I really didn't plan on leaving a review, but I feel like I should share what happened. I booked through Vrbo and arrived on April 7, 2026. Right away, the place just didn't feel like what I expected. There were some cleanliness issues, accessibility concerns, and the elevator wasn't working, which made things harder than they should've been. Because of that, I decided to leave shortly after arriving and didn't stay at all. I returned the key and reached out to both the host and Vrbo right away to cancel and get a refund. What's been frustrating is that nothing really got resolved. The reservation wasn't canceled, and even though I was told a partial refund was issued, I haven't received anything. A full refund wasn't approved either. I also didn't hear back from Vrbo after following up. Overall, it just wasn't a good experience, and I wish things had been handled differently.

DO NOT BOOK THROUGH VRBO. I REPEAT, DO NOT BOOK THROUGH VRBO. The host misrepresented the property. The entire building reeked of smoke, and there were drug users and homeless people IN the hallways of my rented apartment. The host was largely unresponsive, and was of no help. Neither was Vrbo customer support. In fact, it is the WORST I have ever seen in my life. They put you on hold for what seems to be FOREVER, keep transferring you to other departments, the line will often drop, and they do not have a good record keeping system, so you have explain yourself OVER AND OVER AGAIN. They do not appear to be based in the US/Canada and all sound robotic as if they are reading from a script. They stated that a refund was at the discretion of the host, and they couldn't do ANYTHING to make things right. Essentially no protection for the guest WHATSOEVER. Anyone can simply make a listing, post devious pictures and misrepresent the fact, and we're basically at their mercy. You can send pictures, videos and testimony to no avail. I've now lost over $600 to this misadventure. NEVER AGAIN. If you must, please, ONLY use Airbnb.

The car was all packed and ready to go when our sewers lines backed up in our house. How could we leave our kids to deal with this mess while my husband and I escaped to a cozy weekend at the lake? We had travel insurance from CSA, the VRBO vendor, so we made a claim, complete with documentation and photos of the situation. But it was denied because it did not fit in a narrow list of reasons for cancellation. Not only did we lose our 3-night rental fee but the insurance we paid for was a complete waste. We really looked forward to our trip and had plans to reschedule but now I have such a sour taste after this whole unanticipated ordeal, I won't be throwing my money away to VRBO or their lousy travel insurance. The money spent on VRBO and CSA is the only thing that flushed down the drain today. I'm rating this one star because it won't let me rate 0. read more

VRBO rented our house to vacationers. They took taxes for the rental and paid the taxes to the wrong tax entity. We already quit using them because of other stupid errors they made that WE HAVE TO PAY FOR!!!. We will not be allowed to renew our rental license unless this situation is remedied. VRBO took our $2900 and paid it to people who will not give it back. VRBO is a big headache. For 5 months now, we have been dealing with "Resolution Specialist", Barbara, at VRBO. She has been totally ineffective and we are now suing. read more

I used to be very please with VRBO but man, has their service gone downhill. I have been trying to post a review for months now and they give me the runaround and it is still not posted. I am saddened I can't warn others about the terrible expertise we had with Cocoa Beach Best rentals, a management company that lies and promises amenities that are not delivered. But VRBO must really do side with the vendor because they won't post my review which is accurate and is the format they require. It is all a big scam and I will no longer do business with management companies who don't have an honorable business approach. I hope they go bankrupt and some ethical person comes along and keeps this great business venture afloat. It should not be hard to put a company like this out of business. They are horrible. read more

VRBO listed a beach rental in Orange Beach, AL. It appears VRBO did not inspect this house. Thinking VRBO was a reputable company and what they listed online would be a great vacation we decided to rent through them. That was mistake. When we arrived on August 25, 2021, there were hurricane shutters on most of the windows, either totally blocking or partially blocking the view of the beach and water. We complained about it but it was NEVER fixed during our stay. There were dirty pots and pans in the cabinets. There was mold in most bathrooms. One bathtub did not work. Half of the TVs in this eight bedroom house did NOT work. The ice maker did not work. The company managing the house did send over a technician who fixed the bathtub, the ice maker and got one of the TVs to work. 3 TVs never worked. The technician said the company would have to order new TVs. We never saw new TVs. The technician said he submitted a ticket to have the hurrican shutters opened but, as I said above, that did NOT happen. A couple of mattresses were cheap and hard as a rock. Not sure they were even mattresses. We paid a fee to VRBO - why? What did they do to ensure this property met minimal standards for a vacation rental? Nothing! I also paid a fee to a management company that manages this property. This property should NOT have been rented until all those items had been fixed and the house inspected. VRBO failed to ensure this property was rentable. I would NOT recommend using VRBO. read more

it took vrbo weeks to return our security deposit, and do not get the insurance policy, it's worthless!!!! they will "hang up on you", keep you "on hold" forever and basically tell you to that any complaint is your problem! i wish i would have learned my lesson about vrbo being the worst rental site you can go to!! my experience in paris was so horrible; the rental was dirty and smelled like urine (i did get sick) of course, vrbo did nothing!!!! well, i totally forgot and used vrbo again. yes, it's my fault for going to vrbo'home/ vacation's website. vrbo uses outher names so be aware of this point; i was not. i wrote this to prevent anyone from having to go through all the negatives that booking with vrbo will give you!! please don't use them! i can't believe they are still in business. they may and come back with a different name. read more

I booked a vacation in Florida from 6.19.20 - 6.24.20 and I had very high hopes as I made sure I called ahead to ensure certain accommodations were in place. Obviously during this time- I would not accept everything to be accessible but my stay was beyond repair and one of the worst experiences in my life. Let's start with the fact that I was never told by VRBO that this property was under heavy construction that affected us in different ways. The worst part is that I called the VRBO representative personally and still was not told about the construction but furthermore on the VRBO site there is no mention of this at all or in the email sent right after I paid telling me how excited they were for me to get to the vacation but once again no mention of any inconvenience coming my way. Please see below for all the inconveniences: 1. There was constant construction on the 2nd floor and outside that would start at 7am daily which of course made everyone uncomfortable and cranky. Not to mention debris, screws, nails, dust and garbage in the hallways and staircases. 2. There was no front lobby which meant that you had to use the back entrance and there was no elevator provided for a 3rd floor stay. 3. The new doors added to the renovated rooms would deactivate or lock on themselves to the point that we were locked out of our room for 3 hours while they had to get maintenance to open the door. 4. I went there with the intention of celebrating my bday and the pool was closed 2 out of the 4 nights I was there when I had made sure to call before to make sure this would be an amenity that was available due to COVID pandemic and outside activities being closed. 5. We also wanted to do laundry before leaving and the front desk was unable to help us with basic information like the cost of the laundry services, help with change for the machines, basic laundry hours or a sign in sheet to get a turn as there were others waiting for the same service and were told to figure it out on our own. All in all - this was my first time using VRBO and it will be my last time. I will make sure to anyone I know from the metro area to ever refrain from using this service again. I am going to make sure to reach out to the necessary parties for a refund as this is not the type of service that should be provided especially when it comes to travel accommodations, read more

