The apartment itself and all the fancy amenities (pool, dog spa, plush meeting spaces, courtyard,…read moregarage parking, etc.) are all very nice, but what compelled me to write this review is to compliment the office staff, Ashley, Konar, Jamie, Cassandra, Lexi, Amy and others (forgetting some names, sorry!) who are the absolute BEST at what they do. What they do is bend over backwards to help each and every tenet feel cared for and at home in this massive building where you might expect less given the size. Nope! We made lots of friends here and it was a dream to know I could reach out to anyone, and I mean anyone, who was working that day and get help quickly and with a smile. That's so rare these days, so I had to let the world know. These folks work so hard and I've heard complaints about other nearby apartments being non- responsive to their tenets. I tell them all, come to the Palmer! It's luxury living for sure, but the warmth and attention from the office staff are what take it to the next level. They should ALL get raises! Jobs took us away to North Carolina recently, but we miss the warmth and kindness of the Palmer staff. The maintenance guys are awesome, too. Go live there!

The good: cool building The Bad: SPM, going over a month without a toilet in a 1Br / 1Ba to be told oh well, needing anything done that can't be done online. The ever alluding "on site staff" who's never on site nor will answer the phone. The elevators don't work half the time. They don't pick up trash or cut grass and the courtyard looks like a landfill including the dirty syringes and all that gets tossed over and left in hopes they'll decompose into the ground??? Paris L Odom (unprofessional) it gets embarrassing to bring guests over because the grounds look so bad majority of the time. Advice: look up the properties SPM manages (Jemison flats, TJ Tower, work play lofts etc and scratch those off your list of potential apartments) if you do rent here for whatever reason get on the second floor so that it's a shorter walk up the stairs while the elevator doesn't work. In 12 years of renting I have never had such an awful experience with a PM group. Highland Capital is the owners so if you live here and want to get your word heard by someone who will listen might should call them.

We applied and were given a verbal 60% discount. The software didn't work and we had to pay but were told they'd apply our credit back in 1months rent. Well, our credit was pulled and apparently came back unapproved-- I'm a college prof, my partner is an OBGYN. This has never happened before, and hasn't happened in the now two rentals since. We were encouraged-- several times-- to use a rental guarantor agency that would cost us 1000s. No thanks. We asked for our application discount back to the card, and had to call several times to check in on the transaction. 8months later. Still no refund. It's just the principle of the matter ‍

The downstairs parking garage isn't as safe -- had someone dump some type of oil all over my car when I parked there once (but there's a lot of super nice cars always down there that have never been touched). I wish I could actually use the stationery bikes they have in the gym. You need a subscription to use them, which seems counterintuitive! Before I moved in, I spoke with Candace who was recently made the manager. In the past few months Foundry Yards has been bought out & the new company was apparently in over their head & super understaffed. I went point by point & addressed all the negative reviews prior to August! She took responsibility & told me how they were pragmatic in how they were addressing each of these! We discussed every instance in the reviews & I've never known a property manager to be so on top of it like that! Staff has been gone above & beyond to be professional, kind, & helpful! I genuinely feel like this place is on the up & up but with the young adult crowd I worry that staff may be too lenient with letting people be irresponsible about their pets (letting them pee, poop, & bark where they shouldn't). Pets definitely go to the bathroom in the halls occasionally & the hallway floors being carpet means there isn't much management can do about that. Overall, great spot & I hope to renew here as long as the rent stays reasonable!

I would strongly advise anyone considering Foundry Yards Apartments in Birmingham to look…read moreelsewhere. During ourtime here, the hallways were frequently dirty and poorly maintained. It was common to encounter dog waste, strong urine odors, and the smell of marijuana(actually found a bag of weed in hallway) throughout the building. On one occasion, an individual who did not appear to be a resident gained access to the building and was on a ring camera exposing himself and engaging in inappropriate behavior in the hallway. Security was also a major concern. The parking gate was often broken, allowing unrestricted access to the property. There was a shooting outside the complex that resulted in bullets striking the building and shattering windows in a nearby apartment. Noise was another issue. While the nearby train did not bother us because we were aware of it before moving in, a group of Mustang drivers frequently gathered outside and raced their cars for hours late into the evening, creating a constant disturbance. The pool was often green and appeared poorly maintained. Unfortunately, management was unresponsive to many resident concerns. When I attempted to escalate issues to corporate, I received conflicting information from management and corporate representatives, making it difficult to get problems resolved. Overall, the lack of cleanliness, security concerns, noise issues, and poor management response made this a very disappointing living experience. I would not recommend this apartment community and encourage prospective renters to carefully research other options before signing a lease.

It's a very safe area. This is a historical building! 1939- The walls are a foot and a half thick! If you get a good unit, you see only green. I'm on the second floor without a dishwasher, but that doesn't bother me. It's just me and I find it very mindful doing dishes. If you have allergies, the wood flooring will help tremendously like it did me. The ACs are powerful enough, the grounds are beautiful. Laundry onsite. Parking tight after 8pm. Cats ok no dogs. Remember that a lot of people know of this place and know of people who have lived here so the negative reviews are the exception. Not perfect but best management you'll find.
