When I went in to ask about an apartment Tiffany Durham made me feel at peace and answered all my questions

They are con artists. Why is it that I settled a debt with them 4 years ago and they never reported it . Now i am trying to to move to a new location and I can't because these con artists want to claim that I owe them which I dont. I gave them the money order for the final payment in hand 4 years ago and the g@y leasing agent said it was settled. And should reflect after 30 days . I paid no mind and went about my life now this is messing everything up 4 years later because they want to lie. read more

Disgusting, unprofessional, and TRASHY place!!! Let me give everyone the full picture here. Back in 2022 my boyfriend, mom, and I wanted a 2x1. We even toured an empty 2x1 unit that they said would be ours. Well come a week before moving they say it is unavailable and that they have a 2x2 for $300 more. A WEEK BEFORE MOVE IN! OBVIOUSLY I don't have the time and money to go look at other places because I have to be out of my other apartment that day! Mark-Anthony straight up lied to our faces about what unit we would receive! THE DAY I MOVE IN, THERE ARE DEAD COCKROACHES LITTERED IN EVERY ROOM! The floor is NOT clean! I note this in my move-in inspection! Then a few months down the line there are MICE! A LOT! We call pest control/maintenance and all they do is leave some traps but 2/3 weren't even set and none of them even had bait! I ended up buying my own traps for the problem bc they wouldn't do anything! Fast forward a year in, my boyfriend moves out and I have 2 roommates move in to help me cover costs until I get my credit up to move. They leave early and I go to management to tell them they left but didn't remove their names and they still have a key. I'd like their names taken off bc they have been harassing me at work and they're weirdos who would absolutely come back if I went to HR. "Oh we can't do anything about it but you can give us $75 to change the locks but if they come back we still have to let them in." PATHETIC AND USELESS MANAGEMENT! Come move out! They never did the move out inspection with me like I asked, claiming they didn't have the time for it! THEY ARE LITERALLY NEVER IN OFFICE DESPITE LIVING ON PROPERTY! You know what they send me after I move out? A $1,400 BILL! So you're saying that in 2 years of living there I caused $1400 plus my $600 deposit worth of damage??? I go to the office to talk to the manager, Marissa, telling her they can't charge me $490 for painting and cleaning due to CALIFORNIA CIVIL CODE 1950.5 and she just goes "ohh well it's our policy and we can do that" no you can't. Miraculously they take $310 off the bill when they email me a new invoice for "resurfacing the shower" but claim I owe over $1000. You are so full of sh!!! Both her and Tiffany are UNPROFESSIONAL! Like SCUMBAGS! They have sent me to collections but best believe I'm taking this to court! DO NOT LIVE HERE!!!! If that doesn't persuade you, my upstairs neighbor URINATED into my patio and when I sent an email to the office they didn't care! Everyone here so trashy! Neighbors fight every night and blast music! This place has some nerve charging the money they do for a place that has cars broken into constantly and tires stolen! PATHETIC! read more

I would rate this place 0 stars if I could. Management is trash, some know we get overcharged 3-4 hundreds extra but don't have any explanation why, we got homeless people living on site. Cars always get broken into, people get killed here all the time. read more

Our apartment smelled like straight weed and nothing was ever done about it . It was embarrassing having people over because they always smelled it . They don't return security deposit they charge to paint the unit even though the paint is fine got slammed with a 7,000 move out bill ..... They never scheduled a walk through with us for moving in or moving out . Luckily I had took pictures and videos of everything that was wrong prior to moving in and how we left stuff . We pay about 2,440 every month !!!! Which was never in our agreement our rent is 2,130 just in utilities we're paying over 300 something extra which makes no sense . Most of the time we end up paying 2,540 THATS A RENT FOR A HOUSEEEE . The apartments are section 8 apartments they are ghetto and dirty and expect us to pay all this in rent and utilities the management sucks and they rush you in . Once our lease is up we'll be moving as well with my mother in law who lives in another unit as well from how over priced these apartments are read more

I needed a place to stay pretty quickly so I called them to make sure the place was available now and it seemed like it was and I would be able to move in fast. So I apply and at the end of the App it said I had to pay 250 fee. 200 being a "holding" deposit. No where legible does it wether I would get it refunded or not. A day goes by and I try to call to get an update but no answer.. call multiple times and got nothing. They call me 3 weeks later after I already find a place and they tell me I can't get refunded for the 200 because I didn't cancel within 72 hours. I told them I tried calling multiple times but didn't even get a call back. They didn't care. I know the 200 goes a lot further for me then it does them. Property owners are thriving in this pandemic and they squeeze us dry. In my opinion they are not people with any kind of empathy or integrity read more

My fridge has been out almost a week & they want me to walk all my groceries & use another units fridge.

