    I haven't lived at Vitruvian West for even a full year, yet the experience has already been incredibly disappointing. For how expensive the rent and amenities are, you'd expect thorough background checks and income verification for residents -- but that clearly isn't the case. The Addison Police Department is called to the complex almost nightly, and I've witnessed everything from lock-popping to stalking not to mention of course all the noise complaints from banda and norteño genres playing past midnight despite police showing . A Yelp review even mentioned residents lying about income, and frankly, based on the high turnover and overall environment, it seems believable. Management appears to think that hiring one county officer will resolve issues that have been happening since at least 2023. That's unrealistic. With incidents involving theft, suspected drug activity, and aggressive animals, it's clear more security is needed -- at least two or three officers, not just one part-time presence. The property is also poorly maintained. Trash frequently piles up in the trash chutes because residents can't be bothered to use them properly -- leading to bad smells and unsanitary conditions in the hallways. Dog urine is a common sight near the elevators, and fire alarms are constantly going off for "checks" with no explanation or accountability from management. Another ongoing problem: car pile-ups at the gate entrances. Many residents clearly don't register their vehicles properly, so they sit and block the entrance waiting for someone to let them in -- causing daily delays and frustration for those who follow the rules. The only person who ever seems to respond to concerns is the one assigned county officer -- who also works full time with the Addison Police Department and can't possibly manage the volume of issues here alone. Could the issues stem from the poorly maintained apartments next door? Possibly. But instead of offering real solutions, UDR seems content to deflect or ignore. If you're considering moving here, I highly recommend looking elsewhere until these serious problems are addressed.

    People looking for apartments for rent with Vitrivin West stay away from building number one because it is one of the dirtiest places. At night it is full of cockroaches coming from under the walls and dogs peeing everywhere, come to see after 8pm. And if you leave before the end of the contract you have to pay!!!!

    This apartment scammed me I got a charge of 4000 dollars in damages when I turned in the apartment clean I perfect condition DONT MOVE HERE ! The elevator was always broken you can hear everything in the thin walls they never come fix anything everything stops working I have so much problems with people parking in my parking spot I PAY for 80 dollars! I'm getting a lawyer and I'm suing them I have proof of me turning it in , in perfect condition!

    Don't move here! This place is not safe at all. My car was stolen at the end of July, and prior to my car, there were other victims that thei car got broken into or stolen. When asked for any responsibility from the management, all they do just say nothing they can do to assist other remove your precious belongings. We need more security, but they can't even provide that. When asked if we can move out due to this incident, you still have to $3000 to break the lease. I think if you don't feel safe at the place you provided, that itself breaks the contract for being unable to provide a safe environment to live in

    Where do I begin? Besides the fact that there has been so much crime. The apartments are infested with roaches!! The emergency maintenance is never available. I've been without a fridge for two weeks before. I've had to call the fire department when I was locked out of my apartment . And the people add random $100s of dollars of charges to your account. You can't talk to anyone but Tammy Sharp and she is in tampa and is basically whatever the computer says on her End even if it's wrong!

    Just for reference my air purifier detects air quality, and it's either okay or poor...

    Adding to the review: The apartment rooms are very dirty when you arrive. The air quality is very poor. I've been sick for the last 4 months due to the ventilation being so dirty upon arrival.. it's just gotten worse throughout my stay and I've put in a request to have it cleaned.. they only cleaned the vent exterior but machine is still dirty and who knows what is inside the vent system ------------------------------------------------ This company is very greedy. You'll be much happier at a different place. They charge nearly $100 extra for anything: extra pool bands, lock outs, package extensions. You name it, they'll add the price; and what do you get back? Poor quality service. We pay a premium for a place that couldn't care less about you and look for any way to still make an extra buck. For example imagine being locked out bc you forgot to change your door lock battery. They just point the finger and slap a $130 tag for you and if you were wondering they couldn't care less if you add a work order To add on that, fire alarm is janky. Rings for no reason for about 2-3 hours once a month in the middle of the night. They can't seem to fix this. To add to this, it seems like the community is going under. Nicest way to put this: people who cannot afford a place like this are cramming more than 4 persons into a 2x2 - trash is showing up all over the place.

