Our family rented the Barefoot Pelican property in Sea Isle, Galveston, which is managed by Ryson Vacation Rentals, a VTrips company. Unfortunately, we arrived to find a significant fly infestation throughout the property, with large numbers of flies clustered on multiple windows inside the home. We documented the issue immediately and reported it through Airbnb and directly to Ryson. Because we arrived in the evening, we were told no one was available to assist us and were instructed to handle the issue ourselves. We spent part of the first night of our vacation purchasing fly spray and supplies at our own expense. Although a work order was submitted and fly spray was later delivered, the infestation was never fully resolved during our stay. What was most disappointing was the way the situation was ultimately handled. We paid $2,007.90 for the reservation. Ryson initially offered only $174 in compensation. Airbnb later increased the refund to $523.80 under AirCover and advised that any additional compensation would need to come directly from the host. I recognize that problems can arise at any rental property. My concern is not only the condition of the property upon arrival but also the lack of a meaningful resolution after the issue was documented and reported immediately. TRAVELERS BEWARE: VTrips Management Failed Us Completely Over July 4 Weekend We reserved a beachfront condo at Shores Club in Daytona Beach for July 4 weekend, expecting a premium stay in a prime location. What we walked into was shockingly unacceptable. The unit (9813 S. Atlantic Ave, Unit 807, Daytona Beach), managed by VTrips, was in disarray: All beds were stripped with linens balled up on top No pillowcases on any pillows Dirty, wet cleaning rags left in the bathtub Clean towels stacked on the living room table No toilet paper Gritty, sandy floors Peeling wall plaster and dirt lining the master bedroom sliding doors For context, we paid $2,119.90, which included $447/night, a $230 cleaning fee, $139 damage protection, a $213 tax, and a $196 service fee. What we didn't pay for was to do our own laundry until 3 a.m. and hunt for bathroom essentials after a long travel day. We reported the conditions immediately and submitted 13 photos, which VTrips acknowledged. Their after-hours representative confirmed there was no cleaning crew available and no alternate units, then told us to find a hotel--on a holiday weekend. That wasn't a solution, it was a shrug. I am the brother-in-law of the person who made the reservation. She is Latina and does not speak fluent English, so I handled the communications, stayed in the unit, and submitted all documentation. VTrips corresponded with me directly for five days--until I formally requested compensation. Then, suddenly, they claimed they could only speak with the "primary guest." Let's be clear: VTrips had no issue taking our money, engaging with me repeatedly, or receiving photos from my phone. Only when it came time to make it right did they retreat behind policy. Eventually, they refunded the cleaning fee. That's it. No credit for the lost night, no reimbursement for essentials, no meaningful apology. VTrips manages dozens--if not hundreds--of units in Daytona and throughout Florida. If this experience is any indicator, they are overextended, underprepared, and unaccountable. My husband and I rented Pounds Cottage on Butler Beach, Fl near St. Augustine from 4/19 to 4/24 via VTrips on VRBO. When we arrived, we noticed 3 broken windows on the ocean side. The windows could not be opened to enjoy the breeze. VTrips advertised this property as "beach view" and "full view." All we could see thru dense foliage and high sand dunes was a sliver of ocean, no beach, no waves, mostly dunes. The hike to the beach was several hundred yards thru sand spurs and sand dunes that forced us to climb several feet. Back inside the rental, the TV was broken. The sleeper sofa had no linens. The main bed frame was damaged, their was only a mattress on top of a cheap frame that swayed under our weight, squealed each time we moved on the mattress. Extremely unstable and unsafe as I felt the frame shifting under me when I sat on the bed. After 2 sleepless nights, we scrapped the vacation and headed home. VTrips did a poor job with follow up and made us feel as if these issues were our fault. They denied my request for a refund for the 3 nights we missed. They were unapologetic. Rented a condo through distinctive beach rentals . The unit had confirmed bed bugs. It was Christmas Eve . We were finally moved late that day to an absolute dump. Vtrips was well aware of the closing date and still charged us a full year's linen renewal on 6/26/25 at $284. Worried about late check in. They assured me that all I needed was the pin in their email portal. Arriving at 10:30 at night. The pin didn't work, they didn't have staff on site. They claimed it was my fault for not going to their off site office to get a key card and parking pass, which they said I didn't need until the next morning. Had to drive home 4 hours with no place to stay (spring break kids everywhere). They refuse a refund as I could still stay the following night. Not driving 4 hours back. Rented in Palm Coast, FL from Jan.