DO NOT BOOK THROUGH VRBO. I REPEAT, DO NOT BOOK THROUGH VRBO. The host misrepresented the property. The entire building reeked of smoke, and there were drug users and homeless people IN the hallways of my rented apartment. The host was largely unresponsive, and was of no help. Neither was Vrbo customer support. In fact, it is the WORST I have ever seen in my life. They put you on hold for what seems to be FOREVER, keep transferring you to other departments, the line will often drop, and they do not have a good record keeping system, so you have explain yourself OVER AND OVER AGAIN. They do not appear to be based in the US/Canada and all sound robotic as if they are reading from a script. They stated that a refund was at the discretion of the host, and they couldn't do ANYTHING to make things right. Essentially no protection for the guest WHATSOEVER. Anyone can simply make a listing, post devious pictures and misrepresent the fact, and we're basically at their mercy. You can send pictures, videos and testimony to no avail. I've now lost over $600 to this misadventure. NEVER AGAIN. If you must, please, ONLY use Airbnb.

Lakeside Wooded Retreat. Wadleigh Point Road, Kingston, NH Was here with my sisters for our summer getaway. It was great. We were in a one-room ground floor suite that was about 15 hillside steps above the lake (Great Pond AKA Kingston Lake), although not huge, it fit us nicely with a queen sized bed, pull out queen couch & a comfy twin sized rollaway bed. Nancy, one of the homeowners (they live in the upper two floors of this beautiful lakeside home), was accessible by cell phone if there was an issue (she texted us good info about places to dine/snack/hike/etc.) & she had left us a welcome note along with a bottle of wine & her husband took us for a wonderful electric boat "cruise" at sunset. Nice touch. Full kitchen & bathroom, dining area, under-cover patio with chairs & table (great place for reading, along with the bench on the dock) a dock on which we lay to gaze at the stars late one night, direct access to the lake on which we kayaked a few times, firepit, Adirondack chairs on the edge of the lake, water toys & canoe on which to float to & around the nearby island. It all made for a really good sisters' getaway.

I used to use VRBO all the time to connect with homeowners of great houses and pay VRBO several hundred dollars. It worked great. Now you go on and find a house and the fees vary wildly and are sometimes as much as the house, although you can't tell what the fees are when you are shopping. Also, half the houses are listed by horrible management companies like Vacasa, which means the fees are double. Also if you read the reviews of houses now, the reviews for more houses than you'd think are horrible--houses that aren't cleaned, etc it's no longer mainly a website for homeowners to find renters but just a bunch of corrupt companies ripping off renters. read more

Booked property through VRBO in Hampton, FL. Arrived at property at 5:15 on 5/5/23 but have not received the code to entry doors, sent text and called the property manager. Property manager responds to my inquiry at 8:49pm with the access code and letting me know that we can check-in at noon instead of 4pm as per contract. All communications are done in VRBO app, searched the web for customer service for VRBO and found (877) 228-3145. Called them multiple times but they are polite on the phone and take the same information with every call, but that is as far as you get with their customer service nothing. Upon arrival to the property all the garbage cans are full with lids on them, but garbage all over the property with dirty diapers, paper cups, paper plates etc. furniture on the deck should have been placed in the garbage many moons ago. Requested a full refund and got nothing. read more

Just returned from Spain, everything was great until our last rental in Benodorm, Spain. The property owner completely mislead with their VRBO property listing. The property listed: "Your private outdoor area includes a covered terrace and a balcony. There is a restaurant in the building and a bar and café right next door". (sounds lovely) The property owner displayed a photo of the third floor apartment on the VRBO site showing a table and chairs appearing to be on the balcony! However, there is NO BALCONY or covered terrace. The property owner appeared to list the benefits of being in close proximity to a restaurant and bar right next door. However the property owner neglected to inform you that the bar was open until 5 am. Requiring the sliding glass doors be kept closed from 10 in the morning until 5 the following morning in order to keep the music below ear damaging levels. Oh, one other minor item. With the sliding glass doors closed to keep the bar noise out at 4 in the morning, you needed to run the A/C almost 24 hours a day. Which the owners failed to explain cost 1 dollar an hour extra. After 9 years of renting from VRBO this was truly the vacation from Hell and VRBO refuses to force the property owner to prove their completely misleading property listing. I spent the past hour discussing these problems with VRBO Customer Service and escalating to a Supervisor. If I could give them a negative rating number, I would. I initially rented a VRBO vacation rental in Maui for 15 days. 2 months prior to the rental I had to cut my vacation time to 9 days. A VRBO employee told me that I could cancel for full refund but if I wanted a partial refund from VRBO, I would have to wait until I returned from the stay and then request the refund, but the owner would refund immediately (which they did, very gracious of them and perfect location, I highly recommend the rental!!). I then did as requested and requested the refund the day after my return. Here is the VRBO employee with my instruction. Dear Leroy, We appreciate you taking the time and effort to provide us with this information. I completely understand that you're concerned about the tax refund reminder for your reservation #HA-ZYDXR5. As mentioned earlier, in order to be able to process the stay tax refund reminder, the reservation must be post-stay. So, please contact us after completing your stay (03/29/2023) and I will be more than happy to process the refund for the tax due. Another option would be to cancel and rebook for the dates, so this will calculate the correct tax due and you can be refunded right now. If you have additional questions, please reply to this email. After sharing this email with the VRBO employee (5/4/2023) and her talking with her supervisor, they told me sorry for the letter, but VRBO does NOT do partial refunds at all. I have used VRBO several times for stays in multiple states, and I always leave a review. I guess I have been lucky in that all but the last stay was at a very nice property. However, the last stay was at Atlantic Beach, NC, and I left two reviews, both explaining how dangerous both of the decks were due to loose boards and countless nail heads sticking above the boards. VRBO failed to post either of my reviews, which leads me to question their reviews of all other properties. Both reviews they refused to post listed all the positives but also warned to be careful and not walk barefoot on either of the decks. So, I can say VRBO is not entirely honest, so reviews should be taken with a grain of salt. read more

Be afraid. Be very, afraid. And do this company a favor. Warn your friends! Maybe they'll fold and go out of business. Overpriced. No return policy and nasty, dirty lodging. Aspen Cove Lake in Panguitch for $760 a night?!?!? I live in Las Vegas. That price is outrageous for something equivalent to staying downtown at the Blue Angel where the hookers live. Even the El Cortez (dare I say it?) has better amenities. And, did you notice there aren't any TV's or A/C in the rooms. Overpriced, shoddy and just a rip off. Oh by the way, the mileage to town center is as the bird flies. Not much help when you don't have wings. read more

Do Not Do Not -Book with VRBO We booked on Feb 15th for a Trip on March 24th-28 and yesterday March 21 we were told that our reservation was canceled. Instead of resolving the issue the Property manager Rental Pros hangs up on us and refuses to answer any calls or text message. We then call VRBO and talk to a very nice lady named Kelsey, who said they understand that we can not book for the same price and the difference would be covered. After hanging up being told to get on there website and find a new place. We were then called back by VRBO and they said they didn't have any listing and would not receive any help any finding a new place. We have reservations and tickets for our entire trip!!!! That we are stuck with if we don't find something overpriced due to last minute booking. read more

