New Host Beware As a first-time Vrbo host, I expected transparency and timely payment. Instead, my first payout of $864.70 has been delayed, and I later learned about a mandatory 30-day payout hold that Vrbo admits is not disclosed during onboarding. After being told my payment would be sent on June 19, I contacted my bank, which confirmed no payment or pending ACH had been received. I requested proof that the payment was transmitted, including an ACH trace number, but Vrbo has not provided it. I hope Vrbo improves its communication with new hosts because they deserve to know about material payout policies before listing their homes.

They represent the HOST only, not the client I will never use them again! HORRIBLE! The code for entering the unit did not work and it took 2 hours to get in then the place was a disaster. VRBO kept us on the phone for 3 hours and finally we were able to find a decent place without their help and VRBO gave us their $80.00 commission and helped not more. the owners "Grand Welcome Monterey Bay" refused to return our money even though we did not stay there.

I really didn't plan on leaving a review, but I feel like I should share what happened. I booked through Vrbo and arrived on April 7, 2026. Right away, the place just didn't feel like what I expected. There were some cleanliness issues, accessibility concerns, and the elevator wasn't working, which made things harder than they should've been. Because of that, I decided to leave shortly after arriving and didn't stay at all. I returned the key and reached out to both the host and Vrbo right away to cancel and get a refund. What's been frustrating is that nothing really got resolved. The reservation wasn't canceled, and even though I was told a partial refund was issued, I haven't received anything. A full refund wasn't approved either. I also didn't hear back from Vrbo after following up. Overall, it just wasn't a good experience, and I wish things had been handled differently.

The fees are so outrageous it's not worth it. Over 800 bucks in taxes and fee for 3 nights. no thanks.

BEWARE OF USING VRBO!!!!!!!!!!!! We booked a house in Flordia for Spring Break and messaged our host about the amenities offered at the property. We never heard back. A few weeks passed, and I got nervous after sending 5 messages and calling the number on the site multiple times. I called VRBO and spoke with a representative that stated they would get ahold of my host and that I needed to give them time to respond. Another week goes by and nothing. I call VRBO again and they give me the same run-around. They said they would email, call, and text my host and I needed to call again the following day if they hadn't responded. Again, after 3 phone calls to VBRO, an agent states that if I don't hear back 3 days prior to check-in they will find me a new house "based on availability". I call back 3 days before my trip as I have still not heard back from my host, NOR received check-in instructions. I call VBRO and I wait an hour to be escalated to a manager who states that they can do nothing for me until the host defaults on the property Saturday morning. I expressed that we were leaving to drive to Florida out of state and do not want to leave not knowing we do not have a house (20 of us). She states that I can "start driving and if I don't get check-in instructions I can all Saturday morning". I proceeded to ask how VRBO can stand behind a non-responsive host and do nothing until 8:00 am the morning of check-in. The manager simply stated that is their policy and that if I wanted to cancel now I would be out the $3,500. I asked her what they do when people are traveling out of the country, or anywhere out of state, and she had no reply. This company is completely unprofessional and very shady. We finally got check-in details on that Friday, stating that the house we had originally booked was FLOODED. They stated they would upgrade us free of charge. It was FAR from an UPDATE. BEWARE OF BOOKING THROUGH VRBO. I expressed to the manager, "So if people book through your site they just better hope they have a good host right", and she said nothing. WRONG!!!!!! read more

I booked a stay for labor day weekend in Chicago. The host cancelled on us last minute. VRBO did very little to assist in finding another comparable stay. They pushed properties that were double the price and did not offer any financial assistance. I called their customer support, sent emails, sent messages on Twitter. After multiples of these communications, they finally said that I qualified for their financial assistance reimbursement. I booked a trip that the price difference would be covered. I am now 2 months after the trip trying to get my reimbursement from VRBO and it has proven to be extremely difficult and they're not helpful. I will never be using VRBO again. I have put probably 40+ hours into communication with them, and I am not sure I am going to receive the reimbursement. Summary: Don't use VRBO and expect them to assist with any issues that come up with your trip!! Their customer service is horrible, and you will be left high dry or will have to spend MANY hours to even attempt to get any assistance from them. read more

Cancelled on us one week before trip! We rented a VRBO property two and a half months ago, paid for it in full, and a week before we were supposed to travel, got a message that our booking had been cancelled! Apparently the property had been somehow double-booked and we got booted. VRBO did refund us, but now we are stuck less than a week before our trip with nowhere to stay! VRBO said they would help us find another booking, but so far hasn't even communicated with us. We just found a nearby hotel for almost $200 more than what we had paid VRBO (and definitely out of our comfort-zone price-range), hoping that VRBO would cover the difference, since the last-minute cancellation was 100% their fault, but they will not pay. What was supposed to be a fun trip has become a source of frantic emotional and financial stress. We are very angry and will never book with VRBO again. read more

I like most cost conscious consumers like to make bookings in advance in order to have a place to stay and to not pay obnoxiously inflated prices the day of the event. I booked a place for ~ $250 a night and after several attempts to contact the owner to get check in instructions I called VRBO help, long story short I couldnt get into the VRBO that I booked. After 2 hours on hold with help I learned that VRBO would not help me find another place to stay so we ended up having to stay in our car in Downtown Detroit where we traveled too, read more

We planned well in advance for a trip to Boston. Found a place within walking distance of Fenway in a great area. 12 days before our trip the host cancels our reservation saying "apt not available". 5 days later that same place is listed as available and costing $50 more a night! VRBO did nothing. Said we were refunded and they will "ding" the hosts listing. With only 12 days left it is near impossible to find a comparable place without paying a heck of alot more. The financial impact is left to the traveler and not the host. If we had cancelled we would have been out 100% of our payment. read more

Horrible customer service. All you get is lip service. Never got connected with any supervisors. Just empty promises of assistance with 0 follow ups even after numerous contacts and requests. Horrible!!! Last place I rented I have not yet (2 months later) gotten my security deposit back even though we vacated 2 days early with notice. I never asked for a refund except for the damage deposit, and left the place as we found it. VRBO keeps telling me it's not their problem. They keep instructing me to contact the host which I have done continuously. Something about a third party rental. They continuously have been disavowing responsibility for representation. VRBO is a SCAM! read more

