I really didn't plan on leaving a review, but I feel like I should share what happened. I booked through Vrbo and arrived on April 7, 2026. Right away, the place just didn't feel like what I expected. There were some cleanliness issues, accessibility concerns, and the elevator wasn't working, which made things harder than they should've been. Because of that, I decided to leave shortly after arriving and didn't stay at all. I returned the key and reached out to both the host and Vrbo right away to cancel and get a refund. What's been frustrating is that nothing really got resolved. The reservation wasn't canceled, and even though I was told a partial refund was issued, I haven't received anything. A full refund wasn't approved either. I also didn't hear back from Vrbo after following up. Overall, it just wasn't a good experience, and I wish things had been handled differently.

DO NOT BOOK THROUGH VRBO. I REPEAT, DO NOT BOOK THROUGH VRBO. The host misrepresented the property. The entire building reeked of smoke, and there were drug users and homeless people IN the hallways of my rented apartment. The host was largely unresponsive, and was of no help. Neither was Vrbo customer support. In fact, it is the WORST I have ever seen in my life. They put you on hold for what seems to be FOREVER, keep transferring you to other departments, the line will often drop, and they do not have a good record keeping system, so you have explain yourself OVER AND OVER AGAIN. They do not appear to be based in the US/Canada and all sound robotic as if they are reading from a script. They stated that a refund was at the discretion of the host, and they couldn't do ANYTHING to make things right. Essentially no protection for the guest WHATSOEVER. Anyone can simply make a listing, post devious pictures and misrepresent the fact, and we're basically at their mercy. You can send pictures, videos and testimony to no avail. I've now lost over $600 to this misadventure. NEVER AGAIN. If you must, please, ONLY use Airbnb.

They made it right. We received a nice house by the hiking trails. Thank you for working something out for us.

VRBO customer service is horrible. Avoid using them if possible. I recently stayed at one of their listings. They allowed the host to charge my card after I checked out with no explanation. I have spent 30 days trying to get answers and just keep getting the run around. Then they rejected my review of the property. Suspiciously this property has no reviews despite being listed and available for more than a year. I suspect they made some arrangement with the host. VRBO does not have the guest best interest in mind. Avoid them if possible and definitely do not give them your credit card info. And do not book with host that have no reviews. read more

Do not do business with any properties managed by David for Vrbo on the beach in Malibu. . We have contacted Vrbo who says to contact property manager who then says to contact Vrbo in regards to refund during sheltering in place restrictions with California and Texas. They are holding $6000 of ours and are renting out the same property during our dates! They are not refunding and not offering to change dates. Oddly enough we stayed at this property before and had problems with ants in the kitchen, grill would not heat, awful view of ugly empty lot and trashy neighbor house with mattresses on the veranda. Somehow their star rating on Vrbo is highly inflated and the low reviews are not making it to the website. read more

If I could give this venue 10 stars, I would. We were in La Quinta, in a gated community. The townhouse/condo was very spacious, tastefully decorated with beautiful furniture. The kitchen was filled with every A-1 appliance one would ever need. It had 2 large bedrooms and 1 smaller one plus 3 bathrooms, showers plus tubs! We played many board games on the large dining room table while celebrating 4 family birthdays. They even remembered I was celebrating my 80th birthday and had a framed card wishing me Happy Birthday! It was such a personal and special touch!. There was plenty of room for our 4 families. We enjoyed one of the many pools & spas and actually had them to ourselves. The location was at the foot of the mountains, giving us a gorgeous view for pictures. It was one of the nicest places I have ever stayed in. Vrbo was in constant contact with me, and we were always informed of all requirements. The only negative comment we all made was that our stay was just too short!! We plan to go back again and again! read more
If I could give negative points, I would, one-star review is to generous. Like so many of your, We have also been screwed by VRBO / Sedona.org on our reservations to go to Sedona, AZ April 26,27,28, 2020. By order of the state we are unable to travel due to the Covid 19 lock down/Stay at home. We are currently under lock down until 05-03-2020. i called and spoke with the owner's representative and was told point blank that there was no refund, no credit, no adjustment, simply your screwed. I feel cheated and knocked down because I don't have a job any longer and Sedona.org / VRBO and their property owners, don't care. We are not allowed to travel, and you don't give a damn. Obviously, I will never book with VRBO again and will book through Airbnb which is working with the cancelled reservations. After talking to the representatives, I choose not to cancel my reservations as it won't benefit me in any way. I will never use VRBO again. A friend and I booked a place in Amsterdam 5 months ago. A few days ago, without explanation, it was canceled. We are 2 weeks away from arrival. There is no one to talk to other than unhelpful, uninformed, difficult to understand people who promised us a response by specialists and who apparently don't exist. We are still awaiting our refund. This is the worst customer service I have ever experienced. DO NOT TRUST THEM. DO NOT USE THIS COMPANY. read more

We rented on Nantucket - Nevermoor- the woman kept most of the deposit (2500) because 1) we used too many sheets (we told her we had 10 Guests and then she lied and said we didn't - I have proof thru email with her) and an extra night that she originally comped AND the rate was HIGHER then the rate we paid for the rental! We left the place in GREAT SHAPE. VRBO would NOT stand by me... basically their marketing materials say between u and the owner. SERIOUSLY! So I was going to write to the AG and I still might but I think karma will catch up with this woman "Diane" that's how they make extra money! Btw... I had washed most of the sheets but did not "iron" them I just folded them so they thought they were dirty......we paid a gazillion dollars to stay there, I have documentation for almost a year between me and the owner supporting all this VRBO DID ZIP OWNER RIPPED US OFF! I have used Airbnb in past no problem. Will NEVER USE VRBO AGAIN! read more

