Con Am is the worst property management company ever! We have been emailing this property management since June about mold growing in our master bedroom and both bathrooms and have had no replies or remediations other than it being cleaned by the old maintenance staff on the window once in June. I called the properly manager 3 times since this Wednesday after we stopped paying rent this month and filed a notice with a lawyer on Monday and he initially said that they will talk to the risk department first on Wednesday and then that changed to Thursday with the updates from the vendors that came on Thursday. Multiple vendor came by to look where the mold is growing but didn't really test anything. They said they were going to use the moisture reading from 5 months ago when they replaced the master bathroom and other bathroom flooring as soon as we moved into the apartment that was warping and coming off from the existing moisture issue that no one informed us about when we moved in. When we did not hear back after the supposed Con Am management call, I called David again around then to get an update only to find out the risk department was not able to join on any of the calls and when asked for their contact, David the manager refused to give their contact details out to us to reach out and resolve any lease contract issues which is now null and void due to Con Am breaking the California habitability law. My attorney has requested Con Am's attorney's information at least twice, once on Wednesday and another on Thursday, but for some reason my attorney has not been given Con Am's attorney's information. We have been trying to resolve this mold issue for months, and even after we were served with a 3-day notice, Con Am has still not engaged with us or my attorney to resolve this issue or the 3-day notice. When on the call with David, he asked once if we were willing to move to another unit in the building when he mentioned all the possible work that is going to be done with the hvac leaks, walls, flooring and pest control/ termite treatments and I pointed out that they may need to do a lot of renovations in here to make this apartment habitable as I cannot live here during that time since Con Am has failed to resolve the mold issue, so I may be forced to move out due to how sick myself and my dogs feel while living here since we moved. I said we are willing to take a look but the way that this whole situation is being handled is really not making us trust that the other units may be any better than here. We have had to live here with mold and these issues which we made the management and leasing office aware of as soon as we saw them without any proper long term solution for these ongoing issues from basically the time we moved here. We are not paying rent to live here in this unit like this and they need to offer a long term solution of me moving out one way or another. My dogs have had multiple vet visits into thousands of dollars at this point just for horrible allergies which the vet just confirmed may be caused from mold. I'm having multiple doctors visits for confirmed mold symptoms myself. I am concerned for the health of my husband, dogs, and myself. Con Am's failure to address this issue is causing us financial hardship and health issues. Property manager David said that his management refuses to let him to give us the risk dept/ lawyers contact information so I did mention we're being forced to consider other means of legal action if we do not hear back on anything today. The 3 day notice to pay rent to David served for September rent is illegal and void at this point as the lease was violated by their management and the contract has become void due to management's lack of response to resolve the mold and water damage and rotting wood issue for months. read more

I lived here from 2006-2018 First things first, when looking at apartments it was advertised that there had been an ocean view.. the only ocean view here is on the 3rd floor if you squint really hard with 20/20 vision.. The apartments are spacious with an okay floor plan for the most part.. the 3 bedroom I lived in however, has an island in the kitchen which cuts into the living room space, making it an odd rectangular shape.. so it's difficult to really enjoy your space.. or furniture.. Cabinets are all partical board and the cabinets have flimsy plastic holding the shelves inside so they constantly break. (We ended up propping shelves up with stuff around the edges since the office wouldn't fix the problem). Toilets don't flush right, and you literally have to pour buckets if water in the washing machine because it doesn't fill enough to properly wash clothes. Dish washers always breaking and they refuse to put new appliances so they constantly try to fix what's broken, which is fine but it just breaks again. Work orders take 2+ weeks to be fixed and now they have substitute managers since there seems to be a problem with managers "committing fraud." (Their words) everyone in the office is extremely rude and now that u do work orders online, they won't help with problems. Also, they do not have security so my car (honda) had been stolen twice and broken into once. My apartment also broken into since I've lived here.. other neighbors had moved out prior to me for the same reason. There is a pool but it isn't heated, and no pool parties allowed. The park is really small and has a bbq pit that's never cleaned. The apartments are taken over by ants, I have sprayed around and in my house with no avail and I've taken it up with the office and they never helped. Overall the plus side to these apartments is the location, it's walking distance to some shopping centers, bus stops, community park, there is churches near by, and it's a quiet neighborhood. The rooms are a decent size and they do have washers and dryers although cheap quality, in the apartments. Parking is also open, which is nice for guests but if they are parked overnight they are towed.. read more