Do NOT book through HomeAway or VRBO!!!! I booked a property on VRBO, 2 months in advance with friends and planned our trip around the area we were staying as we did not have a car. At the airport on our way to the destination, we found out that the property we booked was not available as the owner had asked VRBO multiple times to remove their listing. We had to scramble to find a place to stay at higher prices. VRBO booked us for one night at a Hotel and sent available listings on their website. We had originally booked a 2/2 uptown condo walking distance to the things we wanted to see. They sent 1 star motel properties with one bedroom, 20 miles outside the city. After multiple calls with customer service they sent an email to self-lodge and submit a claim. I did so and have been denied reimbursement. I will never book with VRBO again and urge you to do the same. I heard from the property owner that we were not the first guests to experience the wrongful booking on VRBO. And they still have not fixed their listings. An agent on one of the calls said the owner was listed as inactive yet they still had his listings available. They did not and would not help during of after the situation. read more

BUYER BEWARE! I booked a ski house in December 2021 for the entire 2022-2023 ski season (December 2022 - March 2023; 11 months in advance) that allows "pets" and disclosed to the owner in my booking request that I would be bringing 2 cats. They accepted the reservation. Then, 4 months later, the owner changes their mind and no longer wants to accept cats at their property. This is now the end of April 2023, and there are no more ski properties available in my price range for the entire ski season at the original ski resort or even 3 other resorts I searched! The remaining properties would cost nearly 60% more! VRBO could forbid owners from making policy changes after accepting reservations. And VRBO could compensate me for the direct costs and inconveniences caused to me by this late policy change, but they refused to do so after several calls. In fact, upon hearing my grievances, Michael from the VRBO Resolutions Team thanked me for my "feedback" and then hung up on me! VRBO is happy to take your money, but when things go wrong, don't assume they will make it right. read more

If I could give Vrbo zero stars I would. I tried to book a property in Santa Monica California for 1 month for $20,000! I got through the entire booking experience and gave my credit card. After a number of days I received a message from the host "We have a few inquiries about the unit. We will get back to you as soon as possible". Then Vrbo just cancelled my reservation. So I contacted the host and they kept giving me the same BS reply that they were reviewing other applications. This went on for days! I don't think they ever had any intention of renting the unit and I'm not even sure why it was listed and able to take my personal information. I felt like it was a fraudulent transaction! I have used Vrbo 2 times before and have had a decent experience. But I will never use this company again! Beware. read more

I booked a vacation in Marathon, Florida from 6.19.20 - 6.24.20 and I had very high hopes as I made sure I called ahead to ensure certain accommodations were in place. Obviously during this time- I would not accept everything to be accessible but my stay was beyond repair and one of the worst experiences in my life. Let's start with the fact that I was never told by VRBO that this property was under heavy construction that affected us in different ways. The worst part is that I called the VRBO representative personally and still was not told about the construction but furthermore on the VRBO site there is no mention of this at all or in the email sent right after I paid telling me how excited they were for me to get to the vacation but once again no mention of any inconvenience coming my way. Please see below for all the inconveniences: 1. There was constant construction on the 2nd floor and outside that would start at 7am daily which of course made everyone uncomfortable and cranky. Not to mention debris, screws, nails, dust and garbage in the hallways and staircases. 2. There was no front lobby which meant that you had to use the back entrance and there was no elevator provided for a 3rd floor stay. 3. The new doors added to the renovated rooms would deactivate or lock on themselves to the point that we were locked out of our room for 3 hours while they had to get maintenance to open the door. 4. I went there with the intention of celebrating my bday and the pool was closed 2 out of the 4 nights I was there when I had made sure to call before to make sure this would be an amenity that was available due to COVID pandemic and outside activities being closed. 5. We also wanted to do laundry before leaving and the front desk was unable to help us with basic information like the cost of the laundry services, help with change for the machines, basic laundry hours or a sign in sheet to get a turn as there were others waiting for the same service and were told to figure it out on our own. All in all - this was my first time using VRBO and it will be my last time. I will make sure to anyone I know from the metro area to ever refrain from using this service again. I am going to make sure to reach out to the necessary parties for a refund as this is not the type of service that should be provided especially when it comes to travel accommodations and customer service. read more

This is the most UNPROFESSIONAL company I have encountered, in a long time. I scheduled a vacation from 7/6 to 7/13 in Deerfield Beach, Florida and a Natural Disaster, Hurricane Elsa struck the State of Florida, and I requested a refund, of $1058 dollars, and they said NO because it wasn't covered by their cancellation policy. Natural Disasters NOT covered?! The owner Daniel, didn't answer calls, customer service, kept calling him, to NO avail and customer service kept me on hold, for extensive periods of time. What a horrible way to treat Customers! Stop blaming the customer, for something beyond our control! read more

Thanksgiving break 2020, we booked a Family mini vacation for the 4 of us. We rented a 2 bedrooms, 1 1/2 baths for two nights at the apartment building owned by the Green Granite Inn Hotel, manage by Vrbo: manager Jennifer. On the first night we stayed, I tried to find a place to move. There was only regular hotel rooms, and due to Covid it's not an option. After the second night on our way back home, I wrote reviews/complains and asked them to please get back to me to Green Granite and Vrbo. Nine days later I haven't heard back from either one of them. The apartment is very outdated, the heat has a mind of it own. When we first arrived the place was freezing, but through the night so hot we couldn't sleep. Windows don't open: locks are broken, many electric outlets don't work, tub was dirty, moldy and rusty. We made tea, stove stunk the place with a burning smell! Silverware dirty so were the drawers. Main bedroom, mattress has a triple mattress protector bigger than the mattress. Every time you turn it makes you hot and makes you wake up, so exhausting and uncomfortable. Kids room door doesn't close if you don't slammed it. Bathroom in the main bedroom blinds don't work. WiFi doesn't work most of the time. Kids found a dirty sock under bed from previous renters. Lighting so poor inside the apartment and outside. So dangerous entering the building, specially after rain when it becomes ice. It has been a hell of a year for everyone! My girls came home from college for the holidays. We were so looking forward to relax and enjoy our mini vacation. Two nights was almost $500, not cheap!! We came back home so exhausted and disappointed to say the least. I hope Green Granite takes responsibility. We stayed there many times though the years, it was always great! read more