I would never rent again from VRBO. I booked a house in San Luis Obispo, CA for June 2020 and the property was sold in early 2020. I am still trying to get my $900 refund from the deposit. VRBO is not taken any responsibility to help me obtain a refund from the owner. NEVER USE VRBO read more

Very disappointed in Vrbo. We booked a stay in Oct. for late Jan. in Cape Coral, Fl. The add said there would be a heated pool and hot tub. Upon our arrival we find that the pool pump is not working and the hot tub is not in working order either. We called the manager who, to her credit, did start working on the issue. The first four days of our stay, there was no pool and no hot tub for the entire stay. The pool cover was moldy and loosing little chunks of the plastic into the pool The home was not very clean (ants, spider webs, old popcorn in the sofa, food burned on the stove, a shower door missing, replaced by a curtain hung by one corner but no way to attach the other corner to keep the water in the shower area, the bicycles that were advertised with the place had flat tires, the fishing poles were not in working order...) This was our third stay in a Vrbo, the first two were great, this one not so much. I sent 3 e-mails and two phone calls to the manager with no response. The house as a whole held a lot of possibilities, the neighborhood was quiet, the home well stocked. After this experience, I would hesitate to use Vrbo again. A hefty cleaning fee is charged at the time of rental, we left the home in much better shape than we we arrived. No compensation was made for the inconvenience of not having a pool or hot tub or for not being clean. read more

I booked through VRBO with confidence in their "Book with Confidence" well let me tell you "not True" I have been trying to cancel my reservation since May 27 and no such luck. And I am well before my cancellation date is due to receive 100% back. They have been giving me the run around for over two weeks. First they tell me to contact home owner and home owner contact VRBO to cancel but the system seems to have a "Glitch" And the cycle continues. Then they tell me it will be resolved in 48 hours then I talk to someone else and say I need to contact their payment process vendor! Should they do that. Seems I may not get my money back. They also have 'F" ratings when i look them up on line. Next step I will have my Credit Card company get involved and get my money refunded that way. THey do not stand by their word!! Use another vacation rental service. I have used AIRBNB and they were great. Wish i read reviews before but the home I wanted was listed on this site. read more

we booked via Vr bo at Hilton Head Island on VRBo at 205 The Greens At Shipyard owners, Jim Batement My grandson, Chaz was shot in the neck with a pellet gun and could not travel to Hilton Head Island Emotionally I went online to cancel. However, within 10 minutes my brother in law and I decided to keep the condo. Guess what, the owner, Jim Batemen had already canceled us and replied that my $1300 fee was not refundable. We sent three emails stating that instead of losing the funds we would keep the reservation. No way He listed the condo again as available. I sent 4 emails asking that we keep the condo for the 06/30-07/07 period. No way. We are very upset and now realize that Jim Bateman was trying to get double the money for our condo We are very very upset!!! This was a horrible way to treat us. I typically book through AIRBNB but found this really nice home on the beach in Myrtle Beach SC this is the 1st and last time I book through one of the VRBO affiliates, we booked the property but within 1 hour of booking we had to cancel due to the NJ Covid restrictions not a big deal so I thought because it was 15 days before our arrival, they ended up keeping over 50% of the rental fee that was $642.00 refund $251.00 total crap and lastly we spoke to a customer service rep they told us the owner can verbally authorize a full refund guess again owner said he can't so cat and mouse game this is no way to run a business ! I will use AIRBNB for now on they allow you to cancel within 24 hours of your arrival date with 100% refunded that's great service !!!!! read more

Don't use VRBO. Hello, my name is Rayrub Torres. I made a reservation HA-V56LY8 for 3 nights, in Punta Cana, to go on vacation with my husband, my mother and my 3 children (the youngest a two year old baby). After a stressful trip and I got problems due to the PANDEMIC, we arrived at the Condominium but they did not let us enter, because the owner had not sent the email to allow us access. We wrote several times on the VRBO platform to the owner without success. A couple of hours later and by means other than the one VRBO gave us, we were able to contact the owner and he told us that he never confirmed this property. We called VRBO and told them what was happening to us and after a not very kind discussion, they hosted us in a horrible Hotel, and they asked us 24 hours to solve the problem. The next day, without them contacting us, we decided to call them ourselves, and they told us that in order to find another property we had to pay again and when we asked about the refund, they answered that they did not know when they were going to do it. We had to pay for the second night in the hotel and now we have to go back home without enjoying the vacation we planned. VRBO is a scam. read more

I don't want to bring my pregnant wife (who is a nurse) and toddler son into a stranger's home during a global pandemic, so Vrbo has sided with my Property Owner in letting him keep his money, while we won't be using the house we had planned to rent. I will never be using this company again, and I would advise others to do the same. Ultimately, Vrbo chose income and the Property Owner over the health of my family, and I'm completely disgusted. read more

We rented a house in Florida that had a 5-star rating. Apparently, they were written by friends or family members. The house was not in a condition to rent. The appliances did not work. The last thing I wanted to do on vacation was to go to the laundromat and wash dishes by hand. I contacted the owner when the oven stopped working and she said I should flip all the breakers. I did not think it was the breaker because the stovetop was still working. The fence had holes in it and was falling down, a dirty pool, no outside furniture, and weird wiring in the bedroom. The worst part was when the water was turned off during our stay due to nonpayment by the homeowner. We contacted Vrbo regarding the condition of the house and they forwarded the email to the homeowner stating that we wanted a refund. Even though the house was expensive we did not want a refund we only wanted Vrbo to know that the house was not in a condition to be rented. After speaking to several people from Vrbo I just gave up. They have no clue what they are doing and never responded regarding the condition of the house. I left an honest review of the house and then the owner gave me a terrible rating as a guest stating that I left the house a mess. I left the house in better condition than we found it. We will never rent through Vrbo again read more

