Terrible communication when trying to actually see the place and move in, if I was the homeowner, I would never want these people managing my property because the property had sat empty for months and it is because you couldn't get a hold of anybody. As a tenant poor communication upon move out fabricated multiple issues and returned less than $200 of an $1800 deposit. For an organization that has emplaced itself as "a community service", they certainly are hard to get a hold of. My wife and I merely want a path of communication with anyone from the HOA so that we can address maintenance issues and pay our monthly bill; but alas, not one of the 4 available phone numbers or 3 email addresses that we have been given seen to be monitored. I am very disappointed with Parker Brown Real Estate and their absolute disregard for the residents in their communities. If it were possible for me to work with another management company, I would. But unfortunately for me and everyone else in the community, Parker Brown has made it impossible. This is a business built upon the principle that homeowners are a captive audience with no real choice. You're forced to pay their fees and abide by their ever-changing rules, regardless of how unreasonable or unfair they may be (see subsection A.) All while they ignore every attempt at communication. I urge anyone who is considering living in a community under the thumb of Parker Brown to reconsider. It is not worth it. A: The recent stealthy change to our HOA's towing policy is a perfect example of how this organization prioritizes profit over residents. With no warning, no discussion, and certainly no community vote, they altered the rules to allow them to tow vehicles parked in safe areas simply to pad their coffers. It is unreasonable. Was there a sudden surge in abandoned vehicles blocking fire lanes? Were residents clamoring for stricter parking enforcement? Of course not! This was a calculated move to squeeze every last dime out of us, treating homeowners like ATMs instead of people. Parker Brown is the property management company for our townhome community. I have only lived here for about 4 months, but the handful of notices we have received (taped to our doors) are always very last minute (aka usually less than 24 hours notice). I left home yesterday after 5pm and came home to the pictured notice on my door at 9pm, regarding pest control that is occurring TODAY, and how they want us to allow them to spray in our backyards. I have worked in property management and have moved quite a bit, so I know it is completely unacceptable that we received less than 24 hours notice -- regarding ANYTHING. The notice is vague and doesn't even say what pests are being sprayed for, I just planted my garden this week, and I have a dog who likes to nap in the backyard. I try to avoid spraying chemicals, so I left a voicemail late last night (I knew they wouldn't be there, but just wanted them to get back to me ASAP) and emailed Brandon Moore, the property manager. I wanted to see what pests are being sprayed for, what products are being used, and if we can get at least 24 hour notice moving forward. He surprisingly got back to me within a couple hours via email, but ignored my question as to what products the pest control people were going to use so I can do my own research. He confirmed they would try to give us 24 hour notice moving forward, but we'll see. I emailed him again, and he never responded. Not pleased as the pest control people already came. I was out in a rainstorm at 50 years old cleaning my own gutters to keep my house from flooding this business ignored us for over 3 months when we requested the cleaning. This year they've even doubled billed us 4 months in a row. Does not maintain yards buildings or reply to emails for weeks. I cannot believe this place has a nearly 300 dollar hoa. The parks here are crumbling and falling apart. they're one gust of wind away from seriously injuring a kid. The gym is full of broken machines that they haven't fixed in years, and the parking here is horrendous. I can't invite anyone over to my house because of how bad the parking situation is here, and the only thing they're doing is putting up MORE signs of where we can't park. RENTERS BEWARE! The Parker Brown Real Estate Agent lied to us when we were being shown our rental, saying that there would be possibility that the shed on the property could be torn down at some point during our 1 year lease.  8 months into our 1 year lease, they then proceeded to serve us an Owner Reclamation Notice, because the entire house was going to be demolished!  Come to find out, Parker Brown Real Estate is the landlord for a large number of properties owned by Lehi City, and does this exact same thing all the time!  Not to mention, 1 week ago (before notifying us that we were going to be kicked out in 30 days) there was an issue with our water.  When the plumber called Parker Brown about potential repairs they told him, "Don't tell the tenants, but the City is going to reclaim the property in 6 weeks, so they don't want to spend anything on repairs."  Thankfully, I overheard that conversation and began looking for other housing options. Today I received confirmation of what I overheard via email.   Beyond the whole fiasco I already talked about, any time there was something that needed repaired on the property, any time we needed to communicate with Parker Brown Real Estate, or anything else not related to them getting their rent payment for the month, it was extremely difficult to get ahold of them.  Multiple maintenance requests were required on every issue, as well as phone calls, emails, and even going to their office!   If you are looking to rent, DO NOT RENT any property managed by Parker Brown Real Estate! read more

