DO NOT BOOK THROUGH VRBO. I REPEAT, DO NOT BOOK THROUGH VRBO. The host misrepresented the property. The entire building reeked of smoke, and there were drug users and homeless people IN the hallways of my rented apartment. The host was largely unresponsive, and was of no help. Neither was Vrbo customer support. In fact, it is the WORST I have ever seen in my life. They put you on hold for what seems to be FOREVER, keep transferring you to other departments, the line will often drop, and they do not have a good record keeping system, so you have explain yourself OVER AND OVER AGAIN. They do not appear to be based in the US/Canada and all sound robotic as if they are reading from a script. They stated that a refund was at the discretion of the host, and they couldn't do ANYTHING to make things right. Essentially no protection for the guest WHATSOEVER. Anyone can simply make a listing, post devious pictures and misrepresent the fact, and we're basically at their mercy. You can send pictures, videos and testimony to no avail. I've now lost over $600 to this misadventure. NEVER AGAIN. If you must, please, ONLY use Airbnb.

Lakeside Wooded Retreat. Wadleigh Point Road, Kingston, NH Was here with my sisters for our summer getaway. It was great. We were in a one-room ground floor suite that was about 15 hillside steps above the lake (Great Pond AKA Kingston Lake), although not huge, it fit us nicely with a queen sized bed, pull out queen couch & a comfy twin sized rollaway bed. Nancy, one of the homeowners (they live in the upper two floors of this beautiful lakeside home), was accessible by cell phone if there was an issue (she texted us good info about places to dine/snack/hike/etc.) & she had left us a welcome note along with a bottle of wine & her husband took us for a wonderful electric boat "cruise" at sunset. Nice touch. Full kitchen & bathroom, dining area, under-cover patio with chairs & table (great place for reading, along with the bench on the dock) a dock on which we lay to gaze at the stars late one night, direct access to the lake on which we kayaked a few times, firepit, Adirondack chairs on the edge of the lake, water toys & canoe on which to float to & around the nearby island. It all made for a really good sisters' getaway.

The absolute worst customer service ever for an owner trying to list a property. Airbnb was seamless and my listing was up and ready in 24 hours. I emailed VRBO 3 times to get the listing done. No response. I then wait an hour to talk to someone. I get disconnected. I call back wait another hour and disconnected again. I have emailed them multiple times for a call back and nothing. My address is reading in a completely different country of where my property is located. You can't trouble shoot it as it says you have to call them to sort it out. Not to mention the currency conversion and other features are not clear and their software appears to be ancient. After reading the reviews from renters I am seriously considering not listing my property with them. Get it together VRBO! read more

I paid 600 dollars a night for a beach front cottage at tybee Beach. I can't walk without aid so I was looking forward to spending a week looking at the ocean. Instead spent a week looking at a 25 foot tall sandune that blocked off the beach. I tried to complain to vrbo customer service and get some of my fees back, no luck and they believe they have no responsibility for their false misleading BEACH FRONT advertising. I have rented several places through vrbo. Unfortunately, I don't think I will be able to again. After checking out of a lovely house on Amelia Island, the host charged me an additional $100 and wrote a bad review because she said we left feces covered sheets and towels. This was not true. I contacted the host. She investigated and found that the cleaning crew mixed up the dates and the problem was with the people who rented after us. She contacted vrbo and explained the mistake. They refunded the $100 but they have not removed the bad review about me. They also have not removed the good review about the party who did the damage. Who will now rent to me with a review that says I left feces all over? I have tried to have the bad review removed but they say only the host can initiate that. The host has tried without success. Be careful when renting through vrbo. Their customer service leaves a lot to be desired and it seems they don't care about helping to correct problems. read more

My wife and I are retired and enjoy traveling. We prefer renting a home versus a hotel room and have used VRBO for several trips. Our last trip to Napa, CA resulted in me taking the time to give the company a very poor review. First, we received a call the day before we were to check into the property letting us know that it was no longer available. We were given a choice of taking another property that was 30 minutes further from our destination or receiving a refund. Second, I found a $400 "service fee" on my statement that I may have overlooked. after several left messages I finally talked to someone in customer service who couldn't tell me what the $400 was for. Moreover, after a few emails, my question has not been answered. I understand the cleaning fee but when the company is so hard to communicate with and refuses to give an honest answer my advice to anyone who likes to rent homes when they travel is to stay away from VRBO! read more

No consumers protection , zero quality control of product , customer service should have a different name . Our rental for X was 2021 in Lanzarote,Spain was unsanitary ,mold and smell. Had to move to a hotel with our child . Contacted Vrbo , owner and local rep . Vrbo refused to refund . DO NOT RENT THROUGH VRBO they are the worst company as far as customer service goes. i rented a beach house through them. The agency that represented the beach house was call, "Cal vacation homes". The worst agency to deal with. 1-charged us $499 for cleaning agency! the house had dust bunnies everywhere. 2- charged $200 for the hot tub water to be changed and cleaned! Had sand, scum in the bottom of hot tub and oily water. 3-they did not informed us about the neighbor's construction during our vacation. 4- had no dining table ready for party of five inside the house. We were forced to use the coffee table. 5- they showed a small almost private beautiful beach in the picture and said it was easily accessible, but it was not! We rented this place for its hot tub, beach access, quite atmosphere and trusting them for during the Covid to be properly cleaned! ALL LIES AND WAS THE WORST EXPERIENCE ,AND VRBO COMPANY DID NOT PUBLISH MY REVIEW BECAUSE I MENTIONED I HAD TO PAY $200 DOLLARS FOR TUB. DID NOT GIVE ME A CHANCE TO LET OTHERS BE AWARE OF THIS PLACE. I would give Vrbo 0 stars if I could. They booked and took my money for a place that is not being rented on Vrbo anymore. I talked to the host and she said that she has been renting to traveling nurses for the last year and it shouldn't have even been listed on Vrbo. I had to make a last minute reservation at a hotel because I didn't find out until I was on the road to my destination. I have called Vrbo multiple times to be refunded and they will put me on hold and then I will get disconnected. This morning I was on hold for 45 minutes and then they hung up and haven't called me back. Secondly, I had tried to book another spot and the system crashed saying "internal error" and that the dates were no longer available. Meanwhile apparently the reservation and payment had gone through which I didn't learn about until the next day. Then the host changed my check in date to a day later and a day longer just a day before my arrival date. Obviously, this didn't work for me. (Who can just change their vacation dates like that???). I was told I needed to cancel so I canceled and then since I canceled "too late" they haven't refunded me fully! I am still missing $100 from this booking. I CANNOT believe how hard it has been to get refunded for both of these issues. They have not even apologized despite booking me and charging me for a spot that was not even available. Currently they owe me almost $700. At this point I feel like they have just stolen from me. It has been a nightmare. I will not be using this site again. Stay away! Requested a rental for Memorial Day Weekend. Communicated with the host (per his request) the demographics of the group and was confirmed within the host's 24 hour cancellation period. Nearly a day and a half after the request was made, I received a cancellation notice from the host. I contacted VRBO who told me they apologized for the inconvenience and that I would receive my refund (~$2300) in up to 7 business days. No effort to make it right and completely unabashed about having thousands of dollars of my money. There is a reason the short-term rental sites are dying off. read more