THE WORST COMPANY EVER.... I have been going back and forth with VRBO for over a month now. I booked a property and right after I booked it the homeowner reached and let me know that the property was double booked. She initiated a refund and that was that. Well, a week later I still haven't received my refund, I have now reached out to VRBO over 10 times and each time, I have been advised that my case is being forwarded to the "upper management" and that my refund will be processed within 24 hours. Well, a month later and still nothing. This most recent time I reached out, the rep was trying to push me off the phone and told me the same thing, I insisted I stay on the line until she could at least email me a confirmation on what we had talked about. 45 mins later of sitting on hold, and they just hung up. WHAT AN ABSOLUTE JOKE read more

Heartless company that is strictly a money grabbing organization. We had booked a house on Long Island from Dec 28th till January 6th 2022. On December 22nd we received worked that Covid was rapid in New York. My wife has stage 4 cancer and was going thru Chemo therapy, so we had no choice to cancel. The owner said he was very understanding and was willing to cancel and said Vrbo might charge a fee. Vrbo refused our cancellation and has charged me the full $5,800! Well they wouldn't post my review because it was bad. And the place i stayed at kept my deposit. I recently booked a VRBO in Florida. I contacted the host and he indicated that his cancellation policy was 2 weeks, full refund. When I went to cancel almost 4 weeks prior to the reservation due to a change in plans, VRBO said that this reservation was not eligible for cancellation, even after I sent them a screen shot of the email between owner and myself. As I was booking this reservation I knew in the back of mind not to use VRBO. They tack on huge cleaning fees and fees. I prefer AirBnb and honestly, I think from now on I will only stay in hotels or resorts. I know for a fact I will never use VRBO again. Where should I start, I am not someone that likes giving bad reviews but they kind of forced me to. We booked a property near Yellowstone national park. After booking, we received a letter for an appointment with immigration services so we needed to reschedule. Contacted the owner and he said that he'll change the reservation but he never did. Contacted him again after a week only for him to tell us that the property is no longer available for the new dates and suggested another ( more expensive property). We called VRBO and after many many lost hours ( worst customer service ever) they said that they won't charge us the cancellation fees nor the difference in price. So we booked the new property that was way further from Yellowstone than the original one expecting to be reimbursed the difference. Well, we never were. After many other useless calls with VRBO they finally agreed to reimburse the cancellation fees but never accepted to pay the difference in price. They even denied giving us the offer to start with. They were rude and unprofessional. On top of that, the new property was dirty and unsafe for children (bird poop, exposed outlets...). We will never book with VRBO again. We and everyone we know will support a legit website, not a scam that steals our money. Please do the same if you care about not getting ripped off. By the way, don't get tricked by their good reviews on their website, they just never post the bad ones,, trust me we tried! read more

Homeowners beware! Potential renters can't contact you via the VBRO site! The customer service of VBRO is atrocious. I actually am not trying for a refund. I've been emailing owners, for over a week, to try and rent their places. My emails are not going through. There's nothing on their site about this issue. I have tried calling repeatedly. This morning I was told there was a 2 minute wait. The other times it was well over 20. I've been on hold for over 11 minutes and nothing. The person I finally got is trying to be helpful but so far no resolution. Two years ago someone infiltrated one of the VBRO postings and wanted me, as a potential renter, to wire money to a foreign country. When I tried to inform VBRO, after being bounced around, I was told their is no way to report something to Security unless I was the homeowner. Literally, they would do nothing. This company is a SCAM!! Worst experience I have ever had when renting a property. DO NOT BOOK FROM THIS WEBSITE! They do not take responsibility for what owners of the properties are offering through their website. AVOID AT ALL COSTS! Seriously, this company is terrible. My nightmare started when I booked a property in Palm Springs. Including the property ID (2018486) so no one ever stays there. It was supposed to be an nice renovated condo with great amenities etc. First off, Vrbo & property management both state that property information including access codes, parking etc... would be available 10 days in advance. Lies because we didn't even receive anything. We finally got our access code the night before after we called and complained. Day of arrival: Check in was at 4pm. We arrive around 5pm to a completely FILTHY condo. Oh and by filthy let me tell you, there were urine & feces stains on & in the toilet, hair in the bed and showers. Dead skin cells, nail clippings, dirt, dead bugs, chips in the couch - as if some nasty person JUST checked out. Also let me remind you we are in the middle of a pandemic ...not really looking to come into contact with other guests nasty secretions. So we naturally call to complain and the contact person is with the vacation rental place TURNKEY (terrible) and she immediately gets all defensive and is like well I'm not the property manager so I don't know, but we can confirm your place was not cleaned (which is beyond messed up to hear an hour after check-in) but we can send a cleaning crew. She then is all about us signing some agreement. I was like I'm not signing anything until this place is cleaned. So we are already beyond horrified and to top that off their cleaning crew shows up with no PPE. Yes, no face masks, nothing. So now our cleaning crew is spreading their potential COVID germs everywhere. So we decided we are done at this point. After about 7 calls over the course of 2 hours with customer service at both Vrbo and Turnkey to get a refund we came in contact with several rude people who were like well...we aren't the owners so we don't know how to help. Property management tried to offer us a $100 food voucher, which was beyond absurd from what we experienced. We then demanded they move us to another property. After about another 2 hours of customer service being like...oh well my day is done I'm about to sign off let me divert you to someone else BS, Vrbo finally calls us back with our new property, which is about 30 miles outside of Palm Springs in the middle of no where. At that point it was almost 11pm at night and we just elected to stay for the night. It's a decent condo about $200 a night with yet another problem- roaches in the sink. Yes, I get its the desert, but no. That's not acceptable. I literally just couldn't deal but was so god damn tired. Looking to get a full refund today. This experience was beyond a nightmare. read more