Update to previous reviews. Other then her door knob, nothing has been fixed. She can't use one of her bathroom sinks as it doesn't drain for over 6 months, can't use one of the toilets because it overflows for no reason. This is just some of the work done.. many of the units have been remodeled and my mom was told until people stop moving out, her maintenance requests will go unnoticed. I have been living here for the past 2 years now with roommates. There has been a lot of rotation with employees which is why I have waited to post a review. Since Kelsey and Karynna became the new front faces of the complex, it truly has been great living here. They are very accommodating, will understand your needs right away and do their best to clarify any concerns. They have made changes to the gym room and have seasonal parties for the children that live here. You can tell that they really care about the residents and up to date with improving the property. Peter who is the maintenance manager has been here since day 1 of me moving in and has always fulfilled every request in a timely matter. He is polite and super knowledgeable whenever there is an issue with the apartment. I for sure, enjoy living here!! I wish people would review apartment complexes more often. It's difficult to get a feel for the ups and downs of a place on a 10 minute walking tour. Come on people, help each other out. Write apartment reviews. The Tradition is a really nice place to live. It's not a fun place, a cool place, or a cheap place, but it's a nice place. Moving here from downtown Encinitas was tough. I miss the beach, the bars, and all the activity. La Costa rivals Irvine as California's most boring area to live. But if you're looking for a safe, clean, large apartment with amenities, The Tradition hits the spot. It's perfect for families. Or for boring single people. We liked it because we felt comfortable living with a baby there, which is more than I can say about my apartment in downtown Encinitas. The closest comp to The Tradition is probably Archstone. We toured both the Carlsbad and Encinitas Archstone apartments and liked the Tradition much better. The Tradition had much better layouts, much nicer appliances, and just appeared to be newer. Archstone had a nicer gym and pool, but we decided that the actual apartment was more important. Plus, the Tradition was like $300 a month cheaper. Highlights include a HUGE master bedroom, in-apartment laundry room, and bathtubs that are easily big enough for four people at once. We LOVE the cardio room at the Tradition. I've probably been there 30 times since we moved in July and I've only crossed paths with another resident once. It's like our own personal little gym. Unfortunately, they keep the thermostat locked at 72 degrees (which means at times, it gets up to 74 before the AC kicks in). I'm a firm believer that if you're working out and 72 feels comfortable, you aren't working hard enough. They need to either set the thermostat lower or take off the child lock and let us turn on the AC ourselves. It also bothers me that it's not open until 9am, which prevents working people from using it in the morning. The pool is constantly filled with kids, which I actually really like. It makes the complex feel more vibrant and active. There are a few hairballs here and there at the end of the day, but I feel like it's pretty darn clean considering how many kids are getting in and out of it throughout the day. Like the reviewer below mentioned, the in-apartment water takes an extraordinarily long time to heat up, which is a total waste. But parking is easy, the grounds are well maintained, and all the appliances are in good condition, which I feel make up for the water problem. The last unfortunate thing I'll mention really has more to do with the residents than the management. People are lazy mo-fos and they can't get their asses down the stairs to take out the trash. So they leave trash bags, pizza boxes, and milk containers right outside their door, where the rats and crows are just waiting to swoop in and grab a bite. It's disgusting. We've told the leasing office twice that we've spotted rats rummaging through our neighbors trash, but there's really not much they can do to make people less lazy and gross. It's been two months since we moved here and sometimes I want to kill myself from boredom. It's like living on the set of Pleasantville. But that's what we signed up for, and I think if you're a young family like us, you'll grow to like what the Tradition has to offer. read more