Vrbo promptly takes your money at time of booking but makes it hard if not impossible to get your refund when you cancel. Do not fall for their easy cancellation policy. It is nothing but a gimmick. Took 2 weeks and over a dozen phone calls and being kept on hold for hours for me to get my money back from VRBO. STAY AWAY from VRBO. read more

Currently having a significant problem with VRBO as we had always had good experiences until we checked into a property owned by Ritchie WALTSAK in Glenwood Springs, Colorado. We entered the "home" which was actually a converted garage and immediately smelled musty damp smells like a place that had a water problem. We informed VRBO and the host and then left this property within about an hours time. We requested a full refund as this was simply untenable and bad for our health. The smell was a constant one that indicated there was a problem with the property. The solution was the owners adult son Garret brought in a dehumidifier which we said would t correct something of this caliber. We had to find a place with no time to do so and this week is our vacation. We have called no less than three different reps for VRBO with each one apologizing but still no results. They say they will contact the owner but they do not get results. they say it's up to the owner to issue a full refund. What about the corporation governing this transaction? Where are the leaders of Expedia corporate???? VRBO is owned by Expedia. Next stop the C suite of Expedia and then the Board of Directors. This is frankly appealing customer service. We expect VRBO to ensure that good customers are treated fairly and equitably. Patty Whitnah We will never rest until this is resolved! Reserved a Cindo in Maui through Vrbo. Unfortunately we had to cancel our trip ( Truly sorry for What Maui is going through). VRBO announced that they will refund the svc fee IF you had to cancel your Maui Trip. I contacted the Host of the Condo to cancel, But I asked the Host to only send me a partial Refund and Donate the Balance to the people of Maui who could use it. Well I contacted VRBO for there svc fee refund, they Told me NO, they said in order for me to get the refund, I would have to also get the whole refund from the Host. Since I only got a partial refund and the rest was Donated, I did not qualify for the Refund. Are you kidding me??? They Host didn't Keep any of the money, it was refunded and some was donated, but they didn't keep any of it. I feel like Vrbo is penalizing me for being nice and Trying to help the people In Maui. Bad look from VRBO. Now I see why the low rating and seeing why people are saying to Stay away. So I'm also saying, stay away from VRBO!!!!! read more

Worst customer service I have ever experienced. I called 9 times and was hung up on by 7 different reps after being on hold for 2 hours and 55 minutes during one call and 2 hours and 17 minutes on another, meanwhile I was 3,000 miles away from home. Vrbo left me and my family stranded for an entire weekend without accommodations for my entire stay or a refund in a city across the country from my home. They had me pay premium same-day pricing at a hotel even though I booked my stay with them 4 months in advance. When I asked to be transferred to a manager, a manager names Marcuz got on the phone and yelled at me. He said, "don't play with this one ma'am," as if my family and I being stranded would be something I'd be joking about and just completely belittled me. I am appalled by their lack of empathy and disregard for my and my family's lives and safety. This is by far the worst customer support experience I have ever had to deal with; never have I been hung up on by multiple representatives of a company; never have I been left without a reasonable resolution when I am 3,000+ miles away from home; never have I been left stranded across the country without a place to sleep; never have I been yelled at and threatened by a Customer Support Manager; never have I had such an abominable experience that I am forced to warn others of such possible atrocities. Stay away from Vrbo or you may very well have your vacation turned into a nightmare like mine was!!! read more

We booked a trip to Blue Ridge and VRBO processed a security deposit of $1500 on our credit card. I have called numerous times to get our security deposit returned and they tell me different stories each time I call. We checked out on July 21. There was no damage and the owner of the property gave us a glowing review. Today is August 10th and they still haven't refund the money. I would recommend not booking with VRBO. Bad customer service and they are holding our money for no reason. Very frustrated!!!!!!!! read more

We rented a house at Bear Lake, Utah. Imagine our surprise when we found another family occupying the property! The hostess offered us a refund, but we had to scramble to find another house for 18 people on the busiest week of the year. I will never use Vrbo again. read more

Vrbo doesn't even deserve 1 star. My friends and I rented a house in New Jersey on August 8th, 2020. The house failed to meet the CDC health and safety guidelines. We felt that we were putting our children and older relatives at risk. So we left the next day. Vrbo posted the following CDC guidelines on cleanliness. "Vacasa premium cleaning premium cleaning trained housekeepers carry out consistent cleaning measures that meet or exceed all CDC guidelines" The house we rented was filthy! As we arrived there was garbage piled high outside. mop, broom, pail, and other cleaning supplies in the corner of the dining area as we entered the house. Thick dust on the airconditioning vents, dust on the dining chairs. Stained mattress cover, the bathroom was leaking water on our heads into the dining room below. We could not stay in this disgusting rental. Vrbo does not stand by their customers. We asked for a refund and have been denied!! It was a horrendous experience. stay away from Vrbo! They lie about their health standards and refuse to take responsibility for their filthy homes!!! We spent thousands of dollars and are left to foot the bill. Vrbo ruined our vacation! read more