If you book with Vrbo, prepare to be defrauded--by either the owner, Vrbo, or both. We booked a home in Florida for the week of Christmas 2020. The owner of the property, after receiving half of our funds, unilaterally altered our reservation by two months (moving it forward to October) without our consent, without consulting us, and even raised the agreed-upon price. We sought redress with VRBO, who dragged us along for months--each time siding with us, and promising action against the owner and a full refund every time we spoke on the phone. However, in January 2021 we received our first written correspondence from VRBO. In that correspondence, VRBO grossly mischaracterized the events and sided with the owner. Specifically, they said that because we never showed up for our December rental (the rental which had already been canceled by the owner!) we were not entitled to a refund. What a scam. VRBO is utterly corrupt and dishonorable, and we strongly urge you NOT to use their service. You will have absolutely no rights, no indemnification, and no protection if you use this service. Prepare to lose your money and waste untold hours in the process. read more

The reason I am posting here, is because VRBO won't post my review. They only post positive reviews. This was a beautiful A Frame (from pictures) in Pine Arizona. Here was my review... This is the first and last VRBO rental for us. This review is broken into 3 categories. 1) Host, 2) VRBO company 3) Property. 1) Julia gets 5 stars as a host. She was very communicative and pleasant to work with. When I got the breakdown of charges, the cleaning fee was increased after I reserved. She did refund the difference, because she raised the rate, but did not update the listing. 2) VRBO gets 1 Star due to all the fees tacked on after committing to the property. The total fees added on were about 1/4 of the overall price. That is insane. Cleaning fees, VRBO fees, VRBO taxes, etc. Not sure who is getting the cleaning fee, but it is being pocketed. 3) The real reason for the 2 star rating (would have been 1 star but Julia was 5 stars) is the cleanliness. It is obvious that the cleaning did not take place in months. The dust build up and spider webs on curtains, picture frames, and fans that affected my son's asthma severely and we had to leave a day early and stay only 1 night. On the 1st night there, my adult daughter tried to shower in guest bathroom, but we could not figure how to switch from bath to shower. So she went to the master bathroom and there was a 3" massive Wolf spider on the ceiling. She was freaked the whole trip. As mentioned in previous reviews, the coffee maker did not work. It percolated for 30 minutes and made no coffee. Host explained away, but it is broke. Get another one. We were counting on grilling for dinner and when I went out there and cleared off the webs, the grate was rusted and could not get it cleaned. We broiled inside instead. The upstairs bed was extremely hard. My son and his wife decided that they could not stay up there with dust and bed, so they slept in chair and couch downstairs. In summary, we should have contacted Julia to come out and clean the place as soon as we got there. We never did VRBO before, so we were not sure of the protocol. It is unfortunate we paid so much for 2 days and only stayed 1 day. Finally, if you take trash to Chevron, as directed, they charge extra. Not mentioned in the listing. I like to end on a positive. Julia is great (but needs to visit property) and the view on the deck is awesome. The neighborhood is quiet as listed. read more

Horrendous! Have used VRBO a few times, my most recent experience is my last. Tried to rent a property for this summer and for the first time ever, I was charges a fee immediately upon request. Obviously my request was based on open calendar dates within the owner's description however they advised their realtor they promised it to a family member, so the dates I chose were in fact not available. Lame, but my real issue is I was charged for a place I am not staying at. No one at VRBO nor the hosts will take any responsibility for it and I've spent the better part of a week trying to get back money that VRBO STOLE from me. I guess they don't care how many bad reviews they have or how bad this will look to bbb when I report them. read more

At first I really liked using Vrbo, but once I stayed at a bad place and tried to post that, my post never was put on. I realized that reviews on homes on the VRBO app are not accurate. The place we stayed at had never been rented before(we were first and only renters). I posted a bad review on the place and it never appeared. Then I saw 2 other postings that gave it 5 stars and yet they NEVER STAYED AT THE HOUSE! How do I know that? Because the home was never rented other than to us. Vrbo does NOT CHECK REVIEWS. Was going to Forks Washington. Mom had a medical emergency. Admitted to hospital. Not able to stay in Forks as planned. Host would not cancel the reservation, or reschedule (which was requested). VRBO live agent suggested I contact a lawyer to 'address the host's behavior'. I have friends in forks that know the owner of the house; they were disgusted. BEWARE. WE ARE ABSOLUTELY DIGUSTED BY OUR EXPERIENCE. Let me start with the host was a nice lady but there is absolutely no excuse for how we were treated. We hate to leave this review as we selected this host based on the 5 stars, clearly these stars are deceiving. Let's start with the list of issues here. None of the outlets in the 1st bedroom worked There was mold in the coffee pot and the inside of the shower lini g in the master bathroom. The TV was broken in the living room which made it very difficult to entertain with 4 adults and a toddler. We have to move all the rugs because they were filthy and smelled. There was so much debris, dust, and dirt behind the sofa and beds, when we asked why it was not cleaned, we were told that is considered a deep cleaning (that makes absolutely no sense). The mattress were horrible, old and absolutely uncomfortable. With all of these concerns, we contacted vrbo and they only care about the host and are very bias. We will never booked using vrbo or this with this host again. read more

Do yourself a favor & use another company for vacation rentals in Galveston. We rented a place from this circus of a rental agency. We had several problems right off the bat: numerous key lockboxes so we had to try a couple before we found the key, the grill was a wreck & the place wasn't very clean. AND there were mice as they tore into our dogfood & other things in the pantry. When I called the customer service line regarding the grill, they explained that they would have their "local" property manager get in touch with us. He called a day later & we explained we went to Walmart & purchased a grill. He said to leave it & we would be reimbursed. LIAR! Never heard back from Vrbo. read more

This is a on-going issue. I am spending so much time contacting vacasa (booked through the Vrbo site and vacasa team is not answering). I talked with 4 different agents yesterday but they never responded. My coworkers are staying in the dark house still. Below was my claim and sent them an email multiple times; Please send someone ASAP to check and fix the problems. These are the issues of the house: URGENT 1. Lights are not working - living room, room 1 2. Terrible cleaning conditions -cockroaches, mold, too much hair on bedding, too many stains on the sofa, and all over the house. (the guests had to clean the house for 2 hours when they moved in) 3. The photos from the advertising are NOT true - deceived! read more

