During a five-year tenancy in a townhome marketed as a "luxury" property, we encountered the following ongoing issues: rental rates significantly exceeding market value, consistently poor communication and delayed responses from office management regarding standard requests, inefficient procedural changes requiring repetitive correspondence, excessive charges for minor maintenance, and unreasonable move-out stipulations. Furthermore, the interactions with the property owner and management demonstrated a complete disregard for tenant respect and standard business ethics. We maintained our residency for five years primarily due to convenience and a commitment to maintaining a well-kept living environment. Despite extensive prior experience as homeowners, we invested significant effort into caring for the 1,670-square-foot property, ensuring both the interior and exterior were treated with the utmost respect. However, the property consistently failed to meet the standards of a luxury classification. We documented numerous structural and cosmetic deficiencies, including improperly installed vinyl flooring, substandard cabinetry and bathroom tile, inadequate ductwork resulting in excessive cooling costs, and settling cracks in the walls. Additionally, the property lacked basic amenities such as a washer, dryer, and water softener. Management's coordination with the Homeowners Association (HOA) was highly ineffective, leading to unchecked community violations, and there were instances where the landlord failed to remit payment for the water bill on time. The property also suffered from a leaking roof and excessive noise levels. Market comparisons within the same community revealed that neighbors leasing identical floorplans on the exact same street through different management companies paid significantly less and experienced professional, healthy landlord-tenant relationships. After five years of tenancy with a flawless payment history and meticulous care of the property, we formally requested a rent adjustment to align with current market values. In response, management dismissively rejected the request and issued a notice of non-renewal for the lease ending in July 2026. This abrupt dismissal was delivered without any consideration for the significant health and developmental challenges--including an autism diagnosis and a recent brain tumor diagnosis--faced by our household during that time. RHOME Property Management operates with practices that prioritize financial gain over tenant retention, empathy, and professional integrity. We strongly urge prospective tenants to thoroughly evaluate these factors and exercise extreme caution before signing a lease with this organization.

As a tenant poor communication upon move out fabricated multiple issues and returned less than $200 of an $1800 deposit. Charging me for things that were listed on the move-in list and then decided to fix after I moved out. These people are lying crooks and ineffective at their job as a property manager.