This place is the WORST. They "help" you find your home and once the papers are signed, that's the extent of their "help." The agent here said we could pick up the key by 9pm. We arrived at 8:30pm to find nobody there. After contacting them, they didn't offer any additional help since they "weren't on the clock." If you can't keep your word, then don't promise it to begin with. We drove hours from California to Utah to deal with this excuse of a company. Other realtors (from past experience) would drive out at 10pm to ensure you have access to your new home. Parker Brown is simply there to collect a check. Getting them to repair or keep up in anything is literally like pullin teeth! Renting from them or simply having them as your HOA is the WORST mistake you can make. A renter in my building has been waiting for parker brown to replace the fridge in their unit,( mind you after throwing away hundreds of $ worth of now foul food) its been about two weeks and the tenant has had the run around of them saying its lowes fault and making the tenant do all the footwork and phone calls for actually getting a fridge into their house. What a joke. Ive emailed and called about our grounds being a complete trash hole and also cleaned up MULTIPLE times trash and other awful things out of the grass. We have a grate behind our building that doesnt work at all it turns the whole bacl side of the building into a pond! And in winter its so sketchy to even try to walk thru you have to walk alllllll the way around the 2 buildings to get to our garage. Ive conversed about moving the grate, to the LOWEST point of the hill and the board still hasnt come to a conclusion. Also NONE of the ACTUAL owners of these condos are on the HOA. I'm reviewing the PROPERTY MANAGEMENT arm of Parker Brown. I lived in Provence of Pheasant Pointe for a year, where Parker Brown manages the HOA. At first I had a hard time getting hold of them, as the messages I left went unanswered. That being said, I've only had positive dealings with them ever since. Brian Brown is in charge of the Provence HOA, and he has been very nice to deal with. The office staff were always very helpful, but the most helpful thing they did was give me Brian's email address so I could contact him directly. When I email Brian, he gets back to me the same day. Brian had the HOA hire a reputable company to repair our stucco. The job was done to our complete satisfaction. Other repairs have been taken care of in a timely manner, which we have appreciated. read more

Not even a little fair. A very poor experience all around. As a single homeowner, we used Parker Brown to manage our home while we were at school for a year. They are not pro-active at all in communicating with you or checking in on the property. We left in May 2012 and I came back to Utah in June for work. I drove past the house and saw that the tenants hadn't watered my lawn. I contacted Parker Brown and they reported back that fertilizer had burnt the grass- however we then received notice from Sandy City that the tenants weren't paying the water bill, so Parker Brown, ie. Will lied to us. In the fall, I am the one who had to check in with Parker Brown to make sure the tenants were closing down the sprinklers and making sure our swamp cooler was winterized properly. No one from Parker Brown would have checked on those things if I hadn't asked. Then this June as we were moving home it was apparent that Parker Brown was taking our money each month simply to collect rent. They did nothing to manage the property. I had to ask them when the tenants would be out and when they were doing the walk through so we could move back in. No one pro-actively communicated that information to me. When we got there after the final inspection we noticed the tenants took our living room light, broke our shade and stole our tv mounts. They also put a dish on our brand new roof without anyone from Parker Brown asking us permission to do so. We noticed a toilet leak that had been obvious to be leaking for a while since the wall was soft- but Parker Brown said their maintenance guy said it was a new leak from after the inspection to when we noticed it (about 2 days time). Two days does not do that amount of damage to a wall- especially when the home was empty and no one was using the toilet. Parker Brown lied. Parker Brown also lied to me about our swamp cooler being up and running at the time the tenants moved out. However when we went to the house the cooler was still wrapped in the cover and the hose was not connected. When confronted about