As a start: Webster House Apartments advertised bicycle storage as included; however, I had to keep requesting one for three months to end up with a hook, which was crammed between two other bikes making hanging up my bicycle a daily weight-lifting-balancing stunt. In the process, I hurt my back and when I dared to request a more accessible spot -- as a response -- I was locked out of the bicycle room. I had to keep my bicycle on the street where accessories were stolen off of it and the elements were not kind to it either. There was an approximately two-inch level difference between the bathroom and the foyer in my unit, which I learned about the hard way: I got painfully injured the first day I moved in. The grain bugs were insects I first encountered in my life, in the living section, -- no less-- in the apartment when I moved in and the management had done absolutely nothing to eliminate them, I had to take measures myself. While the general cleanliness of the building was acceptable, the Western Staircase had not been swept, let alone mopped -- at the last portion of my stay -- regardless of multiple cleaning requests. The tip of the iceberg, i.e. the most serious of the multitude of violations was that Webster House Associates started a major alteration -- taking a bedroom away and adding an elevator while building an extensive roof deck -- at the height of the 2020 pandemic, endangering the residents, and as a ripple effect everyone those residents had contact with. Us, the people, --including elderly and/or disabled individuals and children -- residing on the top floor were the ones exposed to the highest amounts of noise, noise, dust, and unidentified chemicals, without being forewarned: I had not received any prior notification that my residential space would be turned into a construction site with unbearable noise, dirt, and constant traffic of strangers for five consecutive months, during a pandemic with an already exorbitant death toll. Just when I've found the perfect apartment after months of searching my step-sister comes to town wanting to find the perfect post college apartment for herself and her 2 roommates. With 5 years in between us we have a very different idea of what the perfect apartment is...hers includes low rent, while mine includes a washer & dryer. But I put myself in the shoes of a 21 yr old (which should be filled with tequila) and we found ourselves at the Webster House Apartments. Webster House Apartments is one of the few high rises in the Lincoln Park area that I've found with 3 bedroom apartments...if anyone knows of any others please share! The pictures on their web site make the lobby look like the Ritz and while it's surely no Ritz Carlton it's still a pretty nice building. 3 bedrooms/2 bathroom apartments run about $2100. This building used to be a hotel so the apartment we saw was probably 2 hotel suites beforehand and even had 2 entrances on both sides of the apartment building...perfect for avoiding your roommate when you're sneaking a boy/girl into the apartment late night. All 3 rooms were drastically different in size. The master bedroom was so big that you could probably fit 2 queen sized beds in there, while the smallest room would feel cramped with a twin size bed. I also noticed plenty of closet space, which would make big shoppers like myself very happy. This apartment isn't for me, but I think it's ideal for youngins looking for their first apartment right out of college. It's in a fun part of town not to mention the Lincoln Park Zoo is just right across the street, it's inexpensive, and it's safe! What more could you ask for at 21? read more

When the college my daughter was going to deep sixed living in the dorms, we went into search mode for a decent apartment for her and her roommate. Searching high and low on-line, and in relative proximity to campus we found Webster House; a true gem in Lincoln Park. It's a beautiful, secured property with a large lobby and a door person. The elevators are small but fast. For moving in, the freight elevator can be used. Living out of town, we were accommodated with a virtual tour of the actual studio apartment by an agent. Agreeing to the unit, they emailed us the 1 year lease contract information for review and signature. She ended up moving in about a week later. This Webster House is only a few blocks from the lake and across the street from the Lincoln Park Zoo. Talk about a great location!! read more

We have lived in Webster house for more than a year now and love it! First, the location could not be better! it is a good location and in the school district, right in front of the playground, zoo and beautiful park! Second, management and especially Sylvia has been very helpful, accommodating to our requests. We have kids and they replaced the entire flooring with high quality thick wood to accommodate our neighbors, who were complaining of noise. The building is getting latest furnishings recently, and is a perfect blend of classical architecture in downstairs hall and latest modern facilities in newly renovated apartment. No complaints so far and thanks to the management for being so supportive and accommodating. read more

