TLDR: avoid this place at all costs. Longer versionbelow: I lived in this apartment for multiple years. In the beginning, I was very happy with management. However, since around 2023, living there has been hell on earth: 1) There has been an ongoing renovation with strong noise from drilling and jackhammers before 8am in the morning. The construction would magically stop every time there was a city inspection. I was deeply disappointed by the lack of transparency about the extent of renovation and its duration. 2) The manager, Steve, was unnecessarily dismissive. He had an altercation with the mailman, so the post-office stopped delivering mails to us for months and we needed to go to the post-office to pick our mails. Steve would also say "no" to every request a tenant may make and he would send text message with threats for fines if we "leave things in the common room" because my friends had forgotten an item outside. The only positive was that they gave me back most of the deposit when I moved out. Overall, I can confidently say that this was by far the worst experience from my 20 years of living in rented apartments in the States. read more

I've lived here for over 4 years. It's a great location! Management has great communication. (I HEART Eva, Demetrius and Jake!) I haven't met the new CM yet but great communication also. Just got a funny email on preparing for the holiday. They had to shut off the water to work on the pipes. This was not a surprise to anyone... except for the dummy who left his faucet in the on position. (Yes, I'm judging) It is an older building next to the 405 and the 10 in an urban environment. Freeways = pests. Talked to a friend who lives in Koreatown. Told me I needed 2 sets of those ultrasonic pest repellants. Worked like a charm! Urban environment = shenanigans. Looking for an okay location and average rent? Sure, move in. But if you're dreaming of lounging by the pool in those pretty pictures--forget it. The pool has been under "construction" for over a year. And by construction, I mean it's a glorified concrete hole. Occasionally, someone drains it, but that's about it. Every four months or so, we get a half-hearted email update: "Blah blah permits, blah blah before summer." Spoiler alert: summer's been here, and the pool's still a barren pit. If it rains this fall, maybe we can swim in the rainwater. Meanwhile, rent keeps going up...hmh... Steve, the building manager, is great, but he's got about as much control over the budget as I do over the weather. If you want your time thoroughly wasted, look no more ... Every unit listed for rent has clusters of photos that show numerous units that have nothing to do with the unit that is being advertised. Several different kitchens, several different bedrooms, several different bathrooms. After texting saying that I was interested in looking at a specific unit, I texted in reply to make an appointment. I didn't know that the entire time I was communicating with a bot. Found that out a lot later. The bot told me that no units would be available to move-in for another month, which was fine. But I still wanted to see the unit that I would be considering, so I made the appointment. Before I knew it was a bot, I thought it was a really stupid person, because the communication was inconsistent, incomplete, and random. But I've spoken to many stupid people in my life, so I suspected this was one such receptionist. When I finally made the appointment, I got an excessive number of appointment confirmations. When I went to see the unit, Steve, the manager with whom I met, informed me that they don't actually have any vacancies at this time. I clarified, asking does this mean there are no units available for me to tour? He said 'yes'. I asked him why an appointment was offered if there was nothing for me to see, and he said units will be available to move in in March. He proceeded to want to show me **photographs** of all of the units that would be available at that time. I asked him why I, or anyone, would waste time coming in just to look at photos when that could've been mentioned to me prior to wasting my time, when that could have been emailed to me instead. I asked him if he'd be showing me pictures of the ACTUAL unit I'd be seeing, and he looked confused. I pointed out that the photos I saw online were numerous and random, and did not appear to be of the specific unit I wanted to look at. At that point I left. As I'm leaving, I texted the bot saying that my number was to permanently be removed from the list of prospective tenants. Steve proceeded to text me simultaneously with links to the photographs I could've been sent in the first place without waiting time on the appointment. He could have been texting me the whole time, but instead of wasting his own time, he let the bot waste my time. He said that I was told in text that nothing would be available until March, although he acknowledged that I was speaking to a bot that is "usually good", but at this point completely failed to mention nothing was available to look at, while it also proceeded to want to schedule a "viewing" of nothing, apparently. I reiterated to Steven that I had I just told the bot to permanently remove my number from the list of prospective tenants. And then I come on yelp to leave this review and see that they have a pathetic 3 1/2 star rating with far too many 1-star ratings. Seriously not sure where all the good reviews are coming from. Been living here for around 8 months now. Smells like weed all the time with the new neighbors. Lots of dog owners who put their disgusting pet items in the public washers and dryers. Poorly built old apartment with overweight upstairs neighbors who love to stomp and jump around from 6am almost daily. Complained to management multiple times and nothing happened. They've been saying the new mail room should be completed soon since January this year. It's August and they've basically given up on providing any updates on it. Lots of homeless around the area, and cockroaches outside the apartment during the summer. Gosh I absolutely hate this place. Don't rent here unless you really don't have a choice and they offer you an amazing deal. read more