VRBO is a horrible company that is essentially a shill for the property owners. They take a percentage of the fee paid by renters and do absolutely nothing to help when anything goes wrong. I rented a property for five days that was infested with flies. I was in constant communication with the owners about this problem, but they did nothing except tell me where a supermarket was located so I could buy fly traps and offer to buy us dinner. I brought a weeks worth of food -- I don't need dinner, I need a clean, fly-free vacation. I asked them to send the cleaning person back and they said that wasn't possible. After sending them photos and video, they admitted this fan was a filthy, greasy mess. But again - no offer to clean. This fan is where the flies were congregating. So a few hours after we arrived on Sunday, we drove to a store for fly traps after driving nearly four hours to get to the property. Monday afternoon I texted the owners to let them know that the problem was not getting better. Still no offer to clean, just a suggestion that we drive to yet another store for a fly zapper. Um, is this my vacation? Monday evening I cleaned the fan myself, and the entire kitchen, because while neat, it was not clean. I even sent them pictures of the clean kitchen. I paid nearly $2000 for this rental and it was cleaner when I left than when I got there. I didn't hear from the owners again until Thursday to tell me they were sending a roof guy. They never checked in to see how things were. I gave the property two stars in a very honest review about my experience, which included the fact that the outside of the property was really wonderful. I had photos, texts, and videos, all of which I had sent to the property owners, to back up everything I said. Instead of being honest people and just apologizing for my awful experience, these people rated me a 3-star guest by giving me 1 star for "communication" -- just an outright lie. I arrived Sunday afternoon and let them know of the problem immediately. I updated them on Monday afternoon that the problem wasn't better. I sent them photos after I cleaned the fan, which helped but didn't eliminate the problem. I asked vrbo to remove the dishonest rating and they refused. The owners written response says they thought the problem was resolved Sunday. That is a lie. I have texts and photos between us Monday evening! Also, I arrived Sunday. How would the problem have been resolved? Also, why would you think a fly infestation would get resolved that quickly. Presumably they fault me for not "communicating" with them Tuesday through Thursday, but why would I continue contacting you when you did nothing for me for two days? My vacation was only five days -- really four because checkout is so early and check in so late. Was I supposed to spend it begging for assistance that was not forthcoming? VRBO wasted my time asking me to submit proof to them, then basically told me to go away. But they certainly took my money. I'm so sad these people bought Home Away, which I loved. Use another company. One of the most disappointing aspects of this experience is that the owners seemed nice in the beginning, but they are clearly not honest people. read more

If I could give 1/2 a star, I would! The VRBO company is shady as heck! I hid the profile of my property because it was not available for rent. Next though I know I am 7000 miles away on a military deployment and I get a notification that someone is at my door needing to get in with a code. Someone booked my property. Obviously my property was not available so I informed the individual and cancel the reservation. VRBO then charged me a fee of $170 because I canceled the reservation. THE PROPERTY WAS NOT AVAILABLE! No one should have been able to reserve it. This is on VRBO and their system. When I called to explain the matter the individual on the other end just talked in circles and would not do anything about the fee. VRBO is a scam! Be careful with what you do with them. Document all your dealings with them in case they try to charge you a large fee! read more

Beware when using VRBO. Get all and any insurance! Any issues with the property, VRBO is useless. I had a trip planned to property 9346048ha. The area was hit by major snowstorm in early 2021. This property had no power, water from the tap was under water boil order, and the city was limiting gas usage (the pool was gas heated). Power came back the evening I was supposed to be half way from home driving to TX. The property owner refused to cancel my reservation ahead of time, saying the property should be fine by the time I arrive. Who wants to travel into the unknown, let alone to vacation with boiling all your water? If I cancelled, it would be my cancel and I would lose my trip. I expected the property owner to cancel since the property was not suitable/ready. Of course the owner didnt cancel. VRBO did nothing to help, basically said it is up to the property owner to cancel. read more

Rented a house from VRBO that was not accurately described. Was in a crime riddled neighborhood. I attempted to work this out with the property manager to no avail. Then had to spend over three hours with multiple non english speaking reps because of dropped calls from their end. Still to no resolution. Customer service was horrendous. Buyer beware!! read more

VRBO is a scam. Stick with AirBnb. We paid over $1000 for our booking. My biggest problem is that there is no customer support for travelers. Every extension within the traveler support line went to a recording about COVID. Finally I called the homeowners support line, where I was able to speak to an agent, and she internally transferred me to the travelers support line (which was dead). When I called back into the homeowner's support line explaining this problem, their solution was to try the traveler's support line another day. Which btw I did and I STILL was NEVER able to get a customer support agent for travelers. My problem in a nutshell, Our booking was in Napa when the Glass Fires were blazing with Hazardous Air Quality reported at the rental location. Even if there is a natural disaster, VRBO will not help you. They wont even force the homeowner to reschedule it. Luckily the home owner at least gave us a credit to use a different weekend. My next issue was the home owner forcing us to sign rental documents that differed to what the home was listed as on the VRBO app. For instance the VRBO app said 4 person occupancy for the listing, but the rental document said 2 adults and 1-2 children. IF we were in violation of this it would be a $400 fine. I called VRBO again to explain this gross discrepancy between the owner's rental agreement and the app, but again I was told that there was nothing they can do. THIS IS A SCAM. read more

Renter beware- very disappointed in Vrbo and Beach Life Vacation Rental for not making it clear during the reservation process that the owner of the property can make a reservation null and void after a reservation/deposit has been made. In June I made a reservation for a cottage at the North Beach Plantation (North Myrtle beach) for labor day weekend and a month later I get an email from Vrbo stating I need to cancel the reservation (to get my $$ refunded) because the owner decided they want to stay in the cottage for the same weekend. Vrbo started sending me mails for other accommodations down the beach but this was a family reunion and we were all staying at the same resort, so thats not going to work. Why does an owner list a condo as available for rental but then declare it's not? This risk needs to be on page 1of Vrbo and Beach Life Vacation websites in bold letters. Vrbo and Beach Life Vacation Rental provided little help. Thumbs up to Vrbo for having a human to discuss this issue with, thumbs down to Beach Life Rental for not returning my phone calls. read more

NEGATIVE STARS. This was the absolute worst experience I have had at a hotel/vacation rental, EVER. The pictures were completely misleading and the owner was aggressive, rude and threatening. First, Brian the owner requested that we check in an hour late because he needed more time to clean. Right. When we approached the dwelling, we had to remove a fallen tree from the driveway in order to get on the property. In front of the door we found a bin of full trash and the structure appeared about to collapse because of wood rot. When we went inside, trash from previous guests was left over, the toilet was dirty, and we could see cobwebs and spiders all over the place. Next, I looked out the window to find a very active beehive with hundreds of bees and windows open with bees coming inside the property. Outside, in the back yard, we found loads of poison oak, a broken mirror with shards on the floor, and a discarded headboard to a bed. Also, a used grill with old pieces of dry meat. The outdoor furniture was so dirty and old we could not sit on it. I lifted a cushion of a dusty chair INSIDE the living area, and spiders came crawling out of it. The shower head is moldy and broken. The entire property appears unkept and falling apart, as if someone without funds to manage it inherited it and now scams travelers into staying there so that he can keep up the mortgage. I woke up with bug bites all over. On top of all of this, I texted the owner about the bees when I arrived, he did not seem to care. We were too tired to find a new place that night, so we decided to call him in the morning to negotiate a refund or some sort of fix for various issues going on. No joke, after we let him know bees were inside the property, the owner screamed at us in an aggressive rage, using F bombs more times than I could count, stating, "F*** you, leave then you F***ing idiot, this is F****ing mother nature! I'm sick of your s***. Get the F*** off my property!" It didn't stop there, the insults went on for quite some time. Needless to say we left immediately, and wouldn't be surprised if this guy came looking for us for a fight after we left. Absolutely horrid, disgusting and infuriating stay. AND THEN - VRBO refused to issue a refund. They refused to give the name of supervisors. I even emailed the CEO and got no response. I found out they removed this home owner from the company before I stayed there and didn't even warn me. This all took place at 196 Upper Walden Rd, Carmel by the Sea, CA 93923. The owner's name was Brian. Never, ever stay there. Never ever use VRBO. read more

