As a first-time home buyer, I had not anticipated how tight the deadlines are in the process. I told Allen my 'inspection objection' deadline and he immediately was able to tell if he was available to meet that deadline or not. I did not have to wait for a call-back like the first two inspectors I interviewed. Time is of the essence when buying a house! (..and yes, I interviewed several inspectors on the phone! This is a BIG deal - don't scrimp) He inspected the home we made an offer on and was very professional, thorough, and informative. We ended up with a laundry list of items of concern, and when we asked his advice told us how he would prioritize to the seller. He wrote up and printed a hard copy of his report on the day of the inspection and loaded up his photos to my jump drive so I didn't have to wait. Therefore I was able to send our objections to the seller far in advance of the deadline. Aside from the whole house inspection, we also requested radon testing. Allen uses a method the EPA uses instead of a grab sample or canister method. Not only did Allen do the final walk-through with us, he also spent time answering our questions without acting in a rush and going into further detail when he noticed we didn't quite understand. His inspection report claimed the boiler and heating system on the property was in good shape when in fact it was covered in corrosion and not up to code. Within two months of purchasing the property that was inspected by him I was hit with an unexpected $10,000 bill to replace the boiler and bring the heating system up to code. I would NOT recommend this Allen Robie with Inspection ,Consultants, Inc.

He doesn't check in and he implements the whole project without telling you what's going on or how it looks and then when you're not happy with the outcome he still expects you to pay the full bill. On a recent project he overcharged me for materials I didn't use and refuses to reimburse me. In fact when I asked he called me "crazy" and told me to "lose his number". He absolutely does not know what he's doing with masonry though he sells himself as being knowledgeable. And on other projects, he often has to redo simple tasks several times to get it right. So while his rate is low, you pay threefold in the amount of time it takes him to execute. He is incredibly unprofessional on top of not executing well on projects, calling you names and accusing you of getting in the way of him doing his work. Lots of excuses. It's possible that he's good with home inspection but just doesn't know how to actually do the hands-on work. To be clear I didn't hire him for inspections, I hired him for projects such as tuckpointing and other repairs around the house and the outcomes were always subpar. And then he was defensive and aggressive at different times toward me. Find yourself a real professional contractor who won't call you insulting names after messing up your home projects. I've shared a copy of the shockingly rude text message he sent me and I simply asked him about the cost of some materials he'd charged me for that I didn't use. And I've attached pictures of the mismatched grey mortar he slathered onto my beautiful vintage brick home. Masonry experts now have to drill it all out because it's not only the wrong color, it's the wrong type which will damage structurally because it will settle differently than the original mortar. Conly could and should have matched the mortar color AND type but did not. These are things an expert mason knows and Conly didn't though he claimed he's an expert with tuck pointing. I now have to pay three times as much for someone to come fix Conly's bad work on my house even though I also already paid Conly...

Less than a month into owning the house our sewer backed up and we discovered there was a significant crack in our sewer line, and that given its size and location had to have been there for years. We reviewed the sewer scope video Mike gave us and the crack is visible to a trained eye - we didn't know what we were looking at at the time unfortunately. The photos with this post are from the subsequent scope we had done from when we had the sewer backup. We reached out to Mike and he refused to speak with us or our real estate agent, only forwarding our emails to his lawyer. He was disappointingly unprofessional in his manner, making no attempt to own up to his mistake or admit any error in his work. We're now out thousands to have to replace our line. It's disappointing that he would not own up to his error, only to hide behind his waiver denying any responsibility. Go with someone else for your home inspection, it'll save you money and the headache of trying to deal with him.

Steer clear Horrible service the guy took 45 minutes to do a home inspection on a three level house never went into the attic found over 13 pieces of blocking missing beams disconnected poor Work that was never reported. The guy rushed through the job. Did not check all of the outlets and promised to go on the roof and did not do it. Absolutely horrible service it was like a 5 year old came out to do this job, and probably would've done better. These pictures were taken by a new inspector who flat out said no one had stepped foot in the attic .. he could tell by the blown insulation. When this guy Dave left my house, he showed me all of the things he came up with..this was not included at all. He showed me the report and it had about four things on it cosmetic and the heater leaking. This company does not have a Google review for a reason. His excuse of the airport has nothing to do with him climbing in the attic and actually doing what it is they said they were going to do. I hired Alpine to perform an inspection on my condo in Denver prior to purchasing. The inspection…read moreseemingly went well, but I was informed that there was no way to judge the age of the HVAC unit because the sticker that normally has that information was painted over. When I went to change the filter (I had a HVAC professional replace the filter shortly after buying the condo), I noticed that the sticker with the serial number and model number was in fact not painted over, but instead was right next to the filter. Recently, the unit has been acting up and I have been told it needs to be replaced because of its age. I do not expect Alpine to be experts in HVAC. I do however expect any general inspection to take a reasonable effort to find all the information possible about the various parts and pieces that were inspected. They failed to do this with the most expensive part of the condo. After going online and decoding the serial number and model number that they missed, I found that the unit is nearly 25 years old and is beyond the end of life. The purpose of inspection is to identify things like this so that I can ask for concessions at closing. Without that sticker, I had no way to do that. Now, less than a year after being here I am having to replace this special HVAC unit that will end up costing me over 20k. Final cost is yet to be determined. Alpine failed in their most basic of tasks.

He knows the severity of the issues he finds, and puts them in perspective for the clients - that is, when he finds a big issue, he lets us know its a big issue, but when it's a small one, or deferred maintenance, he is able to put it in perspective for the client. The inspection report he provides is an informational piece as well as a report, helping the homeowner find water and gas shutoffs, electrical disconnects, sewer cleanouts, etc, so it has value after the findings are used for a real estate transaction. Jim has a reputation in the industry, also, as competent and thorough. i'm in the industry. When I buy my next house, I'm using Jim.

The fee for the inspection was understood from the onset and the only thing that changed was adding an asbestos test at our request during inspection. Jim was not only on time but early the morning of inspection. He wore a mask during the entire inspection as well as booties to keep the floors as clean as possible.