BOOK WITH CAUTION NOT CONFIDENCE! I booked a condo in Tahoe 6 months in advance and received an email that my reservation was cancelled 48 hrs from my trip. STAY AWAY- NOTHING BUT A SCAM Unreliable and unhelpful! VRBO canceled our reservation 2 weeks before our planned Thanksgiving trip because the owner decided to use the property instead. They sent us to a "rebooking specialist", who was less help. After being shown a trailer and a shack, the guy had the nerve to tell me that "there isn't a lot available before a holiday weekend, you'll have to make due with the leftover crap." Correct, that's why we booked 6 months earlier. He continued to explain that "VRBO is just an advertising platform and take no responsibility for the people who book with them." Warning! Stay away from VRBO/Homestay. I wish I had read the many negative reviews posted before we rented with VRBO. We had a 16 day rental that lasted less than 24 hours. Opened the front door and was assaulted by pet odor. The home was dirty, to our standards (not the homeowners). Hairs in tub, on floor, dead bugs, dirty dishes, refrigerator full of owners foods, laundry in the dryer, inch of dust on ceiling fans, torn furniture repaired with duct tape. NOT what we expected, or could live with for 2 weeks. VRBO was horrible. They require you to deal directly with the owner. She ended up charging us for 2 nights, double the rate and charged a cleaning fee. Which she hadn't even cleaned in the first place. I stayed in a condo at Gulf Shores that had a 4.5 rating. It was a dump! The property, Phoenix VI, was great but if VRPO averages a good rating on the propert, parking, etc., with the condo rating it can be VERY misleading. I wish I could get my $1600 back!!! So if you see 4 or 5 star rating READ every review, don't just take the star ratings as valid. This owner is a Gold Star owner and they make you strip your own bed when you leave and things were actually broken in the condo, doors, furniture, etc. After working in healthcare this year and losing a parent we were really looking forward to this trip. This was such an unfair letdown. I feel scammed. Actually I was scammed. read more

I will applaud if VRBO goes bankrupt due to COVID-19. This company hides behind their vacation owners, claiming they have no responsibility to travelers. Air BnB operates under an equitable system for both traveler and owner, retaining payments until 24 hrs after a traveler checks in. Therefore, in an unprecedented time such as this, when a VRBO owner is unwilling to abide by the suggested company policy of a refund or 12 month rebooking, they can't simply pocket a travelers payments for their own greed because the company (Airbnb) holds the funds. Book with VRBO at your own risk! read more

This VRBO rental in the Houston area is unsafe and filthy. My experience at this house was awful. I try not to sweat small stuff so I contacted the owner upon arrival to let him know that the house was unclean. He stated that "the cleaning lady" had to leave to pick up her child and had not finished before I arrived at my "early check in time" which was only 45min before the time he had agreed to weeks before this date. He then said they would come back. An hour &half later one man showed up with the owner and pushed an already filthy cloth sweeper across two floors stated he didn't know where the broom was located or dust pan and used one towel to "wipe" all towels counters etc. I asked that they remove the used soaps and body care bottles from the showers and pull the trash in bathrooms and kitchen some of which had sanitary items in them upon arrival. I asked several times that they please remove the dead flies from the window seals which at that time a female joined them to "clean." Things I did not notice at the time included the stained sheets, bleached spot towels, beds with mattress toppers and no mattress, ceiling fan in kitchen with huge dust and dirt hanging from them, knows missing from the stove, smoke detectors unplugged near kitchen, broken furniture in nearly every room and the floor with boards both missing and lifted as a fall/trip hazard. We did our own cleaning after they did a horrible job and asked our son to bring us cover from his house just so we could try to sleep and attend his college graduation the next morning. We attended the graduation, but recieved a call from the owner about the internet that never worked while we were there. The internet was really not a big concern to us because we came to spend time together and not really watch TV as we do at home. The internet provider came and stated he could not fix it called the owner who came and tried to fix it. I let the owner know we are less concerned about the internet and more concerned about how unclean the house still remained in areas that we could not fix or eliminate i.e dirty sheets, towels, bathroom and broken furniture along with some detectors that appeared unplugged etc. He stated that he had a hard time getting help he did not have to watch clean the house. We agreed to push past this until the gas detectors started to alarm us and several calls and text to the owner went unanswered. The owner finally answered my husband & asking " what do you want me to do" after we & he checked to see if stove was on which it was not nor were any gas burners left with the valves open he left returned with a different detector which also Alarmed for gas presence. We packed our things and started preparing to leave as he called the gas company and suggested that we could simply unplug the detector and ignore the alarm/warning this was giving us. If you value your safety and have any level of desire to remain clean and healthy do not book this listing. read more

To Whom it May Concern at VRBO: My family and I have never been treated with such disregard, disrespect, and at times, down right cruelty as how this company with its policies and procedures have treated us. I traveled Europe in 2018 and only used the AirBnB app. It was flawless. I intended to use it again for our first vacation since covid, but a friend recommended VRBO. So I, stupidly, gave your company an opportunity. An hour before our check-in time, our host canceled our reservation. He said it was VRBO's fault that the company double-booked his property. I had been in contact with the host a week in advance, asking him details about the property as I have a fifteen month old baby. I wanted to make sure she was safe and as comfortable as possible. This is why I booked through a service like VRBO instead of a hotel room. A hotel room for an entire week is not conducive to an infant's happiness. And if the infant isn't happy, no one in the family is happy. Our family was an hour and a half outside of Chicago when I first saw the email that our booking was canceled. VRBO sent a generic email about other rentals. These rentals were a) not in our price range and b) nowhere near where we intended to stay. There was a statement that financial assistance may be available for rentals outside our price range. But no guarantee. As it was nearing the baby's dinner time, I called an acquaintance who did not know we were coming into town, but because they have small children, thought this could be a smart resting spot while we figured out our lodging situation. Although, here me out: These are uncertain times. Our baby has only had one of three vaccines needed to give her immunity from Covid. I have spent the last three years trying to keep her safe and healthy from this pandemic. You put her, and all of us, in harm's way. I will never forgive or forget your company for this. After four hours on the phone with VRBO, being transferred over four times as my case was "escalated" and the system was "down," it was after 8 pm when someone finally offered to book a hotel room for us. By this point, my baby was asleep in a makeshift crib in the hallway of an attic. It was hot but she seemed ok because there was a fan. I did not want to move her as she had already had a long day and was asleep. So I asked that I be rebooked starting the next day. The agent told me they could not do this, that I needed to speak with the "rebooking" team and that the only way to contact them was through email. Thus, I would be receiving an email the next day. "THE NEXT DAY?????????," I thought. But I calmed myself and hoped for the best. My husband and I slept in the attic near our baby that night. That was our first night. Our baby woke up at 5:00 am the next morning. We were being a huge inconvenience and there was not enough room for us at the acquaintances' house. So at 8 am we packed up and went to a friend's house because they had a basement we could camp out in. At 10 am, I received a phone call with a voicemail from VRBO, but I was putting the baby down for her first nap, thus could not answer it. I saw the missed call once she was asleep along with another generic email with options for us to book two different stays- one for two days & one for three (totally our entire stay) in Evanston, IL. Evanston is not Chicago. I emailed the representative back and explained that we paid for Chicago and this is where we wanted to stay. A different representative emailed me and asked me to give her my number and she would call. So I gave her the number and waited for her to call. I even kept my phone on for the baby's second nap. She never called. I emailed again. No response. That was that. Less than 24 hours after we were displaced, there was not another word from VRBO. There was no one reaching out. I suppose they assume that families have nothing else to do but wait for a call or an email. With a baby and having to move our things (all of our things) twice in less than 12 hours, we could not be at your company's beck and call. We moved a third time into a condo that was a friend of a friend's out of town. After cleaning it and child-proofing it, we were exhausted. So out of our five day vacation in Chicago (if you do not consider the travel days on either end of the week), we spent 3 days moving and cleaning. The only touristy thing my husband and stepson were able to do was visit the Field Museum. We canceled an architecture tour and other events because we were either moving, cleaning, or too tired from doing these things and from the stress of our "vacation" to do anything. Perhaps this sounds trite to your company. But our family is not wealthy. We did not have the option of "just finding another place" as we could not afford any of the other rentals or hotels- everything starting at $400 a night. There was no email guaranteeing VRBO would reimburse us. We simply could not afford a plan B for alternate lodging. We saved fo read more