Got additional info for the office for the unit, was approved for the unit, then was told the unit was given to someone else due to a problem with their existing unit. Then offered a unit with power poles/transformers just outside the patio... oh and the 405! Most annoying was the sorry... not sorry attitude from the leasing agent. I refrain from writing reviews but I have to for westwood villa. This place had a lot to offer from an outside glance but it's the messiest complex I've ever lived in. If something worked here, I was pleasantly surprised. The pool has been under construction for almost a year. When I moved in I had a nice little patio but fences were torn apart for renewal shortly after I moved in and I still didn't have a patio when I left. No word on it either. We had two break ins and robberies in the package room and a few break ins at the garage. In my apartment, if I worked the oven, the stove and the heater at the same time, some lights and refrigerator power will shut down. Always. I just learned how to fix it and live with it. The closest elevator to me had been down for about a few months. The management always start working on things with no end in sight. I understand a lot goes into maintaining a complex but this place makes it hard to empathize with never ending projects. Putting up with all this and not complaining even once, I expected some rent reduction or at least rent stabilization after a year of living here. Instead they tried raising it by $200 as though my quality of living increased. After much back and forth, they raised it by $50. I had less amenities than when I first moved in but rent was higher. If I have to say one positive thing about this complex though, it's Steve. His compassion and empathy combined with his sense of humor kept me sane. Really enjoyed our 9-month lease here. The management of Eva & Jake from Vesa Commercial made the stay even better, as they always quickly replied. We stayed in a studio, which had blinds to separate the bedroom. The laminate flooring was durable, the water quickly got hot, and the shower head with a handheld option sprayed out water strongly. Whenever there was an issue, maintenance fixed it quickly. Private pool, BBQs, outdoor seating, vast indoor parking. This place is dog/cat friendly, and behind the apartment there is a gated alleyway made of cement and dirt/rocks where your dog can run freely, puppy poopy bags included. The apt is close to the 405 and 10 freeways, a big plus. Vons, CVS, Ross, and street tacos within walking distance. 3 minute drive to Mar Vista Park, a great place to meet other dogs. Sawtelle, Santa Monica, DTLA within close driving distance. read more