My husband, son and myself booked a getaway to Miami for the week of Thanksgiving. My husband's cousin invited us to celebrate Thanksgiving with them (in Lakeland - 4 hours away), so I booked an apartment for that 1 day and night. We left Miami, while driving to Lakeland, I realized I heard nothing from the host. I contacted her, to be informed my booking was not confirmed, and the location was occupied. Now I had already paid, and received confirmation from this very host, and I told her as such. She asked me to send her proof, I tried to call her, her number was not working. I called VBRO immediately. The rep' I got was very nice, very helpful. He too tried to reach the host, but had similar issues with her phone. He told me he was going to escalate my matter, to make sure I got refunded. Made sure we were at the legal check in time(4pm), before labelling it a 'no go'. He then advised I find other lodging. So here I was, on the road, with my family, on Thanksgiving, with nowhere to stay! I know my husband's cousin would have had us stay with them, but they already had 32 people at their house. I found a hotel room. The next day I was contacted, to find out what happened. And this is when this got bad. It was like pulling teeth! I had to provide ALL the documentation, even my message with the host, to prove I was wronged. DAYS of back and forth! Then in 1 email. I was told they'd refund my hotel stay. Good news is. I got my refund for the lost stay, but when the time came for them to refund the hotel stay. I was told to provide proof of when I was informed of such. Thank God I still had the email. I sent it, you'd think that would be enough...NOPE! Was told since my hotel was cheaper than the place booked, they would not refund. So if it were more expensive they would have?! Well, no to that as well. I was told the email was 'not what they meant' and if it were slightly more expensive they would have refunded. Hey VBRO...then why not say that in the email then?! Don't put things in writing, to then say it is not what you meant. I have been using VBRO for 12 years. I will never use them again, or encourage anyone to use them. read more

As they say, Live and learn. We had our 1st and only VRBO experience this summer for a rental in Big Bear, CA. Why I did not look at YELP reviews before I rented this place is beyond me. I had no idea that negative VRBO reviews were not posted. I found that out too late from a family member. I was able to leave a 2 star review but not explain anything which allowed the owner to come back and say things like "wish you had reached out while you were there so that we could have addressed the issues". Of course they knew the issues (nasty carpet - horrible furniture - ill kept yard, etc.) because I had detailed them in the original review which was not allowed by the owner and/or VRBO. I strongly urge anyone to search elsewhere. read more

VRBO is providing false information regarding rentals. All fees are not included ( like pool heat) and booking criteria are not correct. we tried to book a property in Palm Springs CA. The criteria was a minimum of 29 days. We booked for 38 days. The property was listed as available. We were rejected as the property owner responded they wanted a longer rental like 60 or 90 days. They need to list that as a criteria on the website. These rental companies/owners are GREEDY! read more

Vrbo does not care about their consumers. I rented a house for Easter vacation and the owner refuses to offer a full refund as we are not able to travel due to Covid-19. Vrbo should do as Airbnb did and refund properties booked during this national emergency to help slow the spread of this virus. Vrbo has lost my trust. They have allowed the owners of properties to decide whether we get a refund or not but are not giving renters the possibility of reviewing the owners who are refusing refunds. So please do not patronize Vrbo or this particular owner. https://www.vrbo.com/342175?adultsCount=11&noDates=true&petIncluded=true read more

If "0" was possible that is what I would rate. Even with positive proof, pictures, documentation from third party they don't side with or investigate. Completely sold out to make profits at the expense of consumers. This business is a joke. We rented a property out of state for a friend's get together and upon arrival at 3 am, our code did not work. We spent HOURS on the phone with support, in some foreign country, disconnected multiple times all the while the support staff is telling us they have been calling the property manager with no response. Fast forward to the following morning, we are awoken in our hotel room by the property manager asking if everything is good- they had an alert a breaker tripped... we informed them of the sit and they stated nobody called the night before. Don't waste your time and money, use AIRBNB. read more

what the heck has happened to VRBO??? They used to be so reliable. Now my reservation, which is paid, is not showing on my account and I have been on hold with the damned virtual help chat for 40 minutes after being canceled once and now waiting for "Brigitt G" to "joined the conversation"....but NOTHING. Booked a trip most of a year in advance through Expedia/Vrbo for the first time. Silver Salmon Apartment in Anchorage. Received confirmation and the money (lots of it) went through. Confirmation said you're all set. 2 months later tried to increase the booking to 4 people from 2. It was a two bedroom apartment so should be no problem, but couldn't access the communication with the apartment owners or property manager either on the computer or on the app. Called Expedia/Vrbo and they couldn't either but said they would work on it. 2 days later got a really snotty email from the property about not fulfilling the secondary contract????:?didn't know there was one, and our booking was cancelled. Sent a reply outlining the communication problem and now that we could communicate I would send what they need. Got an even nastier reply and then they blocked all communication. Vrbo has processed the cancellation and are going to work with the host property. Don't book SILVER SALMON APARTMENT in Anchorage. This is not the first bad review for this place. Although I have had an excellent experience with the homeowners from our upcoming trip, I am incredibly frustrated with the app and the customer service of VRBO. We arrived in Vegas only to find that the house we rented was canceled by the owner! We drove from Utah. We're exhausted and we still haven't been taken care of after 3hrs on the phone! The house we rented was 4300 Via Vaquero Ave and the host is Albert Li according to Vrbo. So frustrating and disappointing! To drive all this way for a convention and be told they canceled our booking at 1:45pm the day we were to start our stay! I would think there should be a bare minimum of 24hrs notification!! No we're stranded in Vegas. I will definitely book with Air BnB for any future rentals!! read more

VRBO lacks very basic site functionality like a keyword search on property descriptions. So instead of easily searching for a property that includes "Secluded" for example, you get the privilege of clicking on each of the hundreds of search results one by one and reading each one, which is just idiotic. I couldn't believe they didn't support a simple keyword search so I contacted VRBO support (phone and online chat) about this. The online chat techs were utterly incompetent. The first one couldn't even understand why this was an issue, another offered to help find a property and couldn't so they just sent me their basic 'how to' instructions then hung up on me. I called into the phone support and was flatly told they don't deal with enhancement/feature requests and aren't even allowed to tell me how to request one or so much as give me a company address to write to. So if you like 1980's website technology combined with abysmal customer support, VRBO is just what you are looking for. read more