I agree with other reviewers that vrbo has really gone downhill since being acquired by Expedia. I have used vrbo for many years and been happy, but now their website is so useless. I can't even access my trip boards. Also, when you look at properties it doesn't show where they are on the map. Very frustrated and using Airbnb more and more. read more

Will not Ever, Ever again rent through VRBO. I believe, that for the good of all, VRBO should cease to exist. Shame on VRBO and Expedia for treating customers so badly. I wish I could give negative stars for VRBO and the parent Company Expedia of Seattle Washington. We booked a ski vacation in Colorado for this past March only to have Gunnison County shut down to outsiders due to Covid. We were not permitted to go and they could not deliver the property. After hours and hours on the phone and enduring efforts by VRBO and their agent to discourage us, we finally got them to agree that a refund was due. Simple you might think. It takes them nano-seconds to put a charge on your card, but it took more than three months and a multitude of excuses and foot dragging by VRBO Customer Service to finally get our money back. The VRBO Customer Service approach is to drag you on endlessly with absolutely lame excuses for why the commitments they make to the customer are never delivered on as promised. I believe their strategy is to wear the customer down in hopes that they will give up and go away. In our case we made it abundantly clear that we were NOT going to go away. We finally had success when we made it clear to them that we were in touch with travel editors at nationally distributed newspapers and with Attorneys Generals in several states to tell our story of the horrible business practices at VRBO. I see many below who failed to get their refunds. Please do not give up. Do not rent from VRBO. They do not vet the property managers. They do not protect renters. They do not provide refunds when awful things happen. Terrible experience. Completely unacceptable behavior from VRBO and the property manager. AirBnB is a million times better, please protect yourself and avoid renting from VRBO at all costs. read more

We reserved a weekend this past July of 2020 at one of the properties listed on the VRBO website. This property was not set up as a vacation rental. It was a young man's primary residence who needed help with paying his rent. It was not thoroughly clean and all of the occupants belongings including used bathroom toiletries such as washing products and used wash cloths were left in the shower. All the dresser drawers and closets were filled with their clothes and the cabinets and refrigerator were full with their personal food items. We unfortunately hadn't read the reviews prior to making our reservation. We had needed a large enough space to accommodate our party of 5 that was located a short distance to the beach. This property seemed to be a good fit so i unfortunately didn't read the reviews. Huge mistake on my part. Had I read the last review left by someone just a couple weeks before I would have never made the reservation. They had a similar situation where the space was not properly cleaned. VRBO had put them up in a hotel right away. I had contacted VRBO the next morning since we had arrived late in the evening and hadn't had a chance to assess the property until the morning. We had left the property within the 12 hour window that is stated on the VRBO site is a requirement to have any refund or cancellation. As instructed.. after MANY phone calls and talks with VRBO reps who seemed to agree with us but would continuously tell us to contact the owner.. We sent photos and snapshots of the correspondence with the owner who had stated that all we had to do was ask for him to come and make room for our things. We did all that VRBO had asked of us but they did absolutely nothing to remedy the situation. The owner even was able to still bill us for cleaning and an extra person??? Unbelievable! All VRBO did was instruct the owner to issue a refund for our stay. I have recorded conversations with VRBO reps stating that the space was not set up appropriately as a vacation rental. But in our case unlike the previous renters.. VRBO left it completely up to the discretion of the owner to issue the refund. They did not abide by what is stated in their policy (cut and pasted below) for protection for misrepresented listings. With all the evidence we have we could take it to small claims court but with the current COVID situation that is a much more difficult process at this time. We will be posting our review and message of caution to others in as many sites as we can so that others can be sure to read reviews and prepare themselves with the information needed should a location not be as it is represented on the VRBO web listing. Frankly, I will never be using any services of VRBO or HomeAway or Expedia ever again. Not when they don't provide security from owners who list properties that are not appropriate for renting as a vacation rental. For reference their policy states: (c) "Material Misrepresentation" means that (i) a Protected Traveler has made a deposit (if required) and full payment to an Advertiser for a rental property that is listed on a HomeAway Site, (ii) within twelve (12) hours of first entering the subject property on the first day of the rental term, the Protected Traveler leaves the rental property and refuses to occupy the rental property due to the Material Non-Compliance (as defined below) of the rental property as compared to the description made in the listing on the HomeAway Site; (iii) the Protected Traveler's deposit and/or payment is not refunded or is wrongfully withheld by the Advertiser, and (iv) the existence of the Material Non-Compliance of the rental property is subsequently confirmed by Us in Our reasonable discretion. read more

I will never use them again! They do not protect the traveler, honestly they only care about taking your money and after that they are done. I have an issue with a Home I rented for 7/4/2020 weekend and the homeowner kept my deposit Ive been going back and forth with both of them and the only thing VRBO does is asking me to repeat the issue again and sa they will call me back or that its been escalated and till this day i have yet to receive a call back from VRBO. Every time i call its an hour long call as I had nothing better to do. The home was dirty, the owner double books we had people walk in on us. They too had rented the property. VRBO Property ID 599819 in Luquillo Puerto Rico. Dont rent its a roach infested house and the "5 star cleaning crew" is garbage. The bathroom had toothpaste, hairs and dirt from the prior renter. Hacienda Paloma I, Calle Faisan #64 Luquillo, PR 00773 is the house. The home owner is keeping my deposit because he had to send a crew to clean his house. Mind you they have to clean regardless, the only thing we did was leave plastic water bottle on the kitchen counter for them to recycle, clothes tags on a nightstand and i damaged 1 pillow case of a guest bed which i dont have an issue paying the $48 he claims it cost him to replace but he is trying to keep $300 for that. I have used VRBO in the past with no issues, but am hesitant to use now since taken over by Expedia. They changed up the website and it's not good like the old site. I had several trip boards saved. When they changed the website, I ended up with all these properties saved to my trip boards that I had never even looked, and somehow the properties that were saved under my account. Many of the properties I had saved had disappeared. I sent them feedback, asking what happened to my saved trips and I never received a response. If they can't even respond to a basic question, I don't want to see what happens if I book a property through them and have an issue. I fear I will not get a response then either. Their service fees are too expensive too. read more