Since my last review, there have been multiple days every week where the hot water has been shut off and multiple days where all the water has been shut off. They charge a monthly fee for the water. Oh, and we just received notice that we can't park in the garage one day next week. Of course, they charge a monthly fee for the parking spaces too. Within my first month of moving in, I received a call from the building manager, Steve, telling me that there had been an accounting mistake and that my deposit money would actually be considered rent instead. Since we were dealing with a large sum of money, I asked if he could send an email describing the situation in order to maintain a record. He immediately got defensive and told me he "will not spend any time writing an email" and that he "should have never called." I was so worried after this phone call that I made a record of our conversation in my notes. 2. I emailed Steve pointing out a clerical error in a document he shared with me. He told me that it was an error on my part. I politely explained where his misunderstanding was coming from and he responded, "k." 3. I asked to borrow the garage remote to allow my movers to enter the building with their trollies. I was told I could use it, but that I would be charged $25. This felt fundamentally wrong to me so my movers and I resorted to using ladders instead. Steve is incredibly unprofessional and none of this is permissible behavior towards a tenant. We lived here for just about 1 year. Pros: + wonderful office staff! They always respond quickly to emails and calls, and are happy to help when you randomly pop into the office. They really bring a lot to the complex with their good attitudes and friendly personalities. + the pool...it is really a great outdoor space! The pool itself, the updated outdoor furniture, the grilling area...I truly love this space, and all the residents I've interacted with out here have been really friendly and considerate. + gated, secure parking! + the location. You are within EASY walking distance of 2 grocery stores, and a slightly longer walk from at least 2 more. The 405 and 10 are very easy to access. Cons: - the building is OLD and not in great condition. There have been numerous construction projects to address this, but the patchwork method is not gonna keep this place together. - many tenants smoke, and the smoke would seep into my unit from all sides. This was a huge reason for me to leave. - the after-hours help (for noise complaints, etc) was spotty. - the price is enormous for what you get. I found a bigger, sunnier apartment about 10 minutes away for cheaper. I couldn't justify paying that much for what I was getting. So overall, the staff and the pool are WONDERFUL! Love living at Westwood Villa. Have been here for a little over a year and am happy with my choices to move here. The location is very convenient @ 405 & 10. You just cannot beat the price and location. Very responsive in terms of the maintenance request, normally to resolve the next weekday. Eva has been the property manager since the new management took over last year. The first thing she did was to fix the old pipes and replace the wash and dryer. Although it introduced some inconvenience from time to time. But this is beneficial for the long term. Eva and her colleague Jake often stay late to reply emails regarding to maintenance or just any general concerns/questions. (I found out about this when picking up packages after their working hours) I mean I feel that some of the negative reviews here about the building is somewhat true. The building itself is old and there's no guest parking, but this is not a luxury unit by any mean, the new management team has been trying hard to make us a better living environment from day one. As a resident, I truly appreciate their efforts to constantly improving the living conditions. Overall, I give a 4.5 star, 5 stars to the location and management. 3 star to the apartment. read more

I lived for nine years at the Westwood Villa apartments; let me tell you first what I liked about this huge apartment complex and later some challenges. My favorite part was the pool and, in particular, the BBQ area, which was before COVID-19, a genuinely lovely place to hang out with friends having a good time. Maybe that part created my best memories living there as a tenant. At the crossroad of Sepulveda Blvd and National Blvd, you have access to the blue Santa Monica Bus line and the green line coming from Culver City, which carries you from the airport, to the beach, to Santa Monica College, and UCLA. It saves you a lot of money (parking, gas). Further, you have CVS, Vons, Ralphs, Trader Joe, Ross, Food Truck/Taco Stand, Korean BBQ, Starbucks, and many other restaurants within walking distance, which is very convenient. If you need to go to work or on a trip, the 405 freeway is close, maybe too close. Here is where the challenges start. It depends on in which apartment you are living. I lived in a studio facing north and a 1-bedroom facing south. You do not hear much about the freeway, however facing north, you do not get much dust from the freeway, which is in contrast when facing south. My 1-bedroom faced the parking lot, and I got a lot of dust from the freeway. During my time, the complex was managed first by Moss & Company and later by Vesa Commercials. I had a total of 8! Managers and 20 assistant managers and I learned that having a good manager is crucial and makes your life easier. From a good manager to I have no idea how this person got its job; I had it all. In the end, when Vesa commercials took over, I had the best of all of them by a mile, Eva. I wanted to leave the apartment complex multiple times because of the management, but on average, the manager stayed less than 1-year. Eva is around for two years and counting, and I must admit that I am quite spoilt now after having her as a manager. I can start praising Eva but learn for yourself and say hi to her when you check out the apartment complex. read more

