I want to give a shout out to Marshall, the property manager I work with, because of his diligence, intelligence, and fine manners. He was so easy to work with and he made dealing with all the issues I was having less difficult and stressful because of his swift response and helpfulness. I am so grateful for him. I called because of a posting on Zillow that had this property management company as the listing agency. When I got through to someone they were polite to begin with and when I mentioned the property's address they said "it's already rented." I relayed that Zillow reflected it was still available in an attempt to help them. Their response was "Zillow is not reliable" and that I should use their website, which I was already on. I informed them that their own website reflected that this property was still available for rent. At this point I was abruptly interrupted and told that they had another important call and wanted to put me hold. Disparaging another website for being unreliable while your own website reflects the same information is ridiculous to say the least. I would recommend this company get their act together.

If anyone is looking to purchase 400 Sonoma Ave. in seaside please be aware that this company did not even bother to get rid of the mice! This company disgusts me. Not once did I ever receive a call back or any communication from them in any way. They have zero cares for people. Also, the gas line in the kitchen and fan for the oven I believe are illegal and not up to code however they had zero problems renting it to the elderly. In response to the owners reply. The rent was $500 when you guys "took over the portfolio". You guys jacked the price up so high in such a short amount of time that it is absolutely in no way a reasonable price. If you deem it unrentable then no one should be paying $1,950 for it. That's absurd. I called a total of 5 times in the span of a month and left a voicemail every single time. I was never even once able to reach a live person. So check your messages and you will have all the record you need. You guys were 100% aware of the condition of the home. Not only did you demand tons of photos of the inside and outside of the home every 6ish Months but you also did several walk throughs inside and outside. Each time you guys deemed it rentable. That is not looking out for senior citizens that is abusing their inability to fend for themselves. Your company should be ashamed of themselves as well as the owner of this property.

I went down to resolve this, and they tried to say they'll keep the extra $100 because of some "plumbing" late fee bill from 2024. But plumbing issues are on them, and I said so. They then said "Well, sometimes you have to pay some if the plumbing issue is your fault." Like, if my kid put a rubber ducky down the toilet or something. But all the plumbing issues were there when we first started renting, and they had to come in from time to time to fix them. They were grabbing at straws. Then, they had a new excuse, which was that at some unknown point in the past we had paid our rent late. However, we have NEVR paid our rent late...not once. Then they threatened to call the police on me. Mind you, I hadn't raised my voice, hadn't called anybody a name, hadn't threatened anybody, nor anywhere near implied anything of the sort. They were simply being Karen's, acting like me asking follow up questions about why they wanna steal my money was somehow threatening. It was literally insane. I will be reporting them to the California Dept of Justice's reporting portal online. If they don't resolve this issue properly we will be suing them, including for damages. Additionally, it seems it might be necessary to reach out to as many of their other tenants as possible, collect stories of abuse and illegal practices, failure to maintain properties as required by law, any violations of tenants rights, and then see about a public pressure campaign, as well as possibly a class action lawsuit. Enough of this company violating the law and behaving immorally. If you're a past or current tenant of Creative Property Management, please feel free to reach out to me to discuss this issue...especially if you have information about illegal practices they've engaged in, or if they've stolen your rent or deposit. I have a history of working for tenants rights, have a lot of connections and information, and crucially, easy access to quality lawyers. This company will obey the law and take care of their tenants, or they will face legal accountability and a public pressure campaign.

A lot of…read morethe positive reviews on here seem to be from the owners that Wayland provides a "great" customer service to. Almost all of the negative reviews are from renters. Be aware, Renters! Unethical, poor communication, lack of professionalism to do their job efficiently and one sided customer service. Renters to these 3 individuals are nothing more. They dont realize that renters are the ones that keep their business operational with cash flow. During our last few months before the lease expired we received a rent increase notice to roughly a $1,000 more than what we were paying. After a quick search in our area it was obvious that a number of houses for rent dictated a much lower market rent than what we were currently paying. We were basically pushed out so that the house could sit on the market for a future resident willing to pay the outrageous increase amount. Which was fine, Marina (The Dunes) isnt that great of a place anyways, so we gave 2 months notice and planned our move with plenty of time to spare for getting the house professionally cleaned including carpets and misc items. They asked if we could leave the garage shelving I had built and we agreed to. It gave them value, plus they used the threat that if I wanted to remove them that it would be a charge to repair unfinished garage walls, kind of a joke to me, so I said that's fine. Things seemed to be going ok, until we got a notice from Melissa basically asking for us to leave the house on 3 targeted days of the week so that they could ensure that during their tours that no one else was in there, to give the future residents time to see themselves living there. We had a dog and lived there full time, so I responded with something like that's not realistic for us, sorry. To which we were told they would just have to serve a 24 hour entry notice and make it work for them. Eventually we got past this issue but it was our first indication that things wouldn't be as smooth as we hoped. Skipping forward to our actual move out. Prior to posting this, I tried to contact Angie and Ashley for them to reconsider the charges but unfortunately they doubled down on justifying roughly a $1,000 invoice to do "light touch up paint" on one wall (2 marks) in the closet. So. Ive resorted to this. Below I will be including a paragraph from my email to them to share some insight of the context, to which Im sure Ashley will respond to this review with some kind of false facts to give herself the ego boost she needs. To Ashely and Angie; "I even went as far as taking pictures of the backyard for her (Angie) and taking measurements of the garage for one of the possible future residents. I managed to have the house professionally cleaned before our move out date and gave you early 2 week full access. You took all the way through the maximum time allowed to return our deposit despite how little there was to do, despite how much extra time you had. You hired a handyman to work beyond their limits because it made your job easier. You neglected to inform us that we accidentally left property (a large expensive mirror on the wall) behind and instead decided to keep it as permanent fixture for the house. How unethical is this? What was it that we did that made you decide to treat us this way? Absolutely nothing, that's just the character of who you two are." They will not give us the property back, I received a response from Angie that said the Owner of the house has made their final decision on the matter and the item will not be given back. My message to future renters, do not believe that you are valued. See through the fake smiles and empty words, they'll mean nothing eventually. We lived there for almost 2 years and paid rent on time, kept the house in nearly perfect condition, dealt with issues on our own. What else could you ask for from a renter? Good luck if you decide to rent with this group.

Ashley & Angie were very fair and easy to work with as a renter in one of their client's properties. This was not the case with certain "other" local property managers in Carmel. When it came time for us to seek assistance from a property manager for our own investment properties in Carmel, I knew right away who I wanted to choose for the job. We own 2 homes in Carmel Woods as well as residential & business rentals in downtown Carmel-by-the-Sea. As 3rd generation Carmel born & raised, we believe that being neighborly as well as being professional is important. Our properties were a lot of work to do by ourselves for so many years. We find that we can now travel and enjoy our time rather than dealing with all the rental details for those properties on our own. The amount of time that we now have to enjoy our lives is wonderful and well worth the cost of we pay for our new found freedom with Wayland Properties.