What an experience I've had so far! I rate them a -500. Here is some content: -Booked a trip for May 5th-12th St Thomas Margaritaville Yesterday: - The "host" (Resort Rental Pros) sent me a text message yesterday that our booking is has been canceled.. aka we got scammed. - Host canceled 4 days before our trip -Call VRBO they assure us we will get a rebooking that's comparable because it's their policy Today: - Received an email from them saying Margaritaville was now too expensive for them to cover and we would have to pay the difference (A difference of over $2,000) - Sent me a property they said was comparable and they would cover.. this property was on AN ENTIRELY DIFFERNET ISLAND! Tell ME how that is comparable? - Finally find a property we both agree on that VRBO will pay the difference for - By the time these illiterate reps got back to me to finalize the booking I received another email saying the property was now unavailable It is now 11:30 at night, I have been on hold for over an hour and a half, emailed them an additional 3 times and still have no where to stay and our trip leaves in 3 DAYS. Unprofessional and downright ridiculous. Initially Robert told us we would be top priority for a booking.. that is going REALLY WELL ROBERT (sarcasm). Since Robert we have dealt with at least 8 other customer service reps because no one is consistent and every time I receive an email it's from someone else. I believe they are trying to make me personally cancel the reservation so they will no longer have to pay for a difference in stay. Bottom line: VRBO does not care about their customers. The worst! I wish I could give them negative stars. First they denied my damage deposit refund, then after several back and forth messages and phone calls, they agreed they owe me the refund. THEN - weeks of "check's in the mail". Actually, verbatim: we returned your refund to your credit card. Well, how many weeks does it take for an electronic transfer?!? If I could give a rating of less than one star, I would. They are the worst company on the face of the earth. I rented through VRBO and was entitled to a partial refund. They simply refused to give it. I spent a total of three hours on the phone with them. I was hung up on the first time for no apparent reason and they had my call back number and didn't call back. I booked a vacation home with VRBO on 5.6.22. Our trip was scheduled 7/5-7/8/22. The host contacted me on Monday 7/4 via email, to let me know the home was no longer available. I was not given an option of another home for the 3 days, but would have to move home within 3 days. I did not accept, and asked for a refund. I was outraged that a host could cancel without valid reason, the house had "issues", and I was left to find new accommodations. I contacted VRBO immediately, and they did absolutely nothing. They opened a case, asking me to copy and paste emails, never offering to call the host and find out what happened. Upon return, I still did not have my money refunded. I contacted them on 7/8, and again on 7/12. All they would tell me is I had to wait the full 7 business days, and that there more cases in front of mine. Finally I contacted the host, to find out he did not process my refund, and now I would have to wait until the end of the week. Once again, VRBO had no clue he did not refund my money. VRBO did nothing to assist me on this awful travel experience. Please do not use them. read more

I booked a property a month in advance and a couple of days prior to check in the host cancelled the reservation. I understand that this is outside of the control of VRBO, but the customer service through VRBO/Home Away has been the worst I've ever experienced. The employees read from a script and ignore my questions. No one gives me a straight answer. I spoke to 3 different people and was on hold for over 2 hours. At the end I was given vague reassurances and disconnected. Now when I call back my number is blocked and it won't connect. I also am disabled from using the chat feature. I have used this company for the very last time. The last three times I have booked anything with VRBO/Expedia they have screwed me over. This company is terrible and their customer service representatives don't speak English. Nothing like spelling your name and sounding out your email 5 times when you are already upset. I rarely yelp anyone but I'm going to make dang sure that I Yelp this. I booked a rental. The vendor got greedy and decided to double the rent. VRBO let them cancel my reservation and let my whole entire family down. Last trip? Same thing. Booked a place to stay. To our shock, a VBRO owner canceled our reservation at the last minute and booked another reservation instead. It was probably a longer, more lucrative reservation and he did not want to forego the money. He blamed VRBO for overbooking my reservation by mistake, but VBRO said it is the owner who controls the bookings, not them. There is no oversight that property owners are actually upholding clean standards that i have ever experienced. I have used Vrbo for years and enjoyed every experience until this week. Something in the corporate customer service has changes drastically. I recommend not using this platform. It started with a simple concern that the property owner had not (still has not) contacted me after multiple attempts over at least 2 weeks. I have a trip to DC scheduled for late January (this week). Given the pandemic and political issues, I reached out to the owner. After failed attempts, I then reached out to Customer Service. Having good experiences in the past, I expected to be helped expeditiously as always. I was told I had to cancel through the Insurance I purchased. That was fine. I went to do this and I was told that my reason for cancelling was not covered so no refund to rebook. I was sent back to Vrbo Customer Service. I was then told to reach out to the owner again. Which I did. No response. I was told by Customer Service they would also reach out, and if there was no response by Monday I could get help rebooking. It is now Monday, 2 days before I arrive and I was just told I have to get on the plane arrive at the house, and if the owner is still not responding, they will help me at that point. Regardless, they are keeping my $3,200+. I'm sure there is fine print covering the company's tail regarding these issues planted discreetly throughout the website, but this new way of doing business boils down to giving no real service, displaying misleading information, and making a sales under false pretenses. As of this morning there was a specific COVID-related pop up with verbiage that said if you need assistance with cancelling during the pandemic, to call Customer Service. It seems to have been removed. It was definitely there what I booked and has been throughout my inquiry process this past week. I have also had 3 calls to customer service dropped after very long holds. I then noticed that my cell phone I was calling from went to a HomeAway line that said my call could not be connected, but when I called from another line, I got to the original Customer Service line again. Super shady, Vrbo. Fair warning--shop a different platform and read the reviews. read more

Warning: Do not use VRBO. I booked a condo for Labor Day weekend. I received a notice that the host double booked his property. He told me to request a cancellation and would refund 100% of my money and it would be released same day. Cool. No problem. Well, the property owner only refunded part of my money. So, after 20 mins on hold, the customer service rep at VRBO finally figured out how to do a full refund. Great. Well, then, he tells me that it's going to take 5-7 days to show up. Ummmmm.... McScuse me? You're going to hold my money for 5-7 days? I tell him over and over that someone at that company has the authority to void a transaction, thus giving me my money back immediately. Nope. Refused. So, because they messed up, my $600 is being held from me for a week. Most people do not have an extra $600 laying around. I need to book a condo and can't do so until they release my funds. Not ok. From what I'm reading, this is common with VRBO. They take your money instantly, but take their time refunding it. Word to the wise: only book from sites that require a deposit and full payment upon arrival. Otherwise, you could end up in my shoes. VRBO ain't it. read more