Pros: - Location is great, you can walk to the stores and get some food/coffee easily. - The common area is really enjoyable. Nice pool (heated) and awesome BBQs. - Clean and spacious apartments in general. Also quiet; I never heard a noise from my neighbors. New appliances in the kitchen. - Nice garage. - New washers and dryers are coming. Cons: - The common area is cleaned pretty often but the floor became really dirty because they do not use the right gear. Please, buy a high pressure washer and not only you will be more efficient but you will also save water compare to the hose you currently use. Also it looks impossible now but it would be nice to have a restroom and a outdoor shower. - Price; true for most of the places in this part of LA though. I just moved here last month and couldn't be happier with the management company, the amenities and the neighborhood. The short version of this review is that I absolutely love it here. Details on why below: Staff: Eva, Linnea and Matthew are absolute gems and consistently go above the call of duty to take care of your needs, no matter how small or seemingly unimportant. They are responsive and accommodating. I've had to call for repairs a few times for minor things and the answer was swift and thorough (even leaving a note explaining things for me!). I can honestly say I've never experienced better service from a building management office. Location: Down the block from several stores (including a couple of home goods and clothing stores, a 24 hour pharmacy and a supermarket that closes at 1am), across the street from IHOP, around the corner from Baja Buds and Hamburger Habit, some spa-type place and a hair salon. Ten minute walk from the Expo line and 11 min walk from the post office. The street is a pretty busy but the building is well-insulated - haven't heard any traffic noise since arriving and we're right by the 405. Amenities: AC & heating units, ceiling fan, garbage disposal, dishwasher, microwave, terrace, access to a community pool and 3 BBQ grills in the common area, underground parking garage with two exits, 3 elevators, on-site maintenance & repair staff, security, multiple laundry rooms, and as a little bonus the management office (also on-site) receives packages and will text you when it arrives! Building: Is huge - it takes up the entire back of the block and is three floors - but is quiet. I rarely see other people or hear loud noise. The back of the building is walled off from the rest of the world (probably helps with the noise) and the halls are carpeted. Greenery all over the place. The premises themselves are well-maintained, kept clean and in good repair, vacuumed, watered, etc. Lastly, and not really a comment on the building itself, our neighbors are wonderful. Just yesterday I was struggling with a too-big box in the garage and someone came out of their car to help me! The people who get together at the pool, the ones you run into in the hallway...everyone is just so friendly and genuinely care about keeping the building great for all of us. I loved living here! Location is great, you have the 10 and the 405 right there. Pool, great common area and bbq and it's always clean and maintained. The area is good but there is a security guard on duty in the evening and overnight and I always see him walking around. I was in a studio apartment which by LA standards was a very large studio. It was basically a 1 bedroom without a wall separating the bedroom from the living room. The balconies are very spacious which I loved. Pretry quiet, I never had any noise issues with my neighbors. There is assigned parking in the garage which you pay for which I liked because when I didnt have a car I wasnt paying for a spot I wasnt using... when i got a car i just used street parking which I never had any major issues finding a spot unless it was really late. I never had an insect issue like some of the reviews say. The only time I got ants was when it was really hot and they came for my cats food but I put out some ant baits and didnt have issue after that... Staff was always really nice, Eva is the best! She's always so friendly and available. Overall, I loved my stay there and would have renewed my lease if I didnt relocate to a different city. read more