We booked a stay at an apartment in Washington, DC. It looked good on the ad, but didn't have a lot of reviews, which should have been a red flag. My friend and I got to the apartment and the host did not adhere to COVID protocol, and stayed in the apartment to tell us miscellaneous information for an hour. Once the host left, we looked through the apartment, and found it was in the middle of a renovation, and completely different than the advertised photos. The ceiling was unfinished in four places, the apartment was different than the ad, and the toilet didn't function properly. My friend had trouble with a newly scratchy throat in the morning, and with the dust that appeared to be coming from the unfinished ceiling, we decided to cancel the rest of our stay for health reasons. We were willing to pay for the first night in full, but assumed the rest of the stay would be refunded, considering it was a gross misrepresentation by the host. The first issue with working with VRBO was the wait time was excessive to reach a representative. By the time I talked with someone, the checkout time had passed, and the host said we were responsible for another night, even though we had said we wouldn't be staying another night prior to checkout time. When I talked to someone from VRBO, they explained the refund should be negotiated between the host and the guest. This is problematic, since VRBO should be obligated to act as a mediator when one side of the guest-host agreement is in the wrong. But what makes it worse is that the guest has no recourse or negotiating standing in this agreement. I talked to VRBO representatives every day for the next two weeks, explaining to them the misrepresentation, and providing supporting evidence. All representatives agreed the deception was unreasonable, yet said they had no ability to challenge or receive a refund unless the host agreed to it. Considering I had no leverage, it is predictable how this negotiation worked out - I got back about 1/5 of the total cost, when I had only stayed for one of the seven nights. I did everything right to resolve this, and had clear documented evidence of all the disputes, including correspondence on the app chat service between the host and I where he admitted the place did not match the advertised photos, and was undergoing renovation. However, I still ended up on the hook for nearly the total cost. I do not plan to use VRBO again, and will recommend others avoid it as well, since VRBO has been unreasonable and offered no recourse. read more

We booked a property in Houston, TX for a week long day camp for my young son 7/16/22 to 7/22/23. Should have raised a red flag when we never received check in instructions from owner until we asked when we arrived to rental. We arrived after 8pm (check in was 4p) to find a DIRTY mess from previous guests & unit UNDER EVICTION NOTICE so we could not stay. I immediately called VRBO and they gave us 1 night stay and I was told I would be receiving full refund for the rental fee: $ 631.70 USD. They paid for one night hotel and NOTHING ELSE. When I contacted them via email and virtual assistant to follow up on refund, I got dead ends. I will not rent from VRBO again. Worse yet, the property is still available for rent on VRBO. Terrible customer service. BEWARE!!! After this, I booked through Booking.com and had an issue that was resolved with a refund and had the complete opposite experience. read more

If I could give them zero stars I would!! Just do you self a favor and book with Airbnb they take care of their customers!! Amid the Covid19 and international travel, Vrbo and HomeAway do not take care of you! They basically tell you too bad, sucks to be you! After many calls I still have not received a call back as promised from a supervisor? We booked our international trip through many different companies and VRBO/home away have by far been the worst company to deal with!!! Everyone who we booked with has offered a credit or cash back due to COVID-19! But VRBO/home away does nothing but steal you $ and are fraudulent!! Stay away! Rented a smokey mountain cabin from a Ravinver Jagpal through VRBO a few weeks before spring break 2021. They charged my credit card over $2,000. Then apparently sold the property without informing us or VRBO. I drove over 10 hours with my wife and 2 kids only to find out around 10pm the cabin was sold and we were now stranded during spring break without our 2k or a place to stay. Ravinger Jagpal 513 777 2905 simply does not care about humans...does not care they left a family of 4 who paid them over 2,000 stuck in the mountains without a place to stay. Total piece of garbage that has zero compassion. Sold their property and couldnt be bothered to tell us before driving 10 hours with 2 kids. Vrbo prevented me from sharing accurate information about my rental experience because it deemed it too specific. Pics posted for accuracy. I submitted a review - not trashing, just truthful - over a month ago, and just tonight the app sent me an email refusing to publish it because it gave specific information about rates and the management of the property. Yet when I clicked on the link to try, if possible, to still provide accurate information that the app is willing to publish, the landing page informed me that the review could no longer be submitted because it is outside of the 14-day window. Suffice it to say, there are plenty of other ways to spend money in this world, and neither VRBO nor any of its business partners will be seeing any of mine. read more

I booked a week long string of hotels throughout Colorado on Expedia. I called to confirm my 3rd hotels check-in policy only to find out my stay was redirected to VRBO. When I called VRBO to assist they said "your host never gave you check-in instructions?" The host never answered. I tried asking for a solution for 2 HOURS after DRIVING 4 HOURS TO GET THERE! NOTHING!!!!! Kept being hung up on... didn't suggest a new hotel. Then HAGGLED ME FOR A REFUND!!! Worst customer "service" EVER!!! DO NOT USE VRBO!!! read more

The host canceled our reservation for a cabin with only 3 days until our arrival. Apparently it was double booked. I paid in full back in February. I booked through Expedia. Spoke to an Expedia agent, who sent me a list of available properties, including the one I booked that just got canceled. Even though the reservation was canceled because it was "double booked", it's actually showing up as available on both Expedia and Vrbo. And who knows how long the refund will take to go through. If I even trusted either site at this point (which I don't, because some of those other "available" cabins might actually not be available), I couldn't book a new one. I need my money back in order to do so. read more

After checking into our house at 38 North Forrest Beach on Hilton Head Island, managed by iTrip Vacations, who is affiliated with a local company called Low Country Rentals, who in turn lists properties for rent on VRBO, we began discovering a series of issues. The first was the living room television. We got a prompt call back about getting it to work, only later to find if it was turned off everything had to be reloaded which took more than 20 minutes. The only way to get it to come on was to unplug it and plug it back in. Days later, we found that the DVD player could not be connected to it either. Soon, guests began discovering several toilets were backed up and overflowing when used. The office had closed by then. Plungers were not helping with two of the four bedroom toilets. The sink backed up that night because the garbage disposal was broken. We found several electrical outlets that would not hold a plug. One even sparked. The pool appeared to be neglected, especially compared to the one next door where people were able to play in the water. We did not want to be complaining about everything so decided to concentrate on getting the plumbing issues fixed. We texted the next day when the office was open, leaving a message about our biggest concern - the toilets. We received a text back that plumbers rarely came out on Sunday, but they would be in touch Monday, if not. It was noted their inspection report had deemed the plumbing system operating correctly. In the meantime, one toilet upstairs overflowed to the point it flooded the bathroom and leaked a large amount of dirty toilet water through the ceiling into the kitchen. ( You could tell looking at the ceiling this problem had occurred before ). On Monday morning we got a text from the management company ( Low Country Rentals or iTrip Vacations ), saying that Low Tide Plumbing would be at the house between 11:00 and 1:00 PM, so some of us went back to meet them. We never heard from them so sent two texts over several hours back to the management company and did not hear anything back from them until that evening. Finally, we got a text saying Superior Plumbing would be there by 8:15 PM. We scrambled back and a courteous young man did his best to solve the problems using different machines. After indicating he had a lot more to do and had two toilets pulled out with no problems solved, we excused him for the night ( 11:00 PM ). The next day we were notified Low Tide Plumbing would be there just before noon, so once again, we left what we were doing and met with them. The information they were given from the previous plumber some how got mixed up so it's a good thing we were there to show them what had happened. They fixed the problems pretty quickly, mentioning the disposal was dead, and the management company sent out a cleaning person to freshen the bathrooms and kitchen, which we were grateful for. So three and one half days into our stay, that major headache finally was resolved. We did not bother to complain about anything else and we had a good time in the house. After our stay we asked the management company for an appropriate refund ( in our minds maybe 1/2 off ) for all of the inconveniences. We did not hear back for several days, so we talked with VRBO about it several times. They were sympathetic, but explained the owner and management company were the ones who charged us, and would be responsible for any refund. Itrip vacations said the same thing. VRBO did say they would review the case and might penalize them for neglect ( but who knows ). Since we could not get a response, VRBO left three messages to the management company to get them to communicate. Then, suddenly, Matt Williams responded to us by email saying he had been on vacation and did not like our tone. He defended their actions and declared they would not be held hostage to us waiting to write a review based what they decided to do. He was defensive about everything we brought up, putting it back on us. There were several things he did not know about that we just lived with, so that could have all been worked out in a phone conversation we never were able to have. It turns out we were never able to leave a review on VRBO because a brief one sentence message to the management company had been put on there early on and we were not allowed to put on our review ! We will now try to work with the BBB for a more favorable outcome and share this story with other potential renters using any of the above mentioned parties, including VRBO. read more