Terrible service! I've been doing Airbnb for a little while now and I decided to give it a shot to the VRBO. Today was the checkout of my very first guest. Although they left the place semi-clean, they brought a dog without disclosing, and the dog peed on the bed and all over the floor of the master bedroom. As I'm used to the quick and easy resolution process from Airbnb, I wasn't so worried about this one. I could be more wrong! Turns out they said I didn't set up the protection plan (I didn't even know I had to set it up). There were no alerts or reminders about setting this thing. Because of that, they said I was not covered. And I would have to cover for the cost unless the guest agreed to pay. The gues already lied about having the pet and is objecting to paying for anything. The app on the phone does not give all options, like escalate or chat with customer service, so I had to call. It was only a waste of my time. They said that I have two options for protection. 1- would be insurance for $59, $79 to $99, which are not refundable to the guest. This makes my listing more expensive and less competitive. Also, if I have to file a claim, it would have to be done through a 3rd party company. For emergencies, like I have today, would not be much of a help, and no guarantee of coverage. 2- I could set a deposit amount for any amount I wish. This deposit is refundable to the guest, but if the damages are higher than the deposit, I would be on my own to cover the rest. This deposit makes my listing even more expensive out the door and offers me less coverage. On the call with customer service, I requested to talk to a supervisor. I was told that the supervisors don't answer calls, and it could only be scheduled for 24-72 hours. The app itself is not user-friendly, and the process is not clear on what we as hosts have to do to make sure we are covered. Due to the horrible experience, I will pull my listing out of the platform. I have already contacted other hosts to tell them about my experience, so they know about the lack of protection. They are also pulling from the platform. Be careful when posting your property through these guys. You might have more to lose than gain. read more

Our experience with VRBO was horrible. Five days before leaving on our Christmas vacation, our property owner canceled due to a pipe burst in the property. I called VRBO immediately. Then called again each day leading up to my vacation and was told that the Booking Guarantee would ensure that their rebooking team would find us a suitable/similar property. When I called the day before our scheduled arrival the person that day guaranteed that they would personally work with rebooking. On the day of our arrival, that agent booked us to a cheap hotel in the area, still no call from rebooking. I asked to speak to a manager on several different calls, I was told there was no one else that could assist me. I found my own accommodations. The rebooking team finally called me at 4 pm on my second day of vacation, with no options. "I'm sorry but we can find no suitable accommodations for you". Her solution was to put me in a cheap hotel for the week. Since I did not book my new vacation rental through VRBO there is no monetary compensation for my stay. Had one of the six other agents I spoke to explained how I could have booked through VRBO or one of their sister sites and VRBO would have covered it perhaps that could have been an option. Customer service with VRBO is horrible. I am a regular user of Airbnb and never had these issues. Save yourself some time and frustration and do not use VRBO. read more

Stayed at three properties during our 12 night trip to Puerto Rico they were all $1M plus homes. I think its important to note for this review that all three of these properties were listed on multiple rental sites not just VRBO so I can't give VRBO credit for the condition of the properties as all these property renters were "professional renters". While the properties were great VRBO and their support are a joke. Also in addition to all their BS fees they mark up the nightly price, the cleaning fee, pet fee, etc. Once I find a property I like I talk to the owners and cut these clowns out. Here is an example, we booked a property that cost in total $3,485.00 for four nights. Turns out about $800 of that was straight to VRBO. I understand they need to make $$ as do we all, but the bogus "Service Fee" seems like what they are getting and seems fair but they throw an extra $75+ per night on the room rate, the cleaning fee, etc and they end up getting ALOT more than the service fee. I was pretty pissed to find out that our 12 day trip to puerto rico netted VRBO $2400. There are other smaller companies that are actually transparent on their pricing I would go with them or always try to book direct with the owners. read more

i booked a condo in New Orleans last week. The day I was leaving Boston to travel to New Orleans, I got a text from the property owner/manager canceling my reservation. The reason was an "unexpected fire inspection". Since this sounded suspicious, I called the fire department, which confirmed that they hadn't schedule any inspections. I complained loudly to property owner/manager, but they offered me nothing. I ended up having to spend another $300 to get a hotel room. I contacted VRBO when I returned and they did nothing to help me, compensate me, or even take action against the property owner. That's the last time I use VRBO. They are unethical, and don't care about their customers. read more

Vrbo/Home away hosted this house from an agency called Houst and made no checks. The landlord showed me paperwork saying she parted ways with the company over a year ago. They had cut keys ILLEGALLY to her property. I arrived with my party that had travelled from Milton Keynes and hull picked up the keys open the door and a woman was in the house folding washing. She permanently lives in the house with 3 other tenants imagine her surprise when a stranger has the keys not only has keys the front door but walks into her home. We was made to wait outside whilst trying to contact Vrbo who say that they have 24 hour service however we couldn't get through to them for over 45 minutes. They tried to put us in a hostel for overnight even though the house that we had rented was a For double bedroom house. We ended up staying in a hotel apartment where there was four cot beds on the floor. We had booked for the weekend from 6-8th. VRBO put us up for the first night but refused to sort out ongoing accommodation even though I had spoke to Tristan and he assured me that the "reallocation" team would assist finding somewhere to stay the following day. I was assured that someone would contact me by 9 am the next morning no one called. I called to chase up what was happening this time I spoke to a Tristan M he point blank refuses to find accommodation for the rest of my stay and suggested that we find and pay again out of our own pocket. I asked to speak to a manager he refused to get one and hung up the phone. Vrbo still haven't issued my refund. Each agent you speak to Oozes with fake sympathy and they are soooo " understanding" yet no refunds are being made. I paid £472 I was on the street in the rain and being told it's down to you to find somewhere else. DO NOT SPEND YOUR MONEY WITH THIS FRAUDULENT COMPANY. YOU WILL NOT GET YOUR MONEY BACK AND WILL BE STRANDED. The cherry of top of the cake was being charged £300 to phone the customer service being put on hold for up to 45 mins at a time. read more

