PLEASE READ***** DO NOT LIVE HERE *****DO NOT WASTE YOUR MONEY*****…read more I am writing this review as someone who lived at Sky Eleven from May 2020 until May 2024. A lot of you are going to probably wonder why I lived here for so long if I am leaving such a poor review, and it's simply because of the location and its access to my job. There are bonus amenities such as the pool (that is always closed), the gym (where almost none of the equipment works), the views (with windows that aren't sealed so snow and ice will enter your apartment during the winter while your electricity prices sky rocket), the marble countertops (which are actually the only GREAT thing), the all wood floors (that are so caked with dirt, that even when they say 'it was cleaned prior to your arrival...it wasn't), and the washer and dryer (that hold maybe five pairs of clothes, or three towels.) Those things are all great and suck at the same time, but I am mainly writing this so you can understand management. They are unable to keep management for more than two years. Their longest management were two people who recently got fired for stealing money from Park East and letting people live in Park East for FREE. I also took the option of an unfurnished apartment in May of 2020, and haven't used their furniture since then (even though I moved three apartment layouts) but when I moved out, they tried to charge me 1500 for furniture they say I stole.....They have NO communication amongst their workers. There are also LOTS of hidden fees, and no guarantee on safety nor comfort. Do not live here, please. Don't waste any of your money or time with a place like this. If I could, I would give them zero stars. The only star I give is for their maintenance man Cam who works his ass off.

Living here has made parts of my college experience much, much easier, but it hasn't come without…read morequite a few inconveniences. I'll start with the bad and end with the good: 1. The general manager from my first year left and they have hired a new manager, Whitney. While on occasion I have still had to speak with her on certain issues, but I will avoid her at all costs. She is extremely rude and acts like you are inconveniencing her by bringing something to her attention. 2. The office over the summer was VERY disorganized and it made me feel glad that I'm as organized as I am. I was listed as a transfer because I was moving from a 4-bedroom unit to a 3-bedroom unit. To do this, I had to pay $250 to stay an extra two weeks instead of having to move all of my stuff out and move it all back in. Each person I talked to seemed unaware that I was transferring, even though each time someone supposedly put a note on my account for future staff members to see. I was also informed that my roommate and I could transfer to our new unit on July 31. I informed my dad, who would be helping me move, and she informed her mom, so they could take the day off to help us move. We were later told that I was never moving on July 31 and they acted like we made it up. Our move in date got moved to August 1, and I went without help to move my things. 3. There is literally always something broken, whether it's a door, elevator, something in my unit--you name it and something is broken. My building only has one elevator and is the only building to have a 6th floor. The elevator is broke constantly, so I've had to drag my suitcase or my groceries (that I usually wheel up to my apartment) up the stairs. In past years they've discounted our rent--no sign of that yet. The office has also informed us many times that it will be permanently fixed on x date and a permanent fox still hasn't been made. 4. The residents are honestly hit or miss. It's often pretty loud from Thursday-Sunday when parties/tailgates are happening. Residents that have pets will also leave poop/pee around the complex and expect the maintenance crew to clean it up. 5. We don't have a spot where guests can park. The original guest lot was more or less ripped out from underneath Aspen, so we have to get guest passes from the office for any guests. This can be a HUGE PAIN because you can only get the passes during business hours and you have to have the pass turned back in during the next business day. If they've ran out, they basically tell you you're out of luck. Any other lot around Aspen will tow vehicles so it's hard to have guests over for long periods of time. Now to the pros: 1. Ashley is FANTASTIC. Generally, she's the one I go to with issues and they get fixed. She works efficiently, WANTS TO HELP, and might be the sweetest person on the planet. She's been a great addition to the Aspen team and I'm so, so thankful for her. Ashley does a great job making sure we all feel safe and making sure our experience living at Aspen is as pain-free as it can be! 2. The maintenance team is incredible. They are on top of issues as soon as they get them and work so efficiently. I'm so thankful to have such a great group of guys to help out when need be. 3. The closets at Aspen are HUGE and I love the fact that it's fully furnished. The features in the apartments (the smart keys, laundry in-unit, fully equipped kitchen, etc) has been fantastic! 4. I have a parking spot in the covered section of the parking garage (which is $15 extra a month) and it's been so nice to have a sheltered spot for my car. The people that park near me are generally pretty courteous and I haven't had any problems! 5. SMOJS is such a nice touch to the complex! They're always seen on Aspen's property and generally are pretty quick to solve any issues. I feel so much safer with them around! For how many amenities are offered, I feel the lease prices are fair and the location is amazing! Aspen is close to a ton of restaurants and attractions! I am able to take the blue Bearline route to campus and can be there in five minutes, rather than taking up a majority of my time looking for a parking spot before class. I also worked at Hammons Field and it was really easy to walk to work instead of trying to figure out where to park (since we do not get a close parking lot at the field). It's been nice for going to Bears baseball games as well!