the lie, they tried covering up with the fact that Bethany felt a "breeze" in the house and assumed it was the cooler when it was in fact the fan. Well excuse me, but I hired you to do an actual check on the house which means to normal people that you actually see if the cooler is running and not assume anything. At this point in time, I'm not sure if they actually did a walk through or not. And we've been going back and forth all the time with them on getting reimbursed for the missing flat screen tv mounts. They maintain they were there on check out- however they lied about the cooler, and they have not produced one check list or document that even proves they did a walk through inspection. They told us to file a police report because someone tried to break into our house for the tv mounts. However, their carpet cleaners left all the windows open, so if the tenants didn't take the mounts, then someone entered the house through the open windows to which they should take responsibility for leaving open. They also let the tenants have a dog even though we said no pets. They have yet to apologize to us for that. We also have stains in the carpet from the pet that after two carpet cleanings have not disappeared and they have not made an offer or taken money from the deposit to reimburse us for that either. My experience with them has been so poor, I'm tempted to get a lawyer involved. They have not taken responsibility for the job they were hired to do, which was to manage our property and make sure it was taken care of, and they have gone above and beyond to avoid taking responsibility for their mistakes. Anyone in business knows that you need to document everything and this company either doesn't document anything or are purposely not showing it to me to cover their tracks. I'm not sure who has stolen from me, whether it was the tenants or parker brown. But if it was the tenants then Parker Brown probably wouldn't be fighting me on reimbursement, so gut feel says it was Parker Brown. Definitely don't trust this company and put your money somewhere else. read more

We live in a community managed by Parker Brown and have been very disappointed in the way they do business. There have been two separate instances in the past week that have caused me to write this review. The first one occurred after the last round of rainstorms. We noticed some water damage on our ceiling and called our HOA. They said they would contact a roofer and see if he was available to look at it that day and they would call us back. We never heard back, nor did we ever see a roofer. One showed up the next day while I was at work. My wife said he looked at the damage, got on the roof and then left without ever saying a word. We never heard anything back and had no idea if he fixed the damage, or anything like that. We just barely heard back about it today after emailing our management contact about an unrelated incident. Back in August, we had scheduled our clubhouse to hold my son's 1st birthday celebration. My wife and I both come from big families, and neither family has a space large enough to accommodate everybody for this size of a get together. We were told we would be contacted closer to the party and they would let us know what we need to do to get into the clubhouse. The day of the party arrived and we had still heard nothing. I sent a few emails before I heard back from anyone, they said they were trying to get in touch with someone that could let us in. We had scheduled the clubhouse starting at 1 pm so we could decorate and set everything up for the party that was scheduled to begin at 2 pm. We waited until 1:30 pm before we decided we couldn't wait any longer and that we must change the location. After we sent out mass texts and placed a note on the door informing guests of the location change, we finally were told someone was available to let us in, by that time it was too late, we had already informed our family and friends and were on our way to the new location, which was much too small for the size of the gathering. After doing some research, it has become clear this company covers an area that is too large for them to be able to handle. They simply do not have the resources to effectively manage all of their properties, and are either unwilling or unable to adequately serve the residents they oversee. If you are thinking of hiring this company or thinking about moving into a property this company manages, I would seriously rethink that decision. Use my story as a cautionary tale. We are extremely disheartened and discouraged by the way we have been treated. read more

Worst experience with a rental company, when we first looked at renting an apartment with these guys they took us in to an extremely run down unit with stains all over the floors, drawings on the wall from the previous family, they promised us several times that all this would be cleaned and taken care of, surprise surprise move in day and the place didn't appear to have been cleaned at all, we found garbage in the vents, we called to complain and basically got told "too bad" all they want is money would not recommend. read more