They are a horrible management company. We are a quiet family of four and had a bunch of irresponsible kids working at the La Costa Resort living across from us. They partied all night and were loud and disrespectful. At times we felt unsafe. We nicely told them to be quiet every night and they just kept partying. We called the management company several times, and they would either be delayed in their response or just plain old ignore us. This place overcharges and under-delivers. I had a camper with a Parking pass from management & it was towed ? Tow company stated it was abandoned ? Seriously new tires , plates and permission to have on property... I confronted the manager and said how can u be so cruel to call a tow truck after u gave me permission and a permit? 300$ later I will seek my money for this from corporate... be aware of parking after 10pm they hire security guards to tow your vehicle as a resident, visitors or family.... if no pass or permit .... now it's online to register all your vehicles & visitors as of 3/2019 b4 everyone was scrambling with there missing cars in the am ... so you pay over 2500$ for rent and forget to put a pass ....your screwed with a missing vehicle.... Btw word is the manager was " LET GO " after probably several things caught up but I paid a price ... Lost of other places like pacific view or seascape do not allow tow trucks at all on property, look for that ! Awesome Maintence always! I realize the leasing and sales staff are judged by Yelp reviews. I appreciate them and they do a terrific job here. With that, do not live here. I have been a resident for 6 years and am moving at my earliest opportunity. Of course, danger and violence doesn't discriminate by location. My last 3 interactions with people on this property was a kid tripping on drugs and a 911 call to protect 5 families involved. No comment by ConAm. Next was the police waving a machine gun past me while calming the fallout from a shooting. And today, there was a stabbing on Dec 5 in a unit here. I have 2 kids and they can't walk by themselves here anymore. The sales staff is exceptional and remarkable apologists for this horrible place. Respect them, but live in your car. The apartments are old and dark. Our kitchen countertops were thrashed along with the cabinets. Our stove/oven was original from 2005 and it was rusted; no cleaning could get it decent. All appliances were run down. The washer and dryer was tiny and old too. Mgmt. said as long as it works there's nothing they would do. According to our lease, Pit bulls are not allowed yet there were two immediate neighbors that owned pit bulls. One by the tot lot. After numerous complaints to Mgmt, they finally told me it was a service dog. Right. I sent a video of the other Pit mix barking and trying to attack us through the apartment window as we walked to our apt. The manager said there is nothing she can do without the dog actually attacking one of us first. I could go on and on.. I recommend renting a new Apartment since there are many new apartment communities in the area. Moved out of my apartment last month. Upon move it the place was very dirty and not fully cleaned. I understand these things happen and that is not why I am leaving this 1 start review. The reason for the one star is due to problems at move out. The the entirety of the lease we have kept the place immaculately clean. We deep cleaned everything including the carpets multiple times and scrubbed the bathrooms and kitchen after move in since we were not happy with their services to begin with. After move out we were notified that not only are we NOT getting our deposit back, but also OWE money. How is this possible you ask?? They are blaming us for things what were damaged before more in. Damage items that we asked to have fixed with in weeks of moving in! This includes both sets of blinds. We asked to have our blinds fixed upon move in because they were damaged and it looked like a dog or cat have chewed the bottoms. Not only did these never get fixed after asking multiple times, but they want to charge us for it! We didn't even have any animals! And I doubt my roommate was chewing on them. I strongly suggest looking elsewhere before signing a lease here. And if you do be sure to take as many pictures as possible of damaged things! read more

I recently moved into the Tradition and i must say that my experience has been excellent. First, I was in the UK while I was dealing with the application process. Belinda, the manager, did an excellent job off helping me to find the right unit and keeping me abreast of all potential openings. She went out of her way to be helpful and communicative during the process. Once I returned to the States, the move-in process was very easy. There were a few issues that I needed help with and the maintenance staff was fantastic. All requests were taken care of almost immediately. Everybody has been super friendly and they all go out of their way to be nice. The community itself is very nice. It's very quiet and very easy going. I was slightly uncertain when choosing the Tradition because of some of the reviews. But now that I have been there for a couple of months, I can tell you that it was a really good choice. Because of my job/education, I have lived in a lot of different places and the experience here has been excellent. I absolutely recommend. read more

