I have lived at Waterstone Metro for about 6 months, and I love it. It's a nice balance of great location, solid amenities, and amazing people. Jazmine and Kenedy are awesome in the front office - I didn't realize how nice it would be to have real people that you can easily get a hold of with questions and issues, and all the maintenance staff rock and usually get back to me same day. The other residents are all so friendly, and are pretty considerate in public spaces. The location is awesome - I can walk to Downtown Culver in 20 mins, and Vons is across the street. I won't say that driving in LA is easy, but you're right at the 10 and the 405, and the Metro is a 5 min walk. Other corporate-owned apartments I toured had larger rooms and amenities, but the layout here is perfect for working from home, the applicances are all updated, and the rooftop is a fun place to hang (the pool is laughably small, but I really only care about the hot tub haha!). I will say, a lot of the rooms face internal courtyards or the freeway, so if you're sensitive about light or noise, you might want to make sure you tour in person. Personally, I've found it pretty quiet. The laundry machines and elevators do break/undergo maintenance fairly regularly, but there are multiples of everything so I've never had an issue that required more than a little walk. Move in was a bit of a pain on the paperwork side which did make me nervous initially, however again having Kennedy and Jazmine was a huge help. Keep an eye on pricing and you can get a good deal. Tl;dr - If you want a nice apartment in a great location, this is an amazing deal. I feel like you get the benefits of a larger apartment complex (gym, on-site maintenance), but still get a sense of community due to the people. read more

I've never had this issue with any other apartment. So disappointed with how unprofessional they are. Don't even bother looking at the apartment because they will scam you out of your money. Don't waste your time touring this apartment or dealing with any of the R.W. Selby & Co. apartments. Please don't make the same mistake I did, moving here from out of state. From the top down, their management doesn't care. They're really good at giving old buildings a fresh paint job and installing new appliances to call it luxury. There are a lot of slum lords in LA that do this and from talking with other residents, some of their employees and others, R.W. Selby & Co. is one of the main offenders on the west side of this practice. According to the former Assistant Property Manager, they spend on appearances to look the part: paint jobs, marketing, reputation management. Notice how all the reviews are 5 stars with no pictures. The building is small and you end up knowing everyone. I can honestly say, most of the reviews are fake. I was sold because of the great neighborhood, proximity to Downtown Culver City and being close to work. I thought I really knocked out the park with my selection but was quickly reminded I was very mistaken. During my first week, all of my Amazon packages were stolen; which was hard to understand given all packages were in the garage area where you need a key to get in. The property manager said someone had broke in and stolen everyones packages and advised I sign up for their parcel pending; which I had to pay for. Over my tenure living there, there were always break-ins, packages, bikes and car thefts. There is an easy way to get into the garage or building that I doubt they have yet to fix. During my tenure, I also dealt with a serious Black Mold problem the property refused to fix for some time. Myself and other residents complained, held out on rent and banned together for the property to fix; which they finally did after 10 months. The damage was already done at that point, part of my wall and entire bedroom carpet had to be replaced. On top of that, my puppy and I developed skin rashes. The property refused to put us up or truly compensate for the damages to personal items. I know many of us moved out and of course R.W. Selby & Co. did what they always do, a new paint job. I lived at Waterstone for 4.5 months out of my 11 month lease. I originally did a virtual tour as I was moving from another country, so I wasn't able to see the actual state of the building clearly. Leasing experience: Management is very fast. Leasing and arranging move-in was painless. The lease break fee was one month's rent, which was not mentioned in the original lease forms I signed. I understand most apartments will need to collect a fee to break the lease, but it needs to be included in the original lease contract. Move-in experience: Good luck getting your furniture into your unit. My delivery guys couldn't fit some of my furniture into the tiny elevator and had to take it up the stairs instead (which also barely fit). Same thing when I moved out. Pests: Moved out because of roaches in my unit and roaches throughout the building. I saw roaches outside on my window sill outside, roaches in the elevator lobby, roaches in the garage... I started seeing high activity 6 weeks after I moved in, but found a couple small dead ones when I first moved in as well. Common Areas: The amenities are ok. The pools and gym are small but they make that clear when you're touring. The hallways are carpeted but also open air so they get wet when it rains. There are also tons of stains in the carpets, probably from dog piss. The building is overall very damp. My towels hanging in the bathroom never dry and get a mildew smell quickly. There's negative circulation. Laundry: It's shared laundry with 2 rooms on each floor with 2 washers and dryers each. One of the washers on my floor was broken and was not fixed, but also didn't have an out of service sign. You'd wash your clothes and they'd come out sopping wet. Garage: The upper ground garage is much nicer than the lower ground garage. It's cleaner, brighter, and close to the mail room/bike racks. Unfortunately, my assigned spot was in the deepest corner of the lower ground garage, next to the wall. It was home to a big spider and multiple dead roaches. The light near my car also didn't work for the first week or two after moving in but seemed to be fixed soon after. I have also seen a massive dead American roach crushed by someone's car in the lower garage, along with many German roaches (dead and alive). There is also this huge dark brown permanent stain next to the door to the elevator lobby. Not sure if any efforts have ever been made to clean it. Tenants also use their parking spots as storage. The parking garage gate has also malfunctioned before. One night when I came home the gate was already open and it would not close. When I drove in a sketchy man walked out after I caught him snooping around the cars. Apartment unit: The kitchen appliances were nice enough. On the other hand, the cabinets/drawers are old, finicky and painted dark gray so you can't even tell if they're clean or not. The paint job in the unit is honestly pretty bad. It's patchy and highly textured, either from a bad paint job or from god knows how many layers of paint from over the years. The result is a permanently tacky surface that sticks to whatever it comes in contact with. When I took things out of cabinets/drawers in the bathroom or kitchen, paint residue would come off and stick onto my belongings because of how sticky the surfaces were. Move-out: I'm being charged for a deep clean now that I have moved out but when I moved in the floors were covered in animal fur. Everywhere. I must have vacuumed and mopped 10 times before I stopped seeing pet hair. Not sure what happened to the deep clean before I moved in because I was told by staff that they charge everyone a move out cleaning fee ($149). I was also charged $309 for apartment painting. I lived there for 4.5 months and aside from 1 wall in the kitchen, all other walls were in good condition. All in all, I wouldn't recommend Waterstone for the price you pay. You're paying a little less than actual luxury apartment prices for a very old apartment building that has minimal cosmetic upgrades. Pay a little more and rent a newer construction. read more