If your still considering VRBO. Please Stop. Had a reservation for months. Then two week before I was supposed to arrive I email the owner and am told that the home was sold last year. (This is after I have already paid $700+ for the week rental that the owner had for almost a year) I contact VRBO via email (because you have to call Australia otherwise) and even though I am within there "guarantee" there isn't a thing that they can or will do. Now its been 10 days and I still have not been refunded and to make matters worse I have to pay for a whole new place so at this point I am paying for two homes for one stay. After checking into our house at 38 North Forrest Beach on Hilton Head Island, managed by iTrip Vacations, who is affiliated with a local company called Low Country Rentals, who in turn lists properties for rent on VRBO, we began discovering a series of issues. The first was the living room television. We got a prompt call back about getting it to work, only later to find if it was turned off everything had to be reloaded which took more than 20 minutes. The only way to get it to come on was to unplug it and plug it back in. Days later, we found that the DVD player could not be connected to it either. Soon, guests began discovering several toilets were backed up and overflowing when used. The office had closed by then. Plungers were not helping with two of the four bedroom toilets. The sink backed up that night because the garbage disposal was broken. We found several electrical outlets that would not hold a plug. One even sparked. The pool appeared to be neglected, especially compared to the one next door where people were able to play in the water. We did not want to be complaining about everything so decided to concentrate on getting the plumbing issues fixed. We texted the next day when the office was open, leaving a message about our biggest concern - the toilets. We received a text back that plumbers rarely came out on Sunday, but they would be in touch Monday, if not. It was noted their inspection report had deemed the plumbing system operating correctly. In the meantime, one toilet upstairs overflowed to the point it flooded the bathroom and leaked a large amount of dirty toilet water through the ceiling into the kitchen. ( You could tell looking at the ceiling this problem had occurred before ). On Monday morning we got a text from the management company ( Low Country Rentals or iTrip Vacations ), saying that Low Tide Plumbing would be at the house between 11:00 and 1:00 PM, so some of us went back to meet them. We never heard from them so sent two texts over several hours back to the management company and did not hear anything back from them until that evening. Finally, we got a text saying Superior Plumbing would be there by 8:15 PM. We scrambled back and a courteous young man did his best to solve the problems using different machines. After indicating he had a lot more to do and had two toilets pulled out with no problems solved, we excused him for the night ( 11:00 PM ). The next day we were notified Low Tide Plumbing would be there just before noon, so once again, we left what we were doing and met with them. The information they were given from the previous plumber some how got mixed up so it's a good thing we were there to show them what had happened. They fixed the problems pretty quickly, mentioning the disposal was dead, and the management company sent out a cleaning person to freshen the bathrooms and kitchen, which we were grateful for. So three and one half days into our stay, that major headache finally was resolved. We did not bother to complain about anything else and we had a good time in the house. After our stay we asked the management company for an appropriate refund ( in our minds maybe 1/2 off ) for all of the inconveniences. We did not hear back for several days, so we talked with VRBO about it several times. They were sympathetic, but explained the owner and management company were the ones who charged us, and would be responsible for any refund. Itrip vacations said the same thing. VRBO did say they would review the case and might penalize them for neglect ( but who knows ). Since we could not get a response, VRBO left three messages to the management company to get them to communicate. Then, suddenly, Matt Williams responded to us by email saying he had been on vacation and did not like our tone. He defended their actions and declared they would not be held hostage to us waiting to write a review based what they decided to do. He was defensive about everything we brought up, putting it back on us. There were several things he did not know about that we just lived with, so that could have all been worked out in a phone conversation we never were able to have. It turns out we were never able to leave a review on VRBO because a brief one sentence message to the management company had been put on there early on and we were not allowed to put on our review ! We will now try to work with the BBB for a more favorable outcome and share this story with other potential renters using any of the above mentioned parties, including VRBO. read more