When we moved in our unit last year, it seemed was decent for the price. Nice people, decent parking. In October they changed management and it went down hill. There is NO parking spots available ever, the pools are always "closed for maintenance", the water is green and filled with sewage, and there is always crime. They also try to con you out of money. When we moved, they charged us for new carpet even though the old carpet was years older. They said that the drip pans would cost us $25 each (they are $16.99 a pack). If you want a place that smells like weed and you want to feel unsafe, this is the place for you. read more

I just had the most unpleasant experiences while trying to spend time with my daughter at the pool by the main office. I have lived here since 2015 and this is a first. While my 4 year old daughter was at the pool I was at the steps waiting for my daughter to get into the pool. During that 5 minute period a group of individuals in their mid 20s were cussing like crazy. I politely asked them to stop using that language around my daughter. The group then proceeded to continue cussing and making insulting remarks towards myself and my daughter. I immediately got my daughter out of the pool to go home and reported the individuals to Stephen. Hopefully he solved the problem. I pay way too much to not be able to use the amenities with my family. read more

Lived here for a year, super expensive and constant charges 200+ dollars in just utilities (trash, water and sewer) on top of 2150 rent+insurance. They haven't refunded our deposit and charging us 850 dollars to paint the entire apartment for little marks no actual damage with no invoice or bills. So don't expect that deposit back these guys make up fees on bills, they added a random 500 dollar water charge one time and they didn't take it off until I called them out. Maintenance would barely knock and not even 15 seconds later they were already inside your apartment with their keys wouldn't even let you get to the door to open it. Half of everything inside is old and they paint over the bathroom tub mold not even a few months in and the paint came off exposing it. They just paint over and call it a day. There's kids running around knocking on people's doors in the middle of the night, peoples cars get broken in. Constant homeless people inside dumpster diving. After your lease is up they'll try and raise your rent 200+ a year. Management is acting like they don't know about our deposit and try and add random fees every month. Don't even move in find somewhere else wouldn't recommend this place read more

Absolute worst place to live! I would never live here EVER again even if you paid me to! The rent is high for what you get, there is a ton of homeless running the complex and up and down the street, they have gates that don't lock from the outside so homeless come and go as they please! Our apartment backyard runs along mariners drive, just a couple weeks ago we had a homeless guy jump our backyard!!! Who the heck does that! Very unsafe!! We wrote to the apartment and still haven't heard anything! I've had my window broken here, my carport gets taken at least twice a month! Imagine coming home from work or getting groceries and your spot is gone! Then having to go door to door pissed off trying to figure out who's car it is. Even tried calling the tow company that's listed on the car ports and they do nothing they go back and fourth saying we have to contact management & then the management fails to call the tow truck company to get the car removed! Our neighbors above us are sooooo damn loud! From about 7pm until 1am no joke!! Constant, jumping, banging, running, stomping it's insane! This has been on going since March of 2020, i wrote to the apartments about 5 times and even went up to the apartment above me more than 10 times living here and still dealing with their noisy asses! They are neighbors from hell! This year has been a nightmare living at Waterfield square! I'm so happy to be moving out of here next month! Thank you god! Do not move here, save your money & don't deal with this half ass management and awful location! P.S. Lived here 4 years and FINALLY moving into a home I purchased. I give this place 1 star only bc I have to in order to comment. An honest review is -3 stars. I have SEVERAL complaints so I will bullet. - they are raising this years rent between 100-150 and calling it "a raise in cost of living". However; that is incorrect. The cost of living has NOT risen. -Heather is absolutely unprofessional and Amanda makes up excuses for it. Both are managers and VERY rude. I do not understand how they work with other human beings. -The business center has no printer, fax and copier as advertised; its been broken almost 9 months. - The front of the apartment complex is kept up more than the back area. - You will hear my upstairs neighbor snore!! Yes you read that correct, snore!! Thin walls. -When upstairs flushes or generally runs water it sounds like a water fall is bursting through your ceiling. No f'ng joke. -So bc of previous post I moved upstairs last year. Same thing. You can h e a r, EVERYTHING!. -Another excuse of rent increase is that there are renovations however; ALL they are doing in painting and barely fixing obvious problems. So current tenants are dealing with the major inconvenience of noise at 8am, moving outside furnishings around to accommodate and we can't even holiday decorate bc we would go through hell putting it up to take it down for them to work. They told us one week of painting and now were on week 3 of strangers painting around our Windows and looking inside of them. Going in our back yards when ever and where ever to paint. This renovation has done NOTHING but cover up years of wear and tear and termites! Yes, this place is infested with termites. -You share vents with your neighbor so do expect to smell their smoke in your apartment. Yay future health issues!!! -In the last 6 months, 1 tenant was letting their son sleep in their car. 1 tenants apt got broken into. 1 car was stolen and abandoned and 2 cars were stolen and these apartment managers left NO NOTICES to inform and protect its tenants. (this is just what my wife and I heard about, could be more) -A tenant told me he found black mold in his apartment and the management team painted and allowed him to live that way. Again, yay future health problems. -My wife is scared to throw the garbage out bc another woman here was attacked at her front door. -DUMPSTER DIVERS! This place is littered with them and the office just tells us to call the police meanwhile Stockton has bigger fish to fry. I mean, really? And they are here alllllllll day!!!!!! I have honestly lost count of the plethora of excuses this place comes up with to NOT do their job. If I call to have a few things fixed the person creating the work order, which always seems to be Heather, forgets at least 2 of my issues only prolonging fixing my problems. The washer and dryer are horrible! Attached are a few pix I have snapped over the last few months. Also, if you are going to complain on here do so anonymously. I have heard of 2 different tenants whom were contacted by Amanda after leaving complaints. Both felt harassed and soon after moved out. HORRIBLE and unsafe. There's very minimal security. They have a security sign out the gate but security doesn't always patrol. There have been several shootings within the complex and killings since I've lived there. My apartment was personally shot at and the management didn't even know until I called. My sliding door was hit by the shooting and it took them over a month to fix. Maintenance is horrible, I called about my toilet having mold in it, and he said there is nothing he could do. My 3 year old daughter constantly was getting sick due to the mold. I reported my leaking roof, and it took them over 3 months to fix. I had no roof in my bathroom. My personal issues are with safety and the lack of it. They want to charger over $1700 a month for a 1 bedroom but can't provide proper security. You would think with the first killing they would make sure their tenants safety is top of the line. read more