I have moved every year for the last 8 years for a variety of reasons and the move in process to Waterstone is the best I've ever had. From the day i toured to the day i moved in, the leasing team handled everything seamlessly with care and respect. Paco and John were an amazing duo. From the tour process, to after hours questions and the vetting process. They finalized it all within 4 days. No hold ups, no issues, and no annoying surprises. The units aren't the newest or nicest in the world but for the price, the amenities, and the management you're getting in this building i have not found a better situation on the westside in my many years here. There's room for improvement and furnishing updates but you get your standard wood flooring, stainless steel fridge etc. If you're on the fence about moving here, definitely take a tour, meet the team, and see the place for yourself. I've been living at the Waterstone for about 2 months and I can easily say that this is the best place I've lived in my 5 years in LA. The application process was very clear cut, COVID conscious, and Rita, the building Manager has very high touch communication. Things I appreciate to date: - Work requests are taken care of very promptly - Parcel pending services and a package / bike area only accessible to tenants with keys - Either Building Manager or Leasing Manager seem to be on site ALL THE TIME! They've been there every single time I've needed anything - Extreme consciousness around COVID. The public spaces are cleaned, taken care of, and the management are consistently updating what our access is to the public spaces (pool, hot tub, gym) based on what legal guidelines are Great location for anyone looking to take the metro or get on the 10 quickly. I'm very happy I moved into Waterstone and you'll be very lucky to live here too. read more