Stay away from using VRBO. Use a site that does not allow owner to rent directly to you. VRBO does not assist you if you use them to rent then have problems or if the property is not as listed. Being that you have to pay before you can even rent, the owners can false advertise then refuse to refund you anything. I rented a house in SC using VRBO. The property was completely false advertised and we had numerous problems while there. The owner refused to assist and then after I posted a negative review, VRBO removed it and said the owner accused me of lying. Even after I sent them texts and pictures of the property they still refused. So the owner can continue ripping people off and vrbo will do nothing to assist and then will remove your negative review if you post. The owners know this, so they just keep doing the same thing to renter after renter. Use another trusted site to rent. Vrbo is the worst site I have every used to book a vacation on. Never again!!!! read more

Absolutely horrible experience using VRBO for a family get together at Thanksgiving. I wasn't given the access code to the house until the second day of my stay. So, I had to put the family up in a roach motel in the nearest town. I have tried for two weeks to get a refund, only to be told by VRBO that it was the home owners fault and the home owner tells me it was technical problems with VRBO's system. I have called and emailed more than ten times in the last two weeks and still get the runaround. There have been three times that I was promised either a follow up phone call or email that never occurred. I don't know what else to do besides filing a civil suit. I obviously will never use or recommend this site. read more

We rented a home in Livermore CA. Had to cancel due to Covid-19. Paid in full. Owner will only return $500 out of $5000. Was rented for a wedding that was cancelled. Said we could rebook or if she rebooks will return some cash. In times like this there is good that comes from some and really bad from others. This owner should be ashamed. Terrible. This company is absolutely the worst. We have a trip planned to a city that has completely shut down to visitors, Moab, Utah. The National parks are closed and the town does not want visitors due to COVID-19. They will not provide any refund and we are going to be out a substantial amount of money. I had been a loyal VRBO customer for years and I am a frequent renter. I understand things happen however when they do a company should take care of you, especially when you have been such a consistent customer. When an owner cancelled two weeks ahead of spring break, I spent hours cumulatively on the phone and chat, being told issues were escalated, I'd get a call, and I'd get help with finding an alternative. All VRBO did was send generic email follow ups, asking if I still needed help and providing a 1-800 number. In the middle of March, my 5yo and 7yo had to camp in 20 degree weather on our leg at the Grand Canyon. They do not take care of customers. Awful, just awful. All they had to do was communicate and find a middle ground. We would have understood they did the best they could, even if it was simply a Holiday Inn. But they did nothing while claiming they do. Parents, please don't put yourselves in this situation! And if they reply with info about making a formal complaint, please know I've already done so more than once! read more

I am not here to criticize the property, just VRBO, their computer system and their customer service. I was never able to get a confirmation when I was booking the this property and I ended up booking other properties on the same date which were also not confirmed when booking. This lead to duplicate charges The first customer service call took 45 minutes. The second 60 minutes and no answer...I gave up after an hour. The 3rd was a hour long on-line chat at 1 AM the day I was suppose to travel. Earlier I tried a chat and I was number 96 in the que. I could not plan my travel without having any confirmation from VRBO. Bottom line: I never stayed at either this property or the other one that was booked but not confirmed. VRBO said the owner is responsible for the refund . The owner said VRBO is responsible for the refund. Now I am disputing the charges with AMEX. I will NEVER use VRBO again. read more

Like others who have written similar reviews, I booked a very expensive Vail condo for a week through VRBO with Red Awning listed at the property manager. It was my first time using both and because this was a long awaiting family vacation, booked 3 months in advance, I sent pictures of the unit to confirm that was exactly what we were getting as it had excellent views of Vail Village from the living room, balcony and bedrooms. After receiving confirmation in writing that we would be in that exact room and submitting full payment, it wasn't until we checked in at The Lodge At Vail that we were told our room was "no longer available" as had been removed from their inventory after we had received written confirmation and paid in full. Instead, and without discussion, we were given a room on the opposite side of the building looking out to the pool with obstructed views of the mountain across the freeway. It had no washer/dryer for our family of 5 (a feature of our original booking) and was generally poorly maintained. After spending 3 days of vacation discussing the situation with management at the Lodge and with no suitable 3 bedroom substitutes available, I was told that the error was clearly not ours and we should have been contacted to ask if we wanted to cancel our reservations with a full refund or adjust our bookings (and cost!). Nobody bothered to contact us since covering up the change would take away our options and force us into accepting substandard accommodations. The Lodge gave us a partial refund but the special vacation I had arranged for my wife and adult children (3 of which were visiting Vail for the first time) was ruined, as was a good portion of the vacation time needed to sort out the mess that was willfully hidden from us. That VRBO, Red Awning and The Lodge at Vail chose to accept full payment for a room they knew they didn't have was despicable and in my opinion criminal. This was my first and last booking through these companies that willfully engage in Bait and Switch tactics. read more

VRBO has made one excuse after another to nor refund our reservation service fee of $75. I made a reservation in January of 2019 for an apartment in Vancouver, BC for July, 2020. The border with Canada is closed so it is clear that we cannot go. I have spend over an hour on the phone with VRBO more than once to demand that they refund the fee. The reason for not refunding changes every time. Now they say that if the owner does not refund 100%, VRBO cannot refund the fee. In the future, I will avoid renting through VRBO. read more

