We have lived in this community for 6+ years and had high hopes for the development. While our neighbors are awesome, the over-reaching HOA has increased our dues every single year without following through on any of the amenities that were promised when we purchased our home. We were sold on the miles of trails and 500+ acre park but neither of those have happened and there has been zero progress. The HOA has gone through several changes in management and they are more concerned with fining homeowners for small infractions and making homeowners buy new paint for their fences (they decided to change the color from what the builder did initially after 6 years) than actually fixing the few amenities that we do have in the community and keeping shared spaces clean and functional for the residents. Karen USA lives in Phase 1 and Phase 3 about things that do not concern them. The owners in phase 1 and phase 3, have placed puppet strings on the association, which is bs! The homeowners association doesn't know left from right, discriminates when you call them out on the wrongs, discriminates against LBGTQ+, wants to tell people what to do with there home, lots of controlling puppets that do not work for the owners but, rules and laws do not apply to the owners. You will get numerous frivolous notices, owners have resorted to getting lawyers, which clouds closings in the community, plus failing ac and heating problems, electric problems in phase 1, high water prices. I wish I knew all the failures of this place, I would have NEVER purchased here! I recently closed on a house in this community. The community itself is great, but the home buying process with Terrata Homes (one of the builders in the Whisper Valley Community) was one of the worst experiences I have ever been through. Terrata Homes is owned by the publicly traded company LGI Homes. I've worked with other big developers before like Toll Brothers and Lennar, which all had very professional staff with great experience. I was expecting the same level of professionalism with LGI, but sad to say the sales team they hire to represent their brand was the worst, most unprofessional and dishonest sales team I have ever worked with. Torrey Reynolds and David Kurz are the two nitwit sales agents that will lie and misrepresent contractual agreements to try and force you to close on a house. 24 hours before my closing, both these sales agents told me they walked through the house and that it is in perfect condition. As you can see from the pictures I uploaded, the house was far from done both 24 hours and 1 hour before the closing deadline. When I tried to push the closing date back due to the fact that the house was not completed yet, they both said they would cancel the agreement and keep my $5,000 deposit and sell the house to someone else. I told them the contract states that they cannot do that as they must fix everything inside the house before we close. They said it's not the case and continued to threaten me about taking my security deposit if I didn't sign the contract. Then as we passed the deadline since the house was not finished, I got a call from Torrey Reynolds, who is supposed to be some senior management representative. He said in a very aggressive tone that I must sign the paperwork right now. I told him I had other meetings I had to attend to but that I would return later in the day to sign if all the things in the house were fixed. He then replied "the house is done I walked through it earlier. I DON'T CARE what you have to do, you have to come sign right now. You shouldn't be making any other appointments today so get your ass to the signing." I was so shocked that someone representing such a large firm would speak to me in this manner, especially considering he was a higher level sales manager. This community would have gotten at least a 4 star rating from me if it weren't for these two guys who seem to be holding the company down. read more

I would not recommend this community to my worst enemy. We bought a home here 5 years ago and it was a nightmare from day one. All of the appliances that came with the home broke beyond repair within a matter of months, the geothermal unit, the oven, the microwave, and the solar converter unit! We had to buy new appliances, but thankfully they replaced the geothermal and solar. The sink faucet broke overnight because of the clay soil and we woke up to a flooded kitchen. The sidewalks cracked twice and needed to be replaced. The builder did send people out to tunnel under the house and remove tons of soil because it was pushing up the pipes from under the house. Our toilets were lifting off the floor. This happened to every single house on my street. Pacesetter was actually very responsive to our repairs, I'll give them that. They did uphold their warranty. When buying a new house, you don't expect to have years of constant repairs that give you anxiety 24 hours a day. After the first 3 years, things did calm down and the house was livable again. I still do not recommend purchasing a brand new home. If you must live here, I suggest getting one that has been lived in and repaired so you don't have to go through that. read more

