I have to wonder if they have a deal because the inspector was negligent at best, intentionally deceptive at worse and working together with others to deceive us. The fact the "inspector" had communications with the seller without us present is suspicious. Now what was wrong with the "inspection"? Nearly EVERYTHING. The inspector told us our deck "was the greatest deck", yet our GC confirmed it was not at all and contributed to water getting into the home, and subsequently mold. The deck was also made of improper materials, leading to a safety risk. There was no mention of the improper grading, which also led to water getting into the home, and subsequent mold. The mold "test" conducted by the inspector was not at all within the standard of care. As a result of purchasing this home with many material defects for $800,000, we have incurred about that amount making the needed repairs to our home and having to discard items destroyed by the mold which will need replacement, as well as the healthcare expenses incurred as a result of the mold exposure. Undoubtedly, the acts and omissions of Allied, among others, likely led to the premature death of our dog as she was exposed to mold. You're much better off getting a COMPETENT GC to inspect rather than these people, who in my opinion are charlatans and got their license from classes online. Apart from our GC, many other experts have corroborated the negligence at best, if not intentional harm, Allied caused to us.

Pool/spa Inspection: Do not choose at all, that 115 usd was a total loss as the inspector only operated hottub superficially and made excuse of access for every question. I have had other homes and have had hardwood flooring installed. I can see the difference in lack of experience with the flooring installed by Bethlehem Gallery of flooring. Bob Young, the sales rep., was snarky with his comments right from the start. I ignored his opinionated comments during our initial set up, and went with them anyway. I should have seen that as my red flag!! They accidentally pushed the doorknob of the front door into the sheetrock of the Livingroom. I have not yet moved into this house yet, and have only used the basement entrance thus far. The only people using the front door was the supervisor to drop off the wood earlier in the week and the installers who had the front door open all day to do the work. They claim the hole was already there, but when I did the walk through and inspection, it was not there. I have pictures of the sheetrock and the indent of the hole made after they left. There are noticeable lifts where my feet catch on the uneven planks, because they were not installed flush. There are gaps that were filled in with putty. There was no need for putty on any of my last installs, because there was no gaps. NO GAPS. They were a bit rough with the install and there are noticeable chips and dinks on some of the boards. There are a few places where the 1/4 round molding and transitional boards are missing because they did not estimate enough material to finish it. Also the bedroom ceiling fan light no longer works since they worked in that room. The sales rep responded it was probably because I bought the house without knowing it wasn't working. I find that comment super demeaning!! I was in the bedroom the night before and it worked fine. The supervisor was outside for most of the day, and popped in a few times but was not inspecting as they went, like the installer in NJ. The crew did not speak English, except for one, so when I had questions or comments they did not respond. They did an okay job but not what I expected. This is a very big expense and I wanted it done without imperfections. I had to wipe down the doors with a bleaching agent to remove the black handprints they left after removing and reinstalling the doors. Putty is unacceptable. Uneven planks sticking up is unacceptable.... and annoying to catch your feet on!! I can live with the dinks and chips, but not the snarky comments from the sales rep. I would never recommend this flooring company to any of my friends, family or colleagues now moving to this area! I have had much better installations done, with more experienced installers.. Perhaps they rushed and just got it done to get out of there. The last room they worked on has the most issues of quality. It comes down to customer service and quality.

So it is paramount that you get a home inspector that will 1. be straight with you and 2. not overcharge you for unneeded things to pad their invoices 3. be straight with you (you get the idea). Karen and Peter are experienced, honest, know what they're doing, are reliable (they show up when they say they'll be there!), and they don't screw around. If the home you like has a list of flashing-red-light problems they will tell you, because you need to know rather than have a horrible surprise after you move in. I was grateful they did - they found a host of problems I didn't know were there, and the problems I knew of were actually far worse than I realized (and I've done some home work previously, I'm not clueless in laying down floors, tile, etc). Some home inspectors will give you a little folder and maybe 2-3 pages and another few pages of pictures...Peter and Karens' reports are expansive, detailed (with pictures and references) and written in plain English - not builder-ese. Their prices are fair and they will tell you - no surprise bills here! I can't say enough about the job Peter and Karen did for me, and I am certain they will do just as good a job for you, because of the upstanding people they are.