This place continues to amaze we with being unprofessional. About a month ago they changed the lock to the mail room without notifying residents. I got cussed out by a fellow resident when being asked to get let in to get my mail. I followed up in the leasing office and they handed me a new key without apologizing for anything. Now they change the locks to the pedestrian gates without any notification! And since the offices are closed due to COVID I can't just walk in and get a new key. And emailing/calling won't work either.... never been called it messaged back. WTF who's running this place?? read more

I have been a resident at Waterfield Square Apartments for a while and our office management MarkAnthony has truly set the bar when it comes to taking care of his tenants. He's great with communication and getting the job done! He's stays aware of our community by patrolling normal work hours also while maintaining his presence in the office. He does great with following up to ensure any maintenance requests are completed and up to date. Now I've had my fair share of poor management but if Waterfield Square Apartments is an option for you, I highly suggest working with MarkAnthony as he will not disappoint. read more

Lived here for 3 years, no regrets. I can't stress how good the management here is, it makes you spoiled and most other complexes are trash in comparison. They treat you like a friend rather than just a tenant. The horror stories you hear from other apartments are not present here, we've never had an issue with them. Workers clean the place every day, you will very rarely see leaves, spider webs or trash within the complex. They have also done a lot to the exterior of the complex including new paved roads and repainted every single apartment. They are constantly remodeling and changing anything that needs to be replaced due to ware and tear. It is near the freeway but has never bothered us, it has only made it more convenient. Nations Burgers, Taco Bell, Jack and The Box, and a variety of international restaurants are only a 5 minute walk away. We enjoy talking to our neighbors at Waterfield Square and we honestly couldn't come up with any complaints. In short: A+ management, good location, exterior and interior 5/5, you will be spoiled! read more