I've lived here for ~five years, in a one bedroom apartment. It's a bit small and expensive for two people, but I like the location and I like that it is mostly quiet. The maintenance staff is friendly and does excellent work. Orlando helped me out with a clogged kitchen sink, and proactively tightened the faucet, which I hadn't asked for, but I appreciated it. Management turnover is pretty frequent. It seems to rotate every 1-2 years. They occasionally bring in food trucks. The la-la-lasagna food truck is amazing. But beware, one time management announced the food truck in advance and then it never showed up. Also, management is a little trigger-happy with sending emails to all residents: rent notices even if you're on autopay, requests to keep your stuff out of the garage, and way too many nags per year on the annual survey. But, if you have a problem and they're in the office, they're friendly and generally respond promptly, so it's okay. The roof pool is hilariously small, but still nice to have. The hot tub is also nice. There are card-operated laundry machines, 4 washers and 4 dryers per floor. This is usually enough, but sometimes one of the machines will be down, and sometimes people leave their clothes in for hours. So, occasionally I've had to do my laundry on a different floor or move to a better dryer and re-run it. But I haven't had to resort to external laundry. read more

Building is not waterproof. Gym has leaks through the pipes. My unit had a horrible leak. Bugs frequently entered through cracks in the walls. Management handles issues with temporary fixes until turnover. John and Jazmine were kind, but upper management is only money focused, and does not care about individual tenants. read more

I moved into this building about 6 months ago. I was holding off own writing this review, because when it comes to housing in Los Angeles, it's a renters market, and the landlords hold all the cards. Inevitably, something is going to come up that makes you wish you never signed that contract. Well 6 months in and so far I have nothing but praise for this property, and it's staff. The amenities are good enough, but nothing is ever an issue. It's absolutely unheard of. If something breaks they fix it, if you need guidance on something, they help you. The block is clean and quiet, my neighbors are friendly and welcoming, and the location in regards to conveniences, couldn't be more perfect. The horror stories your friends all tell you about homeless people in their hallways, overzealous landlords, shady locations, weird smells, noise, etc. are probably all true. But not at Waterstone. read more

Overall Waterstone is okay but definitely could be better. Stairwells were not always kept clean. You'd find trash there time to time, a homeless person or someone not mentally well, settling there. Oven never worked even though requested multiple work orders on it, they never came to fix it. AC broke though that didn't bother me much so I don't really complain about that. They did fix the monoxide detector battery quickly, so they're 50/50 on their work orders. Trash was also left at my parking spot, had to clean myself even though staff said they'd take care of it before I moved in. They do have bigger than average parking spots so that's a plus I wouldn't say the staff are always honest or keep promises...you can say misleading at times...but they are polite. Don't expect to get your security deposit back though. 1 advantage I guess is that security deposit is not much compared to many other places or the norm. It's generally quiet, some have complained of marijuana but I never smelled it. I didn't have a complaint about neighbors and even though it's pet friendly, people seem to take care of their pets well, no pet incidents that I saw during my time there. Community overall is good, though people could take COVID bit more seriously. One setback is the number of thefts lately, even the mail. In a secured building too. And no cameras or ways to see who the criminal is. Even though there's a parcel locker, that doesn't stop thieves going in and stealing. This was particularly evident during COVID. I guess economic hardship has pushed people to be more bold now. Surprised it happened at Waterstone though because it has more security than other apartments but nothing is a guarantee. Would've been nice if wipes or gloves were offered at elevator doors or lobby for COVID protection. Not everyone seems to take it seriously there as it's mostly a young demographic at Waterstone. So if you're older, I might be a bit wary of this place. The neighborhood is not bad, certainly on the better side of the Expo line. Felt pretty safe even at night. It's right next to Von's so that's a huge plus, big convenience. It's also next to the Expo line but w/COVID the advantage of being near public transport becomes more a liability now than a plus. You'd also have a faster commute to the station living on the other side of Expo line Not bad, not great, but definitely overpriced and not negotiable or flexible during the COVID crisis. I get from their end, business isn't great but don't look for empathy from them in times of crisis. You can definitely get more and better for less if you search more. I wouldn't recommend you stay away from Waterstone, as it has some perks, but it's not hard to invest a little more effort to find a better place for less. 2 stars IMO is bit harsh but didn't think it merited a 3. read more