The property manager used his undisclosed security system to spy on us (more on this below). The property owner threatened to evict us because we arrived with our service animal in training. Discrimination against someone with a legitimate service animal is illegal. He then proceeded, without our consent, to charge our credit card ($125) for the service animal. Charging anything additional for a service animal is against the law. My husband is an optometrist and he trains Seeing Eye dogs for the blind. We had to file a credit card charge back to recoup the illegal charge. VIDEO SURVEILLANCE Any form of surveillance at a rental is illegal when it is used for anything other than security issues. Simply put, the property manager used his security system to spy on us without any notice, and without our consent. He contacted us during our stay to tell us that he saw our service dog on video, and that "pets" were not allowed. We were shocked that he was using video/audio to spy on us. This was not a matter of security at all; and all members of our party feel grossly violated. We are afraid of what footage of our children may be out there in the world now (which includes our teenage son and daughter, and younger children). We have a very poor opinion of the property manager's ethics and knowledge of rental laws. We feel this opinion is warranted given the circumstances. As you can tell we are very upset; but, we are a very reasonable and understanding family. If you don't mind having your right to privacy abused, and/or discrimination against disability laws, the home itself was nice. We planned on spending significantly more time at the home, but we just did not feel comfortable or safe living in the space provided. VRBO ghosted us, and would not even give us replies. Due to their lack of response, we are in contact with the Internet service provider, the security system provider, and local law enforcement. We attempted to contact the homeowner, but they will not reply either. All of this has been a tremendous amount of homework that we did not anticipate with renting a home for a few days. Because this company manages more than this home, I am fearful that the above practices are more than likely occurring at all of the homes they manage. This is the only negative review we have ever had to leave for a vacation rental. UPDATE: the property manager states that the above surveillance claims are unfounded. Luckily, we have his admission of guilt in writing. Again, a poor display of ethics: 6/15/21 email from Property manager: "The camera was installed by the owners a few weeks ago after an issue at the home. It was an oversight on our part to not update the listing at the time." This company has set a precedent that crime is allowed (federal and local cybercrime, disability discrimination), customer safety is not a priority, and punishment for crime is nonexistent. They do not care about your rights to privacy, nor do they care about how you feel when they violate you. They are in direct violation of their own policies. Disgusting. read more

My family arrived at "The Artist's House" (https://www.vrbo.com/408060) in Kissimmee, Florida with great anticipation for our 13 day rental, walked in, and immediately found live and dead roaches in the house (under the master bed, in the dining area, in the living room, under the sink, in the cabinets; as well as significant amounts of roach droppings within the cabinets, silverware drawers, pots&pans, etc). I have photos. We immediately contacted the owner and the property management company who sent over an exterminator. The exterminator sprayed, said it would take from 1-3 days for the pesticide to take effect, and advised that he will be contacting the property management to make a return visit to spray again because it was so bad. We found more roaches moving about during the night on the kitchen countertop. Impossible for this infestation to be a surprise to owner or management because we have photos of 5+ roach baits in plain view on the kitchen floor and one that was ON the kitchen counter next to the coffee maker. Gross. And there were two empty cans of roach spray under the infested sink. The next morning, we vacated the house, we provided photos via VRBO's message board, and we asked for the owner to cancel our contract and have our rental refunded. The owner agreed to do both, in writing, via VRBO message board. VRBO Customer Service called me to say don't worry and they'll work with the owner to refund my money. Then a week went by. Then the owner posted on VRBO that there were "a few cockroaches in one side of the kitchen and nowhere else in the house", that they sent "a pest control guy and not an exterminator" to do a treatment, and that this was not an infestation. She refunded me ONE night's rent (out of the 13!) and ignored my pleas to refund the remainder of our rental. Shame on this greedy owner for trying to keep my $3,300, and shame on the property management company for a half-ass job of pest control. Anything to keep the money coming in, right?! After three weeks of me calling VRBO every other day and having them say that my refund request case is "with the Billing department" and no update is available, VRBO called me. They refunded me their service fee of $346.00, advised me that they do not control the balance of the funds to refund me directly and that they cannot force the Owner to refund me, and they recommended I contact my credit card company to file a charge back claim to refund of the remainder of my payment. I did, and my credit card sided with me. This is an insane amount of trouble for having stayed one night in a roach house. It took a long time for VRBO to try to help, but at least they tried. SHAME ON THIS GREEDY PROPERTY OWNER. Don't put full trust in property reviews as VRBO did not publish mine (same exact objective language used above). read more

"I had a very disappointing experience with VRBO and the host, Careen Santos. I booked a vacation rental property for my mother's surprise 60th birthday celebration on February 12th, which was fully paid for. Before confirming my reservation, the host Careen Santos asked me what the reason for my stay was and the age of every person staying at her home. After 24 hours, the reservation was confirmed. Over six weeks later on May 30th, I received a message from the host stating that she would like me to cancel the reservation because the price I reserved the property under was not accurate. I immediately contacted VRBO to explain the situation, as family members were flying in for the celebration. VRBO informed me that it was the host's responsibility to ensure the accurate pricing was listed and that the host had the right to cancel the reservation or increase the price at any point in time. I was shocked that someone could increase the price six weeks after the reservation was confirmed just because they realized they had listed the price inaccurately. VRBO also informed me that they would not cover the difference, and the host would be penalized for poor business practices if they did not honor the reservation or at least discount the difference. I was disappointed with the lack of customer service and care from both VRBO and the host. Despite multiple attempts to speak with management on more than five separate occasions, I was told that my case would be elevated, and I would receive a call. However, there has been no resolution to date. The host, Careen Santos, currently has her property listed at $497 per night. It is clear that she canceled my reservation so she could make a few hundred dollars more over a three-night stay. I am disgusted with how Careen Santos and VRBO handled this situation. It is evident that they do not care about their customers or their reservations. I will never book with VRBO again, and I caution others to be careful when booking with this host or this company. If you are looking for a vacation rental, there are plenty of other options available that value their customers and their reservations." read more

Last April (April 22nd 2020) I went online and booked a nice Oregon beach house for my family to get away from the crazy COVID chaos. VRBO accepted my payment and confirmed my booking for May 2020. They told me I would get an email confirmation from Evolve Vacation Rentals. We were excited to get out of Portland and go somewhere to enjoy ourselves while the Covid tyrannical lockdowns took place by our idiot Governor Kate Brown were in place. Little did we know, she shut down all vacation rentals as well. A little while after, I received a cancellation notice from Evolve Vacation Rentals and instead of crediting my money back, both VRBP kept their $43 service fee and Evolve Vacation rentals kept the other $409. In the email it said they issued a credit that I could use on a later date. Being a normal understanding human, I had no idea that Kate Brown would lock the whole state down for a year!!! Well, I decided that I wanted my money back this month and we were going to just go to Arizona where there isn't the restrictions like Oregon. Evolve and VRBO were unwilling to refund my money even though I basically loaned them money for about a year! The one representative did slip up and say that they could call the home owner and see if they would be willing to refund my money but VRBO and Evolve would not. I do not agree with this and I think is us completely unacceptable. I have disputed this charge with American Express and will definitely take them to court if this is not resolved. This is not good business and I will never use VRBO or Evolve Vacation Rentals ever again in the future. Do not be scammed. They will accept our money but there is no guarantee they will not immediately cancel your reservation, keep your money and issue you a useless credit. read more