As a property owner I am advising everyone out there to not use VRBO to rent out your property. They do not support their property owners and they don't lift a finger to help you with any question or any situation that arises. Their customer service is absolutely horrible. The people that answer the phone can never answer a single question and they always promise to create a case number and escalate the complaint or situation up the chain of command. They give you a case number and tell you that somebody above them will be reaching back out to you within 24 to 48 hours, but time and time and time again you are ignored and nobody ever follows back up with you. So if you wish to protect your home and your rental business you should definitely stay away from VRBO until they get their act together and develop a proper and helpful system for customer service, which is completely nonexistent as it currently stands. Any issue that arises usually takes over an hour on the phone and results in no resolution and no proper answers because nobody there seems to know what they're doing. They're happy to take your money but definitely have ZERO interest in helping you or resolving issues!! Just the WORST!! Their owners app doesn't even work right - it doesn't show you much of the info you need to see & access as an owner and the company has known about this problem for at least the last few years because they tell you not to use the app when you call in because it's "still not working properly" (their words, not mine). For years it has "not worked properly" and they've known this and haven't bothered to fix it. It seems like a bunch of kindergartners run this company. It's just awful, which I guess is why there are SOOOO many complaints on here and why they have lower than a 2.0 rating. I guess they just don't care. read more

After checking into our house at 38 North Forrest Beach on Hilton Head Island, managed by iTrip Vacations, who is affiliated with a local company called Low Country Rentals, who in turn lists properties for rent on VRBO, we began discovering a series of issues. The first was the living room television. We got a prompt call back about getting it to work, only later to find if it was turned off everything had to be reloaded which took more than 20 minutes. The only way to get it to come on was to unplug it and plug it back in. Days later, we found that the DVD player could not be connected to it either. Soon, guests began discovering several toilets were backed up and overflowing when used. The office had closed by then. Plungers were not helping with two of the four bedroom toilets. The sink backed up that night because the garbage disposal was broken. We found several electrical outlets that would not hold a plug. One even sparked. The pool appeared to be neglected, especially compared to the one next door where people were able to play in the water. We did not want to be complaining about everything so decided to concentrate on getting the plumbing issues fixed. We texted the next day when the office was open, leaving a message about our biggest concern - the toilets. We received a text back that plumbers rarely came out on Sunday, but they would be in touch Monday, if not. It was noted their inspection report had deemed the plumbing system operating correctly. In the meantime, one toilet upstairs overflowed to the point it flooded the bathroom and leaked a large amount of dirty toilet water through the ceiling into the kitchen. ( You could tell looking at the ceiling this problem had occurred before ). On Monday morning we got a text from the management company ( Low Country Rentals or iTrip Vacations ), saying that Low Tide Plumbing would be at the house between 11:00 and 1:00 PM, so some of us went back to meet them. We never heard from them so sent two texts over several hours back to the management company and did not hear anything back from them until that evening. Finally, we got a text saying Superior Plumbing would be there by 8:15 PM. We scrambled back and a courteous young man did his best to solve the problems using different machines. After indicating he had a lot more to do and had two toilets pulled out with no problems solved, we excused him for the night ( 11:00 PM ). The next day we were notified Low Tide Plumbing would be there just before noon, so once again, we left what we were doing and met with them. The information they were given from the previous plumber some how got mixed up so it's a good thing we were there to show them what had happened. They fixed the problems pretty quickly, mentioning the disposal was dead, and the management company sent out a cleaning person to freshen the bathrooms and kitchen, which we were grateful for. So three and one half days into our stay, that major headache finally was resolved. We did not bother to complain about anything else and we had a good time in the house. After our stay we asked the management company for an appropriate refund ( in our minds maybe 1/2 off ) for all of the inconveniences. We did not hear back for several days, so we talked with VRBO about it several times. They were sympathetic, but explained the owner and management company were the ones who charged us, and would be responsible for any refund. Itrip vacations said the same thing. VRBO did say they would review the case and might penalize them for neglect ( but who knows ). Since we could not get a response, VRBO left three messages to the management company to get them to communicate. Then, suddenly, Matt Williams responded to us by email saying he had been on vacation and did not like our tone. He defended their actions and declared they would not be held hostage to us waiting to write a review based what they decided to do. He was defensive about everything we brought up, putting it back on us. There were several things he did not know about that we just lived with, so that could have all been worked out in a phone conversation we never were able to have. It turns out we were never able to leave a review on VRBO because a brief one sentence message to the management company had been put on there early on and we were not allowed to put on our review ! We will now try to work with the BBB for a more favorable outcome and share this story with other potential renters using any of the above mentioned parties, including VRBO. read more

The property manager used his undisclosed security system to spy on us (more on this below). The property owner threatened to evict us because we arrived with our service animal in training. Discrimination against someone with a legitimate service animal is illegal. He then proceeded, without our consent, to charge our credit card ($125) for the service animal. Charging anything additional for a service animal is against the law. My husband is an optometrist and he trains Seeing Eye dogs for the blind. We had to file a credit card charge back to recoup the illegal charge. VIDEO SURVEILLANCE Any form of surveillance at a rental is illegal when it is used for anything other than security issues. Simply put, the property manager used his security system to spy on us without any notice, and without our consent. He contacted us during our stay to tell us that he saw our service dog on video, and that "pets" were not allowed. We were shocked that he was using video/audio to spy on us. This was not a matter of security at all; and all members of our party feel grossly violated. We are afraid of what footage of our children may be out there in the world now (which includes our teenage son and daughter, and younger children). We have a very poor opinion of the property manager's ethics and knowledge of rental laws. We feel this opinion is warranted given the circumstances. As you can tell we are very upset; but, we are a very reasonable and understanding family. If you don't mind having your right to privacy abused, and/or discrimination against disability laws, the home itself was nice. We planned on spending significantly more time at the home, but we just did not feel comfortable or safe living in the space provided. VRBO ghosted us, and would not even give us replies. Due to their lack of response, we are in contact with the Internet service provider, the security system provider, and local law enforcement. We attempted to contact the homeowner, but they will not reply either. All of this has been a tremendous amount of homework that we did not anticipate with renting a home for a few days. Because this company manages more than this home, I am fearful that the above practices are more than likely occurring at all of the homes they manage. This is the only negative review we have ever had to leave for a vacation rental. UPDATE: the property manager states that the above surveillance claims are unfounded. Luckily, we have his admission of guilt in writing. Again, a poor display of ethics: 6/15/21 email from Property manager: "The camera was installed by the owners a few weeks ago after an issue at the home. It was an oversight on our part to not update the listing at the time." This company has set a precedent that crime is allowed (federal and local cybercrime, disability discrimination), customer safety is not a priority, and punishment for crime is nonexistent. They do not care about your rights to privacy, nor do they care about how you feel when they violate you. They are in direct violation of their own policies. Disgusting. read more

