Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company.

One of the most concerning issues is a large hole our neighbor's dog dug under the fence, allowing it access to our backyard. I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. They are good at finding the least experienced and cheapest person to do a job if that is what you are looking for as a landlord, but as a tenant who pays on time and in full every month I expect things to get fixed and looked into a lot faster than these guys do.

Brown grout and chicken bones under the dishwasher. Total mess. While they were managing, they had no problem hitting me with big bills -- $403 for a lock change, $350 for a thermostat, $280 for AC work, $297 for dryer repairs, $223 for smoke detectors. Premium prices for everything. But when it came time to cover repairs after move-out? They offered an amount that won't even cover a service call, let alone a new fan from Costco and installation. So now I'm paying hundreds out of pocket while they pocketed all their management fees. Their communication? Awful. My tenants went over a week without a working fridge before CloverLeaf even told me -- I had to order the replacement myself. When the property was vacated, the electricity got disconnected with zero coordination, leaving me scrambling while my son was trying to move his things in. Their response? "We sent an email." If I have to chase you for updates and still end up in emergencies, your communication is worthless. They're happy to take your money at premium rates. But the moment they have to protect your property or actually communicate? Silence and pocket change. Do not trust this company. Look elsewhere.