Took my daughter here as we heard Aspen was a nice place for students. It was disgusting. I kid you…read morenot, dirty laundry laying around, nothing swept, staff was not helpful, leaks / trash everywhere. Maintenance man was walking around barefoot like he was homeless. Their "model" unit, which should be a best-case scenario of what their units look like... was deplorable. Dirt everywhere, missing appliances, closets full of junk furniture, which only made the tiny bedrooms seem even smaller. Bug traps in their common area "Game room" only highlight the fact that they DO in fact have a bug problem. We viewed Bear Village and the Vue on Walnut and out of all 3 the Vue was by far the cleanest and nicest. Don't waste your time as there are better options.

It is an older home that has been renovated so some things go wrong but every time my friendly maintenance guy Khris wants to go above and beyond. He just bought us a new sink faucet when ours had a small leak and a different shower head just because he wanted to upgrade it! We even had a mantel fall off the wall and they bought us brand-new(better) stuff of what fell. They are so lenient with home improvements when it makes the house actually look better and it makes it feel more like my home!

Bear Village, Aspen, The Vue, Brentwood, are all places to look at instead of this place. What others convey about this place should strongly be considered when thinking about signing up to their 47 page leasing agreement! Specifically, the manager, Danielle, would be best suited in a managerial position that does not require her to interface with customers. Her relationship with the customers can't be healthy for their retention rates. She must excel in the other less customer retentive aspects of apartment complex management, ie. the manager-subordinate role, else these issues/values must flow all the way up to the upper management/owner level.

Absolutely horrible staff, overpriced, UNSAFE, and ugly. Wish I could give a negative star rating…read more I don't even know where to start with this review, as I have nothing but negatives to say. Firstly, when moving into a unit, every one I have seen (approximately 5) has been filthy upon arrival. When I moved into my unit, after walking around in white socks in the living room for about 15 minutes, the bottom of my socks were turned solid black. That should give you enough detail about the condition they give you your apartment in. Also keep in mind that they will not give you measurements or dimensions for your unit layout because some units of the same layout are significantly smaller than others Not only are the beacon apartments some of the most outdated and in need of serious maintenance, but all of the provided furniture is just an eye sore. Additionally, many of the bedrooms are so small that you cannot have a single piece of your own furniture, not even a standing mirror. Minimum of $650 for a room that can only hold a bed and a desk. That's just ******* outrageous. Now onto the management. Every staff member I have encountered has been condescending, not helpful, ridiculously rude, and very careless. Thankfully one of their worst employees quit half way through my lease, but the ones that replaced her were somehow worse. STORY TIME: I accidentally left my key fob to get into the apartment gate at my parents house over the weekend. I did not lose it, simply forgot it at home and I knew exactly where it was. For context, you need a key fob to enter into the pointless gate that leads to the front doors of units. There is a call box that supposedly connects to your phone to unlock the gate, but it never works. Ever. So, when I forgot my key fob, I went to the office and told them that I did not have my key fob on me, but could get it in about 3 days. I asked them if I could get a temporary replacement and they said no. Asked if they would fix the call box and said no. I was then told I would have to pay $100 for a new fob, and I asked if I could return it for a refund once I retrieved my old one, and they said no because it's a security concern to have two key fobs. I then asked if they disabled old key fobs and they said no. Make that make sense then how that's a security concern for me to return one of my two working fobs. Craziest part of all of this, after seeming displeased with the fact that they wouldn't assist me, I was told by the staff member, "Well, I guess you'll just have to find somewhere else to live for now." Girl, what? OTHER STORY TIME: While I don't like to comment on people's employment choices and personal life, there's one that directly interferes with the ability for the company to thrive. In order to avoid giving out personal information, I'll simply say that one of the main staff members has a... side business... that she does while on the clock and that majorly affects a lot of efficacy of Beacon. When you are at work, focus on taking care of the tenants and not your side hustle. ANOTHER STORY TIME: Just be prepared to be charged for every single thing upon move out. To avoid it, make note of every single thing that is damaged upon arrival and that happens while living at Beacon; including things like damage from maintenance, mold, stains, inconsistent paint. By doing that, maybe they'll make you pay a few hundred dollars less after moving out. FINAL STORY TIME: I have known of close to 10 people that have had their car windows smashed and broken into while living here and parking in their units lot, including my own. There are cameras in the parking lot, but after asking staff to pull up footage of the break-in, they say the cameras are too old and don't work properly. Most weeks living in Beacon there will be freshly shattered glass in the parking lot. Car break-ins happen very very often here. And while Springfield is an unsafe place for such a small town, most other complexes have gates installed around the premises or security guards to limit down on vandalism and break-ins, but not Beacon, even for paying over $2,100 for a 1,200 foot three bedroom apartment. Hopefully that gives everyone enough detail to know that Beacon is just downright terrible. Don't do it, save your money and your sanity and maybe we'll be lucky enough that one day they'll go bankrupt.