I cannot recommend this community after living here for 5 years, The foundations crack and tear the plumbing up, the coils on the geothermal heat pumps are constantly failing (a very expensive repair, even under warranty), there is no actual HOA ((just a board run by the developers) and Taurus (developer) and Goodwin (community manager) just ignore messages, requests, and concerns of homeowners. I purchased a Pacesetter home in Whisper Valley, a public-private venture between the developer (Taurus) and the City of Austin. It has turned out to be one of my largest regrets due to the poor construction quality. Pacesetter lied to get through closing and is not fixing problems it should fix. Examples: 1) Concrete issues, including the walkway from the carport to the back door, the back porch, the driveway, and the foundation on the back part of the house. The ground is sinking in around my house. The concrete is already crumbling, and getting worse. 2) Badly damaged carport. It was leaning towards the adjacent carport. Now it is in direct contact and getting worse. The ground around the carport is sinking in. The water is not draining and some type of algae is growing. 3) Water is collecting in the horizontal sliding window. The contractor claims this is normal and refuses to fix it. This is not normal. 4) Doors had knots and rough patches, and were warped and/or poorly painted. There were missing door stops and catches, and rusted hardware. Some of the door frames were so damaged that they tried to hide it with putty. 5) Pacesetter didn't properly install and protect the Google Fiber conduit. It was not considered a priority so I had no TV or Internet. I was finally able to get it expedited but it shouldn't have been a problem in the first place. 6) I have been overrun by insects and pests. Spiders crawl all over my car. The exterior doors are not properly sealed so lots of bugs get into my home. One of my neighbors even found a rodent in her toilet. 7) Toilet paper holders fall off the cabinets and we have been hit in the head by falling shower rods. The exterior vents are constantly clanging. I was told by ProHome to buy and install new vents because what Pacesetter installs is cheap. 8) There are no lights on the back of my house. The ground is uneven and Pacesetter just threw sod on top of it and called it finish grade. This is a safety hazard for walking and encourages crime. Pacesetter and ProHome said I have to pay an electrician to provide wiring on a BRAND NEW home for an HOA-approved exterior light so I can see to safely get from my parked car into my house. REALLY? 9) There is no gate from the front yard to the back. Service people have to either trudge through my house or drive around the block. 10) I have to either buy HOA-approved trash cubbies and somehow get them to my house or put the trash/recycling cans in my back yard where they kill the grass, block the sprinklers, take up valuable real estate, and invite pests to my property. Plus I have to step in mud to fill and move the cans. Why couldn't they build bins into the exterior side of the fence? 11) The sprinkler system is not properly calibrated and they haven't shown me how it works or labelled the zones. One of the heads is buried under sod. No one can find it. 12) The trash/recycling service (Republic) overcharged every home owner and provides lousy services. 13) The alley is improperly graded and standing water breeds mosquitoes and other things, including algae. 14) The builder never called in the final inspection for my photovoltaic panels. I asked for a specific day and time for the inspection. I was told someone would get in touch with me but to date no one has. 15) The HOA is completely run by the developer with token resident input. 16) Pacesetter construction workers sometimes blare loud music, and do construction before 7:00 a.m. and continue after 7:00 p.m. I even saw them working on roof framing in the dark, using cell phone lights. It's no wonder the construction quality is so shoddy. 17) My back gate does not properly function, and the gate of the house next to me is broken and bangs day and night. My neighbors and I are constantly finding new problems that are being ignored or minimized by Taurus, Pacesetter, and ProHome. The homes in this community by Pacesetter do not reflect the expected quality for the money being asked for them. read more

This place is one of the worst "green washers" in history. They have completely ignored conservation of a vital resource, water. Every single home has extensive, water thirsty turf grass installed instead of xeriscaping using native adapted plants. The landscaping company they hire does not actually know how to take care of plants as they spend who knows how much every year replacing the plants that have died. The trees at the back of Phase 1 by the pond were completely neglected and have plastic imbedded in their trunks because they were staked for so long. There has been an irrigation leak at the corner of Moonlit and Whisper Willow for YEARS. The developer won't claim responsibility. Neighbors have put warning cones around that area of the sidewalk because it's constantly slippery from the years of mold growth. People have actually fallen and gotten hurt. The pool is small and extremely overcrowded. This will be the only pool to be used by the entire development. Teen boys break into the pool constantly and destroy the furniture which we have to then pay to replace every year. They leave trash everywhere and have even threatened residents with weapons. The HOA is absolutely useless. They spend all their money on paying people to drive around and send fines for a few weeds in yards while ignoring any actual issues that affects the quality and safety of this neighborhood. If you are getting wooed by the "eco community" aspect, ask questions. Ask about water use. Ask about the building materials they are using to throw up these poor quality homes as fast as possible. If it weren't for my amazing neighbors, I would have been out of here in a second. read more

So far so good. We like this cute Pacesetter house. Our few issues were addressed and fixed in a timely manner. One small AC issue and one small door issue. Both taken care of. Extended warranties for foundation which is nice. Looking forward to the new parks and the new builders putting up their houses. read more
