    If you want to pick the worst place in Annapolis to live, pick Watergate! I've spent the last month putting together a thorough review after moving out and I encourage anyone who is considering moving here to read the whole review and look at other living conditions. We chose to ignore the bad reviews before we moved in but we wish we hadn't. It is as awful as everyone says. Read the Facebook reviews as well as they seem to be more recent and honest. We lived here for 2 years and it was a nightmare. Management is rude, doesn't fix any issues, and is extremely slow to make any changes. All of the management always has a negative attitude. If you bring a real issue to their table, they will accuse you of lying and say that nothing can be done. Anytime we filed any sort of complaint there was no follow up - they only take it seriously when you get the police or the city involved. When I called several times about a dog barking non-stop all day long, nothing was done. I later find out that it's a management employee's dog which is why they didn't address the problem. Management doesn't hold up their end of the lease contract. They often break it and go against what they have said - for example with the black mold that I will mention below. There is so much turnover in the management office that no one knows what is going on and it's almost impossible to reach anyone in the office. They use a service called trash valet where you have to pay $25 a month to get them to pick up the trash from your door. Trash valet employees constantly wouldn't pick up our trash (for no apparent reason) which would lead us to being fined $50. When we complained to management that they weren't picking up our trash, nothing was done and we were still fined. While we were here, we dealt with black mold that was never tested or properly remediated that made us sick, floods, maintenance workers coming into our apartment unannounced for no good reason, the water being shut off at times with no notice, bugs, broken AC, broken windows, gas leaks, etc. Other residents have had their laundry machine broken for months, mice, stolen items, etc. The air conditioning in the summer is extremely loud - so much so that you can't even be in the living room without shouting to hear others. The walls are thin so neighbors can hear each other. The windows are only single pane so if there is even the slightest amount of wind, the window will bang against the frame all night long. Our air filter was only changed once in the 2 years that we lived here. The worst issue we dealt with while living here was black mold. Our whole apartment was ripped up and unlivable for about a month. We asked management to provide us another place to live and they would not. They wouldn't test the mold despite both of us being sick - and despite our lease contract stating that if mold was found it would be remediated by a proper mold specialist. Guess who came to take care of it? Maintenance workers who had no idea how to get rid of mold. It is not a safe place to live. Here are some other examples: Tires were constantly stolen off cars, nails placed in parking lots to puncture tires, items were stolen off porches, trespassers coming into buildings because management refused to change the entrance codes. While it's nice to be on the water, your living conditions will be absolutely horrible. We lived in one of the newly renovated buildings and I was surprised that we had so many maintenance issues. The construction used was very poor - towel bars were constantly falling off walls, shower doors breaking, glass shattering, leaks, etc. Whenever a maintenance request was filed the employees would do the very minimum to fix the issue. Stay far, far away from Watergate. It is a dirty, unsafe, poorly managed property. We gave management multiple times to make things right and turn their property around but they didn't. The Maris and The James are new and around the same price point.

    If I could give zero stars I would. Issues have continued throughout lease, and they require $3000+ to terminate lease early. CANNOT wait to move. Trash is constantly overflowing. Locks were removed from the storage units by management, and stuff was stolen from our unit! Management just asked if we reported it to the police. Air stopped working in October. After 5 visits where they marked work orders as complete and resolved, estimate for a fix? FREAKING END OF JUNE 2020.. My car was towed during non-towing hours and I was charged $350.. What a ducking joke Looks like I got a comment from a business manager... In response, there's still no locks, my airs still broken, and the trash is still overflowing AND you are trying to overcharge is for this last month of rent. Go eff yourself.

    They said that they REcleaned the unit before I moved in. The dirt on the floor says otherwise.

    Pros: walking distance from downtown and the Naval Academy. Affordable housing for the area and quiet area at night. Con: Property left unsecured like bikes and motorcycle do get stollen on a regular occurrence. Bugs like crickets, and roaches will invade unit, when addressed by the leasing office or maintenance their response is sticky paper. Maintenance requires are canceled without them being worked on. Mold and mildew are common in many units. The leasing office fails to answer phone calls or respond to emails. Plenty of hooligans graffiti the area. No security. Communal laundry room in most buildings, paid though a laundry card. To refill card you need to go to the gym and machine is often out of order. Dumpsters are always full and smell terrible, trash on floor. Squirrels everywhere, you will hear them crawling on the walls and in the ceiling. They will eat all your vegetation if you have plants.