I've had to have my blinds fixed twice because they fall apart, two toilet seats, and my microwave. When my microwave was installed it was installed correctly and a piece that was supposed to be removed before using it was left on. My apartment leaks water from the sliding glass door AND walls leak each time it rains, there are cracks in the walls and the breezeways and walkways flood with rain water. They will enter your apartment every 3 months for inspections and then again any time they want to give a tour. They show up unannounced to do unscheduled and unrequested maintenance. It feels like you have absolutely no privacy here! It was advertised to me that there would be valet trash services throughout the week days and then shortly after I moved in it was reduced to ONLY three days a week from five and if you place your trash out too early you will be charged a fee of $25 per bag. I was even charged $50 for using the nearest trash receptacle to my apartment for placing pizza boxes in it. The trash can that is for resident use in the breezeway was eventually completely taken away due to it being used too often by residents and large items being put in it, although no where in the lease does it say that the trash can can only be used for specific trash or that you must use their trash valet service. The trash can was eventually replaced after I made a complaint because removing my access to multiple trash receptacles was a violation of my lease agreement -- it's now inconveniently placed right by the gate so that they can watch on the security camera and monitor who's putting large items in the trash can so they can charge you fees for using it and so they don't have to take it out as frequently. It was not student housing when I moved in but it was bought out during my leasing period by a different company who turned it into student housing. It seemed to go downhill after that. The original apartment manager Jesse was fantastic, but there is all new management now. The new management and the maintenance department exhibit unprofessional behavior on a regular basis. The dog park is also muddy and not safe for small dogs because they can fit right through the large gaps in the gate/fence; the property grounds/dog park are covered in pet waste. Make notice that there are no drawers in the kitchen and only one large cabinet space in the kitchen. There is no pantry unless you wanted to use the utility closet, which is where you'll find the hot water heater and dirty air filter - not an appropriate place to keep food. The neighborhood is run down and there are frequently vagrants hanging out near by and homeless staying in vacant houses across the street and at the park right at the end of the block. My roommates car was also broken into while we lived here and my mail was stolen off of my door step despite the doors being behind a gate. Last night while walking my dog a man ran up to me and begged to call 911, he was mugged, robbed and held captive at gunpoint right across the street from this apartment! This is not a safe neighborhood. This is one of the most expensive apartments in Springfield and is is absolutely NOT worth what you pay in rent and amenity fees. I would NOT recommend this apartment to anyone. This has been the WORST renting experience I've had in the 10 years I've been renting

The refrigerator does not have an ice-maker and the drains always seemed to be clogged even after asking maintenance to fix them. The bedroom closets are the best thing about the entire apartment. Management does not respect the privacy of their tenants and are constantly performing a walk through. As a part of this they will threaten "cleaning fees" if they don't find the apartment to their standards.(never mind the overpriced "application fee" that they collect when you move in that could be used for maintenance!) They will also put you on notice that they can show your apartment whenever they want. The neighborhood is run down and populated with questionable people hanging around the boarded up houses across the street. I was more than ready to move out at the end of my lease.

Her dorm was newer, clean and inviting. We could see a Football stadium nearby. Lots of nice shops and restaurants nearby. Its a great college town and an enjoyable trip to the Springfield, MO area.

I lived here for two years from 2015-2016 in a ground floor unit. I honestly can't say enough good…read morethings about these apartments. The location is great since it's just off of South Kansas Expressway and is right next to the James River Freeway, and is within walking distance of several local restaurants. The apartments themselves are beautiful, and the lake in the backyard is a great place to walk and relax after work or on a day off. The barbecue grills next to the gazebo are open to everyone, and are always open to have a cookout. The local wildlife includes a population of ducks and geese living by the lake, and a turn-style feeder by the gazebo lets you feed them. It's a good hang out place for families, friends, and small children. The apartment interiors are clean and kept up to date with new appliances and open living spaces. Apartment staff are always friendly and helpful, and neighbors are generally quiet and pleasant. The only downside would be the laundry facilities, which could be busy at the wrong time of day, but aside from that it's very scenic and is a great place to live.
