As I will be the first to comment, I wil try t be fair. As a soon to be previous tenant, I, for the last year have become unhappy with them. They have shown me their rudeness, lack of communication, attempts to evict me and just how lazy they really are. Take for instance my fridge, it's an essential apt item. Once it breaks you would think they would be in a rush to fix it, nope. Three weeks it took. It took a week to get them out from nj because that's who they subcontract to just inspect the fridge. A second week for me to find out that they did not have any idea as to what happened at the inspection. Not my job to report. And in this second week they sent the super who insulted me by lying in from of my face to the building that it was my fault, yes I know Spanish. And a third week to inconvenience me during thhe day just to install the fridge. And when I asked for some compensation, because obviously I lost all the food in the fridge and couldn't store anything for three weeks, I received nothing. Not even a response to my two letters. Just because I defrosted the mini fridge that needed defrosting. On to another subject, it's just obvious that you will have vermin, mice, rats in your apartment because there type of extermination, is to send someone out to put traps down.. Seriously, they could have paid me to do so. And then will they follow or make sure brokers follow the showing instructions so that you are not interrupted by some broker trying to show your apartment, nope. I have received over 10 calls a day for the past two weeks, each broker telling me or informing me that they have the keys and are basically outside my apartment. And then there is just thhe simple lack of communication from them on a whole. Yes they tried to evict me claiming I had not paid two months rent, when in fact one was paid and as I mentioned before, I was awaiting response as to my fridge dilemma. But as they claim this is how the paper work happens and that at some time I owed two months. Big deal, in three years when I have been so behind. Not like I was not going to pay them. In any case, we go through all the motions, I go to housing court to get my court date and give my response and at that time I was all caught up on rent. Following week, day of court, I get a call a few hours prior to the hearing, "oh we will not be going to court as you are caught up," and in the middle of this I have paid both months, put a stop payment on a check because it wasn't received and then come to find out when I give my next months rent, I get a call that supposedly the check was bounced when I asked the woman, for lack of a more accurate word, had no Idea and obviously didn't listen to her messages informing her not to cash that check, that the one I handed to her in person was to take it's place. I mean they are beyond backwards. And because the check bounced, they tried to charge me a late fee. Really, not my fault that your entire company is incompetent. No I do not recommend this company, their spaces, well that I do recommend. Is this a case of taking the good, with the really, horrific, obnoxious bad? I think so. I've been trying to get in touch with Violet or anyone else at Brusco for over a week now to get our broken dishwasher fixed and speak about our lease renewal, which we still haven't received paperwork for. As of this morning, the phone number I have for them just rang and rang, no answering machine, no directory, nothing. Not sure if anyone from Brusco actually checks this page, but just wanted to let you know I won't be paying my rent this month until I speak to someone about these matters. And...be prepared to have Brusco shut your heat off (completely!) to your entire building as soon as the first days of April arrive. Never mind that you will wake up many an April morning to temperatures ranging 37-47 degrees, as we did in April 2013 until just the last week of the month. read more

I'm a little surprised by the reviews about Brusco because I can't say that I have had this experience. I have lived in a building on 77th St. for almost 3 years and have worked with Celsa who works for Brusco and Santo the super for my apartment repairs. Celsa has been responsive and has gotten back to me on all of my requests. Santo is also very good about letting me know when he's going to be there and has fixed all of my requests within a week to ten days (none of them have been super urgent). I have had minimal pest issues in this apartment which I'm extremely pleased about. read more

