Two years later, multiple roofing inspectors are now saying I need a complete reroof due to the shingles being at end of life. Im shocked as the inspection InspectPro did merely 2 years ago should have caught this and I could have negotiated it with the seller at the time (the whole point of doing a property inspection to begin with). I spoke to Rob, the inspector, and he said the company does not comment on the condition of the roof. Thats why they recommend folks get a 5 year certification from a roofing company. Ridiculous as an inspection conveys the condition of the house. Bottom line: I think he dropped the ball on the roof. Im reluctant to give bad reviews to small buinsesses but I wanted to share my experience and hope someone else will not experience this. Suffice it to say, I will not being using them again.

We actually called out of desperation, late Saturday evening, 6/20/2026. Our 2 year old indoor cat got outside, and the last sighting during the ensuing chase, was from one of our neighbors who saw her run into a storm drain. It was determined the drain was the length of a football field and ended at a manhole covered location that emptied out into a ditch at the edge of Marston reservoir. Kudos to Denver Water who dispatched staff at night to open and check the manhole and look for pawprints in the ditch, twice! Our cat, Smudge, was not there - so we new she had to be somewhere in the middle of the drain pipe. Next came Denver Fire Department #30, who did not have to spend time helping anyone find their lost cat, but nevertheless did come and try to help because they had the time. They brought super strong flashlights and looked for her glowing eyes, and also met Denver Water down at the manhole at the other end. They called several resources on our behalf up to and including animal control centers or anyone that might be able to lend us a cage to set up and trap her in should she come out later at night when things had quieted down. Not wanting to take up too much time and to make sure resources are available for serious emergencies, they did everything they could for us, finally leaving us with some best practice advice for catching her which we were fully prepare to do - (stay out all night at the entrance and wait for her to hopefully come out). We placed some of her dirty litter at the entrance, as well as tuna, and her favorite, shrimp! As a last resort, we our neighbor googled for a sewer line inspection service that used cameras to scope lines for various reasons. We were hoping one would come and help us by sending a camera into the drain so we could make sure she was still in there. The first place that came up was Down Low Services. Ian and his wife are some of the most empathetic and compassionate people we have ever met! Not only did they answer the phone late on a Saturday night, they are animal lovers who have and appreciate cats as well. When they heard our story, they offered to come out without question or delay and quickly found us at the storm drain entrance. They were so kind, patient and helpful. Their camera located Smudge at the 200' mark. While Ian operated the camera scope, his wife Brandy ran back to me and gave me updates. She told us Smudge ran even further away when she encounter the camera line, and ran all the way to the 300' mark! (This is what caused Denver Water's second visit). Down Low offered to open the manhole cover because he carried that piece of equipment on his work truck, but we did call Denver Water first who did send someone out again to open it for us - poor Smudge was not there but we new she didn't leave because it was full of about 7" of water and they could not see pawprints. Ian suggested reversing his line back out to see if he could locate her by going in reverse and he did! Smudge, afraid of the camera line, ran just ahead of the camera line all the way to the entrance where we were so relieved to see her, and when she got close enough I was able to grab her bedraggled, filthy kitty body and put her in her carrier. We love her so much and were so thrilled with Ian & Brandy's clever work with their camera scope, and their willingness to help strangers find their cat, at Down Low's expense. They were there until 11 p.m. at night just determined as ever to help rescue her, and they did! I cannot say enough good things about Ian, Brandy, and their business, Down Low Services. They did not even ask for payment but of course, we wouldn't have it and insisted on giving them some cash for not only answering the phone that late, but mostly for actually caring enough to help two strangers and their cat. We also want to thank Denver Water at Marston Lake Reservoir and Denver Fire Station #30 - also a testament to the power of community and teamwork in action, each employee of each entity, demonstrating what selfless individuals and people of character we have that work for our local government alongside local business owners, Brandy & Ian with Down Low Services. Each interaction left all the community helpers abover, wanting to know the end of the story and what became of Smudge. We are happy to report that although she was shaking, terrified and filthy dirty, she was not injured. After a good bath and lots of love that evening, she slept most of Sunday and is back to precocious and playful self. She also shows absolutely no interest in bolting out the front door anymore! True Vision home inspections did an amazing job on my buyer's home inspection of a 42-year-old…read moretownhouse. Their inspector Jerry went above and beyond with the inspection, answering a ton of questions and not being bothered at all when I asked to accompany him. As this was my first time doing a home inspection, I ended up contracting with two different companies in order to have a comparison and more confidence that they found the big/important issues. While the other company did a good job with their inspection, it was both shorter and less detailed than what Jerry performed. True Vision's inspection found important issues that the other company missed. For instance, while both companies made notes that the electrical panel was outdated and needed to be replaced, True Vision and Jerry opened the faceplate of the panel and found that the breakers were mismatched and that one of the wires showed signs of charring. This information was valuable when it came to the inspection objections I sent to the sellers. There were three or four other examples of Jerry inspecting things in more detail and finding issues that the other company did not or was not allowed to check. Scheduling the inspection with True Vision was simple, and they were able to get someone out with just a two-day notice (tight contract deadlines). The report was provided the following morning and contained a ton of detail. Hundreds of photos of not just the issues that were found, but all of the things that were working correctly as well. There was also a lot of descriptive information in the report and I could tell that many of the items were typed up and added directly by Jerry, as opposed to more general, boilerplate descriptions. The report also had a nice and completely free feature that allowed you to go through each item and mark it as acceptable, repair, replace, and add any custom notes. At the end you could generate a request list that was easy to print and reference when submitting any objections. I would 100% recommend True Vision and Jerry to anyone wanting a home inspection done.

They advised seeking legal action against the inspection company for fraudulent statements when I showed what the report said. Cost me $28,000 to replace them.