    I am only giving it 2 stars because the office staff were always wonderful and helpful. Otherwise, it would be 1 star. DO NOT LIVE HERE! Unless you like mice, cockroaches, and other bug infestations and constant maintenance from leaks and other things falling apart. The maintenance does not fix things properly the first time asked, so you have to ask over and over and over again. Listen to the poor reviews. I wish I had! After expressing my concern, I learned about more and more people who lived at Watergate Pointe who had the same, if not worse, problems. Like I said, the people in the office were always great to me, but the management/owner is TERRIBLE, cheap, and super shady. Overcharging people for a tiny lemon of a studio apartment. 30 maintenance requests later (at least 4 were leaks there within a year and a half), a cockroach infestation even after having Orkin in a few times (I never left food out. I always kept it in the fridge/freezer), and the last straw, a huge leak over my wardrobe closet, and I was supposed to either suck it up even though the damage was around $2,000 (I had a piece of equipment in that closet that WAS worth $1,400), not get my rent reduced or transfer into a 1 BR and pay a couple hundred more. I had to go through the pains of an unexpected move (acting like they did me a favor by letting me out of my lease without the ridiculous fines after I was put through cockroach and leak hell) and they had the nerve to take my $250 deposit because of their ancient stuff falling apart and even charged $130 for cleaning the stove and oven. Um, hello? I don't cook. I NEVER once used the oven. They sent me these dumb pics of "damages". Well, if any of you want to PM me, I can send you the pics of all of the types of bugs you will get if living on the ground floor, especially, and all of the stuff that fell apart, did not work, or leaked with mold. This is no exaggeration. A "Former Resident Management Customer Care Representative" who lives in Arizona named Alyssa who never met me called said, "you had been difficult and that is why we let you out of your lease (they pre-leased it and are probably charging more than I had paid). Can someone please tell me how not wanting to live in a place with cockroaches constantly and closets with leaks that pour dirty water all over my nice clothes, shoes, bags, and electronics is difficult? If you fixed things correctly the first time, I would not have had to address the same concerns over and over again let alone ANY concerns. I am not difficult. The management/owners and maintenance at Watergate Pointe are incompetent. Period. The location is not worth the hassle. Especially since I found a much nicer/newer/bigger place with 2 actual rooms for the same price also by the water. So glad it is also privately owned and not by a management company or complex. You are not getting the quality that you pay for at WGP especially now with no access and renovations to the gym and clubhouse.

    Watergate Village has been home to my girlfriend and I for 6 months now, and we love it. Ok, you can talk about the fact that this place is a few decades old, and pick at little things here and there, or you can enjoy a safe, clean, quiet home on the waterfront that represents the best value in Annapolis. The management has been nothing but great, making our transition from the west coast totally painless, and working hard to keep the place in really nice shape. They've been totally responsive whenever we've needed anything. The residents range from young couples just starting out, to mid-career professionals working in Washington, DC, to retirees living out their golden years. The "Yacht Club" social group provides for everything from free kayaks to crab feasts and other social events throughout the year. You're literally on the waterfront, which makes for breathtaking evening walks, or fishing or crabbing from the dock, whichever suits your pleasure. Hit the office for free ice cream in the summer, and cookies in the winter. A beautiful, 24-hour workout facility to take off the calories when you're done. It's a 5-minute walk to a nearby strip mall for shopping, restaurants, and medical/dental care. Only 15 minute's walk to historic downtown Annapolis and the Naval Academy. We literally don't use our cars for weeks at a time. We love it here.

