I strongly advise anyone considering renting through VP Realty to look elsewhere. My experience with this management company has been completely unacceptable. We have been model tenants for eight years, always maintaining our home and fulfilling our financial obligations. Despite this, VP Realty recently issued an eviction notice over a minor $300 clerical misunderstanding--a credit that the homeowners themselves agreed to provide because they were also upset by the company's mismanagement of not handling the air conditioner repairs at our property. Using an eviction notice as a tool for a trivial accounting error, especially against elderly tenants who were never late paying rent is an aggressive, bad-faith tactic. Perhaps most concerning is their complete lack of professional competence regarding property maintenance. We have been living without air conditioning for two months, enduring 100-degree temperatures. Thankfully a HVAC company loaned us portable units out of the kindness of their hearts because they agreed VP did not handle the situation appropriately. It is appalling that they prioritize harassing tenants over minor administrative disputes while ignoring their basic legal obligation to provide a habitable living environment. They consistently fail to respond to communication requests and have shown a total disregard for the health and stability of their residents. Stay away!!! read more

Very disappointing experience with VP Realty from the very beginning of our lease 2 years ago. Every interaction left us frustrated and concerned about our rights. The house was extremely dirty when we moved in, and despite bringing it to their attention multiple times, nothing was done. We then received cleaning charges even though we left the house in much better condition than we found it. We were charged at move-out for issues that were already documented on our move-in condition report, items that were the homeowner's responsibility, and even things that weren't broken. They simply refused to look at the move in condition report and actually asked us for a copy when we referenced it. When we questioned the charges, VP Realty changed their explanation and eventually stopped responding to us when they could no longer challenge our facts. Calls and messages went unanswered, private information was posted publicly, the public was instructed to contact us directly to schedule viewings, and while they did return some of the deposit, as of today I have not received my portion. My advice: Do not rent from VP Realty. Find another property. But if you must, document everything, take pictures, keep every communication, and carefully review your move-out charges if you rent through VP Realty. read more

I went to see one of their homes and they said "while you are deciding go ahead and apply because we are going through applications at noon today. We will refund you if you don't take the home". I spent the $51 and applied ~ a day later I was accepted for another home and started requesting the money back. They blocked my number one by one from all of their numbers when I asked for the refund. I submitted a dispute with my card company, but I am sure they do this often and want to warn others about their scam. read more

RENTERS: READ THIS BEFORE DOING BUSINESS WITH VP REALTY SERVICES! I rented a home managed by VP Realty for two years. My lease ran through May 31, 2026. I gave proper written notice of non-renewal and paid my final month's rent in full. I never gave notice of an earlier move-out date, never surrendered my keys, and never had a move-out inspection. Despite that, VP Realty transferred possession of the home to a new tenant before my lease ended. I discovered this on May 15 when I went to the property and found people moving in. I texted VP Realty from the home, reminding them I had paid for and still had possession through May 31. Their response confirmed a new tenant was already occupying the property and would have to be notified before I could enter. I had told VP Realty I still intended to return to finish cleaning and touch-ups before my lease ended -- they cut off that opportunity by re-letting the home, then billed me for many of those same items anyway. In other words, VP Realty accepted my full rent through May 31 while letting another tenant take possession more than two weeks early. VP Realty then issued a "Final Account Statement" dated May 20 -- 11 days before my lease even ended -- assessing $5,050 in bundled charges with no invoices, receipts, photographs, or itemized breakdown. No one conducted a joint move-in or move-out inspection with me. My full $2,250 deposit was withheld, and the tenant portal still shows an additional $1,675 past-due balance. My Samsung stove, purchased from the prior tenant for $800 (bill of sale on file), was left in the home when VP Realty transferred possession. I was never able to recover it and was never compensated. I sent a formal written demand with full documentation by certified mail to VP Realty and the property owner. The deadline passed with no response of any kind. I have retained the lease, payment records, written notice, texts, emails, photographs, the final statement, tenant-portal records, the stove bill of sale, and certified-mail receipts supporting every claim above. My husband and I went used a realtor to rent a home that is managed by VP realty, and I wish we would have listened to the realtor when she advised us about how difficult it is to get in contact with anyone from the company! It is IMPOSSIBLE to get anyone to assist you via phone! When we first moved into our property in March it took over 3 weeks for our realtor and us to get in touch with someone from VP to find out which mailbox cluster was ours! This then resulted in issues and delays with getting the water switched, which then resulted in fees on our account. The only thing keeping the company from receiving one star is the portal for maintenance request. That is the only thing that is handled promptly. If you do rent a property from this company you can forget about speaking with anyone after you move in, as I said Before it is IMPOSSIBLE! Everything about this place screams Be careful . The people who does the application are nice. But once you get in the nickel and dime you. To pay your rent in the portal they charge $25. Every time you have to do a service call, they charge you $75 BUT you have to do all the work. They send you a list of the approved vendor call them and schedule a call. Than you have to wait 3 to 5 days to get it approved. Thanks to a leaking hot water heater that took over 5 days to get it replaced. Now I have black mold. I wanted to hire them to look after my tenant. The lady kept on explaining about owner portal within 1 min of introduction - any sane property manager would start explaining services first. I felt like the person who was talking to me was an out of country hire - They have no clue how USA customer works it was apparent from that call. Seeing other reviews I now understand why their reviews are so messed up! I could not offer my business based on that call. About 6 weeks from our move out, they began pressuring and harassing us to show their property to prospective clients. They, without our consent, put our phone numbers on realty sites as the contacts for showings. They called, texted, and emailed us constantly literally demanding we make the house available for showing every single day of the week. While we are still living, working, and packing to move from their slummy house. And we told them repeatedly 1 we don't work for VP Realty and is not in the lease that we are required to show the house to clients. 