, I would be 100% satisfied. On November 10, 2019 I texted Scott "Are we still on track for tomorrow? Another family is interested in a fence install; they will come by tomorrow evening to look at mine. I had thought you were going to come by and drop off the materials but I guess going to show up with them tomorrow". I sent this text at 4:57 p.m. on the day prior to the scheduled install because I had not heard from Dream Decks and because Scott had previously asked me if it was okay for his workers to stage the materials at the work site on Friday, November 8th. I agreed to the materials being delivered in advance of the work start date; but that did not happen as agreed. At 5:41 a.m. on the day of installation I received a text from Scott stating "the material should have been dropped on Friday I will check with Lowe's first thing this morning and get back to you we have a production meeting this morning I will call you directly." That text message was followed by a 12:44 p.m. text from Scoot that said," they're not able to tell me anything I am going to drive to the Lowe's store now and talk to the manager see what I can figure out." I didn't hear anything from Scott so at 3:27 p.m. I asked him what the plan was. His response shocked me...his text message stated, "we have ordered the fencing....it's going to be 10 to 14 days." These guys are very good upfront at getting your business but very poor on quality workmanship and followup They installed decking over a rotting frame and said their contract did not include installing new frame ..Wouldn't any good contractor advise you to replace the frame?? Consequently the deck is uneven in many places...and perhaps unsafe. We called them to request fixing what was obviously wrong and they have not called us back They also left materials which should have been distributed evenly in an area in one big clump..we will have to hire another company to take care of the clean up Don't use Dream Decks unless you want a Nightmare on your hands!!!! read more

Ryan Smith, and his company Dream Decks is an absolute nightmare. A few weeks ago, immediately after our new vinyl fence was installed, I complimented Ryan and his workers on their "fantastic" work. It turns out that I was too quick in my assessment. Our fence was completed on August 21st. Hurricane Dorian hit Virginia Beach on Sept. 7th. The vinyl fence that Dream Decks installed completely fell apart. Our neighbor's wooden fence is 20 years old and it withstood the hurricane. I have been trying to get Ryan to come out to my house to examine his company's substandard work and at first he ignored me. But then my husband emailed him and Ryan said he would meet with me on Monday, Sept. 16th...he completely flaked. So, not only is the work of Dream Decks substandard, the owner Ryan Smith is a complete flake and a liar. read more

So I definitely NEVER do this. However, I will make an exception for this. Not only is this affecting people VERY close to my heart but also affecting other families as well. I know of a hand full of people that are owed their paychecks from this company. The owner was contacted many times and has since blocked every single persons number. The few people that did receive checks deposited them and are now left with bounced check fees on top of money they are still owed. All of these people have proof of work as well as texts and conversations to prove that he is refusing to pay these people. These people are not rich they have families to take care of and bills to pay. The longer this company waits to pay these people the closer they get to losing their livelihood. All the while the owner of this company posts about vacations he has been taking and staying in nice hotels without worry about where his next meal will come from or if he will have a roof over his head. This is just so horrible to do to people that worked hard and put in the hours to be waiting on the money they are owed for the hours they worked!!! read more

Ryan smith is extremely unprofessional when it comes to his care for his employees. His irresponsible money spending habits leaves his employees without pay for months at a time, shorted pay checks, bounced checks, or just not paid at all for the time they worked. If you not an extremely valuable asset to Ryan and his needs you will not get the same courtesy let alone labor rights unfortunately. My husband started working for him beginning of December 2019 and left the company last week feb 2020 and has yet to receive one full paycheck, and now being denied his last paycheck altogether. My husband and I have 6 kids, me being a stay at home mom and only having one income in the house the paychecks are expected to be on time. He has altered our livelihood. My family is not the only victim to this, my brother was also an employee of his and he is withholding his check as well. Be careful using Dream Decks, We contracted from them to build fences, built a couple with no problem then after that had a couple checks bounce one he made good on the last one(1150.00) bounced twice for NSF the home owners loved the fence and all he said was sorry. Got nasty texts for leaving a vinyl fence job that we waiting for 3 days for materials put almost half the fence up and missed one day and go back and he has some other people on it . I wish 0 stars could be given. My neighbor/friends unfortunately hired Dream Decks for an enclosed sunroom. I also needed a fence installed, so I hoped they would do a good job so I could hire. The company took their 50% deposit, completed approximately 10% - 20% of the project, and then didn't show up again. My neighbor lost much more than the 50% deposit because no other companies want to touch what they did and will charge them to demolish. I had to complain multiple times and directly to the owner after he left construction debris (metal, wood, and nails) on my property. He also stored construction material on my property and had his workers setting up compressors and other equipment on my property on the rare occasion that they showed up. In my opinion, this was the most poorly managed project I have ever seen, the company appeared to do the bare minimum to give the customer the impression that they would perform, and in the end the company walked away with the deposit without completing the job. These guys were first rate from start to finish! I wanted a custom fence with a specific design. From the first contact to final task they were responsive and went beyond expectation. The estimator responded to every text or calls. The third party material supply company fouled up the delivery (no fault of S&S) however S&S quickly offered to respond to my home on a Saturday to correct the matter no questions asked. The estimator showed up at the start of the job to insure installers had a complete understanding of customer expectations. The crew arrived on time every day, were polite and professional. They work a full day every day until compete. Upon finishing the job they cleaned up all debris, scrap, and yes even cleaned saw dust from all driveway surfaces and walk ways. The yard was raked and left over materials were stacked neatly in place. Price was mid range and quality of work excellent. Highly recommended! read more