There was even a note on the owner of the property website saying they usually responds within three hours. I waited a day or two for an email response. I sent another follow up email with no response. I attempted to call the customer service line where it just says we are experiencing a high volume of calls and it is a longer than normal wait. Worst hotel experience of my life! We booked with lupita and Vito longo from montreal Canada at the landmark resort in myrtle beach for two nights. Every door aside from ours was fitted with an electronic key card whereas we were given a house key. Unfortunately this key was taken during our travels, so we called our host. We were told the only other key was held by the cleaning service, and although the services number was posted on the fridge, lupita refused to give us their number! We offered to pay a locksmith as all of our belongings were in our room and she once again refused. She then had the audacity to laugh at my husband over the phone, she then told us to book another room, that she wouldn't be doing anything to help, that our money for the two night stay meant nothing to her, and she would not help us until morning. We spent the night with a family member, and she refused to reimburse us for the night. We then spent 6+ hours the next morning waiting for the maid service to arrive that she promised shed call but never did! Even the cleaning service said we should have called the police as they had no idea that this was happening! All in all we waited 16+ hours to get back into our hotel room, and the host suffered no repercussions. If this is the type of people vrbo allows to represent them, I will never be booking with this company again. Completely unprofessional and disgusting attitudes from both our host and this " business" as for lupita, I hope she gets cub stomped by a bull moose read more

Yes we have Covid Dash 19, but VRBO is an unprofessional, unqualified, unprepared and understaffed business that cannot cope with a massive amount of cancellations. I booked my first trip on VRBO back in February for a friend's wedding in Hawaii in June. I booked the trip before the pandemic and lockdowns were set in place and never could've predicted the current state of affairs. Until 2 days ago, I was not going to be issued a refund or credit. Hawaii has extended their traveler 14 day quarantine until June 30th - if I were to take the trip, I would be stuck in the hotel room the entire time or face legal repercussions. I had gone through several VRBO "chats" with 3 or 4 different representatives, all who did not help and looked to pass me off to another rep. I had one representative who asked to put me on a hold for 4 minutes so he could follow up on my case but I believe was so he could end his shift without helping me. I have since been offered a 50% refund or credit but demand a full 100% refund as VRBO's does not protect its consumers and I never want to book with this site again. Had I used Airbnb, my entire trip would have been refunded. I will never use VRBO again and will tell others not to use the site as well. read more

I've been an owner renting our property in Puerto Penasco, Mx. for over 15 years. Never really had any challenges working with them, although the feeling of their system being inflexable often occurred. During this time, VRBO has collected more than $100,000.00 in commissions from my rentals. A new Mexican tax has started as of June 1, 2020 and VRBO requested each owner's tax identification numbers from Mexico to prevent having it paid thru VRBO. We, like everyone just about, have an accountant in Mexico that takes care of these payments which I include in the charges when they occur for a new rental client. I've submitted the information (CURP and RFC) to VRBO at least 3 times and there is never confirmation. I speak with the VRBO representative on the phone and they tell me someone will get back to me, and there is never anyone from VRBO that gets back to me. Interesting in their process of identifying me the VRBO representative asks for my phone number in case we get disconnected but they Never get back to me. When they investigate, there are now at least 20 different case numbers regarding this issue. It probably takes at least 30 minutes to read thru the case numbers while I'm on hold. At least 3 times I have been disconnected after holding that long and noone calls me back!!! Then I have to start over. By the way, if I ask for a supervisor to speak with, the representative tells me that one will get back to me within 24-48 hours. That also never happens. If anyone has ever seen the movie GROUNDHOG DAY, that is exactly how I feel with VRBO. They have gone from bad to worse, it doesn't appear that they care at all for my six figure business. I'm done with them as of December 21 when my subscription runs out. By the way, the subscription costs $500/year, PLUS VRBO takes a heavy commission from each rental, PLUS VRBO charges 3% for CC use. Rent thru Airbnb or some other rental agency, but stay away from VRBO. They're bad news and inflexible. If I could give them a zero rating I would do so. Frustrated to say the least. read more

Paying $1600 to stay 3 nights in a run-down place without stated amenities was incredibly disappointing and frustrating. The wi-fi didn't really work (it worked for maybe 2 hours of our entire stay). It was dirty and old. There was no shampoo/conditioner/lotion. The one local store is open limited hours and is crazy over-priced. So, it was frustrating to have to go to the store (have it not be open the first night we were there and not open until 10 am the next morning) to buy some basic things that you expect to have staying at any hotel/motel/airbnb, regardless of the rating of the accommodation. It was ridiculous. According to the listing of the property, we were supposed to have "4 bikes in the garage". There were only 3 bikes in very poor working condition. They were not rideable. Flat tires, non-working breaks, bald tires. No helmets. We didn't bring our own bikes because we were told bikes were at the location. This is one reason we were willing to pay the crazy high price for this place. A big part of choosing Sunriver was the miles of bike trails. Well, we weren't able to bike. It was an enormous bummer. I tried to communicate with the vacation rental company about the bikes. I was told they would bring another bike the morning of day 2 of our trip. They didn't . Icing on the cake was the power going out. I realize this was not the fault of the vacation rental place. However, they knew about the issue with a transformer in the area and did not communicate with us. I had to contact them. I was told that it would reportedly only be out for 2 hours. It was out for half a day. No communication. Overall, this was truly an overpriced horrible experience read more

Cape Cod is an idyllic setting and up until the departure day of our stay all was great until..... The property owner determined that because we hadn't folded the bedding, had left untouched water bottles and moved a chair (yes moved a chair), that we had broken the "rules" and took part of our security deposit. The owner had already charged us $125 cleaning fee in advance so obviously this was a scam. Stay away from this property in Onset as there is really nothing in the immediate area in terms of beaches or sightseeing. Stay in Chatham, Hyannis or Eastham if you have families that like to go to the beaches and sightsee. read more

Terrible site to rent from. Very inaccurate to what you say you get and what you receive. What a ripoff!

The owner of the place I rented canceled on me a couple days before my check in date. I have been in contact with 7 separate customer service agents over the course of the past few days on the phone for a combined total of 6 hours (not exaggerating). All I've asked for is help with finding an alternate place to stay considering the fact that my 7 friends and I are flying across the country tomorrow with no accommodations, and their refund still hasn't hit my account yet. NO ONE has been able to help me at all... My interaction with the most recent representative sums it up pretty well. I asked the agent if she could help me at all. She replied "No." I then asked if she could transfer me to someone who could. She said "No." Frustrated, I asked if she had a manager or superior. She said "No." Finally, I asked if anyone at all at the company could help me in any way. She said "I'm sorry, but no." I was astonished... the worst customer service I have ever experienced. I can't even believe this company exists. Wish I could give negative stars. read more