I've been living here for a few months now. This place is dog friendly ($30 extra a month per pet) which is the main reason we looked into this place. The development looks nice since it's pretty new, much nicer than the apartment buildings across the street stuck in the 90's. Gym/Pool on site, maintenance staff has been friendly, and our requests have been taken care of in a timely manor. Sometimes security locks the gym earlier than they say it's supposed to be locked (10pm). The ellipticals are ok but I prefer the ones at Chuze Fitness (rear wheel). For TV/Cable you can get ATT instead of Time Warner. You can also get DirecTV but you must be facing South bound and the antenna has to be in your patio. No issues with parking for us but it may vary by complex. You need a pass to park in the complex or can get towed. The main office provides these and a guess pass as well. Covered parking is first come first serve. If you live on the first floor you will probably hear footsteps from the people above. I can also faintly hear their TV late at night but it doesn't cause us to lose any sleep. I can't comment on side apartment noise because the complex next to our bedroom is vacant. Outdoor noise is relatively quiet at night. Lots of shaded area and brush if you walk your dog around here. There is no grass area allowed for dogs, the apartment complex across the street has a small area for dogs. The Tradition does provide doggie pickup bags on the south-west end of their parking lot. There's a couple of dogs in the complex that start barking when we walk by them day or night if they hear us. We have not had any rodent problems so far. There's been one break-in here which happened to three cars, including mine, on the second day I moved in. I probably left my car unlocked so my fault on that. Our neighbor said that's only happened twice since he's been here for 6 or so years. The neighbors in the complex are generally quite friendly, but some of them leave their trash outside their door and don't pickup their dog's poop. There is a courtesy patrol you can call if needed but no full-time security. Inside area is pretty spacious, master bathroom is a nice size. One gripe is the hot water seems to take a while to get hot. Living in this area isn't cheap but it was a better deal than the other dog friendly apartment we looked at which was $200 more. The location is very good being right off El Camino Real and a few miles away from the 5 freeway. Being near the beach the weather is usually nice as well. read more

My roommates and I have lived here for a couple years now and love it, we're not too sure if we're going to resign because of the new parking policies they just put in. But besides that it's an amazing place to live and I would have to say the best part is how attentive the staff is and especially the maintenance crew. Peter is seriously the best, every time something is wrong, he's always right there to fix it. All the people in the front office have been rotated around so many times so they're always new but Peter has always been there for everyone's needs. We stayed at this apartment community as part of corporate housing. On the surface, the place looks very nice, well kept and with great ammenities. Beneath the surface are poorly maintained units with leaky plumbing, low quality particle board cabinetry and faulty door locks. Although the person in charge of emergency maintenance is very dilligent and kind, the fact that our kitchen flooded 3 times in less than two months indicates there are deeper problems with how preventive maintenance is conducted. On top of it all, their office hours are more of a guideline. Office closures during advertised working hours happen often. read more

I have lived here since September 2015 and I have nothing but great things to say about this place. Nicole, property manager, has been nothing short of fantastic. The maintenance staff is always courteous and respectful to include wearing booties when entering my apartment for routine inspections. I recently extended my lease simply because of the customer service. They upgraded their website last year to allow for online payment via credit card. This has been extremely helpful since I prefer to pay for everything that way and accrue the points. ***Please understand that you will incur a 2.2% standard fee that is paid for this service. It does not go to the apartment complex***. They recently renovated the clubhouse and although I have not used it, it looks really nice. I have a few suggestions that would really put them in a different league: -Install charging ports onsite for electric vehicles. My apartment was renovated prior to moving in, had a washer/dryer. Pet friendly, my dog has plenty of fresh grass and the neighborhood is perfect for long walks. Katarina y Celsea in the Office and Pete and Hugo in maintenance are super friendly and really care about their tenants. Any maintenance requests are handled quickly & thoroughly. I paid $2505/mo + ult. to live here in a bedroom. The ventliation in the laundry room was consistently breaking, the dishwasher constantly breaking, pool was never open here and the bath tub never held water. No one picks up their dogs droppings and there's no where to park after 9pm. Needless to say I left, my security deposit was $900 and even though I gave proper notice I was charge a $323.20 notice to vacate fee, cleaning fee and carpet cleaning fee. I will be taking the proper channels to get these bogus fees reversed! read more

