I am writing this review to share my experience with the property management at Marshall Reddick…read morein San Antonio. On a positive note, the team was very responsive prior to move-in, answering phone calls and text messages in a timely manner. Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company.

They pick the first tenant that applies not necessarily the best one and then charged a percentage (about $200) for just processing payments. On top of that they always side with the renter, every thing was considered "wear and tear" to them. When the tenants left they had scratched up our floors and dented our gutters in the front of the house, broke one of the plantation shutters. We were charged like $300 for house cleaning but when we got there it was grimey and it looks like they just did a mediocre job overall. They don't actually check the work of the third party vendors they hire. It's so darn annoying that you trust these people with managing a home but it was just a heartache overall. On top of the "management fee" they'll charge an extra amount to do inspections. I figured all that would be included with their fees. ‍

After researching company, I noticed that they all seem to be a part of a group  of realtors from the local San Antonio area, so they will look out for each other and could care less about the client in my humble opinion. Therefore, if you must take or seek legal services such as mediation, try to choose someone not in the real estate department. They will of course try to keep it in house, in what will benefit them. If you are a member of the military, I suggest filing grievance with housing section on military installation to see if any assistance is available. Then final recourse, if allowed, is to seek out an attorney because you better believe they have them. The way it worked for me is that you work with what seems to be a couple (spouses) real estate agents whom do all the transactions at the beginning of the rental process, then it gets passed over to one of the property managers in my case some unprofessional guy, this is the point where the issues begin but seem to never end. The guy never answers and when he returns calls if he ever does, comes off as if your bothering him to do his work. Upon the process of taking posession of my property, I noticed dog damage i.e. chewing on wooden pickets within the patio area and the cement fiber board on the house, to what he replied was normal wear and tear (really now)? I then noticed trash in yard, to which he replied that there was none, so I sent pictures, then the genius stated, wow that's alot of trash; his solution to me was for me to pick up trash and I'd be compensated, to which I replied, NO. I also noticed other damage, really to much to list here; I have not even seen the inside yet, so I am terrified at this point. Among other things he states it is upon the homeowner to repair damage that any normal person can see is not wear/tear and I agree some things are definitly on owner (normal/real wear & tear), he is quick to point out that judges seem to take the tenants side in any type of legal litigation in an effort to try to coerce a owner and the list goes on. Make sure to check recent reviews, when you check, click on newest so you can see the most up to date information and notice how Liberty is slowly but surely losing stars and if you read through some of the one star reviews, you'll see rudeness mentioned in quite a few, most in a negative fasion. When I looked up Liberty a year ago they had 4 1/2 stars, now 3 1/2 and I think rating wil keep going down. In my opinion they are just in it for the money, which is fine, since after all it is a business. However, they must not forget who the customer is, we hired you all not the other way around. If you read some comments from the employee's in reponse to customer reviews on GGL, it's mentioned that they fired homeowners/clients, seems like some employee's did not get a proper lesson in business fundamentals and this paints a picture of a toxic business model. The property manager I was assigned, is totally incompetent, rude and lazy amongst other things from my point of view and I believe he is the one that replied to many reviews. The real estate agents at the begining of the process also play a big part in this very shady business model by pretty much pushing all responsibility over to the property managers. Basically, it is a way of keeping  there hands clean and leaving the dirty work to the property managers, in a very unorganized type of business model, just my two cents. I bet this company will continue to lose credibility due to hiring people such as the one's mentioned in this review and the unethical business tactics they use. Please do yourself a favor and seek business elsewhere, I have before/after pictures of property and may post for all to see in case proof is needed, since pictures speak louder than words after all. Owners do not maintain the property, instead relying on a slow warranty service company to make repairs. Moving back to TX as a result of a late-season military assignment, the Dawson Circle house was our only practical option to get our daughter back into her old elementary school; had we had another option, we would've exercised it. Unlike any other property manager I've worked with who understands military moves, Karen at C&B, an extremely unpleasant individual who treats customers like criminals and always leads off with threats, wouldn't even hold the house until she received all paperwork and the deposit. The house required cleaning upon move-in. Within a week of moving in, the water heater failed, causing us to go without hot water for almost 10 days. When I pressed her to accomplish repairs faster, she actually told me that owners were having financial issues (again, if you're an owner, avoid C&B Realty). Owners are uncommonly cheap for homes of this price point and will delay or not perform any repairs over $20 or not covered by warranty. Example 1: As of the day we left, the master bath had no glass shower door, which had been off for weeks since the old door finally wore out). Example 2: Upon requesting the property manager to have low-hanging (less than 5 feet from the ground) trees trimmed, Karen told me that the owners like that look (very cheap people). Example 3: When the garage door lock failed, rendering the door impossible to open, Karen advised me that, since we "technically" had two exits from the house, it was property-code compliant (finally, she fixed the door). Example 4: Deck is splintering and uneven due to owner neglect and improper repairs. When the Air Force gave us another short-notice assignment out of state, instead of supporting military personnel like C&B advertises, Lisa, another property manager, instead questioned my integrity, explaining how I could be cheating her, and refused to grant any relief under the Servicemembers Civil Relief Act until we finally received, and provided a copy of our orders. I could provide many more examples, including e-mails between C&B and the owners that insulted tenants (accidentally forwarded to me) but suffice it to say, C&B Realty should not still be in business.