This company could care less about it's customers. I rented a cabin from a company through Vrbo back in October 2020 when COVID was calming down with no possible way of knowing Omicron would come along. 3 days before our reservation, the people I was going to be traveling with contracted COVID. I call the rental place, not asking for money back, but simply wanting to move the trip, so everybody wins. I was told twice that the "only" thing the private company could do was to try to re-book it and whatever days it gets rented, we'll get refunded. So I then contacted Vrbo - they had me on hold 3 times and essentially told me that all they could do is write the rental company an email asking them to be more accommodating, "please". I then call the rental company back and they inform me that's not what the Vrbo email says, it just notates what we discussed and what I'm looking to achieve. SO, despite COVID being something we could not control, the rental company and Vrbo refused to accommodate us in any way aside from the company giving us the cleaning fee back after I had to ask for it (they did not automatically offer it back). The Vrbo woman did not speak good English and the connection was not good, so I could hardly hear what she was saying. While the woman I spoke to was nice, that does not excuse allowing this private company to cheat your customer out of over $1000 because of an unforeseen medical emergency. Vrbo boasts that it requires its' hosts to accommodate for COVID and then it DOES NOTHING when it comes time. Furthermore, I was told if I had bought insurance, I could've got my money back. I looked at other reviews and people who bought insurance and tried to get a refund a year ago, at the beginning of COVID, have yet to see their refund. So no, my not buying insurance did not have anything to do with the situation. It's just an out they used to blame their customer for their poor policies. I will never book through Vrbo again. They were unhelpful during this pandemic. Thank you, Vrbo, for making my birthday so spectacularly awful. read more

This company has no accountability and no customer service policies which would allow their representatives to make amends with clients. The sheer enormity of their monopoly allows them, for now, to charge for what is effectively no service except the accessibility of the properties to view and book. Beyond that, any expectation that booking through them provides you any level of guarantee or insurance for the rental (which is the purpose of not booking directly with a property owner) is false. They are dismissive and feel untouchable in their field. One customer service representative stated that in 10 years he had never been authorized to compensate anyone for their owner-cancelled booking and the time spent by the renter in securing an alternate property. We only asked that they waive their VRBO fee as they had not provided us a service. They denied this request. Going forward we will avoid this company whenever possible. You should too. read more

After checking into our house at 38 North Forrest Beach on Hilton Head Island, managed by iTrip Vacations, who is affiliated with a local company called Low Country Rentals, who in turn lists properties for rent on VRBO, we began discovering a series of issues. The first was the living room television. We got a prompt call back about getting it to work, only later to find if it was turned off everything had to be reloaded which took more than 20 minutes. The only way to get it to come on was to unplug it and plug it back in. Days later, we found that the DVD player could not be connected to it either. Soon, guests began discovering several toilets were backed up and overflowing when used. The office had closed by then. Plungers were not helping with two of the four bedroom toilets. The sink backed up that night because the garbage disposal was broken. We found several electrical outlets that would not hold a plug. One even sparked. The pool appeared to be neglected, especially compared to the one next door where people were able to play in the water. We did not want to be complaining about everything so decided to concentrate on getting the plumbing issues fixed. We texted the next day when the office was open, leaving a message about our biggest concern - the toilets. We received a text back that plumbers rarely came out on Sunday, but they would be in touch Monday, if not. It was noted their inspection report had deemed the plumbing system operating correctly. In the meantime, one toilet upstairs overflowed to the point it flooded the bathroom and leaked a large amount of dirty toilet water through the ceiling into the kitchen. ( You could tell looking at the ceiling this problem had occurred before ). On Monday morning we got a text from the management company ( Low Country Rentals or iTrip Vacations ), saying that Low Tide Plumbing would be at the house between 11:00 and 1:00 PM, so some of us went back to meet them. We never heard from them so sent two texts over several hours back to the management company and did not hear anything back from them until that evening. Finally, we got a text saying Superior Plumbing would be there by 8:15 PM. We scrambled back and a courteous young man did his best to solve the problems using different machines. After indicating he had a lot more to do and had two toilets pulled out with no problems solved, we excused him for the night ( 11:00 PM ). The next day we were notified Low Tide Plumbing would be there just before noon, so once again, we left what we were doing and met with them. The information they were given from the previous plumber some how got mixed up so it's a good thing we were there to show them what had happened. They fixed the problems pretty quickly, mentioning the disposal was dead, and the management company sent out a cleaning person to freshen the bathrooms and kitchen, which we were grateful for. So three and one half days into our stay, that major headache finally was resolved. We did not bother to complain about anything else and we had a good time in the house. After our stay we asked the management company for an appropriate refund ( in our minds maybe 1/2 off ) for all of the inconveniences. We did not hear back for several days, so we talked with VRBO about it several times. They were sympathetic, but explained the owner and management company were the ones who charged us, and would be responsible for any refund. Itrip vacations said the same thing. VRBO did say they would review the case and might penalize them for neglect ( but who knows ). Since we could not get a response, VRBO left three messages to the management company to get them to communicate. Then, suddenly, Matt Williams responded to us by email saying he had been on vacation and did not like our tone. He defended their actions and declared they would not be held hostage to us waiting to write a review based what they decided to do. He was defensive about everything we brought up, putting it back on us. There were several things he did not know about that we just lived with, so that could have all been worked out in a phone conversation we never were able to have. It turns out we were never able to leave a review on VRBO because a brief one sentence message to the management company had been put on there early on and we were not allowed to put on our review ! We will now try to work with the BBB for a more favorable outcome and share this story with other potential renters using any of the above mentioned parties, including VRBO. read more