The property manager used his undisclosed security system to spy on us (more on this below). The property owner threatened to evict us because we arrived with our service animal in training. Discrimination against someone with a legitimate service animal is illegal. He then proceeded, without our consent, to charge our credit card ($125) for the service animal. Charging anything additional for a service animal is against the law. My husband is an optometrist and he trains Seeing Eye dogs for the blind. We had to file a credit card charge back to recoup the illegal charge. VIDEO SURVEILLANCE Any form of surveillance at a rental is illegal when it is used for anything other than security issues. Simply put, the property manager used his security system to spy on us without any notice, and without our consent. He contacted us during our stay to tell us that he saw our service dog on video, and that "pets" were not allowed. We were shocked that he was using video/audio to spy on us. This was not a matter of security at all; and all members of our party feel grossly violated. We are afraid of what footage of our children may be out there in the world now (which includes our teenage son and daughter, and younger children). We have a very poor opinion of the property manager's ethics and knowledge of rental laws. We feel this opinion is warranted given the circumstances. As you can tell we are very upset; but, we are a very reasonable and understanding family. If you don't mind having your right to privacy abused, and/or discrimination against disability laws, the home itself was nice. We planned on spending significantly more time at the home, but we just did not feel comfortable or safe living in the space provided. VRBO ghosted us, and would not even give us replies. Due to their lack of response, we are in contact with the Internet service provider, the security system provider, and local law enforcement. We attempted to contact the homeowner, but they will not reply either. All of this has been a tremendous amount of homework that we did not anticipate with renting a home for a few days. Because this company manages more than this home, I am fearful that the above practices are more than likely occurring at all of the homes they manage. This is the only negative review we have ever had to leave for a vacation rental. UPDATE: the property manager states that the above surveillance claims are unfounded. Luckily, we have his admission of guilt in writing. Again, a poor display of ethics: 6/15/21 email from Property manager: "The camera was installed by the owners a few weeks ago after an issue at the home. It was an oversight on our part to not update the listing at the time." This company has set a precedent that crime is allowed (federal and local cybercrime, disability discrimination), customer safety is not a priority, and punishment for crime is nonexistent. They do not care about your rights to privacy, nor do they care about how you feel when they violate you. They are in direct violation of their own policies. Disgusting. read more

My family arrived at "The Artist's House" (https://www.vrbo.com/408060) in Kissimmee, Florida with great anticipation for our 13 day rental, walked in, and immediately found live and dead roaches in the house (under the master bed, in the dining area, in the living room, under the sink, in the cabinets; as well as significant amounts of roach droppings within the cabinets, silverware drawers, pots&pans, etc). I have photos. We immediately contacted the owner and the property management company who sent over an exterminator. The exterminator sprayed, said it would take from 1-3 days for the pesticide to take effect, and advised that he will be contacting the property management to make a return visit to spray again because it was so bad. We found more roaches moving about during the night on the kitchen countertop. Impossible for this infestation to be a surprise to owner or management because we have photos of 5+ roach baits in plain view on the kitchen floor and one that was ON the kitchen counter next to the coffee maker. Gross. And there were two empty cans of roach spray under the infested sink. The next morning, we vacated the house, we provided photos via VRBO's message board, and we asked for the owner to cancel our contract and have our rental refunded. The owner agreed to do both, in writing, via VRBO message board. VRBO Customer Service called me to say don't worry and they'll work with the owner to refund my money. Then a week went by. Then the owner posted on VRBO that there were "a few cockroaches in one side of the kitchen and nowhere else in the house", that they sent "a pest control guy and not an exterminator" to do a treatment, and that this was not an infestation. She refunded me ONE night's rent (out of the 13!) and ignored my pleas to refund the remainder of our rental. Shame on this greedy owner for trying to keep my $3,300, and shame on the property management company for a half-ass job of pest control. Anything to keep the money coming in, right?! After three weeks of me calling VRBO every other day and having them say that my refund request case is "with the Billing department" and no update is available, VRBO called me. They refunded me their service fee of $346.00, advised me that they do not control the balance of the funds to refund me directly and that they cannot force the Owner to refund me, and they recommended I contact my credit card company to file a charge back claim to refund of the remainder of my payment. I did, and my credit card sided with me. This is an insane amount of trouble for having stayed one night in a roach house. It took a long time for VRBO to try to help, but at least they tried. SHAME ON THIS GREEDY PROPERTY OWNER. Don't put full trust in property reviews as VRBO did not publish mine (same exact objective language used above). read more

"I had a very disappointing experience with VRBO and the host, Careen Santos. I booked a vacation rental property for my mother's surprise 60th birthday celebration on February 12th, which was fully paid for. Before confirming my reservation, the host Careen Santos asked me what the reason for my stay was and the age of every person staying at her home. After 24 hours, the reservation was confirmed. Over six weeks later on May 30th, I received a message from the host stating that she would like me to cancel the reservation because the price I reserved the property under was not accurate. I immediately contacted VRBO to explain the situation, as family members were flying in for the celebration. VRBO informed me that it was the host's responsibility to ensure the accurate pricing was listed and that the host had the right to cancel the reservation or increase the price at any point in time. I was shocked that someone could increase the price six weeks after the reservation was confirmed just because they realized they had listed the price inaccurately. VRBO also informed me that they would not cover the difference, and the host would be penalized for poor business practices if they did not honor the reservation or at least discount the difference. I was disappointed with the lack of customer service and care from both VRBO and the host. Despite multiple attempts to speak with management on more than five separate occasions, I was told that my case would be elevated, and I would receive a call. However, there has been no resolution to date. The host, Careen Santos, currently has her property listed at $497 per night. It is clear that she canceled my reservation so she could make a few hundred dollars more over a three-night stay. I am disgusted with how Careen Santos and VRBO handled this situation. It is evident that they do not care about their customers or their reservations. I will never book with VRBO again, and I caution others to be careful when booking with this host or this company. If you are looking for a vacation rental, there are plenty of other options available that value their customers and their reservations." read more