The staff do what they can but its a terrible apartment to begin with. I was moving in from out of state and could not see the apartment in person before moving here. Have lived here happily for three years and would recommend. Interesting that I see such mixed reviews. No apartment complex is perfect, but this property is not nearly as dismal as some reviews make it sound. I always found it to be a happy place that I enjoy coming home to. Just know what to expect. It's a large, densely populated complex built in the 1970s close to a freeway. Personally, I'm fine with that. Noise: Choose your unit location carefully. When I moved in, I knew better than to rent an apartment adjacent to the highway, the freeway, or the pool. You can't rent an apartment overlooking Sepulveda Blvd and then complain about street noise. Duh. I chose a unit in the building's center, and it's been fine; I get white noise and I call it the "405 River". Contrary to what people say, the walls are virtually soundproof. Staff: I have always found the staff responsive. I don't even recognize the way some people talk about them being rude and unprofessional. I appreciate having the office receive packages, because I'm rarely home. I just go in weekly and ask them to check for mine in the closet -- no big deal; I don't understand those complaints either. My maintenance requests are usually met promptly and effectively. There is a nightly security guard as well as a 24 hour security number, which has also always been responsive. Hygiene: I see cleaning staff in common areas all the time. They have even been quick to replace dying plants. I've never had problems with pests, except a few episodes with ants. Fumigation services are offered monthly. It's a large complex, with something like 200 units / 400 tenants. I wish we had social mixers, but management tells me that the owner is opposed to them. Size / rent: Standard for this market. Rent is high, but welcome to LA. I did a lot of shopping around and found Westwood Villa to be at fair market value. I refute those who complain that "for this rent, you could get a lot more." Really? Where, in Palmdale? As I said, no apartment complex is perfect. I should mention two imperfections for future tenants to be aware of: There is nearly constant building maintenance, which is both a pro and a con. In my three years here, the place has felt like a construction zone for at least two years. If it's not the balconies, it's the plumbing or the commons. I do appreciate that management maintains the facilities. But daytimes are often abuzz with hammers and saws. Sometimes it gets intrusive. Rather than waiting until each tenant moves out, they just go into all the units at once and tear out floors or walls when necessary. It would make more sense to me to renovate each unit as it is vacated. The lobby elevator has worked intermittently for years. Sometimes the doors open and close but the car doesn't budge. Very rarely, the doors don't open. I got stuck in it once for a few minutes, and I know of others who got stuck upwards of ten minutes. There are numerous complaints and numerous service calls, but it seems to baffle the technicians. It's been working for a month or two now, so let's keep our fingers crossed. We all know that Moss needs to just replace this car once and for all. Fortunately, there are two other elevators, so this is an inconvenience and not a hazard. Every apartment building calls itself "luxury". I've seen true luxury apartments nearby for up to $5,000. This is not one of those. Things are old. They are not only old, but they falling apart. Pipes leak, insects everywhere, security issue (found homeless on emergency stair landing as well as on the roof top) New management is rude which their mannerism is treating tenants as enemies, and they are not helpful. Laundry machine is uninstalled, but no new machine is provided for more than 2 months already. They charge expensive rent, but they do not provide the service they should nor the building is nice to live in. The good things are location and specious apartment. read more

PLUSES +its pretty quiet for all the people who live here (what, 300? 400?). +there is always someone in the front office. +nice refinishings like the faux granite counters and brushed metals. +close to freeways (i mean for getting on them not for the pollution/ shortened life span that i will get from living by it-- but surprisingly not too loud. i like to tell myself that noise is a distant waterfall). +huge closets +balcony +the landscaping out front is pretty :) MINUSES -its a bit pricey for a 1 bed/ 1 bath ($1500). -the parking garage is DISGUSTING. pipes leak all the time onto our cars, it smells like urine, it has PILES of dust and TRASH everywhere, the lighting is something out of a horror movie, there are gigantic spider webs everywhere-- especially in that creepy elevator waiting area. its just plan NOT SANITARY there. another thing-- you need a key to get OUT of the garage but not to get IN...? -the elevator isnt one of the slowest ive experienced but half the time the buttons are stuck frequently. so it will just constantly go back to "G". i also dont like the fact that the emergency button is not distinguishable, so if you want the top floor, you could easily press it. -maintenance takes a while and they just come into your apartment without notice. now, most places will tell you that you waive your right to be given notice because they come within 24 hours or something. but with this place, there is no set time so they can literally walk in whenever-- today, tomorrow, next week... there have been two particular maintenance request that i have put in and they literally never did anything about it. it makes me feel like they dont care (and im sure they dont). -people who smoke in the courtyard. its gross. the complex is kind of motel-style, so the apartments face each other and the pool and people love to smoke and everyones apartments smell like it. -the "fireplace" is an electric heater. -the paint job is gross and so shotty. there are literally pieces of hair embedded into our wall EVERYWHERE-- long ones, short ones, eyelash hairs. all black and all painted into the wall, like someone hated their job and wanted everyone to know. -the hallways. ugh. they are stuffy, mildewy smelling, dark and creepy. i hate coming home because i have to trudge through the disgusting parking garage, creepy elevator and dank hallways. plus residents leave their shopping carts everywhere. -the laundry cards do not always work and there is only one that you can use to charge money on your credit card. sometimes you get charged twice-- im now $3 short-changed. -the dryers dont always work. in fact im convinced that one blows only cold air. another maintenance request ignored. -packages come to the main office and you kind of just grab them. there doesnt seem to be a good system in place for them. they post a sign that says everyones apartment # and how many packages they have-- and im thinking, cant they email or call? so im not sure how soon you get notified. then you just kind of saunter in and grab a package. -they post notices on your door with your first and last name. it can be anything, but ive seen people with late rent notices. like "sally doe, apartment #1234, you last paid $125 last month and are $145 past due." it seems like that stuff should at least be in an envelope on the persons door and not for everyone to see. -the building has termites. they have burrowed holes in the ceilings and walls. -they started working on the pool on a saturday morning during the summer (and didnt notify residents). so we get woken up by jack hammering on concrete. why not during the weekdays when most people are at work? and why not in april? may? -they say they are "professionally managed" by moss and company but there is nothing professional about it. read more