- March 2025. House was spotless upon arrival- however, after closer inspection some issues popped up. Dirty pots and pans, broken toaster, living room couches are uncomfortable and the pillows need serious replacing. AC intake vent was disgusting. No vacuum- for a 3 month stay. Electric garage door wouldn't work. 2 empty propane tanks. If you plan on cooking- there are no spices- not even salt and pepper. Well stocked kitchen but NO extras. I'm pretty sure the spare bedroom bed is a full not a queen and the other spare bedroom twins seem very small. On the bright side- VTrips acknowleged all my issues and fixed , corrected them all. But I was tied to the house for the first week(s) waiting for maintenance to arrive. My issue is- why did this have to happen in the first place? I'm pretty sure this house is not used as a long term rental- maybe 1-2 weeks at best. Guests arrive and are in and out- probably eating out most meals. I have attempted to write a review on this home directly on the VTrips homepage but I can't. After calling to question this I was told that I was sent a survey early on in my stay. I never received such a survey and I have every email exchange from day 1. Finally- yes VTrips did replace/fix all the issues listed. I was very disappointed with VTrips for many reasons. First, they would not observe the pandemic as a reason to cancel our trip. Second, our accommodations were not as described and I reached out to the local Hilton Head office multiple times - via phone and email, just to discuss and was given the run around for weeks. Finally, I reached out to corporate and have not heard back. Although I just wanted to provide feedback and have a simple conversation, I simply was not given the chance. Terrible customer service!!! DO NOT rent from V Trips. I booked a villa in Hilton Head, South Carolina for a long fall break weekend. SIX days before our check-in, I received an email that our reservation had been cancelled. Apparently, the unit had been put on the market by the owner and was no longer available. I was told I would be refunded the full amount and it should process in 5-7 business days. Here on day 9, no refund and I have been on hold for 10 minutes. Please, Please, Please save yourself the aggravation an DO NOT under any circumstances rent from V Trips. This is the worst company. Do NOT rent from them. We stayed in one of there properties and it was horrible. The tv didn't work when we checked in. We received an email when we checked out that they were charging us for a new television. We didn't use the television and we did not break the television. There wasn't even a blanket in the room. We had to borrow an extra blanket out of our daughters condo (ran by a different company) because all we had was a sheet. The electrical outlets didn't work. They said there was a kitchen sink, no kitchen sink. We rent condos all the time And have never had an issue until we rented from VTrips. read more

I have tried everything and talked to many here at Vtrips trying to get a refund for our vacation that was to take place during the pandemic. They say half money back or rebook by the end of 2021. I have repeatedly told them that one of the guests going is now in an apprenticeship, so cannot make plans for 2021. Now when I call, I just stay on hold forever and they keep saying just leave a message. Well, I don't want to as they don't get back with you in a timely manner. I booked this property directly through Vtrips over the phone as I had clarifying questions about the property and was told the agent gets credit for direct booking. I booked and paid in full for 3 nights over 4th of July (as as available on their website and sold to me). I had reserved a hotel many months ago at a great rate - once I found the Vtrips rental and paid in full I then cancelled the hotel. I was just informed by Vtrips that now there is a 7 day min. and did I want a refund, to pay for 7 nights or could they provide other rental options. I asked for options since I am only there for 3-nights- they had none. I am now stuck paying high rates for the 4th because Vtrips sold something - and charged me in full - that is not even offfered. They told me the owner just informed them - isn't that your job to know the restrictions and offering before you book and charge someone? We own a cabin in the Smokies and it was rented through this company. It was not a good experience. They charged us to "fix" things that they don't really fix. They say they clean the cabin, but it's a very poor job. They charged us to do a "deep clean", but we came down a few weeks later and the place was not clean. I contacted the local manager and sent photos. He said the place was cleaned and inspected and refused to refund our money. If it was, they need new cleaners and inspectors. I even wrote to Steve Milo, the owner of VTrips and didn't get a response, so maybe this level of filth is acceptable... I don't know, but the pictures speak for themselves. read more

STAY AWAY!!!! Just stayed a week at a beachfront property in St. Augustine, Florida. VTrips is a scam. Classic bait and switch! They promote their homes and present lots of amenities and you get nothing but aggravation and ignored - why not? They have your money by check in. We paid almost 7,500 for a week to stay at a house that allegedly slept 21. We were 12 and still had to utilize pull out couches. The house was not well cleaned and was riddled with ROACHES, WASPS NESTS, broken furniture, ill equipped "Gourmet Kitchen", no WIFI, two working Tvs out of 8, pool in need of maintenance, pool table with broken cue sticks and no landscaping and garbage all around the property. They give you the run around and tell you they will address the issues and hide until it's your time to leave! Save your money and STAY AWAY! read more