My family arrived at "The Artist's House" (https://www.vrbo.com/408060) in Kissimmee, Florida with great anticipation for our 13 day rental, walked in, and immediately found live and dead roaches in the house (under the master bed, in the dining area, in the living room, under the sink, in the cabinets; as well as significant amounts of roach droppings within the cabinets, silverware drawers, pots&pans, etc). I have photos. We immediately contacted the owner and the property management company who sent over an exterminator. The exterminator sprayed, said it would take from 1-3 days for the pesticide to take effect, and advised that he will be contacting the property management to make a return visit to spray again because it was so bad. We found more roaches moving about during the night on the kitchen countertop. Impossible for this infestation to be a surprise to owner or management because we have photos of 5+ roach baits in plain view on the kitchen floor and one that was ON the kitchen counter next to the coffee maker. Gross. And there were two empty cans of roach spray under the infested sink. The next morning, we vacated the house, we provided photos via VRBO's message board, and we asked for the owner to cancel our contract and have our rental refunded. The owner agreed to do both, in writing, via VRBO message board. VRBO Customer Service called me to say don't worry and they'll work with the owner to refund my money. Then a week went by. Then the owner posted on VRBO that there were "a few cockroaches in one side of the kitchen and nowhere else in the house", that they sent "a pest control guy and not an exterminator" to do a treatment, and that this was not an infestation. She refunded me ONE night's rent (out of the 13!) and ignored my pleas to refund the remainder of our rental. Shame on this greedy owner for trying to keep my $3,300, and shame on the property management company for a half-ass job of pest control. Anything to keep the money coming in, right?! After three weeks of me calling VRBO every other day and having them say that my refund request case is "with the Billing department" and no update is available, VRBO called me. They refunded me their service fee of $346.00, advised me that they do not control the balance of the funds to refund me directly and that they cannot force the Owner to refund me, and they recommended I contact my credit card company to file a charge back claim to refund of the remainder of my payment. I did, and my credit card sided with me. This is an insane amount of trouble for having stayed one night in a roach house. It took a long time for VRBO to try to help, but at least they tried. SHAME ON THIS GREEDY PROPERTY OWNER. Don't put full trust in property reviews as VRBO did not publish mine (same exact objective language used above). read more

"I had a very disappointing experience with VRBO and the host, Careen Santos. I booked a vacation rental property for my mother's surprise 60th birthday celebration on February 12th, which was fully paid for. Before confirming my reservation, the host Careen Santos asked me what the reason for my stay was and the age of every person staying at her home. After 24 hours, the reservation was confirmed. Over six weeks later on May 30th, I received a message from the host stating that she would like me to cancel the reservation because the price I reserved the property under was not accurate. I immediately contacted VRBO to explain the situation, as family members were flying in for the celebration. VRBO informed me that it was the host's responsibility to ensure the accurate pricing was listed and that the host had the right to cancel the reservation or increase the price at any point in time. I was shocked that someone could increase the price six weeks after the reservation was confirmed just because they realized they had listed the price inaccurately. VRBO also informed me that they would not cover the difference, and the host would be penalized for poor business practices if they did not honor the reservation or at least discount the difference. I was disappointed with the lack of customer service and care from both VRBO and the host. Despite multiple attempts to speak with management on more than five separate occasions, I was told that my case would be elevated, and I would receive a call. However, there has been no resolution to date. The host, Careen Santos, currently has her property listed at $497 per night. It is clear that she canceled my reservation so she could make a few hundred dollars more over a three-night stay. I am disgusted with how Careen Santos and VRBO handled this situation. It is evident that they do not care about their customers or their reservations. I will never book with VRBO again, and I caution others to be careful when booking with this host or this company. If you are looking for a vacation rental, there are plenty of other options available that value their customers and their reservations." read more

Last April (April 22nd 2020) I went online and booked a nice Oregon beach house for my family to get away from the crazy COVID chaos. VRBO accepted my payment and confirmed my booking for May 2020. They told me I would get an email confirmation from Evolve Vacation Rentals. We were excited to get out of Portland and go somewhere to enjoy ourselves while the Covid tyrannical lockdowns took place by our idiot Governor Kate Brown were in place. Little did we know, she shut down all vacation rentals as well. A little while after, I received a cancellation notice from Evolve Vacation Rentals and instead of crediting my money back, both VRBP kept their $43 service fee and Evolve Vacation rentals kept the other $409. In the email it said they issued a credit that I could use on a later date. Being a normal understanding human, I had no idea that Kate Brown would lock the whole state down for a year!!! Well, I decided that I wanted my money back this month and we were going to just go to Arizona where there isn't the restrictions like Oregon. Evolve and VRBO were unwilling to refund my money even though I basically loaned them money for about a year! The one representative did slip up and say that they could call the home owner and see if they would be willing to refund my money but VRBO and Evolve would not. I do not agree with this and I think is us completely unacceptable. I have disputed this charge with American Express and will definitely take them to court if this is not resolved. This is not good business and I will never use VRBO or Evolve Vacation Rentals ever again in the future. Do not be scammed. They will accept our money but there is no guarantee they will not immediately cancel your reservation, keep your money and issue you a useless credit. read more