VRBO double booked us. We reserved a house 2 1/2 months before vacation. A group of 9 adults. After we rented house with deposit confirmation everyone put in for Quarterly leave and was all set to go 5 days before we where to leave we hadn't gotten a official address so called VRBO and they told us we they had double booked it and after being on phone for several hour (5+) all total still no results and no place to stay. We rented a condo in Hawaii and paid in full on our credit card. The host mysteriously stopped all communication 1 hour before check in. We were never sent check in info and could not access the property. VRBO had a 40 min hold time. They informed us it was up to the host to issue a refund regardless of the circumstances and the only thing they could do was send an email. This is a total scam! read more

I rented a unit for 31 days: Nowhere in the tiny amount of information I got was there ANYTHING about having to also set up parking, or that there was no free parking included. I got a notice that the day before my arrival I would get the information I needed regarding check-in: i.e. address and how to access lock box. The day before checking in, I got a text at 5:01 p.m. saying the unit was cleaned and ready for my stay. At noon the day of check-in, I got a text that had a link with check-in instructions for check-in any time after 3:00 p.m. On the day of check in, I got to the site at approximately 3:40 p.m. and pulled near the building to read over the information in detail about where to park and so forth. I was HORRIFIED to see that the information said to park on the street. As far as I could see in every direction there were parking meters lining the streets. The information said that the meters were "free after a certain time" and that the city will give "3 free nights A MONTH (all caps mine) for overnight parking. Any additional nights, you will need to pay for parking." I saw a parking lot next to the building, but it was a paid lot. I saw that it had monthly rates (although none were listed). I found a phone number for it and called the number at 3:55 p.m. No one answered, even though I CLEARLY called during business hours. There was no way to pay via card to stay in the lot, so I couldn't stay in the lot. I do not park in unauthorized places. I drove around and around the block and could not find any parking that didn't have a parking meter. At 3:59 p.m. I texted the tenant and asked where I was supposed to park. I waited for a couple of minutes and then called and spoke with the tenant at 4:02 p.m. We spoke for 4 minutes and 52 seconds. I said I could not find any parking that was not metered, and that I had called Interstate Parking and no one answered the phone. I didn't know what to do and was so frustrated and stressed out that I wanted to cry. He wasn't much help, just kept talking about the street parking, and I kept reiterating that it was all metered and I couldn't be feeding meters all day long for a whole month! As we hung up the phone, they texted "most of our guests have no issue finding free spots on the streets, that is the option I suggest.....street parking is the most common option, feel free to take any open spot...." and I will "need to call in for free overnight parking. It can be tricky to find parking after 8pm." And then told me about having to call for a permit and so forth. I said that I read that in the directions, but I was staying for a month, so what was I supposed to do? They replied that the "free street parking really should work. If you have any issues, I will be happy to try and help." If I have any issues.....I WAS having issues and they were doing nothing! Then, I noticed that there were cars parked right next to the building on both sides, leaving a center lane open for cars to drive through, and I called at 4:11 p.m. and asked the tenant about it. We spoke for 32 seconds and he said, "yes, that should work." I said, "really? I'm not going to get towed or anything?" He said, "no." (By the way, the only reason I asked about towing was because of the yellow lines on the drive...but then again, other cars were parking there too. NO WHERE did I see any signs that said, "no parking," or anything that would stop me from parking where I did. I NEVER park in unauthorized places knowingly.) As I was staying for a month, I had to make two trips to the car to bring my things inside. There is no way I would have been able to park STREETS away (if I could even FIND any parking) and walk to the building carrying my belongings and do that twice. December 15 and 16, my car was fine. On 12/18/21 I went outside to get in my car to go see some houses (as I am trying to purchase a home for my pregnant daughter and her husband) and my car had disappeared. I had no idea what had happened to it. I thought it had been stolen! I texted the tenants and the VRBO people and said my car disappeared and after a few minutes, the VRBO people texted back that my car had been towed! I never would have rented this place had I known about the parking situation. They leave you to fend for yourself...figuring it out all last minute...and you can't cancel then!!! read more

Vrbo Property ID: 7631482 in Santa Ana Be aware of this property. I was booking the last minute for my tenant for 2 week of repair stay. The booking was happened on the 15th midnight and cancelled by the 16th at 9:55 am because of my tenant decided to break the lease. The property manager just refused to refund me even half of $1,538 I paid. I understand that she has some cost to incur, but Vrbo couldn't help me regarding this cancellation issues. I had previous stay with VRBO, bad experience as well (the condition of the unit and noise owner upstairs). But the owner was a sweet family. I did not post any review which I should. Don't trust this company and any of their listings. read more