I made my reservation, and got the confirmation email and access to the app where my itinerary was loaded and confirmed. I called them 2 days prior my arrival as I could not find the details to enter the house. Apparently this information was sent to my email 5 times, as I had to call them another 4 times to tell them I never received this information. After my plane landed, and on my way to my rental, I called them a 6th time as I needed the code to get into the house, for them to tell me that the Owner decided to cancel my reservation and therefore overbooked it with another reservation of 6 nights. This is no fun news, especially if you are travelling with a family. They USE your reservation to get a better one and will literally cancel on you last minute! How is it fair, that we as guests put 100% of the risk if we cancel or dont show up, and Vtrips will cancel on you how and when they like to do so? I now need to sort the refund through Airbnb, because they are even so lazy and bad that they won't cancel it through their system (MAYBE BECAUSE THEY ARE NOT ALLOWED TO DO SO? AND FORCE IT UPON YOU.). Leaving you scrambled and now having to waste your time and effort into fixing the situation. We used this company to manage and rent our property (they barely rented it). They were HORRIBLE. 3 months after we fired them, they still had not removed their lockbox off our door and we had to have a locksmith remove it. They did not market the property, did not follow our instructions, did not clean up properly after tenants causing damage to our property, which they did not then timely fix. I would never recommend this company to anyone. They switched reps on us after one quit and the new person was trying to tell us different things than the original person and what the contract even said. I was very happy with this vacation rental company. Then COVID-19 happened. First they told me it was too early to modify my reservation and to call back. Then I tried calling back for weeks, no answer. I sent an email and got a very close ended response. I called back again and was told the deposit would still not be refundable and if you wanted to reschedule, you'd have to pay a small fee. Many travel insurance policies do not cover pandemics. If a client loses money on a reservation, why would they ever book with the company again? Right now it's important for vacation rental companies to do the right thing in order to retain business from repeat customers. You have to maintain the integrity of the business, but they've failed to do so and have been the least flexible during this whole pandemic. In March 2019, I booked a condo in Maui for Sept 2019. Maui Rental Group/Vtrips cancelled our stay literally the day upon our arrival. We, including one pregnant woman, walked into the condo to the beds flipped over & it seemed to look like a robbery took place. After many attempted calls, we find out that the condo was infested with bedbugs & the company said there was nothing they could do for us, except cancel & provide a refund. We landed in the evening & they did not have a place to stay for us, so we had to manage that on our own. To make matters worse, we planned this trip with a group of about 21 people and I personally handpicked each listing to book (through different rental agencies) to ensure we had 3 condos literally next to each other (same property, same building, same floor, side by side). We were forced to stay on the complete opposite end of the island in a 2 star hotel room. The room was 200 sq ft & had geckos running around, so we had to switch rooms. We were forced to pay the high resort fees, when we did not even utilize a single thing there. We were also forced to find a new rental, at a higher cost, since it was now considered a last minute booking. The company has not only given me the run around, but blatantly ignore or hang up on on my calls, emails, messages, etc. There were times it took up to 21 days to get a response. The initial emails I sent out to remedy this situation was sent Oct 2, Nov 20, and Dec 10. Each one was ignored my Maui Rental Group. On Dec 11, over 2 & a half months since my first email, I finally get a response from their parent company, Vtrips. Because of the inaction by the company, I decided to dispute this with my bank. Since the first payments were back in March/June, I was only able to file on the last payment submitted, hoping the result of that would at least lead to the rightful full refund. However, they used my dispute as a reason to say that can no longer refund any more money. read more

VTrips falsely advertised a beachfront unit in St Augustine. The agreed upon price was $800 and the reservation was executed by all parties listed on the agreement. After receiving the final agreement and payment plan, I made flight reservations. Since, I have been notified that their falsely advertised price of $800 is not acceptable to the owner. When I refused to pay the switch-pitched nearly $2,400, my deposit was returned and the reservation breached by VTrips. The agreement was made with VTrips and not the owner. It's unfathomable that any owner would place their rental property with such an unprofessional and deceptive rental property management organization. A reputable honest firm would honor their advertised price. Not VTrips. I am completing a formal complaint with the Florida Office of the Attorney General. Condotel which is also vtrips has been by far the most worst place we have booked with. We stayed for my significant others birthday with family and friends at the blue bear retreat. We ran into an abundant amount of issues through our stay. 1. The fridge leaked constantly 2. There's a huge hole in the downstairs wall and stains all over the carpet 3. All the tv's didn't work properly 4. When showering in the master bedroom the shower leaked out into the bedroom soaking wet. So we had to worry about constantly laying towels to dry the carpet and all of our belongings got wet 5. There was a leak downstairs coming from a light fixture in the hallway that made downstairs wet as well. Not to mention that in completely dangerous. 6. The day of check out there was no hot water. 