Parker Brown & Associates' Matthew Traynor, is hands down one of the best people I have ever had the pleasure of doing business with. He is professional and consistently goes above & beyond the call of duty! I cannot rave enough! I live in California and reached out to find a local property manager under very curious circumstances. Matthew listened to my entire situation without judgment and dove in head first. He went above & beyond within five minutes of our phone call and stopped by my property on the way home to gather some information for me & straighten things out with the current renters. He discussed everything very professionally and organized paperwork on what I needed to do next. All of this before I had even signed a contract with him. But wait, he gets better...months AFTER signing the contract with him, the current renters' lease was up and we had very limited time to get new renters in. Nobody wants a vacant rental property, right? Well, Matthew was in a car accident and laid up in bed for about a month+. You would have thought things would have slowed down on his end. NO WAY! His wife, Amy, jumped in to help & we had new tenants in there right on time. I cannot tell you how they put me at ease during a time that focus should have been on his recovery. Nearly 2 years later, I ended up selling the property. Matthew by my side as my realtor. He talked me through setting the price based on market value, he marketed & he negotiated on my behalf which provided me security & peace of mind at a very stressful time. Matthew still touches base with me to see how everything is with my family, proving again what an amazing person he is. They are corrupt liars. They make false accusations to try and make money. Will definitely be going to court as they say they have proof of a violation that I am now being charged a few hundred dollars for something that definitely had nothing to do with us. I was warned about this kind of thing 3 years ago when we first bought thw place by the "neighborhood gossip queen" (as they put it). I regret not taking it more serious. Take your time before you buy or rent property where Kim or Parker Brown are involved. I would suggest talking with homeowners in the area and get their feedback. I would say 75% of the homeowners I have spoken with (current residents) have complaints a mile long over the unfair treatment or lack of care they say they pride themselves for having. There have been board members involved in legal action against the very board in which they serve on for dishonest handling by PB. They're a joke and I cant wait to sell and get out of here. I DO NOT RECOMMEND THEM !!! When I moved in, the townhouse walls had plenty of holes, the filters vents needed to be change, the patio had had dog poop and trash. Off course, nobody ever answer the phone, and the response I got was an email stating that someone will come to fix the walls ( off course, nobody ever came) I can pain the walls if I want and I should change the filters. As I moved out, I took the "move out cleaning list " and clean the whole house inside and out, I landscaped the yard and moped the garage. Andria Maloy inspected the house and said that it was great, very very clean. They charged me for over 8 hours of cleaning because Andria Maloy told them that. After many calls unanswered and many emails they reduced the amount of hours starting that it was actually 3 hours but more than one cleaning person. I recently rented a condo through Parker Brown. Andria provided excellent service through the entire experience. She was prompt in all communication and guided me through the process. It was my first time renting in over 20 years and Andria was patient and considerate throughout. When I noticed some repairs that needed to be taken care of during my check in process, she made sure that everything was done in a timely manner. The office staff treated me with respect each time I came in to take care of paperwork or drop off my payment. I own several properties in the Salt Lake and Lehi area. I need someone I can trust and is reliable since I live out of state and cannot manage these properties myself. Parker Brown does a great job for me. They respond to my calls or emails promptly. I have to deal with other property managers locally and my pet peeve is that when I call, no one gets back to me until my 2nd or 3rd call when I am angry. My properties are always rented, so I don't have to worry about lost income. I would recommend them to anyone. read more