Galway, County Galway, Ireland VRBO Property ID 1006608 VRBO Reservation for July 5 - 11, 2022 We have rented other VRBO/ HomeAway (each of those rental companies owned by Expedia by the way) properties in the past, recently in Dublin. We have never experienced such poor Management. We will never rent through VRBO again. After calling the rental apartment's management ahead of time as instructed, upon our arrival we waited on the street for about an hour for anybody to greet us and let us in. We had been given a very unspecific address ("Dock Road") to which to report. Our phone calls to the management's numbers we were given went unanswered. Emails, texts were not returned or acknowledged. When we finally did make contact with the "Property Manager" we were rudely told, "Your phones are not working." In fact, we had recruited local residents while waiting on the street outside the apartment to call the management's numbers from their phones, but those calls were unanswered as well. Our phones were working perfectly for others calling us from Galway. We surmised from the lack of response from the property manager that she was not even in Galway to assist us with anything of concern. She sent a housekeeper to let us into the building and apartment an hour after our arrival. The housekeeper was maskless and when we tried to reach her the next day with other questions about the rental she told us she could not help us because she had Covid! We subsequently tested positive with Covid. One text back from the property manager said she didn't get back to us because she was having a "late lunch". Another stated she was "out of the office". She gave no response when we requested that she please come to the apartment to go over problems. Clearly she does not take her duties as manager of the property seriously. The general lack of interest in helping make our stay comfortable by attending to simple requests lasted our entire stay . * Crevices in the bathrooms, particularly the Jacuzzi were full of dirt, junk, old soap and mold. * Lots of old, dried bird-droppings, as well as used cigarette butts were all over the balcony * There is a Queen sized duvet on the master King size bed. * The info on the owner's sheet to reflect that the key box combination is was incorrect. * One of the toilet seats was loose and the lid was off its hinge. * Cleaning had been superficial at best. Floors and counters were spotless, as advertised, but the glassware was questionable. Several stored cooking pots had to be cleaned before using them. * An un-defrosted freezer * Disgustingly moldy skylight. Also, if you're looking for a restful apartment over looking Galway Bay this place is a roosting place for dozens of seagulls who screech and call 24 house a day and the the docks that the place looks out on are also active 24 hours a day with continual large ocean shipping tankers loading, unloading and turning around within few yards of this building. This was definitely not a unit that should be rented for this exorbitant price. And better overall management communication should be required. Clearly VRBO id a poorly run business which does not care about renters. DO NOT RENT THIS APARTMENT. FIND A BETTER RENTAL AGENT OTHER THAN VRBO. read more

Stay away from this website. Go to airbnb instead. Property owners list in both places, book from airbnb. I tried to book a vacation and their website said "property not available" when i clicked on "book now" for 2 properties. So I went ahead and booked a third property. But later I saw that all 3 properties have been booked and charged. vrbo admitted that their website had problems during that time but have not refunded me my money ($7K), it has been weeks. And now they say take it up with property owner, who are contending that the bookings were non-refundable. STAY AWAY FROM THIS WEBSITE, GO TO airbnb.com. VRBO uses the classic "bait and switch" scam. We recently rented a vacation home in Arnold, CA for 5 nights and were quoted $285/night from the VRBO site. Upon checkout we learned about the numerous additional hidden fees that made the real cost nearly $500/night. To add insult to injury the outside patio seating areas and barbeque grill were absolutely filthy to the point of being unusable. So much for a "luxury" vacation rental. I would give them 0 stars if possible however I say F**K VRBO. Will never use them again. read more

Booked a VRBO home MONTHS ago for a event near Ottawa. It was cancelled 3 days before the event. I lost deposits for restaurants, rental cars, entertainment etc. People booked time off work due to the drive to this specific location. I had to put together an event in THREE DAYS due to the short notice. What a horrible system. I posted under an ad I saw on Facebook about this situation and they told me to DM them. Of course it's been almost a week not and they haven't answered. VRBO just wants to look caring...anyways I would never advise using them again. We won't get our deposits back or the day everyone took off work. Disgusting. read more

STAY AWAY FROM VRBO! The host never confirmed my reservation and that's why I have not sent a payment. Yet and surprisingly Vrbo doesn't know that although they had emailed me after 24 hours to let me know my reservation was withdrawn. Despite all that they keep emailing me asking me for a payment that's not due because their host never responded to my reservation request. The host wasn't even courteous to respond to my reservation in a timely manner, I was left wondering whether or not I'm getting a confirmation as if I'm asking for a favor to stay in their place. This was my first time using Vrbo and will be my last. I'll stick to AirBnb, they offer way better customer service. read more

I hope you are not hosts! Guests are able to ignore all house rules put forth and treat your home like a doss house and VRBO will do nothing to support you.They are the worst buisness! Super bad experience! We rented a place through Vrbo for a weekend in Niagara during October, the host asked the payment in advance, more than $300, never answered us when was time to check in, we lost all the plans we had, and Vrbo doesn't wanna be responsible about it! After following all the requirements just yesterday, after 5 months, they finally decided will not return the money, for something we didn't use at all! Completely disappointed and unfair! For sure, I will not recommend this company at all! read more

We placed 4 of our brand renovated apts by the beach in Florida on VRBO to "test the waters" and after 3 months we have yet to receive one payment from vrbo for any of the rentals, which we received 5 stars each from them. We have called them during the day and in the evenings and all we get are Egyptians, Philippines, or India representatives that cant answer any questions except they all say that they have "escalated the problem" just to get rid of me. They refuse to delete my listings or pay me any of my money. We have filed a lawsuit against this company and are pursuing criminal charges for felony theft by deceptive practices. Stay as far away from this company as possible. They are foriegn based outside of US jurisdiction and you cant do ANYTHING to stop their conduct read more

Vrbo host canceled our trip 12 days before arrival. Vrbo isn't doing anything for us, and now we can't find a place to stay. We booked our trip months ago. I don't recommend anyone using their service again because there are 0 guarantees. read more

Property # 2067492 My family booked for a stay in La Jolla ,CA , there was listed 3 "house rules" one stating a camera outside the front door and if more than 3 visitors walked in that we would be charged 400 per person per day and vacated off the premises, sad because the whole reason why we were taking the trip was to visit my daughter and son in law, but ERIK the owner said even though they were not staying there if they enter the premise I would still be penalized. Ok so fair enough a little silly but we could figure something else out. then 10 days prior to our stay ERIK emailed me with 2 pages listing 14 house rules which state the camera was inside the front door and there was a noise monitor- which is absolutely BS. So, after I confronted ERIK about my concerns, he in an email he said my phone number was not working and to call him and talk like an "adult"! Ok so I called him, and he states let's just cancel the reservation and I will give you a full refund, but do it prior to 6 pm tonight, I cancelled our reservation while on the phone with him and still no refund 4 days later. I called VRBO and they stated on Monday ERIK is not allowed to have noise monitors or cameras inside the house and will reach out to owner for the refund, after 3 attempts no luck so she was going to email the owner Rich. Today Thursday still nothing so I called VRBO AGAIN, spoke with Melanie, which was very rude and unhelpful, she said he was not responsible for my refund and "next time I should investigate my rental properties" WHAT are you serious!!! So, I am out 2500 because ERIK said to cancel and would give refund well here, I am no refund and no rental! I will post this anywhere and everywhere until I am heard and refund has been received! VRBO is TERRIBLE if something goes wrong in the house you rent. DON'T USE VRBO. We booked a house in San Francisco last summer and arrived to a house with the owner and his family living in it. He was rude, yelling at us to move our car from the driveway. He didn't even introduce himself, just started yelling. The description did not say that he lived upstairs with children who make a lot of noise. And, the pictures did not match the house. When we called VRBO they told us to leave and they would put us up in a hotel. After we left they said they couldn't find a hotel but that if we found one we would get reimbursed. We were never reimbursed for the hotel or the house. We called dozens of times and it doesn't help. They just give us a case # and don't solve the problem. read more