We spent a year here. Webster House is a very romantic place with cleanest air coming from the park and nice summer breezes... The Best view in town if you're facing east. Management, maintenance and door folks are just great. Of course you need to understand that it is a hundred years old building. I grew up in Webster House Apartments and have so many positive and fun memories of living here. Although the kids I grew up with, have moved out for the most part including myself, their parents are still there and greet me as if I was one of their own. The sense of community is strong here and always feels like home every time I go to visit my own family. In particular, Webster House really came through for me on my wedding week and day by allowing my friends who traveled from California and other parts of the nation to stay there for several nights. My Wedding Day would have been ruined without them due to inclement weather and what felt like the rainiest day in the world, but Sylvia and Mike, and their team really came through for me in a way that I feel I can never repay them for. Most recently, Webster House has been working hard on updating their building with fiber optic internet connection, a business center and new large fitness room, while still hosting community events for Awards season, Air & Water Show, and the holidays. It makes me happy and comfortable knowing my mother is living in such a wonderful apartment and community and that just because I left to another state doesn't mean it can feel like home when I visit. You won't find the architectural charm and elegance, along with the things I mentioned above in many places. read more

Webster House is the best building I've ever lived in. Management, specifically Sylvia and Mike, are extremely helpful, flexible, accommodating, and clearly go out of their way for the residents. Apartment is beautiful, view is spectacular, and location is unbeatable. The door and maintenance staff are stellar. Building is very safe and rich with history. The fitness center is more than adequate and the roof deck provides a breathtaking view of Lake Michigan and the Chicago skyline. Webster House is an adequate apartment building. The management is poor. In particular, the management is quite rude. The manager angrily yelled at me for failing to fax them my application in time, but magically "found" it when I showed her the fax receipt the next day. No apology. She has also been rude when I've come to drop off my rent. She has a way of barking 'what do you want,' and ignoring any pleasantries, including "hello," and "how are you." I also do not think she knows the phrase "thank you." The management is also slow: I had to ask five times to get my key and infrared access fob, and they failed to deposit my rent check for two and a half weeks. The building itself was once nice, but has become run down; it is long-overdue for renovations. You can tell the management has no interest in keeping the place up. That said, the rooms are spacious, though the water pressure is weak, the faucets leak, there is NO overhead lighting, and when we moved in the walls were damaged and scuffed and the carpet has 14 large stains on it. The best feature of this building are the doorman; after living in walkups for a long time, it's wonderful to have someone accept my packages. And the doormen themselves are very friendly and helpful. Overall, Webster House is adequate. If you can avoid dealing with management, it's a decent enough place to live. That said, I'd recommend going elsewhere; a bad landlord isn't worth the time, and the place is no steal. read more

I am moving out next month (moving out of state) but am sad to be leaving my apartment! I absolutely loved my stay here - honestly the BEST location in Lincoln Park. Close to the 151/156 and the 22/36 buses for going commuting downtown, a close walk to the beach, directly across the LP Zoo (around Zoo Lights it just seems magical!) and just a couple blocks north of the farmer's market in the summer! Sylvia (building manager) was fantastic - super helpful, flexible, and extremely responsive to my requests. Doormen are super friendly and great about reminding me that they have a package for me. Maintenance was great. I picked out the perfect Benjamin Moore color to paint my apartment and they had it done (with no charge) in three days - right before I moved in! As far as maintenance requests - I rarely had any but they would come and take a look within 24 hours so that made me happy. The building is charming - the lobby especially. Always got compliments when friends were visiting and I absolutely loved Christmas time as they put in a humongous Christmas tree where the fountain is and it smells the whole place up with Christmas-tree scent! Mmmmm! Again - absolutely loved my apt - I was super super lucky to score an "05" unit (they are cheaper than the other one bedrooms). These have a very large bedroom, a clothes AND and storage closet, nice size kitchen and living room. Bathroom is a bit on the smaller side, but hey, less for me to clean! Also - laundry rooms have TONS of washers and dryers. As long as you don't plan on doing laundry on Sunday evening (when everyone does it) you won't ever have to wait for an open washer/dryer! They are also card laundry - you load up your card so you never have to worry about having quarters on you. PARKING! I really lucked out here because when friends visited they rarely had trouble finding parking. One can park along side Francis Park on Webster for free on the weekends, and Stockton and Lincoln Park W are NOT permit parking so you can park there as well (my friends always seems to luck out there). Note, this is a section 8 building but I honestly would not have known except I did notice off the spot it is a super diverse building. That saying it's a mix of young professionals, families, and older adults. Without a doubt would recommend this building to anyone- especially if you are looking for a great one bedroom at a GREAT price! read more