They fail to reply to text, email, and phone messages in a timely manner if at all. Also, if you have a maintenance problem at one of their rental properties, it will be three weeks or more before they will send a maintenance person to fix the problem. In addition, they are frequently in violation of Utah Residential Landlord and Tenant Law, and if you challenge them on their violations, they will bully and threaten you with a lawsuit. Absolutely the worst company EVER. When my fiancé tried to rent from them, he signed the contract, was all set to move in on a Saturday. He was told to pick up the keys that day so he called to go get them and no one answered. They finally called him back on Monday (after he had to move out of his place and keep EVERYTHING he and his roommates owned in a uhaul, which charges by the day as well as the mile,) they told him his place, a third floor rental, was not available and would not be for ten days. They let him and his roommates rent a midfloor apartment for those ten days, but did not give them any sort of discount or even get their utilities turned on for them. They lived without hot water the entire time. They had to move 3 times in a total of two weeks. When they finally did move into the third floor apartment that was supposed to come with a washer and dryer the house was FILTHY and did NOT have the agreed upon washer and dryer. They have done nothing about the washer and dryer. Although they did reimburse my fiancé for the cleaning supplies he used to clean the apartment, since they did not have the ability to have anyone clean it for him. Just yesterday my fiancé's garage burned down. It was not the realty's fault, but when my fiancé asked what he should do with the things he had stored in the garage, (the fire department had to cut the doors off the 14 garages to put out the fire, so there is now no protection for them) the realtor said, "garages are for cars only, I think they can be parked on the street, good luck. KIM, The manager for our HOA with Parker brown is a liar, she's corrupt, and she doesn't do anything. you can submit as many maintenance requests and she will still lie and say they are fixed. the yards look awful. the garbage around the community is trash. our water lines have been ruined and our lines have never been fixed so our water pressure sucks!!! THE DRIVEWAYS HAVS BEEN RUINED along with the water lines breaking causing the roads and driveways to settle. I also get told 'we've spent the budget this year'... FIXING WHAT? THEN I receive notification our HOA is going up??? what for? we do all our maintenance. and we don't have any type of amenities. if that extra money wasn't going to an HOA who doesn't do anything id be able to do more than they do in the whole year with the money I pay monthly. whatever you do, stay away because I can't wait till I get away. read more

Matt Traynor took 6 months to return utility fees, then he only sent back 1/2 of it. I had to call Brian to get it handled, however the end results were less than satisfying. There are many details about the slothful way Matt milked this out. We don't really know if Brian knows the truth of what happened to us. We do appreciate Brian, but the fact we had to get Brian after Matt 3 times, then received a personal check from Matt, that was the incorrect amount. Paker Brown has broken my contract with them 3 times by not following through with what they agreed to. They have taken money that didn't belong to them on 2 occasions and promised things for an extended lease then a month later called and said "oopsie that was a misunderstanding". Parker brown is the worst rental company I have ever dealt with Deanna our rep, after renting us the place refused to fix problems with the house, she insulted the way I was raising my child and insulted the fact I have a child out of wedlock. They do not care about anything but the almighty dollar, there is no compassion or help for those people truly trying to make it. Before we moved here I had a dog the contract said no dogs so while trying to get rid of him " to a loving family not just the pound" Parker brown / deanne found out I was keeping him outside in a pet carrier, they charged us 100 dollars and would continue to do so everyday the dog was on the property. There was no forgivness, no compassion just money on their mind. We had to give the dog to the pound and pay the fine then she told me on the phone she hopes I raise my child to understand what a contract is and to honor it. I told her the contract said no pets inside, and that she had no place to tell me how to raise my child. The yard sprinklers right outside our condo that we own ran from approximately 10PM-8AM. Our neighbor called them at 6AM letting them know that the sprinklers were still running and that it was flooding, he said. They didn't get somebody out until about 8:15AM to turn it off. At that time we had 6 inches of water outside our house, and 2-4 inches inside our house of water. There irrigation system faltered and they said we are completely responsible. When I called them to report that our house was flooding and if they were going to get someone to pump the water out, they were incredibly rude on the phone and seemed disinterested and like it was a normal thing. Come to find out our neighbor told us it had flooded before due to them not keeping up on the drains? What am I paying for? Anyway, very unsatisfied with the way they handled themselves in this situation. Because of Parker Browns continued negligence I felt the need to add onto my review. We put in a request to get the drains fixed two week prior to last night when heavy rain came down and went all the way up to the door of our apartment. I don't know how they sleep at night. First, because of them, we are still paying our mortgage and can't even live in our condo (since there sprinklers flooded our house).