2 our son has an aggressive seizure condition, causing him to have variations of seizure activity daily. They did not care about my son's rights under the Americans with Disabilities Act and texas state laws for disabled tenant rights. Heck, they harassed us via email/text 3 times on the 4th of July with their demands. The house we moved into was filthy, knee high grass, visible damage, things were broken, and more. We took hundreds of pics when we moved in, filled out their maintenance checklist, turned it in, and they charged me $3,000 of my deposit!!! These are horrible business people. If I could rate ZERO Stars, I would. Pictures below show toilets after they said it was clean for us to move in. You also see communication regarding a repair from 2022, that finally happened in 2023. Worst property management company ever. Lies about repair requests timelines, tries to raise yearly rent more than what's stated in lease terms, and wants you to show property to new tenants upon notice of 60 day move out. Mital was the worst to deal with. Threatened to hold our security deposit when I told her I would not sit around and arrange my schedule to open door to potential renters. Mital doesn't work on weekends and leaves at 2pm, but wanted us to open the home on our workdays and weekends. We always had to text because they never answered the phone. When we gave move out notice, she harassed us everyday about showings. Would call and text at 6 am in the morning. Then, constantly ask what the potential renters said or whether or not we heard from them. I had to tell her several times, we are not realtors! This is not our home. We will not do a job that the property owner is paying you to do. VP has 10-15 phone numbers they text from, but that's not the number that is attached to the full mailbox. The reviews stating how wonderful they are.. are difficult to believe. On their website, they list the lockbox codes for vacant homes for all to see. Anyone could squat in your home or take whatever hardware they'd like because they don't care enough to be present for showings. I wish I could give 0 stars. I am SICK about how terrible of a company this is. I want to preface by saying my husband and I have great and credible rental history. We take amazing care of our rental properties and take pride in where we live. From the START of our lease we have had nothing but issues getting ahold of any and everyone. We didn't have electricity in the front half of our house for almost 2 months because the wiring on the house was wrong. NO one bothered to help us at all. Our names and phone numbers have been posted on all their rental platforms and we have strangers who now know where we live! They have done NOTHING by the book. ***Owners and Renters run away from this company*** If I can give -10 stars I would. They steal from the owner of the property and they treat tenants like trash. They do not follow laws and will illegally issue notice to vacate to tenants, they will try to evict in other illegal ways including scaring the tenant into moving, or illegally drag them to court just to no show on the court date. They will tell you not to show up in court so you get automatically evicted. They live in India and think our laws do not apply to them. They ignore the city when contacted, leave tenants without plumbing, heat, air conditioning, leave them with mold in the home, appliances don't work, and if you need repairs good luck. Most contractors refuse to work with them because they lowball everyone and treat them like trash too! When you leave a review to warn others on BBB they always demand the review to be removed claiming something was resolved. Go look and see how they respond. It's sad you have to make complaint on BBB to get their attention. They lose keys to the property, they don't do proper maintenance including state ordered pest control, and will let the outside look abandoned. They will have 20 different people contact the tenant at all hours of the day even before federally regulated business hours. They will call/hang up and harass you until you answer. The structure of the business and customer service of this business horrible! Avoid them at all cost. They only care about themselves and will scam you any way possible. Where to begin. This company pushed us to move in 4 weeks early. After agreeing to two weeks earlier than what originally talked about, we move in to a broken AC, plumbing issues, and an overgrown yard after letting them know 10 days prior to move in what needed to be fixed and taken care of if they wanted us to move in early. After taking $8k from us, they said the AC worked fine while the HVAC tech said we need a whole new unit. We could not get ahold of ONE person for this emergency, leaving a 7 month old and 3 year old in an 85° house. We were forced out of the house to a hotel for unsafe conditions with still NO resolution. It has now been 3 weeks of dealing with an unstable AC unit and jumping to hotel rooms. Today alone we tried to get into contact with the property management AND the HVAC technician with no response after being promised someone would be out today. They sent out a lawn guy 3 different times with no service to our overgrown lawn and weeds. Then the next guy comes and says he was only instructed to mow? Then one guys comes out and quotes us 12k for synthetic grass? What are these people doing? These people don't care about you. They negatively effect you by making your living and daily environment unlivable.. Do not lease from VP Realty Services! They leased us a property on Bald Eagle in McKinney, TX. After we signed the lease and gave them over $8,000 in deposits and rent the property was listed on Collin County's website for active foreclosure