    I moved into these apartments, called the Trivial West, and it's been a terrible experience. The apartment was filthy when I moved in, and there's still a roach infestation. I didn't have hot water for a whole week. I talked to the leasing office, they said they would help, but they didn't. Finally, after a week, they fixed the hot water and sent pest control, but the roaches are still a problem. My stove wasn't working. It's just been awful. I wouldn't recommend these apartments. I spoke to the manager about the bad experience, and he promised compensation, but he hasn't followed up. Overall, it's just been a nightmare.

Not sure how speaker phone use has become so prevalent, but it's not just here - it's everywhere, so not something within Savoye, UDR or Greystar's control. On-site management doesn't seem very conscientious about lease violations occurring all over (tenants storing bikes, commercial janitorial equipment, appliances and shopvacs on their balcony's which contributes to 'tenament' vs the elevated aesthetics otherwise prevalent at Savoye. It's an improvement over the ghetto culture at the last complex where we had an apartment, but I wouldn't recommend it for older couples who're bound to find the noise irritating (we do!). Why apartment complexes don't use sound-dampening insulation along the exterior walls and between floors is confounding and we've begun to understand why carpet dominates as a flooring choice for apartment complexes - it's MUCH quieter than wood (LVP) flooring, but you can't beat the look of the wood, faux or otherwise. Appliance and amenity package at Savoye is decidedly better than most area apartments with stainless kitchen appliances and granite countertops, and the floorplans are unique, some with built-in bookcases or desks, and W/Ds in every unit. It's also a GREAT location!

I mentioned it several times and they did nothing to resolve it. Lights go out in the hallways so you get walk in the dark. The lockers are often full so amazon drivers drop stuff in the room and thieves steal your packages. Location is awesome but we deserve better living conditions and treatment from management. They have zero empathy. Best of luck with your search but avoid this place and the other neighboring places, Vitruvian often has fire engines there - someone mentioned an entire floor flooded.

These gentlemen were so professional ( even wore shoe covers to protect my new home). The test of an excellent property and experience is mgmt attention to resident concerns and maintenance professionalism and responsiveness...The Lyle checks both boxes. I love it here. 4/24: Service excellence is so important to me and Rana has been truly amazing. Answering all of my questions so I select the best unit for my needs. The property manager Abby is always rude, loves to cut you off and talk over you; even going so far as to actively turn her back on you when you are trying to speak and explain things to her. Customer service is non-existent at this place. Further to that they claim to be luxury but that is just a ruse to get you through the door, the apartment building is falling apart cracks and leaks everywhere, maintenance takes their cool time to get to you and take care of any issues you have. The grounds, especially the dog park are atrocious!!! What do they do with the rent money you pay them is beyond me! The carpet in the hallway is extremely stained and dirty, it's never been cleaned in the almost year I've been here. The hallways smell of old garbage. God help anyone who comes to this place. I can't wait for my lease to be up.

    Guest Suite review…read more My son & daughter in law have lived here for several years now. It's a beautiful facility. I'm staying in the guest suite which is a furnished apartment they rent out for the night to the guests of apartment renters. It's our second time staying here. The guest suite is nicely decorated and has just about everything you need. The first time we stayed in the apartment everything was perfect. No complaints. This time around I feel as if there is a lack of a check list to make sure everything is refilled. We were left with one roll of toilet paper. A roll of paper towels that was almost gone. About a quarter of an inch of dish soap. A box of tissues would have been nice but there wasn't one. The hand soaps look as if other guests replaced them. One of them is almost empty. There was a battery operated soap dispenser that I think belongs to the suite but it didn't work. We went to the store and bought toilet paper, paper towels, dish soap and tissues. Towels are provided but for some reason there were no wash cloths. After going to the office they quickly purchased and washed some new wash cloths for us. Lastly the Wi-Fi hasn't really worked for most of our trip. It's always buffering. The first time we stayed it was $100/night and now it's $150/night. $100 is fair. I think the $150 is a bit much considering we had to refill some of the items and housekeeping is not included. It's simply convenient to be staying so close to my family.