After checking into our house at 38 North Forrest Beach on Hilton Head Island, managed by iTrip Vacations, who is affiliated with a local company called Low Country Rentals, who in turn lists properties for rent on VRBO, we began discovering a series of issues. The first was the living room television. We got a prompt call back about getting it to work, only later to find if it was turned off everything had to be reloaded which took more than 20 minutes. The only way to get it to come on was to unplug it and plug it back in. Days later, we found that the DVD player could not be connected to it either. Soon, guests began discovering several toilets were backed up and overflowing when used. The office had closed by then. Plungers were not helping with two of the four bedroom toilets. The sink backed up that night because the garbage disposal was broken. We found several electrical outlets that would not hold a plug. One even sparked. The pool appeared to be neglected, especially compared to the one next door where people were able to play in the water. We did not want to be complaining about everything so decided to concentrate on getting the plumbing issues fixed. We texted the next day when the office was open, leaving a message about our biggest concern - the toilets. We received a text back that plumbers rarely came out on Sunday, but they would be in touch Monday, if not. It was noted their inspection report had deemed the plumbing system operating correctly. In the meantime, one toilet upstairs overflowed to the point it flooded the bathroom and leaked a large amount of dirty toilet water through the ceiling into the kitchen. ( You could tell looking at the ceiling this problem had occurred before ). On Monday morning we got a text from the management company ( Low Country Rentals or iTrip Vacations ), saying that Low Tide Plumbing would be at the house between 11:00 and 1:00 PM, so some of us went back to meet them. We never heard from them so sent two texts over several hours back to the management company and did not hear anything back from them until that evening. Finally, we got a text saying Superior Plumbing would be there by 8:15 PM. We scrambled back and a courteous young man did his best to solve the problems using different machines. After indicating he had a lot more to do and had two toilets pulled out with no problems solved, we excused him for the night ( 11:00 PM ). The next day we were notified Low Tide Plumbing would be there just before noon, so once again, we left what we were doing and met with them. The information they were given from the previous plumber some how got mixed up so it's a good thing we were there to show them what had happened. They fixed the problems pretty quickly, mentioning the disposal was dead, and the management company sent out a cleaning person to freshen the bathrooms and kitchen, which we were grateful for. So three and one half days into our stay, that major headache finally was resolved. We did not bother to complain about anything else and we had a good time in the house. After our stay we asked the management company for an appropriate refund ( in our minds maybe 1/2 off ) for all of the inconveniences. We did not hear back for several days, so we talked with VRBO about it several times. They were sympathetic, but explained the owner and management company were the ones who charged us, and would be responsible for any refund. Itrip vacations said the same thing. VRBO did say they would review the case and might penalize them for neglect ( but who knows ). Since we could not get a response, VRBO left three messages to the management company to get them to communicate. Then, suddenly, Matt Williams responded to us by email saying he had been on vacation and did not like our tone. He defended their actions and declared they would not be held hostage to us waiting to write a review based what they decided to do. He was defensive about everything we brought up, putting it back on us. There were several things he did not know about that we just lived with, so that could have all been worked out in a phone conversation we never were able to have. It turns out we were never able to leave a review on VRBO because a brief one sentence message to the management company had been put on there early on and we were not allowed to put on our review ! We will now try to work with the BBB for a more favorable outcome and share this story with other potential renters using any of the above mentioned parties, including VRBO. read more

The property manager used his undisclosed security system to spy on us (more on this below). The property owner threatened to evict us because we arrived with our service animal in training. Discrimination against someone with a legitimate service animal is illegal. He then proceeded, without our consent, to charge our credit card ($125) for the service animal. Charging anything additional for a service animal is against the law. My husband is an optometrist and he trains Seeing Eye dogs for the blind. We had to file a credit card charge back to recoup the illegal charge. VIDEO SURVEILLANCE Any form of surveillance at a rental is illegal when it is used for anything other than security issues. Simply put, the property manager used his security system to spy on us without any notice, and without our consent. He contacted us during our stay to tell us that he saw our service dog on video, and that "pets" were not allowed. We were shocked that he was using video/audio to spy on us. This was not a matter of security at all; and all members of our party feel grossly violated. We are afraid of what footage of our children may be out there in the world now (which includes our teenage son and daughter, and younger children). We have a very poor opinion of the property manager's ethics and knowledge of rental laws. We feel this opinion is warranted given the circumstances. As you can tell we are very upset; but, we are a very reasonable and understanding family. If you don't mind having your right to privacy abused, and/or discrimination against disability laws, the home itself was nice. We planned on spending significantly more time at the home, but we just did not feel comfortable or safe living in the space provided. VRBO ghosted us, and would not even give us replies. Due to their lack of response, we are in contact with the Internet service provider, the security system provider, and local law enforcement. We attempted to contact the homeowner, but they will not reply either. All of this has been a tremendous amount of homework that we did not anticipate with renting a home for a few days. Because this company manages more than this home, I am fearful that the above practices are more than likely occurring at all of the homes they manage. This is the only negative review we have ever had to leave for a vacation rental. UPDATE: the property manager states that the above surveillance claims are unfounded. Luckily, we have his admission of guilt in writing. Again, a poor display of ethics: 6/15/21 email from Property manager: "The camera was installed by the owners a few weeks ago after an issue at the home. It was an oversight on our part to not update the listing at the time." This company has set a precedent that crime is allowed (federal and local cybercrime, disability discrimination), customer safety is not a priority, and punishment for crime is nonexistent. They do not care about your rights to privacy, nor do they care about how you feel when they violate you. They are in direct violation of their own policies. Disgusting. read more