READ THIS!!!!!! Do not use VRBO!! STEPHANIE WHITMORE Is hands down one of the most immature, unprofessional, and simply one of the most disrespectful property managers I have ever dealt with in the past 7 years this dealing with discrimination to me and my family. We had our family member finally come back from serving our country to celebrate with him and his family flying in to see him. She had neighbors take pictures of us coming in invading our privacy taking notes of us and discriminating us as soon as we arrived. Most of my family are people of color and having these neighbors continued to watch us and doing everything in their power to kick us out of the place without violating a single rule made us angry and ultimately feel that we are some sort of threat to the neighborhood!! Stephanie Whitmore stated "I will give you a full refund just please leave I can't look bad to the neighbors" this is what set us off! I have a total of 5 of us who confirm and are witnesses to what Stephanie Whitmore has done and said to us. The hundreds of dollars we had to pay for hotels after being threatened to leave the premises or cops would be called I am telling you NEVER RENT WITH Stephanie Whitmore!! She even kept the money for the place after staying for 2 hours against VRBO's rules and only sent half back stating "you violated some sort of policy I'm refunding half out of kindness. I don't have the money to pay you you're going to have to deal with Vrbo" NEVER RENT WITH STEPHANIE WHITMORE AND FEEL THE DISCRIMINATION AND UTTER HUMILIATION THAT WE FELT!! She should be fired this place should not be listed!! Stand up with us during these times of discrimination and utter disappointment we went through! read more

Palm Springs - Exact same horrible nightmare as other postings. They canceled on us less then 36 hours before. This after hours of document filling out (with the City of Palm Springs and with Vacation Palm Springs) Everything turned in - paid in full - then notified by VBRO at 9:00 PM that we were canceled. Then they tried to up sell me another property but for more money (bait and switch) At Vacation Palm Springs (they have about 4-5 different phone numbers) No one answers the phone - then another company pops up (I guess a parent company) booking was for June 12- 15. Someone did finally call me back - after begging them to send me something in written form stating they were canceling us (didn't want them claiming "no show") I at least received an email. The anxiety, panic, helplessness and ruined vacation- the disappointment of my grown children who were flying in and had requested PTO from their work. I'm still battling - hoping I will get my money back - VBRO said their portion of the refund would take 4-6 weeks. (OMG) Do you know what would happen to me if I canceled this last minute on them? Yep - large percentage penalty would happen. When its them cancelling - nothing - for anything they ruined (food & other items already purchased and packed for the trip) no compensation for anything - they flat out don't care - it's a scam and I'm still panicking that I won't see my $2,000 refunded. FYI - I've never ever written a review - however this was so criminal that I just had to warn others. Who in the City Palm Springs or the California Realtor's board polices this company? There are so many victims with the same story on the internet! WOW read more

My friends and I booked a very special trip on VRBO. We booked it early March, within 30 days. We were excited to find this beautiful property listed and opted to not get insurance 1) we had no intentions of cancelling and 2) unless we cancelled the day we bought, we were out the money either way. Then about two weeks later, COVID-19 news became overwhelming. Our kids were asked to stay home and there was a panic worldwide. Sadly, we cancelled our flights and reach out to the property to cancel in light of the tragic events. Their response was that the Encinitas area wasn't heavily impacted and since we did not get insurance and are inside the 30 day cancellation policy, they can't refund us the money. After explaining our situation, they denied us a refund. Less than a week later we received an email stating due to current events, they were crediting 50% of our trip on the account to use later. Fifty percent of our hard earned money, gone, just like that. During a worldwide crisis where people, including some of the ladies I was traveling with, lost their jobs, are confined to their homes, losing loved ones, they kept 50% of our money. We have decided to cut our losses but felt the need to warn people about this company! Out of pure principle, we will never use that credit and will never, ever book with this company. I was a first time VRBO customer and last. If they can't manage the type of people posting on their site than they don't deserve my business. We would have been happy for a cancellation and credit to use at a later date. Instead they kept 50% of our money in the blink of an eye. Shameful! read more

My experience with Vrbo has been completely unacceptable and has exposed serious flaws in both their booking system and customer service practices. Three days before my scheduled Memorial Day vacation, my reservation was abruptly canceled due to a "double booking" error allegedly caused by VRBO's platform. A failure of this magnitude should never occur, especially for customers who booked and paid in full well in advance. What is even more concerning is VRBO's handling of the aftermath. Despite this issue being entirely caused by their system and/or host management failures, I was informed that my refund could take up to 14 days to process. In the meantime, I am expected to somehow secure alternative accommodations during one of the busiest travel weekends of the year while VRBO continues holding my money hostage. Property prices have dramatically increased due to the short notice, and because VRBO refuses to immediately release my funds, I am now facing the possibility of canceling my vacation altogether. The lack of urgency, accountability, and customer protection is astounding. A company of this size should have safeguards in place to prevent double bookings and should absolutely prioritize immediate refunds when their errors directly impact customers. Instead, customers are left financially burdened, stressed, and without meaningful support. This has been one of the worst customer service experiences I have encountered, and I will seriously reconsider ever using VRBO again. read more

Absolutely terrible experience with Vrbo. I booked a reservation that had the option to cancel for a 100% refund within a certain date. I canceled within this date, it submitted as a "Property request change" with the request being to cancel and it even made me submit to the owner why I was requesting to cancel. The owner left it pending so I would lose out on my 100% refund. When I reached out to Vrbo they refused to honor this as well, telling me because I submitted as a "request to change to cancellation" instead of hitting a different "cancellation" button, they wouldn't honor their own rules. This is ridiculous when I have screen shots and emails proving I had requested to cancel. Vrbo is screwing me over based solely on nitpicky details. They shouldn't offer two ways to cancel and then only allow one. You can tell they're just trying to do anything to keep extra money at the traveler's expense. Also, when I resubmitted for at least a partial refund, they tried to cut me out of almost $200 and not give me my full partial refund - I had to submit a case with them AGAIN and ask for the full amount of the partial refund to be given to me. They're really sneaky and untrustworthy. I shouldn't have been surprised when I looked up the reviews online and they were all negative. They are underhanded and don't know how to treat people. read more