7. Ants come out of one of the vents, which ants got all over the bed. I called Saturday evening, wrote an email Sunday after checkout, also called Monday in regards to all these issues. No one called back called again Friday and got called liar although I ya proof of all the communications made. Spoke with someone this Sunday a week later and got called a liar pretty much again and said since it wasn't immediately after the issues happened were SOL, got hung up on and completely terrible service. We rented a place in St Augustine for our April break. We can not leave our home due to stay home orders and Florida is not allowing guest over the boarders. I have spoken to VTrips once and they were going to try to put a credit in but all credits were reviewed on Thursdays. I called them back on Thursday, twice on Friday and have emailed 4 times with no response. I called VRBO and they were surprised that we could not get a refund for the reasons above. We had gotten travel insurance thru the VTrips contact. The insurance does not cover the covid 19 virus. The agreement provided for a $300 deposit with full payment to follow and the receipt noted a $300 deposit. However, VTrips/Maui Rental Group immediately charged the full amount of the rental, $2200, without authorization. Later, that same evening, Maui Rental Group cancelled the reservation. It took me more than a day to get someone on the phone. They said the reservation was cancelled because the unit was not available and that the payment was refunded. Five days later, on July 7, 2021, no money was refunded. Now, they claim it's my bank's fault and I should take it up with my bank. My bank acknowledges that have not received anything from them. She explained.that i needed to email.her the pictures that we had taken of the bugs, which i did so immediately. She took my # and advised me that she would have management contact me in.the morning as there was nothing that could be done at that moment. She advised me that if my email hadn't been received that she.would call.me.back In the meantime, my husband and I and our 2 kids proceeded to.gather our belongings and.vacate the property. After 45 mins of driving we finally.found a hotel to.stay.for the night...The next morning, 9am was approaching and we still had not received a call from your corporate office. So we made the call. I.was transferred to a " Justin or Jason" who stated he was management.. I explained.our situation. THE EMAILS HAD NOT BEEN RECEIVED, according to.him. ( Denisha did not follow up.w.me.as promised on if she had received the emails of the pictures). I was told by J, that the info would be investigated and brought up at the next management meeting. In the meantime what were we to do?. We were essentially homeless, as we had driven almost.400 miles for this trip. We in turn went to the local location for Jackson vacations, same.story. "we have to send a bug guy out", you're shit out of luck until our findings are back. I called the local office several hours later and was informed that the exterminator went out and that there was indeed an infestation. Again, No one called us, we had to make all the calls. It wasn't until I called that we were informed that there were bed bugs. while I was on hold with the local office, I was advised that corporate would call to resolve. About 30 minutes later "sarah" from the corporate office called.She advised me that we would receive a full refund as that was their policy. Because we had driven 400 miles and planned to stay all weekend, we ask if they could place us in one of their other cabins. NO, no such luck, as its not the policy to place us anywhere else. And we lost or had to put out the following: $96.00 for the room that we had to rent for several hours at the Hampton inn $200.00 for the gas made for the trip $25.00 for the tote purchased to save the $200 worth of food that we purchased for our weekend. $321.00 was the total we were out for the inconvenience of this, and we would like to be reimbursed. VTRIPS has decided not not reimburse us for our home rental in the middle of a National emergency when we are not even allowed to enter the state. We are out over 5,000. This is unacceptable and unbelievable. Buyer beware. We rented thru VRBO and didn't even know anything about VTRIPS so VRBO is to blame as well. We note the response below from VTrips. We rented a condo through VRBO in Maui that happened to be managed through VTrips. The contract and payments were made via VTrips. 10 days prior to our trip we noticed charges on our credit card again from VTrips for another $2400. When we called to inquire why, they said our condo had sold and they had booked us elsewhere. I had several very big issues with this. #1 No one ever called us, we did find an email in our junk folder posted two days prior, but no phone calls. #2 We were booked next door to family and they booked us into new accommodations not even close to the same location and not even comparable to what we were originally in. #3 They charged us for the new rental without every reimbursing us for the rental that they cancelled because they sold it. #4 After two weeks I was able to get the refund for the second unapproved charges, however we are still waiting for the original refund for the unit that they cancelled. Meanwhile, thank goodness with the help of the VRBO team, we have been able to find last minute accommodations. Unfortunately, due to last minute booking prices it will cost our family almost an additional $900 to have a place to stay. If you can avoid VTrips at all cost I would. They should have advertised that our rental was for sale, so that we could be aware before signing a rental contract months in advance.