My family arrived at "The Artist's House" (https://www.vrbo.com/408060) in Kissimmee, Florida with great anticipation for our 13 day rental, walked in, and immediately found live and dead roaches in the house (under the master bed, in the dining area, in the living room, under the sink, in the cabinets; as well as significant amounts of roach droppings within the cabinets, silverware drawers, pots&pans, etc). I have photos. We immediately contacted the owner and the property management company who sent over an exterminator. The exterminator sprayed, said it would take from 1-3 days for the pesticide to take effect, and advised that he will be contacting the property management to make a return visit to spray again because it was so bad. We found more roaches moving about during the night on the kitchen countertop. Impossible for this infestation to be a surprise to owner or management because we have photos of 5+ roach baits in plain view on the kitchen floor and one that was ON the kitchen counter next to the coffee maker. Gross. And there were two empty cans of roach spray under the infested sink. The next morning, we vacated the house, we provided photos via VRBO's message board, and we asked for the owner to cancel our contract and have our rental refunded. The owner agreed to do both, in writing, via VRBO message board. VRBO Customer Service called me to say don't worry and they'll work with the owner to refund my money. Then a week went by. Then the owner posted on VRBO that there were "a few cockroaches in one side of the kitchen and nowhere else in the house", that they sent "a pest control guy and not an exterminator" to do a treatment, and that this was not an infestation. She refunded me ONE night's rent (out of the 13!) and ignored my pleas to refund the remainder of our rental. Shame on this greedy owner for trying to keep my $3,300, and shame on the property management company for a half-ass job of pest control. Anything to keep the money coming in, right?! After three weeks of me calling VRBO every other day and having them say that my refund request case is "with the Billing department" and no update is available, VRBO called me. They refunded me their service fee of $346.00, advised me that they do not control the balance of the funds to refund me directly and that they cannot force the Owner to refund me, and they recommended I contact my credit card company to file a charge back claim to refund of the remainder of my payment. I did, and my credit card sided with me. This is an insane amount of trouble for having stayed one night in a roach house. It took a long time for VRBO to try to help, but at least they tried. SHAME ON THIS GREEDY PROPERTY OWNER. Don't put full trust in property reviews as VRBO did not publish mine (same exact objective language used above). read more

"I had a very disappointing experience with VRBO and the host, Careen Santos. I booked a vacation rental property for my mother's surprise 60th birthday celebration on February 12th, which was fully paid for. Before confirming my reservation, the host Careen Santos asked me what the reason for my stay was and the age of every person staying at her home. After 24 hours, the reservation was confirmed. Over six weeks later on May 30th, I received a message from the host stating that she would like me to cancel the reservation because the price I reserved the property under was not accurate. I immediately contacted VRBO to explain the situation, as family members were flying in for the celebration. VRBO informed me that it was the host's responsibility to ensure the accurate pricing was listed and that the host had the right to cancel the reservation or increase the price at any point in time. I was shocked that someone could increase the price six weeks after the reservation was confirmed just because they realized they had listed the price inaccurately. VRBO also informed me that they would not cover the difference, and the host would be penalized for poor business practices if they did not honor the reservation or at least discount the difference. I was disappointed with the lack of customer service and care from both VRBO and the host. Despite multiple attempts to speak with management on more than five separate occasions, I was told that my case would be elevated, and I would receive a call. However, there has been no resolution to date. The host, Careen Santos, currently has her property listed at $497 per night. It is clear that she canceled my reservation so she could make a few hundred dollars more over a three-night stay. I am disgusted with how Careen Santos and VRBO handled this situation. It is evident that they do not care about their customers or their reservations. I will never book with VRBO again, and I caution others to be careful when booking with this host or this company. If you are looking for a vacation rental, there are plenty of other options available that value their customers and their reservations." read more

Last April (April 22nd 2020) I went online and booked a nice Oregon beach house for my family to get away from the crazy COVID chaos. VRBO accepted my payment and confirmed my booking for May 2020. They told me I would get an email confirmation from Evolve Vacation Rentals. We were excited to get out of Portland and go somewhere to enjoy ourselves while the Covid tyrannical lockdowns took place by our idiot Governor Kate Brown were in place. Little did we know, she shut down all vacation rentals as well. A little while after, I received a cancellation notice from Evolve Vacation Rentals and instead of crediting my money back, both VRBP kept their $43 service fee and Evolve Vacation rentals kept the other $409. In the email it said they issued a credit that I could use on a later date. Being a normal understanding human, I had no idea that Kate Brown would lock the whole state down for a year!!! Well, I decided that I wanted my money back this month and we were going to just go to Arizona where there isn't the restrictions like Oregon. Evolve and VRBO were unwilling to refund my money even though I basically loaned them money for about a year! The one representative did slip up and say that they could call the home owner and see if they would be willing to refund my money but VRBO and Evolve would not. I do not agree with this and I think is us completely unacceptable. I have disputed this charge with American Express and will definitely take them to court if this is not resolved. This is not good business and I will never use VRBO or Evolve Vacation Rentals ever again in the future. Do not be scammed. They will accept our money but there is no guarantee they will not immediately cancel your reservation, keep your money and issue you a useless credit. read more