    Worst apartment I have ever leased from…read more Unless you want to suffer through extreme noise pollution, frequent Internet outages for days, and having no control over your thermostat and no A/C because the leasing office can and will hijack your Nest thermostat without a cause.......don't live here. Oh and your package is going to be in a room with everyone else's packages left on a shelves. Essentially like a grab and go buffet. The courtyard without the pool side also gets used like a giant dog park a lot. And not everyone will pick up after their dogs. They're simply too good for that! The physical security of the building here is also a joke. The front entrance door is usually propped open for everyone's convenience and the fob doesn't really work all that well. The garage door is wonky too. But out of all grievances I listed, the noise problem is by far the worst aspect of living at Aventon. It's inescapable in such a way that like the previous reviewer stated, the cabinets and toilets will slam, and you can hear just about everything from upstairs. It's absolutely horrible. If you have anxiety, or get startled easily, have anxious rescue digs, DO NOT LIVE HERE. You want to sleep without hearing your upstairs neighbors being busy in bed, watching TV, or talking on the phone and otherwise at 2am, don't live here. In sum, I don't recommend living here despite the rent specials offered or what lobby spectacles you see initially. Lastly, take a look at the leasing agreement carefully. I know I wish I had done my due diligence and said NO! to signing. I know many people probably feels that way and just waiting for their lease to be over here. Maybe not for the 5th floor residents but everyone below would.

Upon arrival the morning of our tour, after a 40 minute drive to the complex, we are told that there are no apartments available to tour. Not even alternative layouts. The woman said she could go over pricing and amenities with us (information that we'd already viewed online). She also remarked "I thought you'd call." Why would we call? We were under the impression our tour was confirmed, per the confirmation email. Very frustrating to have wasted such a large portion of our morning. Needless to say, we won't be rescheduling. If this is suitable communication for prospective residents, I can't imagine the standards for communication with existing residents.

Every single day my shower curtains falls down during my shower...every day. The maintenance man, ANTHONY, agreed the tension shower rods are cheap so he told me to buy my own. I pay $3,094 a month. Come on...throw me a bone. 3. The microwave was broken when I came. 4. The dust on the windows in the main bedroom was so dirty! Never touched in years. So gross. 5. The oven bottom storage drawer has built up grime for years. Buying plastic gloves so I can clean. Even grosser. 6. Hot water? No...warm. Even when you ask for the temperature to be raised on the hot water heater. I think I pay for it right? 7. From the guy trying to break in, the front door lock was compromised. The man maintenance person, ANTHONY, signed off it was perfect and never touched it. The second maintenance man said yes, this is not good. He fixed it. I could go on and on. I'm just disappointed. Really disappointed. And parking is horrible. Be ready for door dents from spaces being so tight. My rating is not good.

Most of the staff is super willing to help in any way they can. They watch your animals for you and are extremely pet friendly. They are on a first name basis with most of their long-term tenants and as flexible as they can be with the military. The amenities and everything else are always clean and nice. The mailroom is the best because the staff will receive your packages. The area can't be beat. My only fault is the thin walls and sometimes backwards planning on some of the layouts, but what can you do.

I just need to see it first to believe it, because this issue has got me thinking of moving locations and/or selling my car for a different one. Owning a Honda in the DMV area is not for the faint of heart. ORIGINAL POST: Great amenities, nice location, kind people working in the on-site rental office. But there is a big issue--garage security is not sufficient for increasing auto theft activity in the area. Since moving here in 2023, my car has been vandalized 3 times, the latest being sometime during the night 6/30/26 when someone broke my window and rifled through my car. 5 other cars (mostly Hondas, Toyotas, Kias, Hyundais) also had tires stolen and/or were broken into. Less than 2 months ago, same deal. Multiple cars broken into and all 4 of my tires were stolen. There are cameras, but the thieves don't care and it won't stop them at all. Anne Arundel police are called, but apart from a week of increased police presence in the Towne Centre, things go back to normal. Unfortunately, the convenient location is what makes it so easy for criminals to drive right off the highway, hit all the local parking lots in minutes, and drive away into the sunset with your car parts. The amount of apartment parking in such proximity makes it like shooting fish in a barrel to these auto part thieves. ANYONE can get into the garage and pretty easily lift / break the gate to get into the basement. I park under lights, directly under the cameras, away from street level, I've always had wheel locks, and it will not deter these criminals. Until Crosswinds heightens security or has an overnight on-site presence solely for their garage, you might want to think twice about moving here if you have a Toyota, Honda, Kia, or Hyundai. For the rent prices, you might not want the repeated hassle.
