The only reason I am giving this management company a good rating is because of the young man I spoke to last month. His name was Josh and was the most helpful employee from that office. I came into the office to make a payment and no one was at the front desk. It was even worse when one of the female employees past right by me and did not hesistate to help me out. I did not get her attention because I wanted to see how long it would take for someone to address the front desk. After a couple of minutes, Josh came into the office and asked me right away if I needed assistance with anything. He had such a positive attitude and was very helpful with the questions I had about my account and payments. It is very hard to find employees that will actually take the time to address your concerns and not try to rush you out of the office. Not only was Josh very helpful, he was very detailed with the reasoning behind some of my concerns about my account. Walters Management should take the time to thank Josh for his great customer service and rub off his positive attitude towards some of the other employees at that office. I recommend Walters Management learns a couple things about Customer Service from Josh. Thanks again Josh and I hope this gets bck to you in some way. read more

I currently live in San Miguel Ranch and I am happy with the staff at the on-site office. I stopped by to receive an ID badge, but Josh was out on vacation. I spoke with Erin and she was very helpful in informing me about the community and the rules. Erin was very polite, helpful, and informative. When I finally met with Josh to receive my ID badge, he was also very polite and informative. I had a million questions in regard to the facility, utilities, clubhouse reservations, and architectural changes. He was very patient and professional throughout the entire time I was in the office. I am glad to see employees who enjoy their job, but are professional at the same time. Josh was also kind enough to explain the violation letter I received in regard my fence and shutters. The staff at San Miguel Ranch are by far the best employees I have ever encountered from Walters Management. I use to live in another property managed by Walters, and I didn't have the same experience as I did with Josh and Erin. Walters Management is the management company for San Miguel Ranch HOA, and I am happy to live in this community! I met with Joshua Zamora today at the on-site office and he has been so helpful. This is my first time living in a homeowners association and I was very overwhelmed with the guidelines and rules for the community, but Joshua turned that around when I met with him this morning. I was probably in the office for about 30 minutes going back in forth with Joshua about the essentials of living in a HOA. He is a very respectful and positive-minded individual and I can't thank him enough for the comfort he has brought to me and my family. This was a new and stressful transition for us. Walters has failed to distinguish themselves over other management companies. While they have a few quality managers, their services are diluted by having too many clients. This allows their upper executives to live in million dollar homes. They aren't biotech or high tech companies, they're hoa managers for christ's sake. Their accounting department is in disarray, but upper management is unwilling to acknowledge the problems. Vendors who haven't been paid are told the check is in the mail, when it isn't. Multiple checks are issued to the same invoice, directors and even Walters management are misled by accounting personnel. There are a couple of key bad actors on their executive team who seem intent upon putting their profits ahead of their services to clients. No wonder they have a 1.5 Yelp rating. read more

I want to give a shoutout to Mario Sanchez. I live in The Village of Escaya Camino Cantera and I am completely impressed with his attention to detail and his customer service. He once said "Escaya is like my little baby and I have to take care of it". What my wife and I love about him is that he's not so serious and monotonous. He's upbeat, fun and can really connect with the homeowners. This guy really helped us out with our application process when we wanted to install our yards even through our frustrations trying understanding the rules haha. I guess Escaya is very particular with their guidelines and unfortunately we don't have THAT much liberty to personalize our lawns. Can't believe it! When you actually live in a community where there is pride of ownership, it shows up all around you. People don't gripe at each other, and instead, people work with each other. If you never have to call and gripe to your HOA, you should take a step back and smile. Smell the roses. This is indeed a rare thing to experience when you own a house that also has an HOA. Everything my family and I have experienced with Walters Management has been positive. They demonstrated that they will go above and beyond to communicate and ensure complete satisfaction. Walters Management has been awesome for all the years I've been in the community (since 2006). They are very professional, expedient, and courteous and that's a rarity in this day and age. I primarily deal with Jamie Kim. For years she's been consistent in her business conduct and has always had the community's best interest despite all the not so nice things that doing business with a community brings. She too is very professional and courteous and has taken care of us for a long time. She handles our business as if it was her own. Instead of focusing on something petty like a trash can on the side of my house, why not put more energy into something meaningful like overnight activity, loitering, houses with 5-10 cars leaving them abandoned on the street taking up parking. Please re asses your priorities. You had the time to send someone and take a picture of trash cans on the side of my house, not overflowing or bothering anyone, but drive right past abandoned vehicles gathering cobwebs. Please don't come by taking pictures anymore without notifying me or some type of identification on the vehicle so I know who you are. I don't play that game where I'm from, this is not a smart move and could give a different impression. read more

I live in Lima's verdes property over 4 years now and it runs by Walters management I just want to say how great it is here especially working with Jamie Kim the property manager every time I needed something to clean or to fix anything she was always there for me she did it nice fast and professional way totally I will give them more then five stars. She's very responsive to our residents and always always goes out of her way to make it right. During the recent storms, a tree fell from the common area into one of our homeowners yard.