READ THIS!!!!!! Do not use VRBO!! STEPHANIE WHITMORE Is hands down one of the most immature, unprofessional, and simply one of the most disrespectful property managers I have ever dealt with in the past 7 years this dealing with discrimination to me and my family. We had our family member finally come back from serving our country to celebrate with him and his family flying in to see him. She had neighbors take pictures of us coming in invading our privacy taking notes of us and discriminating us as soon as we arrived. Most of my family are people of color and having these neighbors continued to watch us and doing everything in their power to kick us out of the place without violating a single rule made us angry and ultimately feel that we are some sort of threat to the neighborhood!! Stephanie Whitmore stated "I will give you a full refund just please leave I can't look bad to the neighbors" this is what set us off! I have a total of 5 of us who confirm and are witnesses to what Stephanie Whitmore has done and said to us. The hundreds of dollars we had to pay for hotels after being threatened to leave the premises or cops would be called I am telling you NEVER RENT WITH Stephanie Whitmore!! She even kept the money for the place after staying for 2 hours against VRBO's rules and only sent half back stating "you violated some sort of policy I'm refunding half out of kindness. I don't have the money to pay you you're going to have to deal with Vrbo" NEVER RENT WITH STEPHANIE WHITMORE AND FEEL THE DISCRIMINATION AND UTTER HUMILIATION THAT WE FELT!! She should be fired this place should not be listed!! Stand up with us during these times of discrimination and utter disappointment we went through! read more

Palm Springs - Exact same horrible nightmare as other postings. They canceled on us less then 36 hours before. This after hours of document filling out (with the City of Palm Springs and with Vacation Palm Springs) Everything turned in - paid in full - then notified by VBRO at 9:00 PM that we were canceled. Then they tried to up sell me another property but for more money (bait and switch) At Vacation Palm Springs (they have about 4-5 different phone numbers) No one answers the phone - then another company pops up (I guess a parent company) booking was for June 12- 15. Someone did finally call me back - after begging them to send me something in written form stating they were canceling us (didn't want them claiming "no show") I at least received an email. The anxiety, panic, helplessness and ruined vacation- the disappointment of my grown children who were flying in and had requested PTO from their work. I'm still battling - hoping I will get my money back - VBRO said their portion of the refund would take 4-6 weeks. (OMG) Do you know what would happen to me if I canceled this last minute on them? Yep - large percentage penalty would happen. When its them cancelling - nothing - for anything they ruined (food & other items already purchased and packed for the trip) no compensation for anything - they flat out don't care - it's a scam and I'm still panicking that I won't see my $2,000 refunded. FYI - I've never ever written a review - however this was so criminal that I just had to warn others. Who in the City Palm Springs or the California Realtor's board polices this company? My friends and I booked a very special trip on VRBO. We booked it early March, within 30 days. We were excited to find this beautiful property listed and opted to not get insurance 1) we had no intentions of cancelling and 2) unless we cancelled the day we bought, we were out the money either way. Then about two weeks later, COVID-19 news became overwhelming. Our kids were asked to stay home and there was a panic worldwide. Sadly, we cancelled our flights and reach out to the property to cancel in light of the tragic events. Their response was that the Encinitas area wasn't heavily impacted and since we did not get insurance and are inside the 30 day cancellation policy, they can't refund us the money. After explaining our situation, they denied us a refund. Less than a week later we received an email stating due to current events, they were crediting 50% of our trip on the account to use later. Fifty percent of our hard earned money, gone, just like that. During a worldwide crisis where people, including some of the ladies I was traveling with, lost their jobs, are confined to their homes, losing loved ones, they kept 50% of our money. We have decided to cut our losses but felt the need to warn people about this company! Out of pure principle, we will never use that credit and will never, ever book with this company. I was a first time VRBO customer and last. If they can't manage the type of people posting on their site than they don't deserve my business. We would have been happy for a cancellation and credit to use at a later date. Instead they kept 50% of our money in the blink of an eye. Shameful! read more

My experience with Vrbo has been completely unacceptable and has exposed serious flaws in both their booking system and customer service practices. Three days before my scheduled Memorial Day vacation, my reservation was abruptly canceled due to a "double booking" error allegedly caused by VRBO's platform. A failure of this magnitude should never occur, especially for customers who booked and paid in full well in advance. What is even more concerning is VRBO's handling of the aftermath. Despite this issue being entirely caused by their system and/or host management failures, I was informed that my refund could take up to 14 days to process. In the meantime, I am expected to somehow secure alternative accommodations during one of the busiest travel weekends of the year while VRBO continues holding my money hostage. Property prices have dramatically increased due to the short notice, and because VRBO refuses to immediately release my funds, I am now facing the possibility of canceling my vacation altogether. The lack of urgency, accountability, and customer protection is astounding. A company of this size should have safeguards in place to prevent double bookings and should absolutely prioritize immediate refunds when their errors directly impact customers. Instead, customers are left financially burdened, stressed, and without meaningful support. This has been one of the worst customer service experiences I have encountered, and I will seriously reconsider ever using VRBO again. read more

Absolutely terrible experience with Vrbo. I booked a reservation that had the option to cancel for a 100% refund within a certain date. I canceled within this date, it submitted as a "Property request change" with the request being to cancel and it even made me submit to the owner why I was requesting to cancel. The owner left it pending so I would lose out on my 100% refund. When I reached out to Vrbo they refused to honor this as well, telling me because I submitted as a "request to change to cancellation" instead of hitting a different "cancellation" button, they wouldn't honor their own rules. This is ridiculous when I have screen shots and emails proving I had requested to cancel. Vrbo is screwing me over based solely on nitpicky details. They shouldn't offer two ways to cancel and then only allow one. You can tell they're just trying to do anything to keep extra money at the traveler's expense. Also, when I resubmitted for at least a partial refund, they tried to cut me out of almost $200 and not give me my full partial refund - I had to submit a case with them AGAIN and ask for the full amount of the partial refund to be given to me. They're really sneaky and untrustworthy. I shouldn't have been surprised when I looked up the reviews online and they were all negative. They are underhanded and don't know how to treat people. read more