The property manager used his undisclosed security system to spy on us (more on this below). The property owner threatened to evict us because we arrived with our service animal in training. Discrimination against someone with a legitimate service animal is illegal. He then proceeded, without our consent, to charge our credit card ($125) for the service animal. Charging anything additional for a service animal is against the law. My husband is an optometrist and he trains Seeing Eye dogs for the blind. We had to file a credit card charge back to recoup the illegal charge. VIDEO SURVEILLANCE Any form of surveillance at a rental is illegal when it is used for anything other than security issues. Simply put, the property manager used his security system to spy on us without any notice, and without our consent. He contacted us during our stay to tell us that he saw our service dog on video, and that "pets" were not allowed. We were shocked that he was using video/audio to spy on us. This was not a matter of security at all; and all members of our party feel grossly violated. We are afraid of what footage of our children may be out there in the world now (which includes our teenage son and daughter, and younger children). We have a very poor opinion of the property manager's ethics and knowledge of rental laws. We feel this opinion is warranted given the circumstances. As you can tell we are very upset; but, we are a very reasonable and understanding family. If you don't mind having your right to privacy abused, and/or discrimination against disability laws, the home itself was nice. We planned on spending significantly more time at the home, but we just did not feel comfortable or safe living in the space provided. VRBO ghosted us, and would not even give us replies. Due to their lack of response, we are in contact with the Internet service provider, the security system provider, and local law enforcement. We attempted to contact the homeowner, but they will not reply either. All of this has been a tremendous amount of homework that we did not anticipate with renting a home for a few days. Because this company manages more than this home, I am fearful that the above practices are more than likely occurring at all of the homes they manage. This is the only negative review we have ever had to leave for a vacation rental. UPDATE: the property manager states that the above surveillance claims are unfounded. Luckily, we have his admission of guilt in writing. Again, a poor display of ethics: 6/15/21 email from Property manager: "The camera was installed by the owners a few weeks ago after an issue at the home. It was an oversight on our part to not update the listing at the time." This company has set a precedent that crime is allowed (federal and local cybercrime, disability discrimination), customer safety is not a priority, and punishment for crime is nonexistent. They do not care about your rights to privacy, nor do they care about how you feel when they violate you. They are in direct violation of their own policies. Disgusting. read more

My family arrived at "The Artist's House" (https://www.vrbo.com/408060) in Kissimmee, Florida with great anticipation for our 13 day rental, walked in, and immediately found live and dead roaches in the house (under the master bed, in the dining area, in the living room, under the sink, in the cabinets; as well as significant amounts of roach droppings within the cabinets, silverware drawers, pots&pans, etc). I have photos. We immediately contacted the owner and the property management company who sent over an exterminator. The exterminator sprayed, said it would take from 1-3 days for the pesticide to take effect, and advised that he will be contacting the property management to make a return visit to spray again because it was so bad. We found more roaches moving about during the night on the kitchen countertop. Impossible for this infestation to be a surprise to owner or management because we have photos of 5+ roach baits in plain view on the kitchen floor and one that was ON the kitchen counter next to the coffee maker. Gross. And there were two empty cans of roach spray under the infested sink. The next morning, we vacated the house, we provided photos via VRBO's message board, and we asked for the owner to cancel our contract and have our rental refunded. The owner agreed to do both, in writing, via VRBO message board. VRBO Customer Service called me to say don't worry and they'll work with the owner to refund my money. Then a week went by. Then the owner posted on VRBO that there were "a few cockroaches in one side of the kitchen and nowhere else in the house", that they sent "a pest control guy and not an exterminator" to do a treatment, and that this was not an infestation. She refunded me ONE night's rent (out of the 13!) and ignored my pleas to refund the remainder of our rental. Shame on this greedy owner for trying to keep my $3,300, and shame on the property management company for a half-ass job of pest control. Anything to keep the money coming in, right?! After three weeks of me calling VRBO every other day and having them say that my refund request case is "with the Billing department" and no update is available, VRBO called me. They refunded me their service fee of $346.00, advised me that they do not control the balance of the funds to refund me directly and that they cannot force the Owner to refund me, and they recommended I contact my credit card company to file a charge back claim to refund of the remainder of my payment. I did, and my credit card sided with me. This is an insane amount of trouble for having stayed one night in a roach house. It took a long time for VRBO to try to help, but at least they tried. SHAME ON THIS GREEDY PROPERTY OWNER. Don't put full trust in property reviews as VRBO did not publish mine (same exact objective language used above). read more

"I had a very disappointing experience with VRBO and the host, Careen Santos. I booked a vacation rental property for my mother's surprise 60th birthday celebration on February 12th, which was fully paid for. Before confirming my reservation, the host Careen Santos asked me what the reason for my stay was and the age of every person staying at her home. After 24 hours, the reservation was confirmed. Over six weeks later on May 30th, I received a message from the host stating that she would like me to cancel the reservation because the price I reserved the property under was not accurate. I immediately contacted VRBO to explain the situation, as family members were flying in for the celebration. VRBO informed me that it was the host's responsibility to ensure the accurate pricing was listed and that the host had the right to cancel the reservation or increase the price at any point in time. I was shocked that someone could increase the price six weeks after the reservation was confirmed just because they realized they had listed the price inaccurately. VRBO also informed me that they would not cover the difference, and the host would be penalized for poor business practices if they did not honor the reservation or at least discount the difference. I was disappointed with the lack of customer service and care from both VRBO and the host. Despite multiple attempts to speak with management on more than five separate occasions, I was told that my case would be elevated, and I would receive a call. However, there has been no resolution to date. The host, Careen Santos, currently has her property listed at $497 per night. It is clear that she canceled my reservation so she could make a few hundred dollars more over a three-night stay. I am disgusted with how Careen Santos and VRBO handled this situation. It is evident that they do not care about their customers or their reservations. I will never book with VRBO again, and I caution others to be careful when booking with this host or this company. If you are looking for a vacation rental, there are plenty of other options available that value their customers and their reservations." read more

Last April (April 22nd 2020) I went online and booked a nice Oregon beach house for my family to get away from the crazy COVID chaos. VRBO accepted my payment and confirmed my booking for May 2020. They told me I would get an email confirmation from Evolve Vacation Rentals. We were excited to get out of Portland and go somewhere to enjoy ourselves while the Covid tyrannical lockdowns took place by our idiot Governor Kate Brown were in place. Little did we know, she shut down all vacation rentals as well. A little while after, I received a cancellation notice from Evolve Vacation Rentals and instead of crediting my money back, both VRBP kept their $43 service fee and Evolve Vacation rentals kept the other $409. In the email it said they issued a credit that I could use on a later date. Being a normal understanding human, I had no idea that Kate Brown would lock the whole state down for a year!!! Well, I decided that I wanted my money back this month and we were going to just go to Arizona where there isn't the restrictions like Oregon. Evolve and VRBO were unwilling to refund my money even though I basically loaned them money for about a year! The one representative did slip up and say that they could call the home owner and see if they would be willing to refund my money but VRBO and Evolve would not. I do not agree with this and I think is us completely unacceptable. I have disputed this charge with American Express and will definitely take them to court if this is not resolved. This is not good business and I will never use VRBO or Evolve Vacation Rentals ever again in the future. Do not be scammed. They will accept our money but there is no guarantee they will not immediately cancel your reservation, keep your money and issue you a useless credit. read more