I was told I'm to clean it, leave my closet door open all the time & purchase dehumidifing products myself, it's not on AMLi that mold grows on my clothes & shoes in my apartment. Regarding the additional charges I was sent an itemized bill with additional utility charges from July & August, that were not on previous bills. The only thing anyone is waiting on is for me to pay the additional money, not to address any issues I have. ......................... There is mold growing in my closet on my clothes & shoes & the head of maintenance tells me it not their problem, it my problem & they can't help with any of it. There is often mold growing on the ceiling vents, that they clean w/alcohol but the guy tells me it's not mold it's just dirt. Who cleans dirt w/alcohol? I had to wash everything & am keeping my clothes in the living room/bedroom with the ceiling fan on so I don't smell like mold when I go out. I am paying over 2K for a moldy apartment. On autopay & last week they send an email threatening legal action over non-payment of rent. Rent was paid but they were late processing pet fees, which they tacked on late fees for. They said they would take off the late fees but still haven't. They also harassed me about my renters insurance- which never lapsed & I sent them the policy info on a few times - I continued to get notices insisting I pay for their insurance policy even though mine is more than adequate. That took 2 phone calls & 6 emails for them to finally drop. I so regret renewing my lease. This place is not worth it.

From Day 1 to the end, I worked with Rob and he is truly a professional. Joey was also very helpful and responded quickly. Anytime I had an issue and needed maintenance they got the job completed in a very timely manner. I also experienced the challenge that COVID and the winter freezes had on our complex and believe the team handled them as best as they could! I didn't have any issues with noisy neighbors or loud dogs like other former residents speak of. **I should also point out that I do not work from home and did not experience anything that would impact my ability to work. Anytime fire alarms went off, we were warned or they went off quickly. (It did not happen often...maybe once every 4 months if that!) Sure, the trash areas in the garage fill up but the team seems to always clean it up the next morning! There are no sanitation issues. My only disappointment came from the parking garage, they are constantly damaged and it makes exiting a challenge at times. I loved the access and equipment in the gym! I used the Parcel Lockers and never had issues with any packages. Sometimes packages are left at the unit, which is not ideal, but I never had one walk away. All in all, it was a great experience and I would entourage individuals interested to check them out!

    1 Star -- And even that feels generous…read more If you're considering living at Villas at Fiori, let me save you the pain: RUN. This place markets itself as "luxury," but that's laughable. Luxury where? In the photos? Because the actual living experience here is a nightmare. From day one, this has been the worst housing experience I've ever had -- and I've lived in apartments across multiple states. We moved into a "finished" townhouse that was still being painted as we carried boxes inside, with over 20+ outstanding maintenance issues before we even slept here once. And it only went downhill. * HVAC Disaster Day 1: 85° INSIDE in the middle of Texas summer. AC didn't work for over a week, and we were basically told to deal with it. They "graciously" provided TWO portable AC units (after requesting three) like that makes a sauna livable. It never worked properly all summer -- techs in and out for a month just to get it to 76° on a good day. Then winter hit: 55° inside. "Emergency heat" apparently means no heat. And now here we are AGAIN -- the moment it got hot outside this year? Yep. AC fails again, house hits 80° inside and they shut it off until someone "figures it out." Same story, different season. This isn't an inconvenience -- it's unsafe living conditions. * Electrical & Water Issues * Electric bills over $650 for a unit this size. Completely insane. * Power constantly tripped from normal, everyday usage. * Water shut off randomly -- including on Thanksgiving. * Toilet runs NONSTOP -- still not fixed. * Horrible Build Quality & Maintenance This place was slapped together so fast it should be illegal. Even contractors have told us the build is garbage. Examples: * Ceiling leak left soft, sagging water spots for MONTHS. * Their "repair"? I watched them on our security cameras shove a pencil under a pipe because they "didn't know what the hell to do." Yes, really. * Then they painted over repairs with glossy paint on a matte ceiling and got splatter all over our couch, carpet, and floors. * Grout falling apart in showers -- they "fixed" it just for more to fall out again. * Baseboards literally an inch off the ground when we moved in. * Hardwood floors scratched before move-in. * They installed our EV charging outlet and left our deep freezer unplugged -- ruined all our food. * Internet & Noise Internet dies EVERY. SINGLE. NIGHT. Wakes us up, kills our cameras & security, and there's no resolution. How is that acceptable in 2025? * Bugs Ants, spiders, roaches -- constant. * Staff Attitude Maintenance has complained on camera about our belongings "being in the way" inside OUR home and openly acted like we're a burden for expecting basic livable conditions. * Emotional & Physical Toll We have an ESA that is at risk overheating every summer. We have to wake up at 3AM for work, and still deal with outages, noise, and an unlivable temperature-controlled environment. Every day here feels like a fight to survive basic comfort. At this point, the question is: when do tenants get to say enough is enough? Why should anyone be stuck paying lease-break fees to escape a unit that isn't even legally habitable half the time? The 2.2 stars on Yelp is honestly generous. Villas at Fiori is a perfect example of developers cutting corners, slapping the word "luxury" on a cheaply-built property, and leaving residents to suffer. Save your time, money, and sanity. There are nicer places with actual functioning HVAC, working utilities, and staff that care. This place should be ashamed of how it treats residents.