I booked a house in Florida from VRBO and you know how they state they are always there for you - IT IS NOT TRUE! We were only there for 4 days, I was in constant contact with the owner, with issues - NOT how I wanted to spend my vacation! Get back, go onto VRBO to Stay Neighborly to complete a complaint form, not even 24 hours later I get an email saying my complaint was closed - no explanation - nothing - AND over three weeks later, my bad rating was mysteriously deleted - pretty sure they claim that can NEVER happen. SO I decided to call customer service - all I was asking for was a $200 refund on an over $2000 rental because of all of the things that were not disclosed and all the extra money we had to put out for things they said they provided and did not - know what customer service told me?? Nope cannot help you because you are already home - so they would rather me spend my whole vacation on the phone and not being with my family - never will they get my money again....We always book here for weddings, anniversaries, birthdays, vacations - it really is a shame. read more

I have been on VRBO since 1995. VRBO has turned into the worst possible platform to put vacation rentals on due to the greed and incompetence of the people that bought the company and that run the company now. Expedia is a greedy company that. In the early days of the Internet tried to take over travel agency businesses and failed. They strive to monopolize whatever they get into and then rip everybody off. I believe they are kiting money because of how they run their business and run it into the ground. Recently, I had a guest cancel, and VRBO has been unable to do the refund or the cancellation for the past five days. I believe the RPO is floating money to cover for their failing business due to their idiotic and deceitful business practices. Whatever they did their website has disrupted everything. This is the worst company I deal with in my life and have ever. It really hurts me to say that because they have a monopoly on the vacation rentals in it's what I do for a living VRBO sucks b***s.... read more

We rented an apartment in Paris for a week. When we got there we were astonished to find out that there had been no mention in the description that it was a 5 floor walk up on stairs so narrow and steep that it was challenging and dangerous to walk up . It was impossible to to get our luggage past the second floor . There were no handrails and for anyone to think this was acceptable is has never been there. We contacted Vrb immediately and there response was we will" look into it". I took a video of us trying to walk up( I am athletic) and sent it to them. We have sent several follow up e mails but haven't heard back which is the reason for this review. We are out almost $3,000 , had to find a hotel for the week. I understand that not everything is under there control but their lack of response to this is not acceptable. Fortunately the rest of our trip was fantastic and We are in a position that getting ripped off doesn't have a big impact. read more

Atrocious customer service. You can be 100% guaranteed a ruined trip and long hold times if you happen to have the misfortune of an owner cancelling your booking last minute. I had planned an 11 day stay and prepaid in full but 4 days prior to arrival the host cancels because the house is pending sale. Almost impossible to reach a live person to rebook while understandably in crisis mode. Then to add insult to injury there is no financial compensation for any money you are out of pocket on non-refundable trip related incidentals. Who is going to trust a company that just left you vacation homeless? NOTE THAT VRBO POLICY IS THAT AN OWNER CAN CANCEL AT ANY TIME FOR ANY REASON. They have zero sympathy for your plight. Its Russian Roulette if your place will be available by the time your trip rolls around. AirBnb at least dings the owner financially so they are discouraged from cancelling. read more

Stranded for Family Reunion: Do not use Resort Rental Pros or VRBO - They are both unreliable and unprofessional. Resort Rental Pros managed a property through VRBO that we booked for a vacation in North Myrtle Beach for a family reunion 2.5 months ahead of time. We checked in with the rental company a few times and they said all was well. Less than 3 days prior to our vacation, they reported that they couldn't locate the host and had nothing to offer us. They have not yet refunded us our money and our vacation plans are a mess. Our only choice is to cut our vacation time in half and to pay twice as much at a hotel. Our other bad experience with VRBO was with Vacay Home Connect. They misrepresented a property, listing it as on a private beach, with an intracoastal view. It was on a canal off the intracoastal and a 10 minute drive to the beach. read more

Be aware that hosts can cancel your stay at any time, with no compensation or reparations given to renters. Even if you receive a booking confirmation, the host can cancel on you for any reason. DO NOT book the rest of your trip with the comfort in knowing that you will have a place to stay. This happened to us with a beach house in Manasquan - the reservation was confirmed, we made our plans, and then the host canceled it, saying that we did not meet the minimum number of nights and there would be zero flexibility (even though the error was on their part). There were no properties left in the area to book, and we had to redo our entire vacation plan. This was our first time booking with VRBO and we were very unhappy with the experience. read more

VRBO is nothing but a face for fraudulent transactions. They allow owners to be listed as a PREMIER PARTENER and how they offer a "Book with confidence GURANTEE". Do not fall for it. If a property has a no refund policy, it doesn't matter about the contract you sign, any of the emails you exchange through the site, they owner's can change a policy or a contract at any time no matter what and then NOT REFUND YOUR MONEY. VRBO will do nothing about it. They will literally only read from their manual and say, "please refer to the property's refund policy". They will try to contact the owner, but if the owner never responds they wash their hands of it. read more

I am writing to express my deep disappointment with the service provided during our recent reservation. The booking was unexpectedly canceled on the day of arrival, leaving us without accommodations. When we attempted to resolve the issue, the host was unresponsive and unwilling to assist. Additionally, our calls were ignored unless we used a new number, which is unacceptable customer service practice. This experience has led us to decide that we will no longer use your services for personal or company purposes. A business that does not prioritize customer care and well-being is not one we can support. read more

What a waste of time and money. This company is wildly under regulated and someone needs to bring up a class action lawsuit for the amount of issues that arise when booking with VRBO. False advertisement, mental distress, financial distress, breaking legal binding contracts, putting customers in harms way, etc... We have been harassed out of our VRBO by the owners and have spoken with the cops in the area to see what legal actions we can take against the owner... where was VRBO in this? No where to be found. I would not recommend booking through them. Listen to the review warnings!! read more

Don't use Vrbo - ever. They are allowing hosts to participate in theft by keeping full payments for stays the government will not allow us to make because of this global pandemic. Not only are they not intervening and trying to negotiate reasonable outcomes in the forms of partial refunds and/or future credits - they're ghosting. No contact from Vrbo or any host. It's a scam. We are out $1,621. Other home share company Air B&B came right out with a promise to refund 100% for COVID-19 related cancellations. Vrbo should be ashamed. read more