There's lots of reasons this place sucks. The #1 reason, to me? You are 100% stuck with Time Warner for everything. This really, really blows. The front office is quite misleading with the "I think so"-s. So, that's either the single worst thing that can be said about a place--or no big deal if you're clueless on that stuff. Some other things... The front office is nice, but thoroughly lazy. As mentioned by the first reviewer, you get a ballpark for when things will be fixed. It's just weird. My fridge was broken after I moved in. I asked that they call me / my wife when they replace it, so we can move our food. We come home and bam, new fridge. I was kinda angry. Besides that, the new fridge is goddamn tiny. Pretty annoying. You just grab packages like it ain't no thing. Also annoying. The hallway with the garbage chute, on the third floor, smells so goddamn awful. The chute will stay open if you don't nudge it shut, and fuck the people who don't nudge it shut. Fuck them in their stupid ears. And the maintenance dudes for not fixing it, too. Walls are thin, but not the worst I've had it. Such is apartment life. read more

I have lived in this apartment building for many years. The current staff (Vesa Commercial) is the best that we have had here in my time living here. Eva and Jake are both very professional and helpful. They are easy to talk to and respond quickly to service requests. Also, a huge plus in the office is open at regular hours, 7 days a week. Our building handyman is extremely good at his job. He is very friendly and gets the job done quickly. As for the property, the owner has made many improvements in the building in both looks and functionality. The environment and living conditions are way better than when I first moved in. I also like how the building feels more modern. The building is in a great area and is has so many stores and shopping areas within walking distance and being located at the intersection of the 405 and 10 freeways is very convenient. I lived here for about 2 years because I was new to the west LA area. Although it was a couple years ago but from what I heard, the cons have never changed. Warning: Don't be trick by the look outside, and the model home they show you. This building is very very old, and the plumbing has never being replaced. Take home message: the management company (Moss & Co) is the least professional I've every met. Pros: 1. Very close to bus stop and grocery stores. 2. Manager on site 3. Offer short term lease (but very expensive) 4. Repair usually done fast (but not necessary repaired). 5. Can't think of any anymore Cons: 1. Although there is a manager on site, they don't do anything. Packages often get lost or stolen, and people in the office is rude. 2. The most disgusting thing is the plumbing. I had to have water running for 5 mins everyday because the water is yellow. The plumbing in this building is extremely old, and you will see yellow water stains on everything: sink, toilet, & bathtub. That's why they seal toilet seat when showing the room. 3. The rent raise 3% every year. 4. You have to pay water, trash and sewage. It's quite common for west LA apartment BUT, keep in mind your water bill is split based on "number of the rooms" instead of "number of the residence". So if some one-bedroom has 4 people living in, you are paying extra shares. 5. Noisy: You can hear people walk in the doorway, talk in the next room. The worst part, TV from across-the-balcony neighbors. Oh, did I mention freeway noise? They seems to upgrade some units with double-pane, but keep in mind freeway is right behind the complex. Also they constant have maintenance going in early morning on a weekend! 6. Dust and smoke: Same, what do you expect if you live next to the freeway? Also the distance between buildings is very close, so I my room often filled up with smoke when next door neighbors are smoking. 7. Depressing space: The orange-tone and low ceiling made me very depressed. 8. Elevators: Imaging sharing 3 elevators with 300 people? 9. Do not live here if you could afford such high rent. You can easily find some nicer place in Palms. [Update] The Moss & Co no longer manage this apartment complex, and it is now under a new management company. This is a pretty nice place to live (if you can afford it). I was in a studio on the edge of the building and loved the layout since it felt like it had a separate bedroom due to the blinds dividing the space. Very quiet. Management is very on top of it with checking in with residents (almost annoyingly so). I found management easy to reach and responsive. Literally the only reason I moved is the price, but I think it deserves 5 stars if you can comfortably afford it. read more

