A lot of…read morethe positive reviews on here seem to be from the owners that Wayland provides a "great" customer service to. Almost all of the negative reviews are from renters. Be aware, Renters! Unethical, poor communication, lack of professionalism to do their job efficiently and one sided customer service. Renters to these 3 individuals are nothing more. They dont realize that renters are the ones that keep their business operational with cash flow. During our last few months before the lease expired we received a rent increase notice to roughly a $1,000 more than what we were paying. After a quick search in our area it was obvious that a number of houses for rent dictated a much lower market rent than what we were currently paying. We were basically pushed out so that the house could sit on the market for a future resident willing to pay the outrageous increase amount. Which was fine, Marina (The Dunes) isnt that great of a place anyways, so we gave 2 months notice and planned our move with plenty of time to spare for getting the house professionally cleaned including carpets and misc items. They asked if we could leave the garage shelving I had built and we agreed to. It gave them value, plus they used the threat that if I wanted to remove them that it would be a charge to repair unfinished garage walls, kind of a joke to me, so I said that's fine. Things seemed to be going ok, until we got a notice from Melissa basically asking for us to leave the house on 3 targeted days of the week so that they could ensure that during their tours that no one else was in there, to give the future residents time to see themselves living there. We had a dog and lived there full time, so I responded with something like that's not realistic for us, sorry. To which we were told they would just have to serve a 24 hour entry notice and make it work for them. Eventually we got past this issue but it was our first indication that things wouldn't be as smooth as we hoped. Skipping forward to our actual move out. Prior to posting this, I tried to contact Angie and Ashley for them to reconsider the charges but unfortunately they doubled down on justifying roughly a $1,000 invoice to do "light touch up paint" on one wall (2 marks) in the closet. So. Ive resorted to this. Below I will be including a paragraph from my email to them to share some insight of the context, to which Im sure Ashley will respond to this review with some kind of false facts to give herself the ego boost she needs. To Ashely and Angie; "I even went as far as taking pictures of the backyard for her (Angie) and taking measurements of the garage for one of the possible future residents. I managed to have the house professionally cleaned before our move out date and gave you early 2 week full access. You took all the way through the maximum time allowed to return our deposit despite how little there was to do, despite how much extra time you had. You hired a handyman to work beyond their limits because it made your job easier. You neglected to inform us that we accidentally left property (a large expensive mirror on the wall) behind and instead decided to keep it as permanent fixture for the house. How unethical is this? What was it that we did that made you decide to treat us this way? Absolutely nothing, that's just the character of who you two are." They will not give us the property back, I received a response from Angie that said the Owner of the house has made their final decision on the matter and the item will not be given back. My message to future renters, do not believe that you are valued. See through the fake smiles and empty words, they'll mean nothing eventually. We lived there for almost 2 years and paid rent on time, kept the house in nearly perfect condition, dealt with issues on our own. What else could you ask for from a renter? Good luck if you decide to rent with this group.

Ashley & Angie were very fair and easy to work with as a renter in one of their client's properties. This was not the case with certain "other" local property managers in Carmel. When it came time for us to seek assistance from a property manager for our own investment properties in Carmel, I knew right away who I wanted to choose for the job. We own 2 homes in Carmel Woods as well as residential & business rentals in downtown Carmel-by-the-Sea. As 3rd generation Carmel born & raised, we believe that being neighborly as well as being professional is important. Our properties were a lot of work to do by ourselves for so many years. We find that we can now travel and enjoy our time rather than dealing with all the rental details for those properties on our own. The amount of time that we now have to enjoy our lives is wonderful and well worth the cost of we pay for our new found freedom with Wayland Properties.

I would not recommend CPM based on my experience as a property owner. If I could, I would give them…read morezero stars. Throughout my time working with them, I felt that my concerns were not taken seriously and that tenant interests were prioritized over protecting my property. Despite a clear no-pet agreement, a dog was allowed on the property. I was informed that the tenants were advised by CPM to obtain a doctor's note identifying the dog as a "therapy" animal. Meanwhile, neighbors reported ongoing issues, including the dog behaving aggressively and attempting to get through the fence. At one point, I was told after an inspection that no dog was present. Later, when neighbors continued to report the dog being there, the explanation changed. I was told the dog belonged to the tenant's brother. Regardless, the dog remained on the property. The backyard sustained damage, and I was left responsible for repairs without additional pet fees being collected. There were also financial concerns. The rent increase never took place, I had to ask for it to be increased due to all of my expenses for the home going up. Additionally, despite the home being recently remodeled inside and out prior to tenancy, I continued to see charges for what I considered unnecessary repairs. I frequently had billing questions and accounting that didn't add up or make sense. Communication was another major issue. I was initially told by the business owner, Carrie, that neighbors would be provided with contact information in case of issues, but according to my neighbor, that never happened. I ultimately had to provide the neighbor with CPM's contact information myself so they could report the dog concerns directly. Working with the office staff was frustrating. It was often difficult to reach the assigned property management contact Susan Correa, and most of the time she did not have answers to my concerns. Eventually, I began emailing Carrie directly because I was unable to get clear answers. When I informed her that I intended to terminate services, I did not receive a response. Overall, I felt unsupported as a homeowner and dissatisfied with the service and communication. They do not care about your property, you have to advocate on your own! Based on my experience, I would highly suggest you to not pay this company for the WORST service!

Absolutely unacceptable experience…read more Pacific Grove Rentals canceled my confirmed reservation twice, both times claiming a "pricing error." Not once, but twice. At that point, it stops feeling like a mistake and starts feeling like a complete disregard for customers and their travel plans. I had already invested time planning my trip and relied on the reservation being honored. Instead, I was left scrambling to find alternative accommodations while rates elsewhere had increased. A confirmation should mean something. Apparently, with Pacific Grove Rentals, it doesn't. What is most concerning is the lack of accountability. Rather than standing behind a confirmed booking and making the situation right, the reservation was simply canceled, leaving me to deal with the consequences. That is not how a reputable vacation rental company operates. The entire experience felt unprofessional, unreliable, and incredibly frustrating. If you value your vacation plans and don't want to risk having your reservation canceled after you've already made arrangements, I would strongly recommend booking with a different company. A company's true character is revealed when something goes wrong. Based on my experience, Pacific Grove Rentals failed that test completely.

When you give them your deposi, do not assume you are getting it back. We lived in this house (510…read moreCarmel Av in Pacific Grove) for $4,500 per month for over two years and they kept a large chunk of our deposit, despite the place being cluttered with lots of dirty items from previous renters. Every morning, you could hear the neighbor coughing at 5am, so we slept poorly. None of tvs worked, but then they blamed us for it--not a 20th century smart tv. If you don't want to lose your deposit and do want to get good sleep, do not stay here. I am writing to formally dispute the $1,430 deduction from my security deposit for cleaning services, including carpets and windows. Under California Civil Code §1950.5, landlords may only deduct for cleaning necessary to return the unit to the condition it was in at move-in, excluding normal wear and tear. After two years of tenancy, standard carpet wear and light dust are to be expected. Unless there was damage or extreme filth -- which I contest -- these cleaning charges appear excessive and unjustified.