with a lien sale date at auction. They took our money knowing full well the lease would be nullified after auction. They were also supposed to make several repairs (painting, cleaning, etc.) before we moved in, but that never happened. When utilities were turned on we discovered half of the lights in the house were on a bad breaker, there was only 1 working bathroom, and the A/C unit was completely broken. They did send a maintenance guy out who refused to perform any work on the property because VP Realty did not pay him for the last 4 jobs. After several heated phone calls and blasting them on social media, I showed up to their office and demand to be released from the lease and refunded all money exchanged where they agreed to refund my money. However, I'm still out $50 in landscaping costs, $1500 in additional moving expenses, plus a slew of other expenses. Save yourself the headache and do not do business with these criminals! I CRIED the day we moved in due to the condition of the house. They said the tenants wouldn't let us come see the home before we rented. The house was an absolute mess. During our stay, it was constant battles trying to get things done. The house has foundation and mold issues they are ignoring, yet they sent a company to replace the roof without notifying us they were coming. Now that we are moving out, they are charging us $500 for not maintaining the yard yet we have a service every two weeks and the sprinklers are on an app that THEY set up! They are not prorating our rent and trying to say that we will pay the November charges in December, after we have moved out. Renters BEWARE! Applied for a property that clearly stated a 12 month lease was an option. Once we were approved things quickly went south. For starters, they bypassed communication with our realtor and directly sent us the lease agreement, which I thought was strange. Someone then texted to see if we were interested in a two year lease, which we declined. When we looked over the lease agreement it had us down for two years, so we reached out to have the terms updated to one year. Then another person contacted us to say the shortest term available was 21 months. Again, this was never stated in the listing as a requirement. Had we been aware that a long term lease was actually required we never would have applied. Seems to me like false advertising. And considering potential renters are being charged a non-refundable application fee it seems like a bait and switch scheme to steal additional money as well. At this point, even if they agreed to a 12 month lease I still wouldn't move forward because they've already shown themselves to be unprofessional and untrustworthy especially after reading other people's experiences with this management company. read more

Worst company ever. Rented a property for 2 years (which was the term of the lease). At the end of the lease, the company decides to charge an increase in rent for the entire second year we leased the property and they told us that the money was a year past due. Never mind there is a clause in the lease that states the rent would not increase for the term of the lease (which was two years). They are incapable of understanding their own lease. The most inept group of people - none of whom knows what is going on. Hired an attorney to handle the erroneous charges VP Realty is trying to assess against us. Left at the end of the lease term and the company is currently sending us eviction notices for non- payment of rent ( WE NO LONGER LIVE AT THE PROPERTY). After telling them to stop sending the notices, the response was that it was an automatically generated email. Guess they do not realize they can control that. Future Renters Beware! My experience with VP Realty and the person in charge Viren Shah was the absolute worst ever! To start, I rented the home located at 1809 Houghton Dr in Mckinney, TX in July 2018. The very first day of moving in, was the start of the nightmare. Walls were dirty and the carpet was stained in the 2nd lower bedroom. The oven was filthy with food build up. All the toilets had white powdery residue on the seats and inside. The previous tenant left a desk and bookcase in the office. Why didn't these guys remove them? I had to call to have them removed and upon removal, holes were left in the walls from the bookcase. WE ASSUMED THAT THE HOME WOULD BE MOVE-IN READY FOR US! WE HAD TO SHAMPOO THE CARPET, CLEAN THE BATHROOMS AND OVEN OURSELVES!!! The walls had black scuff marks throughout the home so it was obvious that they don't prep the home for new tenants yet they ask for a security deposit that's equal the monthly rent. A couple days later, I received an HOA notice for weeds throughout the yard and the landlord expected me to fix the problem. Here's the thing, I just moved in 2 days prior, this isn't my home, I'm paying $2600 a month and I'm fully responsible for someone else's neglect...WTF! Oh, and it gets better! Come to find out, the home was infested with ants...again, the landlord wants to make me responsible for their neglect and because of their neglect, I had to throw away a $200 Keurig Expresso machine because evidentially, ants love expresso! Also, the home is located right behind a commercial strip which includes a 24hr gas station. All night long, we would hear loud cars, loud music and loud delivery trucks. I began suffering from acute insomnia and my health and my wife's health declined quite a bit! After 12 months of dealing with their b.s. and lack of sleep, I've had enough. I put in my 60-day notice which would set our move out date on November 21, 2019. I assumed they would prorate since my move out date was set in the middle of the month, but they said I would owe for the entire month of November. Fine...so I paid for the entire month. About 3 days before the 21st, I received a notice that new tenants are moving in, and the home needs be cleaned and evacuated. What? Hell no! If I'm being forced to pay up to the last day of November then that's when we are moving out! These people have some nerve trying to double collect rent without prepping the home for the next tenant. Again, they had no plans on painting or fixing anything! A moving truck from the new tenants pulled in front of the house at 6pm, November 30th. Wow! Again, no inspection, no plan on repainting or prepping the home for the new tenants. We were still moving out and cleaning the home. By the time we were done, the home was in better condition than when we moved in. The reason for this was because I wanted my full security deposit back. Now it's 8 weeks after moving out, I haven't received my security deposit back and we're in the process of filing a lawsuit against them.