Okay guys. I'm in the process of moving into this building, and let me just set the record straight on a few of the comments I'm seeing on the other reviews here, because some of them are blatantly incorrect. 1) How utilities are billed: You get charged for water based on the number of people in the unit, NOT the number of rooms. This isn't unusual for apartment buildings, and it's preferable to a lot of the alternatives I've seen, such as one landlord who literally took the bill and divided it evenly among all the apartments. When you sign, they give you a worksheet that shows you exactly how to calculate how you'll be charged. 2) Time Warner is the only TV/Internet option: Nope. You can get Verizon if you hate TWC enough to want DSL, and you can also get Dish network. Either way, this is not unusual for this region of LA and not enough of a reason to give an entire building a single star rating. They can't control what other companies have regional monopolies. 3) The parking garage doors open from the outside, not from within the garage: This is due to a little something we like to refer to as fire code, and you will find this in any building with gated parking. Also, it's easy for someone to sneak in after a car. You really want them in a sealed-off parking garage instead of in the apartments proper. 4) The parking garage is dirty: Well, sure. It's open-air, and if it were being regularly cleaned, you'd be paying for it in your rent. Is that really an amenity you want, in the larger scale of things? Also, comfy cozy parking garages are magnets for people who want to duck in and sleep overnight. If a few cobwebs are going to keep it so people just use it to get to their cars, I'll take it. 5) Posted notices are left on the door without envelopes, so you can read what they say: Again, you'll find this anywhere. Every landlord or property management company I've ever lived in has done this. And honestly, if it's not on your door, it's not your business, so maybe you shouldn't stand there and read what drama they have going with the manager's office. 6) The fireplace is a heater, not a real fireplace: Can you imagine how the building would smell with three hundred functional fireplaces, especially to those who can't tolerate smokers on their decks? I think the heater is lovely, and it adds some charm to the room. Plus, we can put our TV over ours and not worry about accidentally melting everything! Now, onto some of the cons others mentioned that I agree with! 1) I have noticed some hairs in the paint like another reviewer mentioned. it looks like they used a dusty roller in the bathroom when they redid our apartment. All the other rooms look fantastic, though. 2) The elevators are definitely slow, but there are a ton of stairwells that are open and tidy and easy to get around by. The only time we use the elevator is when we're moving heavy things, anyway. 3) I think the noise level really depends on where you are in the complex. We have a corner unit away from Sepulveda and the freeway, and it's completely quiet and calm. Can't hear anything outside but birds and the faintest whoosh of cars which I have to focus to notice, but definitely DO ask to see the unit you're renting if you're worried. As for what I like about the apartments? 1) Super close to good food and shops. 2) Guaranteed, secured parking. 3) Responsive, friendly office staff. They have a massive building to run, so I'm not surprised that things aren't same-day fixes if they're not emergencies. I'm moving away from a landlord who took four months to fix a hole in my floor, so I'm not looking for miracles, here. 4) The layout of our single bedroom is amazing. I adore split bathrooms-- you get so much more out of one-bathroom apartments when the primping area is separated from the bathing area! I'll update this if my experience changes after move-in, but considering where it is and the size of the building, as well as the cost of other apartments in the area, this is not a bad place to live. read more

I've lived here almost 1 year with satisfaction. Basically, sq.ft of a studio is much bigger than other properties. You never find a bigger studio at this price in West L.A. area since most studios in this area are too small. Also, this property is very closed to the highway 10 and 405, it is very convenient if you need to go to school and work. It is also closed to Vons, CVS and etc. Although the building is a little old, the manager tries to improve the building. They installed a new window to reduce noise and replaced the floor of the hallway, so the overall environment of the building is much better than before. And the managers are very kind, thye tries to help me when I have a question. I am so happy to live here. read more