Though the apartments itself was a great space inherently, this management company impossible to deal with and I am very relieved to not have to deal with them again. For starters, the apartment was extremely dirty and needed a LOT of repairs when we moved in. I thought, like any apartment, it would have all the dirty and broken details throughout fixed from the time I first saw the apartment to when we moved in. Instead, what I was told was that I had seen it and agreed to rent it, and "what I see is what I get." I should've taken that as a red flag and planned to move after the first year. Instead, I stayed, only to deal with a consistent lack of response from the management company. Every time there was an issue both my roommate and I had to call at least three times and even go in person to their offices to have anything heard. Worst of all, our refrigerator was broken more than once - meaning all of our food spoiled MORE THAN ONCE. Towards the end of our lease, it stopped working again.... despite our MANY phone calls, the refrigerator was broken for over THREE MONTHS, which not only meant we were forced to throw away all of our food, but also meant we couldn't keep food in our house! We continuously called, their answer was always that they would call us back with an update (they would not), were sending someone (who never came) and finally that they would replace it (they didn't until the very end of our lease). At this point, we'd already told them we were not renewing so COINCIDENTALLY the refrigerator was never fixed. They finally replaced it ON our move-out day. They'd promised to reimburse us monetarily for this extreme inconvenience that made our apartment honestly uninhabitable as we could not meet our very basic need for food - as one should expect by now, we never saw saw said reimbursement. To add insult to injury, they then CHARGED US $150 for cleaning - after we had paid professionals clean the apartment. Not only that, they also lacked transparency when it came to the rent we paid them. At one point, we received a letter saying I had a credit on my account - I never saw that credit. This management company is unprofessional, unresponsive, and honestly abusive in their practices. We will be reporting them to the City officials and filing an official complaint. read more

STAY AWAY!!!!! Like another person who wrote to complain, they illegally deducted from our security deposit upon move-out. They deducted for "cleaning," after we had personally scrubbed the apartment. Additionally, it is illegal to deduct from a security deposit for normal wear-and-tear. read more

The most horrible management company I have ever dealt with in my 8 years in the city. I called one weekend when I suspected their were mice in my apt and no one called me back. Why have an emergency line when no one is monitoring it? The super they have handling my building is rude and your lucky if he gets back to you. Whenever you have to deal with someone to fix an issue in your apartment they can't speak english so communicating is a nightmare! Don't rent from this company, they don't care and will charge you a ridiculous amount of rent for horrible service! read more

STAY AWAY!!! Worst buildings and maintenance ever. We paid $2800 for a single bedroom and the elevator was constantly broken. The carpet in the hallway was a disgusting mess (cleaning crew came once every 2 months), we even had dried dog poop in the hallway. The office staff is rude and very unhelpful. The building was like a student dorm, with people moving in and out constantly. Some tenants AIRBNB their apartments and at times was like a hotel, we had strangers from whichever corner of the world coming in and out of the building. The trash pilled up in front of the building from furniture to boxes, some tenants even left their trash in the hallways. Big mistake staying there. read more

I have lived in a Brusco building for the past six years and have always found my property manager, Orchid to be absolutely helpful and responsive to any and all requests. The only problem I ever had with heat in my building was TOO MUCH HEAT! Orchid sent a heating specialist over to our building and had it regulated back to a comfortable 72 degrees much to the delight of everyone in the building! read more

I haven't even moved in yet, and this has been the worst management company I've ever dealt with. They don't answer calls or return voicemails and when you get on the phone with the operator, you get sass and unhelpfulness. So scared for actual move in, if that ever gets coordinated. read more

Say what you want about NYC Landlords. Brusco (Westside Management) has been a great UWS landlord over the past year. We just renewed our lease for another year. Our building is well maintained. Hallways are clean and the trash is removed regularly from the front of the building. Our unit itself was renovated right before we moved in. We have only had a couple very minor maintenance requests, and Brusco was quick to respond and send someone over. You can easily call the office or stop in as their office is right on 74th. Messages left have always been returned. Mike and Joe have both been great to work with. No issues at all, would recommend one of their buildings. read more

I am in the process of renting an apartment from them. The office staff is the most rude illiterate trash I have ever dealt with my entire life. I second the previous review where dealing with Brusco is like dealing with a nasty landlord Joe Pesci from the movie. I have been happily living in a Westside Management Corp (Brusco Group, Inc.) brownstone apartment in the West 70's since 2009. My dealings with them have been very pleasant. The office staff has always been cordial and courteous. Generally speaking, the super and other people they employ to service the building do a great job. The hallways are cleaned regularly. Garbage and recycling containers in front of the building are kept as neatly organized as possible. Requests to the office for repairs are addressed promptly, and if a somewhat persistent problem arises, they've consistently and tirelessly done their best to fix it. During a recent gut renovation of the apartment above me by Brusco's contracting division, they were wonderfully cooperative and responsive in addressing my concerns, including re-doing the newly installed heating pipes in that apartment when I reported that they were making loud noises as they expanded against the joists below the floor. A couple of years ago, I approached the Bruscos for a donation to help pay for pruning and fertilizing the trees on our block. In a very short time, they responded with a series of generous contributions. Sometime thereafter, I asked, should the need arise again, if they'd be willing to make another such donation. Their representative responded by saying, "We're here for you." His answer embodies my impression of Westside Management Corp. and the Brusco Group, Inc. read more