Also, the on site team members, Robbie, Bryce and Cory were all super friendly and helpful, especially Robbie! As I mentioned before, the homes are beautiful. The amenities offered are the cherry on top.

I have dealt with roach problems, which has been extremely frustrating and unacceptable. On top of that, I have had a package stolen, which has made me question the security and overall management of the property. These issues have made living here far more stressful than I expected. As mentioned by previous reviewers, this complex may have been good at one time before it was bought out by a publicly traded REIT company, AKA large institutional investment company that buys condominium complex properties and loves to cut corners to save $$$ while they nickel and dime their own tenants for their bottom line even if they are on low or fixed-income salaries. The mandatory fees are another major issue. I am charged approximately $70 per month for services and fees, including charges for a package locker even though I only use it occasionally. There are also recurring pest-control charges of around $3-$5 per month, even when I do not request or use pest-control services that month. I understand that some services may be necessary to operate an apartment community, but charging residents for services they rarely or never use feels excessive and unfair. These fees add up to hundreds of dollars every year on top of the advertised rent. The environment has also been extremely unpleasant. I have had neighbors who regularly walk barking dogs around 7:00-7:30 a.m., along with vehicles playing loud music early in the morning. There is also a neighbor who frequently smokes cigarettes and spends a significant amount of time staring at people and creeping out neighbors, which has made the environment feel unpleasant. I have also had my vehicle towed, costing me approximately $300, which was another significant and unexpected expense. Communication with the leasing office has also been frustrating. Cheryl in the leasing office has been nearly impossible to get ahold of when I need assistance or have questions. It often feels like communication is one-sided, with the office reaching out primarily when they need to conduct an inspection or regarding rental payments, rather than being readily available when residents need help. At this point, I am seriously considering terminating my lease early after enduring for 8+ months out of the 12-13 months lease I signed without a submitting a formal complaint, even if doing so means accepting financial penalties, because I do not believe the living environment is worth the cost or stress. Between the roach problems, stolen package, $300 towing expense, excessive mandatory fees, recurring charges for services I rarely use, ongoing noise and neighbor issues, and difficulty communicating with management, this has been a very disappointing experience. The advertised rent does not reflect the actual cost of living here once all of the additional fees and expenses are factored in. I would not recommend this property to anyone looking for a comfortable, quiet, reasonably priced, and hassle-free place to live. Would not live here again 1/5 stars, would give 0/5 stars if it was an option.

The ladies in the office are incredibly helpful and always willing to assist. The water view is absolutely amazing, and I really appreciate how respectful everyone is of each other's belongings. Deliveries left outside doors have been safe, and even the paid parking spaces are respected. I also noticed that they recently updated the kids' playground by adding a cover to help block the sun. That definitely won me over because my family and I use the playground a lot! Overall, I've had a wonderful experience living here and would definitely recommend it. While my wife and I were actively playing, a man walked directly onto the court and told us we needed to leave because he had "classes" scheduled. There were no posted reservations, no signage, and no prior notice of any official lessons taking place. The way it was handled felt very rude and entitled. If there are legitimately scheduled lessons or instructors using the courts, that needs to be clearly communicated and managed by the property, not enforced by someone interrupting residents mid-game. If this person is running private lessons without authorization, that's also something management should be aware of, as it affects residents' ability to use shared amenities. Overall, this made the experience frustrating and took away from what should be a relaxed, shared space.