The entire leasing process was fairly simple compared to some other locations I was considering. The gym and facilities are beautifully designed and maintained from what I can see so far . I am satisfied with the apartment. Staffs are kind and helpful. Their job is really quick and careful. The inside is a little bit old but cleaned well. The outlook is beautiful. The location near the Palms station is truly convenient. And you can walk to Vons in 1 minute, to Sprouts (I prefer here) in 10 minutes (although the way is not very comfortable), Trader Joe's in 13 minutes, and Arc Light Cinema in 15 minutes. You can drink beer as long as you want. In addition, we have Taco Plus (not Taco Bell) as a neighbor! I am really happy to eat fantastic carnitas taco there. If you have child of age 5-, this school district is ideal, hard to replace. Because Castle Height Elementary School is so good in their education program. read more

John at Waterstone is just ever renter's dream agent/property manager! He is kind, thorough, professional and answered every question of mine patiently and with empathy. I had visited Kenmore Los Feliz and was very impressed with Wend's professionalism and the overall quality of the property and the emphasis they were laying on the finer aspects! So I looked up RW Selby's website and found Waterstone which is closer to where I wanted to live. I must have called John at least 5-6 times and asked him questions over the course of 10-12 days and not once did I feel unwelcome! Even when I withdrew my application as I wanted a unit with a front facing balcony, his tone and professionalism remained intact! Paco, the other agent is great too and was very kind and welcoming as well! The apartments itself are great, neat, and well-maintained. I have lived in apartments all my adult life in a handful of cities and never have I ever experienced ridiculous move out fees such as the ones charged by this community. Don't expect to get any of your deposit back. The most ridiculous fee is a tub refinish fee of $250 lol. I read similar reviews so I know that my situation is not unique. The tub is lined with a cheap material that peels when cleaned so it seems that everyone is charged to "reline the tubs". They also charge over $100 in painting fees. Most communities consider these activities as normal wear and tear-- especially if a tenant has lived there over 2 years. To top it all off, the final utilities charged were double what the normal charges usually are-- Apparently they just wanted to keep the entire deposit and not bother with returning a small portion of it. read more