Last April (April 22nd 2020) I went online and booked a nice Oregon beach house for my family to get away from the crazy COVID chaos. VRBO accepted my payment and confirmed my booking for May 2020. They told me I would get an email confirmation from Evolve Vacation Rentals. We were excited to get out of Portland and go somewhere to enjoy ourselves while the Covid tyrannical lockdowns took place by our idiot Governor Kate Brown were in place. Little did we know, she shut down all vacation rentals as well. A little while after, I received a cancellation notice from Evolve Vacation Rentals and instead of crediting my money back, both VRBP kept their $43 service fee and Evolve Vacation rentals kept the other $409. In the email it said they issued a credit that I could use on a later date. Being a normal understanding human, I had no idea that Kate Brown would lock the whole state down for a year!!! Well, I decided that I wanted my money back this month and we were going to just go to Arizona where there isn't the restrictions like Oregon. Evolve and VRBO were unwilling to refund my money even though I basically loaned them money for about a year! The one representative did slip up and say that they could call the home owner and see if they would be willing to refund my money but VRBO and Evolve would not. I do not agree with this and I think is us completely unacceptable. I have disputed this charge with American Express and will definitely take them to court if this is not resolved. This is not good business and I will never use VRBO or Evolve Vacation Rentals ever again in the future. Do not be scammed. They will accept our money but there is no guarantee they will not immediately cancel your reservation, keep your money and issue you a useless credit. read more

READ THIS!!!!!! Do not use VRBO!! STEPHANIE WHITMORE Is hands down one of the most immature, unprofessional, and simply one of the most disrespectful property managers I have ever dealt with in the past 7 years this dealing with discrimination to me and my family. We had our family member finally come back from serving our country to celebrate with him and his family flying in to see him. She had neighbors take pictures of us coming in invading our privacy taking notes of us and discriminating us as soon as we arrived. Most of my family are people of color and having these neighbors continued to watch us and doing everything in their power to kick us out of the place without violating a single rule made us angry and ultimately feel that we are some sort of threat to the neighborhood!! Stephanie Whitmore stated "I will give you a full refund just please leave I can't look bad to the neighbors" this is what set us off! I have a total of 5 of us who confirm and are witnesses to what Stephanie Whitmore has done and said to us. The hundreds of dollars we had to pay for hotels after being threatened to leave the premises or cops would be called I am telling you NEVER RENT WITH Stephanie Whitmore!! She even kept the money for the place after staying for 2 hours against VRBO's rules and only sent half back stating "you violated some sort of policy I'm refunding half out of kindness. I don't have the money to pay you you're going to have to deal with Vrbo" NEVER RENT WITH STEPHANIE WHITMORE AND FEEL THE DISCRIMINATION AND UTTER HUMILIATION THAT WE FELT!! She should be fired this place should not be listed!! Stand up with us during these times of discrimination and utter disappointment we went through! read more

Palm Springs - Exact same horrible nightmare as other postings. They canceled on us less then 36 hours before. This after hours of document filling out (with the City of Palm Springs and with Vacation Palm Springs) Everything turned in - paid in full - then notified by VBRO at 9:00 PM that we were canceled. Then they tried to up sell me another property but for more money (bait and switch) At Vacation Palm Springs (they have about 4-5 different phone numbers) No one answers the phone - then another company pops up (I guess a parent company) booking was for June 12- 15. Someone did finally call me back - after begging them to send me something in written form stating they were canceling us (didn't want them claiming "no show") I at least received an email. The anxiety, panic, helplessness and ruined vacation- the disappointment of my grown children who were flying in and had requested PTO from their work. I'm still battling - hoping I will get my money back - VBRO said their portion of the refund would take 4-6 weeks. (OMG) Do you know what would happen to me if I canceled this last minute on them? Yep - large percentage penalty would happen. When its them cancelling - nothing - for anything they ruined (food & other items already purchased and packed for the trip) no compensation for anything - they flat out don't care - it's a scam and I'm still panicking that I won't see my $2,000 refunded. FYI - I've never ever written a review - however this was so criminal that I just had to warn others. Who in the City Palm Springs or the California Realtor's board polices this company? My friends and I booked a very special trip on VRBO. We booked it early March, within 30 days. We were excited to find this beautiful property listed and opted to not get insurance 1) we had no intentions of cancelling and 2) unless we cancelled the day we bought, we were out the money either way. Then about two weeks later, COVID-19 news became overwhelming. Our kids were asked to stay home and there was a panic worldwide. Sadly, we cancelled our flights and reach out to the property to cancel in light of the tragic events. Their response was that the Encinitas area wasn't heavily impacted and since we did not get insurance and are inside the 30 day cancellation policy, they can't refund us the money. After explaining our situation, they denied us a refund. Less than a week later we received an email stating due to current events, they were crediting 50% of our trip on the account to use later. Fifty percent of our hard earned money, gone, just like that. During a worldwide crisis where people, including some of the ladies I was traveling with, lost their jobs, are confined to their homes, losing loved ones, they kept 50% of our money. We have decided to cut our losses but felt the need to warn people about this company! Out of pure principle, we will never use that credit and will never, ever book with this company. I was a first time VRBO customer and last. If they can't manage the type of people posting on their site than they don't deserve my business. We would have been happy for a cancellation and credit to use at a later date. Instead they kept 50% of our money in the blink of an eye. Shameful! read more

My experience with Vrbo has been completely unacceptable and has exposed serious flaws in both their booking system and customer service practices. Three days before my scheduled Memorial Day vacation, my reservation was abruptly canceled due to a "double booking" error allegedly caused by VRBO's platform. A failure of this magnitude should never occur, especially for customers who booked and paid in full well in advance. What is even more concerning is VRBO's handling of the aftermath. Despite this issue being entirely caused by their system and/or host management failures, I was informed that my refund could take up to 14 days to process. In the meantime, I am expected to somehow secure alternative accommodations during one of the busiest travel weekends of the year while VRBO continues holding my money hostage. Property prices have dramatically increased due to the short notice, and because VRBO refuses to immediately release my funds, I am now facing the possibility of canceling my vacation altogether. The lack of urgency, accountability, and customer protection is astounding. A company of this size should have safeguards in place to prevent double bookings and should absolutely prioritize immediate refunds when their errors directly impact customers. Instead, customers are left financially burdened, stressed, and without meaningful support. This has been one of the worst customer service experiences I have encountered, and I will seriously reconsider ever using VRBO again. read more