Had a fantastic two years here. Would mimic what has been already been said about Building Management (Sylvia & Mike are both great and VERY helpful). Very convenient for getting to/from town using buses. They were flexible with my moves, both in and out, and were kind enough to paint my apartment for me and tend to any needs I had for 2 years. I'm not normally this effusive with praise but I literally can't think of one bad thing about living here other than one tenant who lived near/around me on the 13th floor that would call the front desk to complain about noise coming from my apartment every once in awhile. Nothing ever came of that, so, really, this building provided me a perfect living experience for the last two years. Move here, you'll love it. Beach/Park/Old Town/Lincoln Park proximity. My husband and I have lived in a one bedroom apartment in Webster House for the last two years, and we are so sad to be leaving (we need more space and will be renting a condo owned by my in-laws). This building never ceased to impress us with how well managed it was and how truly affordable the units are given the location and amenities of this building. The building manager, Sylvia, is just delightful. She is so responsive to e-mails and always pleasant. Maintenance is also very responsive and helpful. The best example of this is how they responded to our broken refrigerator, which we discovered after returning from a long trip. We lost everything in it and the freezer. Not only did Webster House maintenance have a new refrigerator in our apartment within hours, but they reimbursed us for all of the lost food/grocery items as a result of the broken appliance. I was truly blown away by this. I can honestly say that this place felt like home to us and we would not be leaving save for very unique circumstances. I would recommend this building to anyone who is looking for a well-managed, supremely located and affordable apartment building in Chicago. Thank you, Webster House! read more

My husband and I have been living at Webster House since last summer, and we've loved the building. No, it's not updated, but the rent reflects that. Our kitchen was probably re-done in the early 90's, but everything works properly and is very clean. Also, the building itself is beautiful - we feel fortunate to live in such a great location and in such a building. The management is a little bit aloof, but we've had none of the problems that another reviewer mentions. Our checks have always been deposited on time, and whenever we've had an issue with an appliance or anything (which has happened perhaps twice), everything was taken care of immediately. The doormen are great, and the maintenance staff really friendly and helpful as well. The apartment is large, and if you're on a high floor, facing the lake as we are, the view is unbeatable. That's actually one of the main reasons why we rented here in the first place. Also of note... the laundry room is NOT in the basement - a fact that I love! Overall, the building is a fantastic deal for the amount of money you're spending & its location. We looked at several other places before we decided on Webster House and feel we made the best decision. read more

Filthy, smelly carpeting in the lobby and hallways. Apartment windows haven't been cleaned since last fall. Elevators dirty, vandalized, and without up-to-date permits. read more

I recently moved out of Webster House (due to moving out of state) and absolutely loved my stay there. Contrary to what others have said here, I found the management helpful, flexible, and extremely responsive to my requests. I absolutely loved the doormen! They are always friendly, eager to answer questions or just remind you to take an umbrella. Maintenance was also great - on the rare occasions I had a maintenance request someone would be there within 24 hours, and under 2 minutes in an urgent situation. Overall the building is well kept, although it could use a bit of refurbishing I loved the charm of the hold hotel lobby. Before I moved in, the carpet was replaced and walls were repainted, which was a huge plus. Water pressure was great and there was plenty of lighting, I only needed a reading lamp. The kitchen was adequate for one, although counter space was limited and I'm not a fan of electric stoves. Dishwasher is another bonus. My unit was large for a studio in Lincoln Park, and rent was extremely reasonable. Neighbors were generally quiet and pleasant. If I move back to Chicago, Webster House will be at the top of my apartment search list. read more