He listened to my concerns, we created an action plan together, and he followed up both in communication and in task. Excellent customer service! I really appreciate Paco and the time he took to go above-and-beyond his traditional daily tasks to help out a former resident. We've been living in West Side for almost 15 years and Waterstone was our worst experience!!! From the beginning we had issues with maintenance. The only good thing at that time was Rita and John who acknowledged the issue and corrected the issue. They were great! Paco on the other hand could care less about the building and residents. When you bring up an issue he makes a smart ass remark. I know other residents who are looking to move because of the apathetic attitude there now. We left our apartment immaculate. Never wore shoe in the apartment so it was sooo clean and touched up paint on top of the already poorly painted and patched apartment and we not only didn't get any of our deposit back but had to pay $25 on top of it. And painting should never be over $300. You pay so much for a tiny pool/ jacuzzi. The gym is was the only nice part and there was never air there so we hardly went. Notice to prospective tenants: I was recently approved for an apartment and had to decline. The 57-page lease is ENORMOUSLY unfair to tenants. When I requested that the landlord make appropriate changes / amendments to the lease, I was informed that it was company policy that they "would not make any changes to the lease." In particular, note Paragraph 35 of the lease (reprinted below). This paragraph essentially requires you to waive all of your tenant rights. While it's likely unenforceable under CA Landlord-Tenant law, you should still request to have it stricken from the lease. It is enormously unfair. The shared utilities addendum and renovations addendum are also unfairly written. The first should be modified to include an adjustment for vacancy rate and the second to have a clause protecting the tenant from the renovations taking too long. Again, all of these requests were summarily denied. *quote* Paragraph 35: RELEASE OF CLAIMS Tenant agrees to release, acquit and forever discharge Landlord and its property managers from [emphasis added] ***any complaints, claims, suits, demands, costs, losses, causes of action, damages, obligations, liabilities and expenses of whatever kind and character, known or unknown***. .... Don't waste your money renting a place here. Let's start with the negatives, since I have no positives. Philip, the leasing manager is a complete a-hole d-bag. Dude, you're a leasing manager, lose the attitude. You're job is to ensure renters are happy. When you leave they will try to hit you with a bunch of charges so factor losing a couple hundred dollars of your deposit into your rent price. The place has a mold problem. There was mold constantly growing around the windows. The building maintenance is useless. The garbage disposal constantly broke and there was build up in the shower head so there was no pressure but they refused to change it or fix it. Prospective tenants - I understand your struggle. It's difficult to find a decent place in LA. While the location of this complex is convenient, I caution you to be mindful of management. I've lived here for 6 months. I experienced the change in management. While the previous management wasn't the best, this current management isn't much better. A few weeks ago my roommate and I discovered a gross mold problem in our kitchen and living room. It looked like it's been there prior to our move-in because the moldy stain underneath our carpet was the length of our living room.... So disgusting. When we told the manager about our situation, I thought she was being nice when she offered temporary housing within the apartment complex until they finished renovating the kitchen and living room. She notified us that we'd have the place till 6/30/2015. When I returned home on Friday, May 29, I found two men from the maintenance team move items from my temporary home to the unfinished MOLDY apartment WITHOUT my consent. I was confused, upset and frustrated because I was under the impression we'd have the temporary place till the end of June. When I addressed the situation with the manager, I discovered management needed to move me out of the temporary place and back into the UNFINISHED moldy apartment because they found a tenant who wanted to move into my temporary place. I felt like the manager didn't care about my well-being. I felt like I was a body used to fill a spot and pay their bills. And during this whole conversation, she failed to acknowledge and apologize for this miscommunication. It's curious that the manager said she'd fight for us and she said she was on our side... then why would she move me back into the unfinished apartment? Why did she fail to acknowledge the miscommunication and fail to apologize for the inconvenience? I feel so betrayed. I no longer feel safe or comfortable in a place I wanted to call my home. So prospective tenants I caution you to be mindful of management. Don't be fooled with these "community events" because when it's time to choose between money and your well-being - management will choose money. This one star is for the maintenance team who apologized for moving my stuff without my consent and who empathized with me when I told them the situation. I appreciated their kind words. All of the staff at Waterstone at Metro are incredibly nice and helpful. They are great at responding to work orders super quickly, sometimes almost immediately. Eduardo, the manager, is always helpful and has the residents best interest in mind. I had lost all of my apartment keys, and it was going to be over $200 to replace them. Eduardo was so kind to wave the fees of 3 of the keys and only charged me $50 because he had to order the 4th key. The property is always clean and tidy. I love living here! read more

Update: after leaving my previous review I would like to point out how the leasing manager Phil was sooooo rude! He has a very rude way of speaking to people in general, I think it's just how he is, but after leaving my Yelp review he stopped me before getting into the elevator to confront me about it. He said, "Hey you left a Yelp review, Ya I get notified when we get one, and you should have came to us before you do something like that" (very rudely) and then a few days later he called and asked about my Yelp review AGAIN. My husband and I have been living here since April of 2018 and it has been a very positive living experience. The current leasing agent, Eduardo, is fantastic. He has been very responsive (e.g., to maintenance requests) and helpful regarding our lease renewal. He, as well as the other Waterstone at Metro employees (Victor & Anthony), are making clear efforts to renovate and keep the complex in prime condition, and they are also all super friendly. We really appreciate the security of the building and general transparency regarding resident rules and regulations. So happy we found this spot! read more

Had lived here for over a year and we renewed our lease! The guys in the office were easy to deal with and they have been doing work on the building since we moved in so most things are remodeled. We have new Gas grills in the community courtyard area with Wi-FI and the Hot-tub works perfectly now! Pet friendly and they have a pet center out front with garbage and bags which I never see anywhere else! Covered parking with place for chaining bikes is nice. Having Vons across the street as well as one of the cheapest gas in the area! See you around. read more

I recently looked into renting a studio apartment here. I spoke with the leasing consultant, Cole, and he was really nice. I had a tour of the grounds and of course the apartment. The grounds were well kept. The amenities were nice too! They had free WiFi in the courtyard area, which I thought was awesome. They have a pool on the roof top. However, it is very small and primarily used for taking a dip, not swimming laps. They also have a hot tub and poolside cabanas. It is a nice place to have a very small get together with friends. The complex also has a fitness center (it is very small though) and a full-service dry cleaning pick up and drop off on site! I saw the model apartment which was not the floor plan I would be potentially living in -- that was a total bummer. The model was really nice and very spacious, but it is hard to make a decision about moving into an apartment if you don't get to VIEW the apartment you will be getting or even a different apartment with the exact floor plan. In the end, I did not choose to live here for that reason. I did not want to rent something I couldn't see and I felt they were a little overpriced. They were offering me a studio that was smaller than the one I saw for $1,400/month. However, it is a nice place! read more

