Upfront Construction provided the most thorough explanation and visuals of the existing condition. What Zezar explained aligned with the first two inspections, however he provided three options on how to service the issue. During the installation of our drainage system, the foreman gave us a call everyday notifying us when they where 30min away. Everyday they arrived between 8-9am as planned. Additionally, at the end of each day we were provided an update on what was completed and what they would be working on next. I also asked for pictures of their daily progress which was provided. Melinda was also a great touch point and very timely in responding to questions and even calling ahead with updates for items such as delays in materials due to unavoidable COVID back orders. The result...our sump pump is probably the best in the neighborhood! Definitely see the most water drainage compared to our neighbors.

Service seemed to be good until there was miscommunication. Then explanations changed?…read more We asked Your Crawlspace Guys to come back out after they worked on a wall, but it was still showing movement- we were told that they didn't know the problem was to the extent that it was(1 inch cracks appearing throughout as time went on in the summer) didn't know so much shifting would occur, and didn't have the tools needed to truly fix the problem, but that it would be a reoccurring issue due to the groundwater levels and yearly settling. Other back and forth continued for some time, and once a dissatisfactory review was posted online, their explanation changed. It changed to they knew the issues at hand, but they weren't hired for THAT, so they didn't fix it. Instead of acknowledging my complaints individually, the owner places blame on me and apologised for ME "being unrealistic" - AFTER THEIR OWN WORK INVOICE SAID IT WOULD DO SOMETHING THAT IT DIDN'T. They also claims they did the work for the sellers, and not even me and my partner....as the estimates, and invoices have my name listed on it, as well as my partners(name highlighted in green on attached photo). If they really didn't do the work for us, I would have expected him to hit back with "I couldn't find you in the system" like they have on other negative reviews. I also would have expected them to decline to even come back out to our house, if that was the case. The owner also claimed the company replaced a vapor barrier for me at some point, maybe they meant at closing?? but their response made it seem like they did it as some sort of courtesy sometime after the intial work was done. They either failed to communicate yet another thing, or they made up info to try to make a negative google review look better. We might never‍ know lol. They have so many positive reviews that our experience truly has us scratching our heads as to why our experience has sucked. If my partner worked on someone's car, but the same car came was back within 6 months, with even more issues, and all he had to say "sorry your car is failing, but I didn't know it was going to get to THIS extent, and I don't even have tools for this", he would still be held responsible in his position. It's been nothing but a headache for the last year, I can't go into my garage without feeling frustration and wishing we had gotten bids elsewhere instead of taking the route we did. I recommend going elsewhere for foundation specific issues(they do fine with crawl space work), especially if you're getting work done before closing/using escrow. That, or make sure to physically be present during all conversations and scheduling regarding what's needed so that questions can be asked and stories, blame and explanations can't be shifted later.

Was told the process would be half a day ( approximately) it took ONE hour... There was no communication I didn't get a receipt a listing of any supplies ( which to have it redone would be cheaper with THEIR equipment) new measurements showing I was level pictures a walk thru questions answered nothing.. it was payment is now due thank you have a good weekend.. I emailed and got the "quality control" guy to come out the following week. I asked a few questions but felt like I was a waste of his time and he's : trying to teach the guys about customer service: he went under the house said everything was secure and left ... No one said anything about the 3 inch gap between my home and the foundation/ wall that STILL needed to be repaired/ re leveled. Very noticeable.. as you could see the back yard thru the gap. so disappointed in this company! We had to hire another contractor to get that level. Ridiculous!! I trusted them to repair my HOME!! I had a sketchy company do work on my crawlspace a few years ago and they've since fallen off the face of the earth. I was nervous to have a new company come out and 1) find something wrong and 2) try to sell me on things I didn't need. Michael H. with Better Basements and Waterproofing was honest - what was done by the former company wasn't up to his standards, however, it's fine for now and we can probably wait a few years before having any work done again. He also said we could use Better Basements and Waterproofing for sump pump maintenance (since we can't use the original company), however, he reassured me there isn't a binding yearly contract and I can just call if I'm interested (no need to agree this moment). I appreciated how honest and thorough he was in his inspection and in his explanations of everything. I've had a lot of companies over the years try to sell me on things I don't actually need. Michael didn't, and because of that, I actually will probably use Better Basements and Waterproofing in the future if I do need work done.

He informed me that he had placed a 5-gallon perforated bucket in the crawlspace, placed the sump pump in the bucket and connected the power. He charged the $750 he had quoted. The pump is a Zoeller 1/3 HP which sells for $200 on Amazon, though the tech said it cost him $238. So, he charged me $512 for 1/2 hour, i.e., $1024 per hour.

Work completed before estimated completion date. On the 1 outdoor area, there was a retention stone wall, along with some other items requiring extra work to get to where they needed. After the work was done, it was all put back together and meticulously cleaned - you cannot tell that any work was done there; absolutely perfect! It was not easy to do what they did at that particular location. Value: Even though foundation repair/work is a costly service/installation; you certainly get what you pay for with Ram Jack West. I received more value than what I paid. You see, their value started 4 years ago, in 2022. I had them come out, define and price the job and signed a contract and paid 1/2 upfront. Within a couple weeks after signing I became critically ill, in the ICU and Hospital for 2 months. As a result I lost my job among other things and have a permanent disability. I reached out to Ram Jack West and they, very graciously, supported me by refunding my money immediately - especially at my greatest time of need. This is well above and beyond exceptional for a business and that is a huge factor as to why I called them back, in 2026, after I had stabalized, and got some money together. They re-bid the job, I expanded what I wanted to have done and they accomodated my requests. They helped me work out financing and walked me through the processes very thoroughly.