READ THIS!!!!!! Do not use VRBO!! STEPHANIE WHITMORE Is hands down one of the most immature, unprofessional, and simply one of the most disrespectful property managers I have ever dealt with in the past 7 years this dealing with discrimination to me and my family. We had our family member finally come back from serving our country to celebrate with him and his family flying in to see him. She had neighbors take pictures of us coming in invading our privacy taking notes of us and discriminating us as soon as we arrived. Most of my family are people of color and having these neighbors continued to watch us and doing everything in their power to kick us out of the place without violating a single rule made us angry and ultimately feel that we are some sort of threat to the neighborhood!! Stephanie Whitmore stated "I will give you a full refund just please leave I can't look bad to the neighbors" this is what set us off! I have a total of 5 of us who confirm and are witnesses to what Stephanie Whitmore has done and said to us. The hundreds of dollars we had to pay for hotels after being threatened to leave the premises or cops would be called I am telling you NEVER RENT WITH Stephanie Whitmore!! She even kept the money for the place after staying for 2 hours against VRBO's rules and only sent half back stating "you violated some sort of policy I'm refunding half out of kindness. I don't have the money to pay you you're going to have to deal with Vrbo" NEVER RENT WITH STEPHANIE WHITMORE AND FEEL THE DISCRIMINATION AND UTTER HUMILIATION THAT WE FELT!! She should be fired this place should not be listed!! Stand up with us during these times of discrimination and utter disappointment we went through! read more

Palm Springs - Exact same horrible nightmare as other postings. They canceled on us less then 36 hours before. This after hours of document filling out (with the City of Palm Springs and with Vacation Palm Springs) Everything turned in - paid in full - then notified by VBRO at 9:00 PM that we were canceled. Then they tried to up sell me another property but for more money (bait and switch) At Vacation Palm Springs (they have about 4-5 different phone numbers) No one answers the phone - then another company pops up (I guess a parent company) booking was for June 12- 15. Someone did finally call me back - after begging them to send me something in written form stating they were canceling us (didn't want them claiming "no show") I at least received an email. The anxiety, panic, helplessness and ruined vacation- the disappointment of my grown children who were flying in and had requested PTO from their work. I'm still battling - hoping I will get my money back - VBRO said their portion of the refund would take 4-6 weeks. (OMG) Do you know what would happen to me if I canceled this last minute on them? Yep - large percentage penalty would happen. When its them cancelling - nothing - for anything they ruined (food & other items already purchased and packed for the trip) no compensation for anything - they flat out don't care - it's a scam and I'm still panicking that I won't see my $2,000 refunded. FYI - I've never ever written a review - however this was so criminal that I just had to warn others. Who in the City Palm Springs or the California Realtor's board polices this company? There are so many victims with the same story on the internet! WOW read more

My friends and I booked a very special trip on VRBO. We booked it early March, within 30 days. We were excited to find this beautiful property listed and opted to not get insurance 1) we had no intentions of cancelling and 2) unless we cancelled the day we bought, we were out the money either way. Then about two weeks later, COVID-19 news became overwhelming. Our kids were asked to stay home and there was a panic worldwide. Sadly, we cancelled our flights and reach out to the property to cancel in light of the tragic events. Their response was that the Encinitas area wasn't heavily impacted and since we did not get insurance and are inside the 30 day cancellation policy, they can't refund us the money. After explaining our situation, they denied us a refund. Less than a week later we received an email stating due to current events, they were crediting 50% of our trip on the account to use later. Fifty percent of our hard earned money, gone, just like that. During a worldwide crisis where people, including some of the ladies I was traveling with, lost their jobs, are confined to their homes, losing loved ones, they kept 50% of our money. We have decided to cut our losses but felt the need to warn people about this company! Out of pure principle, we will never use that credit and will never, ever book with this company. I was a first time VRBO customer and last. If they can't manage the type of people posting on their site than they don't deserve my business. We would have been happy for a cancellation and credit to use at a later date. Instead they kept 50% of our money in the blink of an eye. Shameful! read more

My experience with Vrbo has been completely unacceptable and has exposed serious flaws in both their booking system and customer service practices. Three days before my scheduled Memorial Day vacation, my reservation was abruptly canceled due to a "double booking" error allegedly caused by VRBO's platform. A failure of this magnitude should never occur, especially for customers who booked and paid in full well in advance. What is even more concerning is VRBO's handling of the aftermath. Despite this issue being entirely caused by their system and/or host management failures, I was informed that my refund could take up to 14 days to process. In the meantime, I am expected to somehow secure alternative accommodations during one of the busiest travel weekends of the year while VRBO continues holding my money hostage. Property prices have dramatically increased due to the short notice, and because VRBO refuses to immediately release my funds, I am now facing the possibility of canceling my vacation altogether. The lack of urgency, accountability, and customer protection is astounding. A company of this size should have safeguards in place to prevent double bookings and should absolutely prioritize immediate refunds when their errors directly impact customers. Instead, customers are left financially burdened, stressed, and without meaningful support. This has been one of the worst customer service experiences I have encountered, and I will seriously reconsider ever using VRBO again. read more

Absolutely terrible experience with Vrbo. I booked a reservation that had the option to cancel for a 100% refund within a certain date. I canceled within this date, it submitted as a "Property request change" with the request being to cancel and it even made me submit to the owner why I was requesting to cancel. The owner left it pending so I would lose out on my 100% refund. When I reached out to Vrbo they refused to honor this as well, telling me because I submitted as a "request to change to cancellation" instead of hitting a different "cancellation" button, they wouldn't honor their own rules. This is ridiculous when I have screen shots and emails proving I had requested to cancel. Vrbo is screwing me over based solely on nitpicky details. They shouldn't offer two ways to cancel and then only allow one. You can tell they're just trying to do anything to keep extra money at the traveler's expense. Also, when I resubmitted for at least a partial refund, they tried to cut me out of almost $200 and not give me my full partial refund - I had to submit a case with them AGAIN and ask for the full amount of the partial refund to be given to me. They're really sneaky and untrustworthy. I shouldn't have been surprised when I looked up the reviews online and they were all negative. They are underhanded and don't know how to treat people. read more