I lived at Waterstone throughout 2019 but moved away last summer due to needing to leave LA for a new job. Besides loving the residence and amenities, I can't say enough good things about the staff at Waterstone. They were extremely accommodating while I lived there, and Paco has been amazing even as a former tenant. He recently helped me out by holding a package for me which I had mistakenly delivered to my previous address. I highly recommend considering Waterstone as your next home and thoroughly enjoyed the time I spent there. read more

Waterstone will try to convince you they've renovated the building and that it's a trendy, new place to live. However, management cares not for current tenants, and despite a few new layers of paint, the building's core is in a state of complete disrepair. The maintenance staff is great, but ownership is poor at best, and negligent at worst. There are serious black mold issues in nearly every apartment. The garbage chute backs up every single weekend, creating an enormous fire hazard and tenants leaving their trash all over the courtyard. The tenants are also loud and disrespectful, late into the night, but despite repeated complaints management makes no effort to change these issues. I've lived in this building for several years, but I cannot wait to get out. The new management team will show you shiny objects and gladly accept your money, but once you're locked in they look at you as an annoyance rather than a customer. For starters I have lived here for coming up on 4 years, so long enough to know but not long enough to be jaded. I have trashed this place on different forums in the past due to an awful front office team. Right now they seem to have a pretty good group of people in there. But it seems to be a stepping stone for managers to "check a box" and go on to bigger and better places so we'll see how long that lasts. Furthermore If you can get past some of the negative comments from a previous yelper by remembering that 1) it is a 30 year year old building 2) there are plenty of different dynamics from having 100+ units filled with tenants and 3) It is "pet friendly" so if you don't want dog related accidents don't live here, then you should find this to be a pretty descent place to live. With that said, the hallway flooring is ridiculous. There used to be carpet in the hallways which would get stained on a regular occasion; I imagine that is the reason they decided to change it. The management group (not leasing office staff) decided they wanted an industrial flooring type of feel to it. They pretty much painted and stained the concrete under the carpet that I think is supposed to look marbley or something but they didn't pull it off. Well the company dropped like $50K on the flooring and it looks worse than the carpet. But instead of try again they kept the flooring and hired an interior designer to find a way to draw your eyes away from the floor. They installed new lighting fixtures, moldings and painted the hallways which actually looks good but every once in a while your eyes drift to the floor and are reminded of that atrocity. Because of this flooing situation I can't bring myself to give it 4 stars but 3 is under rated so 3.5 would probably be an acceptable rating. read more

I just signed my renewal because of the great view in my apartment building. The pool, jacuzzi, grills, picnic tables and gym are always kept clean by the friendly staff. I have the grocery store, subway, starbucks and gas station across the street. This is the best set up in the block! read more