The leasing agent didn't even have any of the previous damages documented and didn't even know the place was completely trashed. Upon moving out tradition tried charging us for all the damages from the previous tenants claiming nothing had been documented. Maintenance never even completed work orders we submitted the first day. Moved out the second the lease was up and would not recommend this place to anyone. The staff is subpar. read more

If I could give it 0 stars I would. Please do not waste your time in living here. My husband and I have been living here a year and all we have encountered is problems . 1. The staff that work here (in particular a male in the front office is on a power trip. He is sarcastic, rude, unprofessional and a total tool.) The other day I went in to complain about the cold pool for the past year as my daughter is 1 and we would like to take her swimming, he was on the phone with someone whose toilet was overflowing. He refused to send anyone to fix it as it was after hours. He kept saying as long as you can mop the water up, it's not considered an emergency. The person was on the phone very frustrated saying it was more than a little water. I'm sorry if someone tells you that the toilet is overflowing, I would hope that you get someone to that apartment ASAP. So to go on with my complaint about the pool. He said that it's because both heaters have broken and it would be a 9 grand fix. Corporate is refusing to fix it. Yet when you ask new tenants they are lured in with a promise of an 80 degree pool only to find out its ice cold. With rents being ridiculously high for what we are paying, the heater needs to be fixed. Next when we moved in, we were promised access to the gym, business center and amenities the leasing office had to provide including a large area for parties. Well a month after we moved in, it went under construction and they said it would take a month. 4 months later the remodel was done and we didn't get any rent off even though we had no access to a gym (we ended up getting a membership to 24) the business center is gone and you can't use the features unless the leasing office people are there. Next, most apartments have been sitting empty for months. This place has such a move out rate because people are done. It takes forever for them to come fix anything in your apartment and most of the stuff is done half heartedly. Finally, I get up for work at 4:30 am when it's pitch black outside. For about 1.5 months our building was the only one with no lights on. As a female, it was unsafe and I would wake my husband to walk me to the car. I honestly couldn't see my hand in front of me because the doors are facing each other and the hallways are narrow and don't let light in from the sides. I had to ask them 6 different times until they finally had it If you don't believe my review, ask any tenant around. We will happily guide you to renting elsewhere. Also, Conam responded to our review yet it's the same response to everyone of the individuals that have complained. I'm sorry but that is unacceptable. We are individual people who have been voicing our complaints for months and it took a yelp review to get basically an automated response. My 2900 dollar rent does not justify an automated response. It justifies a front office and a company who respond to the people in a considerate time frame. Also, Antonio the front office manager is the person who most people have a problem with. I have lived here at The Tradition for almost 6 years. I love it! The manager Nicole really cares about the tenants and it shows by her actions. She is a great manager. All of the girls that work in the office are professional and helpful. I can't put enough stars here for the maintenance team Jay and Jose! Every time I have needed a repair or light bulb they are on it right away. They do professional work and they know what they are doing. The apartments are spacious with a huge master bedroom. They have vaulted ceilings and crown molding that is beautiful. A police officer recommended The Tradition to my son and I because he said they rarely get calls here. Hey. Have you ever booked a hotel online that boasts beautiful pools and upgraded rooms, yet when you arrive you find that the pool will be closed the entire length of your stay and the only thing that's been upgraded is the front office? Well, that's a lot like the Tradition (jokingly called the Transition, because the staff and tenants leave every 10 months). The other reviewers are right. Ask around before you sign a lease. They'll tell you the unit you're looking at just became available when actually it's been vacant for 6 months. And when your lease is up, your rent goes up too. Usually $300 or more a month. Good luck finding parking, usually because there's a uhaul taking up 2 parking spots. The guy in the front office is arrogant and rude, completely impossible to deal with. So I called Conam (the property management company) who hasn't returned any of my 5 phone calls regarding the cold pool and broken mailboxes. We have dealt with going to the post office daily, not having a workout room or a warm pool and instead of being treated like valued tenants, we are ignored and treated unfairly. We have lived in a 3 bedroom apartment here for almost 2 years. All in all pretty good and as advertised. Maintenance is very good. They take that very seriously and work hard to keep the property in great shape. I wanted to post this review to acknowledge the head maintenance person Peter Acosta. He is excellent. Knows his stuff and works very hard. He makes a very strong effort to please and take care of every body. His assistant (don't remember his name) is the same way. I have lived here a year now, (3 bdrm unit) and it's time to update my review. Yelp is kind of a "complaining" platform, which is to say that the star rating is only based on those who decide to review, and most only review if there are issues, anger or disappointment. It's true that there is a turnover in staff - not a good sign, since it shows displeasure with the owner, from those who work here. No staff person is still here who was here when we signed the lease in 2017. It's also true that there is quite a bit of move-in move-out. This could also be due to the rent increases. There is no rent control laws in San Diego County, so owners can do what they please. In our case, the rent went up 20%. Unfortunately this is enough to create real issues for some in today's economics, and they must leave. So expect this - and it might be true all over Carlsbad, a very desirable area. With all that said, we are still very happy here. We had some small repair issues, and filed a request. The man came on time and repaired everything. Like the last one, he is excellent and friendly. We haven't had trouble with the front office, like many who have reported. The utilities are running about $150 a month from SDG&D+ another $40 or so from Traditions (trash and such). I simply report that for those who may ask that question. All in all, we signed up again for another 14 months. We waited for a garage and got it, too. Everyone is different in their perceptions and needs, but for us it continues to be a very nice place to live. Respectfully submitted. read more