I've read all the bad reviews and have to say that I have had NONE of the issues these people address. I lived in an older building on West 80th and other than the issues that ANY old building has (thin walls, clanging pipes), I had no trouble with Westside whatsoever. I called the office about minor things over the year I was there and I always received a swift response. Also, when I moved out I got ALL of my security back. My biggest issue was that my packages disappeared from the entrance. But I'm sure that happens in any building without a doorman. read more

When they bought my building about a dozen years ago, they tore out, beautiful, existing 1904 staircase of marble, mahogany and wrought iron, replaced it with something generic and sold the old one for 50 thou., we were told by their construction team. This same construction team accidently destroyed the existing intercom system; it was replaced. The Bruscos then went on to file for a capital improvement rent increase based on the new staircase, even though the old would have lasted another century -- and the new intercom, even though they were the ones responsible for destroying the old. Ask the landmarks commission about the Brusco's reputation for respecting the many building they own -- rumored to be in the hundreds. read more

Brusco is a horrible management company. They are nearly impossible to get ahold of. The office closes at 5:00, but multiple times I left work early to get to them by 4:30, but the person assigned to my building would already have left, so I was told no one could help me at that time. The super, Mario, is rude and clearly sexist - always spoke to me as if I was an idiot and everything that went wrong in the apartment was our own fault. He also never answers his phone. It takes him hours to respond to voicemails, even on his "emergency" line. He does not live near the buildings he manages, so it takes him a good hour to get there when he finally does respond. Some highlights: We had two leaks - substantial leaks in the same bedroom - that they did not repair for three weeks. My bedroom door locked inexplicably, and my dog was in the room. No one responded for hours, so I had to call a locksmith. Brusco refused to refund me. Our apartment door lock broke and none of our keys would work. We had to wait outside for three hours (luckily, my dog was outside with me this time and not left inside) until the super finally showed up. The heating pipes clang so loudly in one bedroom that my roommate had to sleep on the couch in the living room - we were told there was nothing that could be done about this. Hot water goes out at least once a month. Calling does not have any effect on how quickly this is fixed. Heat went out several times over the past two winters, for more than 24 hours at a time. Our refrigerator stopped working, and it took over a week to get a new one. DO NOT RENT FROM THEM! read more

After three years of poor property management in an apartment managed by Westside Management/Brusco Group, including a serious mouse problem, heating issues, broken exterior building locks, and a broken window mechanism that never got fixed, they illegally deducted from our security deposit upon move-out. They deducted for "cleaning," after we had personally scrubbed the apartment. Additionally, it is illegal to deduct from a security deposit for normal wear-and-tear. They also accused us of installing a tension wall to create a second bedroom (the apartment was constructed as a one-bedroom), when that is how we rented the apartment in the first place. It was rented to us as a two-bedroom with the fake wall; we wouldn't have rented it in the first place if it were only a one-bedroom! Throughout my time in a Westside/Brusco apartment, management reps were accusatory, non-responsive, and exceedingly difficult to work with. They are spread too thin - they own too many buildings, and therefore cannot take care of them sufficiently. The security deposit deduction was the straw that broke the camel's back - they took money from me illegally and should be avoided at all costs. A cautionary tale. AVOID AT ALL COSTS. I second those below who complained about heat and ventilation problems in buildings. In addition, five days after I moved in I got notice of "late payment of $300." I called and wrote regularly asking for an explanation of this charge. I never got a response but continued to get bills each month indicating that I owed not only this money but the increasing late payment fees associated. Of course, they could scam me comfortably in this way because they insisted on a two month security deposit, in addition to the first month's rent. It is also worth mentioning that I dealt with the real estate Joe Brusco, who swears he has nothing to do with the Brusco management company, and even hands out paperwork asserting that he is a "tenant's broker". He initially promised a low broker's fee but once I had agreed to take the apartment changed his mind about that. Obviously, none of this is legal but I assume that Brusco calculates that no one who can afford the rent has the time or energy to sue them read more