I booked a house in Florida from VRBO and you know how they state they are always there for you - IT IS NOT TRUE! We were only there for 4 days, I was in constant contact with the owner, with issues - NOT how I wanted to spend my vacation! Get back, go onto VRBO to Stay Neighborly to complete a complaint form, not even 24 hours later I get an email saying my complaint was closed - no explanation - nothing - AND over three weeks later, my bad rating was mysteriously deleted - pretty sure they claim that can NEVER happen. SO I decided to call customer service - all I was asking for was a $200 refund on an over $2000 rental because of all of the things that were not disclosed and all the extra money we had to put out for things they said they provided and did not - know what customer service told me?? Nope cannot help you because you are already home - so they would rather me spend my whole vacation on the phone and not being with my family - never will they get my money again....We always book here for weddings, anniversaries, birthdays, vacations - it really is a shame. read more

I have been on VRBO since 1995. VRBO has turned into the worst possible platform to put vacation rentals on due to the greed and incompetence of the people that bought the company and that run the company now. Expedia is a greedy company that. In the early days of the Internet tried to take over travel agency businesses and failed. They strive to monopolize whatever they get into and then rip everybody off. I believe they are kiting money because of how they run their business and run it into the ground. Recently, I had a guest cancel, and VRBO has been unable to do the refund or the cancellation for the past five days. I believe the RPO is floating money to cover for their failing business due to their idiotic and deceitful business practices. Whatever they did their website has disrupted everything. This is the worst company I deal with in my life and have ever. It really hurts me to say that because they have a monopoly on the vacation rentals in it's what I do for a living VRBO sucks b***s.... read more

We rented an apartment in Paris for a week. When we got there we were astonished to find out that there had been no mention in the description that it was a 5 floor walk up on stairs so narrow and steep that it was challenging and dangerous to walk up . It was impossible to to get our luggage past the second floor . There were no handrails and for anyone to think this was acceptable is has never been there. We contacted Vrb immediately and there response was we will" look into it". I took a video of us trying to walk up( I am athletic) and sent it to them. We have sent several follow up e mails but haven't heard back which is the reason for this review. We are out almost $3,000 , had to find a hotel for the week. I understand that not everything is under there control but their lack of response to this is not acceptable. Fortunately the rest of our trip was fantastic and We are in a position that getting ripped off doesn't have a big impact. read more

Stranded for Family Reunion: Do not use Resort Rental Pros or VRBO - They are both unreliable and unprofessional. Resort Rental Pros managed a property through VRBO that we booked for a vacation in North Myrtle Beach for a family reunion 2.5 months ahead of time. We checked in with the rental company a few times and they said all was well. Less than 3 days prior to our vacation, they reported that they couldn't locate the host and had nothing to offer us. They have not yet refunded us our money and our vacation plans are a mess. Our only choice is to cut our vacation time in half and to pay twice as much at a hotel. Our other bad experience with VRBO was with Vacay Home Connect. They misrepresented a property, listing it as on a private beach, with an intracoastal view. It was on a canal off the intracoastal and a 10 minute drive to the beach. read more

Be aware that hosts can cancel your stay at any time, with no compensation or reparations given to renters. Even if you receive a booking confirmation, the host can cancel on you for any reason. DO NOT book the rest of your trip with the comfort in knowing that you will have a place to stay. This happened to us with a beach house in Manasquan - the reservation was confirmed, we made our plans, and then the host canceled it, saying that we did not meet the minimum number of nights and there would be zero flexibility (even though the error was on their part). There were no properties left in the area to book, and we had to redo our entire vacation plan. This was our first time booking with VRBO and we were very unhappy with the experience. read more

VRBO is nothing but a face for fraudulent transactions. They allow owners to be listed as a PREMIER PARTENER and how they offer a "Book with confidence GURANTEE". Do not fall for it. If a property has a no refund policy, it doesn't matter about the contract you sign, any of the emails you exchange through the site, they owner's can change a policy or a contract at any time no matter what and then NOT REFUND YOUR MONEY. VRBO will do nothing about it. They will literally only read from their manual and say, "please refer to the property's refund policy". They will try to contact the owner, but if the owner never responds they wash their hands of it. read more

I am writing to express my deep disappointment with the service provided during our recent reservation. The booking was unexpectedly canceled on the day of arrival, leaving us without accommodations. When we attempted to resolve the issue, the host was unresponsive and unwilling to assist. Additionally, our calls were ignored unless we used a new number, which is unacceptable customer service practice. This experience has led us to decide that we will no longer use your services for personal or company purposes. A business that does not prioritize customer care and well-being is not one we can support. read more

What a waste of time and money. This company is wildly under regulated and someone needs to bring up a class action lawsuit for the amount of issues that arise when booking with VRBO. False advertisement, mental distress, financial distress, breaking legal binding contracts, putting customers in harms way, etc... We have been harassed out of our VRBO by the owners and have spoken with the cops in the area to see what legal actions we can take against the owner... where was VRBO in this? No where to be found. I would not recommend booking through them. Listen to the review warnings!! read more

Don't use Vrbo - ever. They are allowing hosts to participate in theft by keeping full payments for stays the government will not allow us to make because of this global pandemic. Not only are they not intervening and trying to negotiate reasonable outcomes in the forms of partial refunds and/or future credits - they're ghosting. No contact from Vrbo or any host. It's a scam. We are out $1,621. Other home share company Air B&B came right out with a promise to refund 100% for COVID-19 related cancellations. Vrbo should be ashamed. read more

During a worldwide pandemic instead of being helpful and understanding vrbo is using it to exploit people by not giving refunds for people FOLLOWING the social distancing rule. As a nurse it disgusts me to see the lack of compassion and understanding by this company. Their much wiser competition Airbnb is giving refunds, so props to them!! Do your part, vrbo, and give refunds so people can follow the rules. I'd give you zero stars but unfortunately that's not allowed. So disappointed. read more