I recently moved into this appartment complex and I was amazed at the excellent service I received from the employees! Nicole at the front desk was very friendly, professional and accomodating! She helped us to move in on a short notice, which was not convenient for her, but she did it with a smile. The faucet in the appartment was a bit drippy so Nicole sent Jay and Jose to install a new faucet promtly within an hour. Jay and Jose were also very friendly and professional. The appartment is now immpecable. It is beautiful, spacious and in a great location! The neighbors are friendly as well. We could not be more pleased with our moving choice! If you want a great appartment look no further! Go and see Nicole. Worst living experience EVER! Since I have already left I can feel comfortable writing this review. I hope this helps future renters. 1. The service is horrible. The front desk NEVER answers their phone and most time time aren't even in their office during working hours. At first I thought they might just be understaffed but it went on till the day I moved out. 2. You can hear everything! If you are looking for privacy look somewhere else. I could hear my neighbors conversations, toilets flushing, bathroom fans, washer and drier, not to mention the pipes in the walls (master bedroom). If you rent hear get the TOP FLOOR! 3. The appliances are cheap. During my stay I had the Air condition break, washer break, and the dishwasher. The carpet was also itchy. 4. I wonder about their plumbing systems as well since black mold keeps coming up when the sink hasn't been used. All in all good layout, nice location, not a horrible price for the unit size. Would be a great place if more work was put into it. read more

Hands-down the most poorly managed commercial property I have ever called home. The management never had an idea what was going on, played dumb when they made mistakes & didn't listen to or act on an complaints or concerns by residents. I lived above a resident that was affordable housing & because of their volatile behavior, had to call the police at least 20 times. They NEVER did anything about the disruptive neighbor & claimed they never had any complaints after they told the neighbor it was me who complained. After that, I feared for my safety & they could've cared less. I even documented it with video & pictures. They also raised my rent $350 at the end of my year lease & danced around that for 5 months before admitting they made a mistake. After refinishing my horribly stained tub a year after I moved in, they fined me $200 for a 1" "stain" in the tub on move out. I would think twice but called his dump your home. They are money hungry & dishonest. Peter is really nice & hard working. There's plenty of other places to live in Carlsbad where you'll e treated respectfully...not here. read more