Waterstone is one of the few places that we found that seemed relatively nice, was able to do a 60 day lease, and was pet friendly. They have been actively investing in maintenance and remodeling and have been friendly and courteous. The biggest problem that I had while living there was that people regularly parked for hours at a time in the loading zone as if it were a regular parking spot, and there was no enforcement. We had to double park our u-haul to pack or unpack and were told dismissively "oh, they do that all the time." After I moved out I was disheartened to see that they had taken more than half of our deposit because a lease "requires 60 days notice to terminate" and they only count written notice because the contract states that without written notice the lease converts to month-to month. Only written notice to them counts. Whether your lease was for a term of only 60 days to start with is irrelevant. It would have been courteous to send a written notice to us after the first day that said "since you haven't given us 60 day notice your contract will convert to month-to-month as of xxx date." It would have been courteous of them to quote us the -actual amount- that they were planning to charge us when we went down to settle our balance a week before move out instead of telling us that the amount that we owed was through the end of the lease, while not mentioning the additional days they planned to charge us for after we moved out. Instead they told us that the amount to settle our bill was one thing, and then after they moved out, took an additional amount to equal 30 days notice. Thank goodness I thought to send them a courtesy notice at about 23 days to confirm that we would indeed be out by the time the lease ended and not need to extend. If I hadn't done that they could be charging me for an additional month after I moved out, and I would be even more upset. I realize that according to the contract they use they are legally entitled to do this, it doesn't require them to give us any additional notifications and gives them the right to extend without notice. I understand that they consider it a "courtesy" to only charge us through what would be 30 days notice." But "buyer beware" they aren't going to give you any friendly notice that you have passed your noticing deadline, when you ask what you will owe in rent, they are going to give you an amount that runs through the end of your lease period only and not any extra days they plan to charge. They aren't going to be helpful and make sure that you are aware that your lease is switching to month to month, they are going to say "that's what the contract says" and tell you that you needed to give 60 day written notice the day that you moved in in order to avoid extra charges, and they did you a favor by not charging more. And yes, they are within their legal rights, but it doesn't mean that you are going to be happy about it. Plenty of things are legal that make people unhappy. Since they seem to read these things... some recommendations. If you want people to see you as more than just legally compliant, if you want them to net feel that you are setting them up for additional charges, take the small step of returning the favor of giving what you request from your tenants... notice. If their deadline to notice to avoid an automatic extension passes, send them a notice. All it takes is an automatic reminder and a single piece of paper. Sure, you may not get $600 from people like me without doing any additional work to get it. But you would get people like me not calling upset. And you would instead have a great review here about how you actually seemed to care about your residence, as opposed to only caring about what you can legally do in compliance with the law. AND FOR ANYONE GETTING A 60 DAY LEASE. GIVE WRITTEN NOTICE THE DAY YOU MOVE IN. read more

My wife and have been residents of Waterstone at Metro since May 2016. We moved in around the time the building underwent a major revitalization where the exterior facade and most of the interior units/shared spaces being completely redone and improved. As with any older building undergoing a major renovation, there have been some issues such as construction noise, water leaks etc. but the majority of that has been completed and overall it has been a great experience living here. What has made the difference in our opinion has definitely been the building managers, previously Chris and now Eduardo have been superstars in our eyes. They have tackled every issue or complaint we have presented to them without pause and with a smile without fail! That being said, Victor and Anthony who are on the maintenance team are also invaluable, they work tirelessly to keep the building clean and operating smoothly. First of all I want to state that I don't live in this complex. I almost did (i applied and even put a hold on the apt) but soo glad I decided not to go through with the move.There are lots of things that seem decent about this complex, which is why I almost ended up there. As the last reviewer said, it looks like they made an effort to make the building look new and contemporary. The deposit is super low and the layouts of the apartments are quite nice. However! if you are considering moving into this complex make sure they aren't seriously ripping you off. Case in point: The leasing manager doesn't know how to do basic math. If you have to pay a prorated month, look over the numbers, he did mine wrong. When we pointed that out to him, he said he would revisit the numbers and call back. He never called back. (which is another thing, they don't respond to calls or emails). Another thing that happened was the price of the pet rent went up when I received the 48 page contract. When I asked why the pet rent changed from the initial price they told me, they didn't have an answer... One more thing.. the one bedroom i had on hold was for $1605. Which i was ok with, until I saw later the same day they had another 1 bedroom on craigslist listed for $1565. I brought this up to the manager who told me they price the apartments based on location, and since the one I had on hold was on the third floor facing west, it was on the high end. So I thought ok, I guess that makes sense. Until I checked their website and the 1 bedroom apt NEXT DOOR was at the lower price. Makes no sense at all. Like I said, I ended up canceling my move, and low and behold, the apt is now listed at the lower price. If you are still considering moving here, at least look over the numbers because they are really sneaky with that stuff. read more

Becareful of your belongings, things will mysteriously disappear and claim that this has never happened in their bulidling and will threatin you about contacting their attorney. Very shady business when it comes to leasing and leaving no paper work when they check your unit. Be care, i don't think you'd want maitenance snooping throught your things! read more