Absolutely terrible experience with Vrbo. I booked a reservation that had the option to cancel for a 100% refund within a certain date. I canceled within this date, it submitted as a "Property request change" with the request being to cancel and it even made me submit to the owner why I was requesting to cancel. The owner left it pending so I would lose out on my 100% refund. When I reached out to Vrbo they refused to honor this as well, telling me because I submitted as a "request to change to cancellation" instead of hitting a different "cancellation" button, they wouldn't honor their own rules. This is ridiculous when I have screen shots and emails proving I had requested to cancel. Vrbo is screwing me over based solely on nitpicky details. They shouldn't offer two ways to cancel and then only allow one. You can tell they're just trying to do anything to keep extra money at the traveler's expense. Also, when I resubmitted for at least a partial refund, they tried to cut me out of almost $200 and not give me my full partial refund - I had to submit a case with them AGAIN and ask for the full amount of the partial refund to be given to me. They're really sneaky and untrustworthy. I shouldn't have been surprised when I looked up the reviews online and they were all negative. They are underhanded and don't know how to treat people. read more

I booked a house in Florida from VRBO and you know how they state they are always there for you - IT IS NOT TRUE! We were only there for 4 days, I was in constant contact with the owner, with issues - NOT how I wanted to spend my vacation! Get back, go onto VRBO to Stay Neighborly to complete a complaint form, not even 24 hours later I get an email saying my complaint was closed - no explanation - nothing - AND over three weeks later, my bad rating was mysteriously deleted - pretty sure they claim that can NEVER happen. SO I decided to call customer service - all I was asking for was a $200 refund on an over $2000 rental because of all of the things that were not disclosed and all the extra money we had to put out for things they said they provided and did not - know what customer service told me?? Nope cannot help you because you are already home - so they would rather me spend my whole vacation on the phone and not being with my family - never will they get my money again....We always book here for weddings, anniversaries, birthdays, vacations - it really is a shame. read more

I have been on VRBO since 1995. VRBO has turned into the worst possible platform to put vacation rentals on due to the greed and incompetence of the people that bought the company and that run the company now. Expedia is a greedy company that. In the early days of the Internet tried to take over travel agency businesses and failed. They strive to monopolize whatever they get into and then rip everybody off. I believe they are kiting money because of how they run their business and run it into the ground. Recently, I had a guest cancel, and VRBO has been unable to do the refund or the cancellation for the past five days. I believe the RPO is floating money to cover for their failing business due to their idiotic and deceitful business practices. Whatever they did their website has disrupted everything. This is the worst company I deal with in my life and have ever. It really hurts me to say that because they have a monopoly on the vacation rentals in it's what I do for a living VRBO sucks b***s.... read more

We rented an apartment in Paris for a week. When we got there we were astonished to find out that there had been no mention in the description that it was a 5 floor walk up on stairs so narrow and steep that it was challenging and dangerous to walk up . It was impossible to to get our luggage past the second floor . There were no handrails and for anyone to think this was acceptable is has never been there. We contacted Vrb immediately and there response was we will" look into it". I took a video of us trying to walk up( I am athletic) and sent it to them. We have sent several follow up e mails but haven't heard back which is the reason for this review. We are out almost $3,000 , had to find a hotel for the week. I understand that not everything is under there control but their lack of response to this is not acceptable. Fortunately the rest of our trip was fantastic and We are in a position that getting ripped off doesn't have a big impact. read more

Atrocious customer service. You can be 100% guaranteed a ruined trip and long hold times if you happen to have the misfortune of an owner cancelling your booking last minute. I had planned an 11 day stay and prepaid in full but 4 days prior to arrival the host cancels because the house is pending sale. Almost impossible to reach a live person to rebook while understandably in crisis mode. Then to add insult to injury there is no financial compensation for any money you are out of pocket on non-refundable trip related incidentals. Who is going to trust a company that just left you vacation homeless? NOTE THAT VRBO POLICY IS THAT AN OWNER CAN CANCEL AT ANY TIME FOR ANY REASON. They have zero sympathy for your plight. Its Russian Roulette if your place will be available by the time your trip rolls around. AirBnb at least dings the owner financially so they are discouraged from cancelling. read more

Stranded for Family Reunion: Do not use Resort Rental Pros or VRBO - They are both unreliable and unprofessional. Resort Rental Pros managed a property through VRBO that we booked for a vacation in North Myrtle Beach for a family reunion 2.5 months ahead of time. We checked in with the rental company a few times and they said all was well. Less than 3 days prior to our vacation, they reported that they couldn't locate the host and had nothing to offer us. They have not yet refunded us our money and our vacation plans are a mess. Our only choice is to cut our vacation time in half and to pay twice as much at a hotel. Our other bad experience with VRBO was with Vacay Home Connect. They misrepresented a property, listing it as on a private beach, with an intracoastal view. It was on a canal off the intracoastal and a 10 minute drive to the beach. read more

Be aware that hosts can cancel your stay at any time, with no compensation or reparations given to renters. Even if you receive a booking confirmation, the host can cancel on you for any reason. DO NOT book the rest of your trip with the comfort in knowing that you will have a place to stay. This happened to us with a beach house in Manasquan - the reservation was confirmed, we made our plans, and then the host canceled it, saying that we did not meet the minimum number of nights and there would be zero flexibility (even though the error was on their part). There were no properties left in the area to book, and we had to redo our entire vacation plan. This was our first time booking with VRBO and we were very unhappy with the experience. read more

VRBO is nothing but a face for fraudulent transactions. They allow owners to be listed as a PREMIER PARTENER and how they offer a "Book with confidence GURANTEE". Do not fall for it. If a property has a no refund policy, it doesn't matter about the contract you sign, any of the emails you exchange through the site, they owner's can change a policy or a contract at any time no matter what and then NOT REFUND YOUR MONEY. VRBO will do nothing about it. They will literally only read from their manual and say, "please refer to the property's refund policy". They will try to contact the owner, but if the owner never responds they wash their hands of it. read more

I am writing to express my deep disappointment with the service provided during our recent reservation. The booking was unexpectedly canceled on the day of arrival, leaving us without accommodations. When we attempted to resolve the issue, the host was unresponsive and unwilling to assist. Additionally, our calls were ignored unless we used a new number, which is unacceptable customer service practice. This experience has led us to decide that we will no longer use your services for personal or company purposes. A business that does not prioritize customer care and well-being is not one we can support. read more

What a waste of time and money. This company is wildly under regulated and someone needs to bring up a class action lawsuit for the amount of issues that arise when booking with VRBO. False advertisement, mental distress, financial distress, breaking legal binding contracts, putting customers in harms way, etc... We have been harassed out of our VRBO by the owners and have spoken with the cops in the area to see what legal actions we can take against the owner... where was VRBO in this? No where to be found. Don't use Vrbo - ever. They are allowing hosts to participate in theft by keeping full payments for stays the government will not allow us to make because of this global pandemic. Not only are they not intervening and trying to negotiate reasonable outcomes in the forms of partial refunds and/or future credits - they're ghosting. No contact from Vrbo or any host. It's a scam. We are out $1,621. Other home share company Air B&B came right out with a promise to refund 100% for COVID-19 related cancellations. Vrbo should be ashamed. read more