READ THIS!!!!!! Do not use VRBO!! STEPHANIE WHITMORE Is hands down one of the most immature, unprofessional, and simply one of the most disrespectful property managers I have ever dealt with in the past 7 years this dealing with discrimination to me and my family. We had our family member finally come back from serving our country to celebrate with him and his family flying in to see him. She had neighbors take pictures of us coming in invading our privacy taking notes of us and discriminating us as soon as we arrived. Most of my family are people of color and having these neighbors continued to watch us and doing everything in their power to kick us out of the place without violating a single rule made us angry and ultimately feel that we are some sort of threat to the neighborhood!! Stephanie Whitmore stated "I will give you a full refund just please leave I can't look bad to the neighbors" this is what set us off! I have a total of 5 of us who confirm and are witnesses to what Stephanie Whitmore has done and said to us. The hundreds of dollars we had to pay for hotels after being threatened to leave the premises or cops would be called I am telling you NEVER RENT WITH Stephanie Whitmore!! She even kept the money for the place after staying for 2 hours against VRBO's rules and only sent half back stating "you violated some sort of policy I'm refunding half out of kindness. I don't have the money to pay you you're going to have to deal with Vrbo" NEVER RENT WITH STEPHANIE WHITMORE AND FEEL THE DISCRIMINATION AND UTTER HUMILIATION THAT WE FELT!! She should be fired this place should not be listed!! Stand up with us during these times of discrimination and utter disappointment we went through! read more

Palm Springs - Exact same horrible nightmare as other postings. They canceled on us less then 36 hours before. This after hours of document filling out (with the City of Palm Springs and with Vacation Palm Springs) Everything turned in - paid in full - then notified by VBRO at 9:00 PM that we were canceled. Then they tried to up sell me another property but for more money (bait and switch) At Vacation Palm Springs (they have about 4-5 different phone numbers) No one answers the phone - then another company pops up (I guess a parent company) booking was for June 12- 15. Someone did finally call me back - after begging them to send me something in written form stating they were canceling us (didn't want them claiming "no show") I at least received an email. The anxiety, panic, helplessness and ruined vacation- the disappointment of my grown children who were flying in and had requested PTO from their work. I'm still battling - hoping I will get my money back - VBRO said their portion of the refund would take 4-6 weeks. (OMG) Do you know what would happen to me if I canceled this last minute on them? Yep - large percentage penalty would happen. When its them cancelling - nothing - for anything they ruined (food & other items already purchased and packed for the trip) no compensation for anything - they flat out don't care - it's a scam and I'm still panicking that I won't see my $2,000 refunded. FYI - I've never ever written a review - however this was so criminal that I just had to warn others. Who in the City Palm Springs or the California Realtor's board polices this company? There are so many victims with the same story on the internet! WOW read more

My friends and I booked a very special trip on VRBO. We booked it early March, within 30 days. We were excited to find this beautiful property listed and opted to not get insurance 1) we had no intentions of cancelling and 2) unless we cancelled the day we bought, we were out the money either way. Then about two weeks later, COVID-19 news became overwhelming. Our kids were asked to stay home and there was a panic worldwide. Sadly, we cancelled our flights and reach out to the property to cancel in light of the tragic events. Their response was that the Encinitas area wasn't heavily impacted and since we did not get insurance and are inside the 30 day cancellation policy, they can't refund us the money. After explaining our situation, they denied us a refund. Less than a week later we received an email stating due to current events, they were crediting 50% of our trip on the account to use later. Fifty percent of our hard earned money, gone, just like that. During a worldwide crisis where people, including some of the ladies I was traveling with, lost their jobs, are confined to their homes, losing loved ones, they kept 50% of our money. We have decided to cut our losses but felt the need to warn people about this company! Out of pure principle, we will never use that credit and will never, ever book with this company. I was a first time VRBO customer and last. If they can't manage the type of people posting on their site than they don't deserve my business. We would have been happy for a cancellation and credit to use at a later date. Instead they kept 50% of our money in the blink of an eye. Shameful! read more

My experience with Vrbo has been completely unacceptable and has exposed serious flaws in both their booking system and customer service practices. Three days before my scheduled Memorial Day vacation, my reservation was abruptly canceled due to a "double booking" error allegedly caused by VRBO's platform. A failure of this magnitude should never occur, especially for customers who booked and paid in full well in advance. What is even more concerning is VRBO's handling of the aftermath. Despite this issue being entirely caused by their system and/or host management failures, I was informed that my refund could take up to 14 days to process. In the meantime, I am expected to somehow secure alternative accommodations during one of the busiest travel weekends of the year while VRBO continues holding my money hostage. Property prices have dramatically increased due to the short notice, and because VRBO refuses to immediately release my funds, I am now facing the possibility of canceling my vacation altogether. The lack of urgency, accountability, and customer protection is astounding. A company of this size should have safeguards in place to prevent double bookings and should absolutely prioritize immediate refunds when their errors directly impact customers. Instead, customers are left financially burdened, stressed, and without meaningful support. This has been one of the worst customer service experiences I have encountered, and I will seriously reconsider ever using VRBO again. read more

Absolutely terrible experience with Vrbo. I booked a reservation that had the option to cancel for a 100% refund within a certain date. I canceled within this date, it submitted as a "Property request change" with the request being to cancel and it even made me submit to the owner why I was requesting to cancel. The owner left it pending so I would lose out on my 100% refund. When I reached out to Vrbo they refused to honor this as well, telling me because I submitted as a "request to change to cancellation" instead of hitting a different "cancellation" button, they wouldn't honor their own rules. This is ridiculous when I have screen shots and emails proving I had requested to cancel. Vrbo is screwing me over based solely on nitpicky details. They shouldn't offer two ways to cancel and then only allow one. You can tell they're just trying to do anything to keep extra money at the traveler's expense. Also, when I resubmitted for at least a partial refund, they tried to cut me out of almost $200 and not give me my full partial refund - I had to submit a case with them AGAIN and ask for the full amount of the partial refund to be given to me. They're really sneaky and untrustworthy. I shouldn't have been surprised when I looked up the reviews online and they were all negative. They are underhanded and don't know how to treat people. read more