I booked a house in Florida from VRBO and you know how they state they are always there for you - IT IS NOT TRUE! We were only there for 4 days, I was in constant contact with the owner, with issues - NOT how I wanted to spend my vacation! Get back, go onto VRBO to Stay Neighborly to complete a complaint form, not even 24 hours later I get an email saying my complaint was closed - no explanation - nothing - AND over three weeks later, my bad rating was mysteriously deleted - pretty sure they claim that can NEVER happen. SO I decided to call customer service - all I was asking for was a $200 refund on an over $2000 rental because of all of the things that were not disclosed and all the extra money we had to put out for things they said they provided and did not - know what customer service told me?? Nope cannot help you because you are already home - so they would rather me spend my whole vacation on the phone and not being with my family - never will they get my money again....We always book here for weddings, anniversaries, birthdays, vacations - it really is a shame. read more

I have been on VRBO since 1995. VRBO has turned into the worst possible platform to put vacation rentals on due to the greed and incompetence of the people that bought the company and that run the company now. Expedia is a greedy company that. In the early days of the Internet tried to take over travel agency businesses and failed. They strive to monopolize whatever they get into and then rip everybody off. I believe they are kiting money because of how they run their business and run it into the ground. Recently, I had a guest cancel, and VRBO has been unable to do the refund or the cancellation for the past five days. I believe the RPO is floating money to cover for their failing business due to their idiotic and deceitful business practices. Whatever they did their website has disrupted everything. This is the worst company I deal with in my life and have ever. It really hurts me to say that because they have a monopoly on the vacation rentals in it's what I do for a living VRBO sucks b***s.... read more

We rented an apartment in Paris for a week. When we got there we were astonished to find out that there had been no mention in the description that it was a 5 floor walk up on stairs so narrow and steep that it was challenging and dangerous to walk up . It was impossible to to get our luggage past the second floor . There were no handrails and for anyone to think this was acceptable is has never been there. We contacted Vrb immediately and there response was we will" look into it". I took a video of us trying to walk up( I am athletic) and sent it to them. We have sent several follow up e mails but haven't heard back which is the reason for this review. We are out almost $3,000 , had to find a hotel for the week. I understand that not everything is under there control but their lack of response to this is not acceptable. Fortunately the rest of our trip was fantastic and We are in a position that getting ripped off doesn't have a big impact. read more

Atrocious customer service. You can be 100% guaranteed a ruined trip and long hold times if you happen to have the misfortune of an owner cancelling your booking last minute. I had planned an 11 day stay and prepaid in full but 4 days prior to arrival the host cancels because the house is pending sale. Almost impossible to reach a live person to rebook while understandably in crisis mode. Then to add insult to injury there is no financial compensation for any money you are out of pocket on non-refundable trip related incidentals. Who is going to trust a company that just left you vacation homeless? NOTE THAT VRBO POLICY IS THAT AN OWNER CAN CANCEL AT ANY TIME FOR ANY REASON. They have zero sympathy for your plight. Its Russian Roulette if your place will be available by the time your trip rolls around. AirBnb at least dings the owner financially so they are discouraged from cancelling. read more

Stranded for Family Reunion: Do not use Resort Rental Pros or VRBO - They are both unreliable and unprofessional. Resort Rental Pros managed a property through VRBO that we booked for a vacation in North Myrtle Beach for a family reunion 2.5 months ahead of time. We checked in with the rental company a few times and they said all was well. Less than 3 days prior to our vacation, they reported that they couldn't locate the host and had nothing to offer us. They have not yet refunded us our money and our vacation plans are a mess. Our only choice is to cut our vacation time in half and to pay twice as much at a hotel. Our other bad experience with VRBO was with Vacay Home Connect. They misrepresented a property, listing it as on a private beach, with an intracoastal view. It was on a canal off the intracoastal and a 10 minute drive to the beach. read more

Be aware that hosts can cancel your stay at any time, with no compensation or reparations given to renters. Even if you receive a booking confirmation, the host can cancel on you for any reason. DO NOT book the rest of your trip with the comfort in knowing that you will have a place to stay. This happened to us with a beach house in Manasquan - the reservation was confirmed, we made our plans, and then the host canceled it, saying that we did not meet the minimum number of nights and there would be zero flexibility (even though the error was on their part). There were no properties left in the area to book, and we had to redo our entire vacation plan. This was our first time booking with VRBO and we were very unhappy with the experience. read more

VRBO is nothing but a face for fraudulent transactions. They allow owners to be listed as a PREMIER PARTENER and how they offer a "Book with confidence GURANTEE". Do not fall for it. If a property has a no refund policy, it doesn't matter about the contract you sign, any of the emails you exchange through the site, they owner's can change a policy or a contract at any time no matter what and then NOT REFUND YOUR MONEY. VRBO will do nothing about it. They will literally only read from their manual and say, "please refer to the property's refund policy". They will try to contact the owner, but if the owner never responds they wash their hands of it. read more

I am writing to express my deep disappointment with the service provided during our recent reservation. The booking was unexpectedly canceled on the day of arrival, leaving us without accommodations. When we attempted to resolve the issue, the host was unresponsive and unwilling to assist. Additionally, our calls were ignored unless we used a new number, which is unacceptable customer service practice. What a waste of time and money. This company is wildly under regulated and someone needs to bring up a class action lawsuit for the amount of issues that arise when booking with VRBO. False advertisement, mental distress, financial distress, breaking legal binding contracts, putting customers in harms way, etc... We have been harassed out of our VRBO by the owners and have spoken with the cops in the area to see what legal actions we can take against the owner... where was VRBO in this? No where to be found. I would not recommend booking through them. Listen to the review warnings!! read more

Don't use Vrbo - ever. They are allowing hosts to participate in theft by keeping full payments for stays the government will not allow us to make because of this global pandemic. Not only are they not intervening and trying to negotiate reasonable outcomes in the forms of partial refunds and/or future credits - they're ghosting. No contact from Vrbo or any host. It's a scam. We are out $1,621. Other home share company Air B&B came right out with a promise to refund 100% for COVID-19 related cancellations. Vrbo should be ashamed. read more