Let me break it down for you. Pros are you have a great property manager who recently took over named David. We have lived here for quite some time and have gone thru many managers. Hopefully David stays because we LOVE him! The location is a perfect central location to the city and right off the 405 & the 10. The complex is huge for those of you that want lots of neighbors to meet. You can walk to every store you need pharmacy, multiple grocery stores, shipping stores, clothing etc... The walls do a pretty good job blocking out the sound. Gated entry with nightly security. Underground parking garage which is very secure. Cons are its a huge complex units off Sepulveda can be very noisy due to traffic. Elevators get pretty dirty on the weekends but the cleaning crew does start cleaning and mopping in the morning so if you sleep in you might not even notice lol. They also Do Not allow dogs which is why we moved out. It was that time for the puppy. Just a tip if your budget allows get a unit outside of the hallways and you will get an amazing wind draft thru your unit if you leave the doors open. read more

I lived there for a little less than a year then I relocated for work. The staff gets the 5 stars. Violet, Lisa, and Alyssa are great to work with. They care about the tenants like family. Always going out of the their way to help. The location is great but I wasn't too happy with the building. The owners haven't kept it up, there are no security cameras anywhere, and facilities, appliances and fixtures are very old. Some upgrades are underway but they waited so long to upgrade the building. Tenants are great, friendly, family oriented people. Staff is awesome. read more

Lived in this place for long enough to say that one of the best apartment complex in Palms, Culver City, and Westwood. The poolside Barbecue is one of the most relaxing things after a long day or on weekends. Personalized communication with management makes it easier to solve any issues related to housing. The apartments are very spacious and excellent wooden flooring just adds to the ambiance of your furnished house. Everything is notified to the residents via emails and the management is very approachable. Also to add to that the leasing office sorts your packages and sends you a text message for the package notification. All in all a very beautiful, relaxing and well organized place to live. I recently moved into a 1BR in Westwood Villa and could not be happier with my apartment. I appreciated how smooth and uncomplicated the move-in process was, and owe thanks to the management for helping to make it so easy. Since my first time visiting the property, the management has been incredibly attentive, helpful, and communicative. I love the size of the apartment, new floors, private patio, and the pool is an added bonus. Central location to both highways has been great. All in all, very happy! read more

Please, Do not blame the management on site, blame the residents who smoke pot all over the building, the residents who leave cigarette butts on the corridors, the residents who speedy up their vehicles in the garage and the few residents who leave their apartment door open showing the hoarding way they live. Parents who take their babies wearing regular loaded dippers into the pool.... Just nasty. Also I don't know how Moss Co avoid the heath department intervention and still able to operate.... One good think about the Villas apart. the elevators is always out of order, you must take the stairs....a good daily exercise. I've lived here for three years - I have little ones and to have covered parking and not need to take stairs to get to parking or laundry so can roll the stroller has been heaven. And pool is nice and safely surrounded by a fence so there is a safe courtyard for the boys to come out and blow bubbles. The onsite management staff - Lilliana and everyone are always so kind to me and the boys - always ready with a huge smile! And the on site repair staff are great and kind as well when they come to replace lightbulbs when needed. The location is great! Walking distance to my bank and CVS 24 hour pharmacy and a great Vons and many other things - very helpful when kids sick and I needed to walk to pharmacy for meds- not wanting a child who could throw up in the car with no one next to him. As a single mom I feel very safe here. They even have a laundry card machine in the office that gives more than $2 extra if you feed it a $20 for laundry card And the office accepts delivery of packages! Wonderful!!! read more

So I've been here a few months now and I'd have to say my experience has been good. Management has been great and are pretty helpful. Cleaning crew keeps the place pretty clean. I had some minor things in the apartment that I wanted them to take care of and they did it promptly. I come home late on the weekends sometimes and I run into security making his rounds. As for the apartments, the location is great. Everything you need is around you, grocery store, banks, restaurants, gym, Best Buy, etc. You can't get closer to the freeway without using the 405 as your street address. Freeway noise is a non issue. It'd be cool if they had a jacuzzi and sauna (hint), but I guess you can't win them all. read more