I booked a house in Florida from VRBO and you know how they state they are always there for you - IT IS NOT TRUE! We were only there for 4 days, I was in constant contact with the owner, with issues - NOT how I wanted to spend my vacation! Get back, go onto VRBO to Stay Neighborly to complete a complaint form, not even 24 hours later I get an email saying my complaint was closed - no explanation - nothing - AND over three weeks later, my bad rating was mysteriously deleted - pretty sure they claim that can NEVER happen. SO I decided to call customer service - all I was asking for was a $200 refund on an over $2000 rental because of all of the things that were not disclosed and all the extra money we had to put out for things they said they provided and did not - know what customer service told me?? Nope cannot help you because you are already home - so they would rather me spend my whole vacation on the phone and not being with my family - never will they get my money again....We always book here for weddings, anniversaries, birthdays, vacations - it really is a shame. read more

I have been on VRBO since 1995. VRBO has turned into the worst possible platform to put vacation rentals on due to the greed and incompetence of the people that bought the company and that run the company now. Expedia is a greedy company that. In the early days of the Internet tried to take over travel agency businesses and failed. They strive to monopolize whatever they get into and then rip everybody off. I believe they are kiting money because of how they run their business and run it into the ground. Recently, I had a guest cancel, and VRBO has been unable to do the refund or the cancellation for the past five days. I believe the RPO is floating money to cover for their failing business due to their idiotic and deceitful business practices. Whatever they did their website has disrupted everything. This is the worst company I deal with in my life and have ever. It really hurts me to say that because they have a monopoly on the vacation rentals in it's what I do for a living VRBO sucks b***s.... read more

We rented an apartment in Paris for a week. When we got there we were astonished to find out that there had been no mention in the description that it was a 5 floor walk up on stairs so narrow and steep that it was challenging and dangerous to walk up . It was impossible to to get our luggage past the second floor . There were no handrails and for anyone to think this was acceptable is has never been there. We contacted Vrb immediately and there response was we will" look into it". I took a video of us trying to walk up( I am athletic) and sent it to them. We have sent several follow up e mails but haven't heard back which is the reason for this review. We are out almost $3,000 , had to find a hotel for the week. I understand that not everything is under there control but their lack of response to this is not acceptable. Fortunately the rest of our trip was fantastic and We are in a position that getting ripped off doesn't have a big impact. read more

Atrocious customer service. You can be 100% guaranteed a ruined trip and long hold times if you happen to have the misfortune of an owner cancelling your booking last minute. I had planned an 11 day stay and prepaid in full but 4 days prior to arrival the host cancels because the house is pending sale. Almost impossible to reach a live person to rebook while understandably in crisis mode. Then to add insult to injury there is no financial compensation for any money you are out of pocket on non-refundable trip related incidentals. Who is going to trust a company that just left you vacation homeless? NOTE THAT VRBO POLICY IS THAT AN OWNER CAN CANCEL AT ANY TIME FOR ANY REASON. They have zero sympathy for your plight. Its Russian Roulette if your place will be available by the time your trip rolls around. AirBnb at least dings the owner financially so they are discouraged from cancelling. read more

Stranded for Family Reunion: Do not use Resort Rental Pros or VRBO - They are both unreliable and unprofessional. Resort Rental Pros managed a property through VRBO that we booked for a vacation in North Myrtle Beach for a family reunion 2.5 months ahead of time. We checked in with the rental company a few times and they said all was well. Less than 3 days prior to our vacation, they reported that they couldn't locate the host and had nothing to offer us. They have not yet refunded us our money and our vacation plans are a mess. Our only choice is to cut our vacation time in half and to pay twice as much at a hotel. Our other bad experience with VRBO was with Vacay Home Connect. They misrepresented a property, listing it as on a private beach, with an intracoastal view. It was on a canal off the intracoastal and a 10 minute drive to the beach. read more

Be aware that hosts can cancel your stay at any time, with no compensation or reparations given to renters. Even if you receive a booking confirmation, the host can cancel on you for any reason. DO NOT book the rest of your trip with the comfort in knowing that you will have a place to stay. This happened to us with a beach house in Manasquan - the reservation was confirmed, we made our plans, and then the host canceled it, saying that we did not meet the minimum number of nights and there would be zero flexibility (even though the error was on their part). There were no properties left in the area to book, and we had to redo our entire vacation plan. This was our first time booking with VRBO and we were very unhappy with the experience. read more

VRBO is nothing but a face for fraudulent transactions. They allow owners to be listed as a PREMIER PARTENER and how they offer a "Book with confidence GURANTEE". Do not fall for it. If a property has a no refund policy, it doesn't matter about the contract you sign, any of the emails you exchange through the site, they owner's can change a policy or a contract at any time no matter what and then NOT REFUND YOUR MONEY. VRBO will do nothing about it. They will literally only read from their manual and say, "please refer to the property's refund policy". They will try to contact the owner, but if the owner never responds they wash their hands of it. read more

I am writing to express my deep disappointment with the service provided during our recent reservation. The booking was unexpectedly canceled on the day of arrival, leaving us without accommodations. When we attempted to resolve the issue, the host was unresponsive and unwilling to assist. Additionally, our calls were ignored unless we used a new number, which is unacceptable customer service practice. This experience has led us to decide that we will no longer use your services for personal or company purposes. What a waste of time and money. This company is wildly under regulated and someone needs to bring up a class action lawsuit for the amount of issues that arise when booking with VRBO. False advertisement, mental distress, financial distress, breaking legal binding contracts, putting customers in harms way, etc... We have been harassed out of our VRBO by the owners and have spoken with the cops in the area to see what legal actions we can take against the owner... where was VRBO in this? No where to be found. Don't use Vrbo - ever. They are allowing hosts to participate in theft by keeping full payments for stays the government will not allow us to make because of this global pandemic. Not only are they not intervening and trying to negotiate reasonable outcomes in the forms of partial refunds and/or future credits - they're ghosting. No contact from Vrbo or any host. It's a scam. We are out $1,621. Other home share company Air B&B came right out with a promise to refund 100% for COVID-19 related cancellations. Vrbo should be ashamed. read more