This complex was okay when we moved in, no issues with office or neighbors until this year closer to our move out date. They do have a homeless issue with the hotel across the street since they never fix the gates that go out into the streets. Locks don't lock. They claim they never get a work order to fix it but, I have called a couple times. Anyways my main issue is I tried to call office staff but they never answer the phone .. Went down there twice regarding our deposit & the new manager Monir ( not sure if I spelled right ) was rude & tried to act like she is better than you.. Amanda was there previously , she wasn't all that great either but atleast she respected your opinion & listened to you! I called two days later after that initial visit regarding our security deposit has a charge that shouldn't be on there. Finally the manager called 2 days later basically trying make excuses & try to say that they tried cleaning the carpet before taking it out but if stains are to hard to get out they replace it . I'm like replacing is one thing but you're freaking upgrading the carpet to a whole different type of flooring . Even on the online posting says upgrade. I know I'm not getting charged for the removal or upgrading but you're charging me for something y'all never did which is the cleaning !! & I told her about I have a handful of neighbors that are witness to this & seeing no carpet cleaner . She was like can you not listen to them. I'm like but I also seen it myself !! On top of that they are upgrading the stove but charging me fordrip pans! After making my first review I got a call the next day from Sarah saying SHE messed and the agreement we previously made wasn't valid. Shorty after I received paperwork in the mail stating that I owe them money. Ha what a joke I have pictures proving the walls didn't need painting and the pan were cleaning. Please DON'T MOVE HERE. Update on the hot tubs: One has been fixed and the other one, the main one, is being worked on. In fact, we will soon have even better ones as they are all going to be redone; I am very excited about that!!! I must say thank you to the management/office staff. They have been in constant contact with me and seem to really care about their tenants' needs. I have lived her now for 3 months. I LOVE the large apartment (they are much larger than any other apartment around) the fireplace, the beautiful clean grounds, the friendly neighbors. This complex is perfect for singles and families; close to many stores, yet far away enough for nice privacy from the city life. They have a free gym, which has a lot of nice equipment, a free business center with a computer, printer, fax, all for us! The duck ponds, waterways, and fountains are so beautiful too. I can't wait to be here in the summer because all of this surrounds the two big pools. So, I know I was not a happy camper about the hot tubs at first, but they have showed me so much respect and...things do break. Thank you all for working so hard to fix this. And finally, thank you for hosting the winter pool plunge. I did not jump in, but that was a fun event for us! read more

I lived there for one year June 2013-2014. I am currently in a lawsuit to recover my security deposit. They made false charges on my credit and with held my deposit well over the legal amount of 21 days. Their excuse was that the post office sent it back. My response just like they say it's my responsibility to pay my rent by the date set so it is theirs to get me my deposit. My forward address was the same on their record and never changed. Would not recommend living there. They are dishonest thieves. read more

This place was great and fit my needs for the time being. I've never had issues with Management or neighbors. The only complaint I have has nothing to do with the apartment complex or management; the hotel and gas station across the street can be loud with cars and music so I would suggest renting an apartment that is further from the corner of Hammer/Mariners, other than that it was a great stay. DO NOT MOVE HERE!!!! Chronic Crime Car Theft Homeless people threading safety of tenants, going thru trash and threading bodily harm or residents Security ???????? They say it is a safe and nice community with security No Cameras Security Sleeps all night in their car (this has been observed) Security should be driving around and walking on foot to prevent what crime they can as a precaution They don't care when this was brought up, no empathy and no solutions Don't move here So I get a reply below which since I'm in marketing understand it is very scripted. Manager was informed and was not empathetic of the situation and blew off concerns. Security needs to be tightened up and security guards need to be observant after hours of people coming thru the gates, they shouldn't be sleeping on the job. With improved security this property could be so much better. This place Does not appreciate good tenants and does not crack down good enough on the bad tenants. Pools and hot tub's are not maintained adequately and they do not crack down on crime to protect their tenants. My family and I have been living here for almost a month now and I have to say that we are very well pleased with the grounds and the management team. First off everything is kept very clean with tons of maintenance people on site throughout the day to take care of any issues that might arise. Their turnaround time for service requests is absolutely phenomenal with very friendly serviceman as well. The bottom line is that if you're looking for an out of the way living space that still has that spacious feel behind a security gate... Waterfield Square can definitely fit the bill. read more

I lived in the apartments in 2013. The place was completely infested with cockroaches. Every morning when I would go to make coffee,a couple would scurry out and when u turn the lights on they scurried to hide. It was so nasty!! Their solution to it was to have the pest control come every Friday and spray the cabinets and kitchen area, which required us to have to completely empty our kitchen cabinets, lay the plates, bowls, cups, ect, all over the table and house, wait a few hours, and then put them all back in like we were just moving in! And mind u this was a weekly thing that was never fixed!! Oh, and we had roach traps in our kitchen with the dead roaches it caught!! We wanted to move out but found out by law as long as the landlord is "doing something" to fix it, we can't break the lease. Here's the positives: The pools are nice and the workout area is decent enough. They changed the mail situation to a mailroom with a key to get in, which I was so happy about because people kept breaking into the mailboxes outside. The scenery was really pretty with lots of plants and water features. The repair men were very efficient and came in a timely manner. I just wish I had more time to do more research, because all of the positives DID NOT make up for the roach problem! Im not sure if they were taking care of the three units connected with mine or the others in my building, but they should have been doing all even if not requested because the spraying did not fix the problem. I'm sure there are places that are worse, but if you have the time and resources, I would look elsewhere. It worked for us on a pinch, but I wouldn't go that route again. read more
