We have had a couple minor issues that required maintenance and those were able to be resolved fairly quickly. Rent increases are about once yearly but in my opinion are fair and not a significant increase at a time. No complaints on our end.

We rented for little over a year from them, and they were a HUGE upgrade from our previous rental's management team, which was corporate and condescending and minimal-effort. Everything with Chehalem was local, personable, and straightforward from beginning to end, and we had zero issues with the rental itself, which came with very reasonable rules and maintenance expectations. Their rental contract is comprehensive and safe, their communication is stellar, and their attitude is always amenable. They gave us an actually nice goodie bag upon signing our lease, and we got a little Christmas gift, too. This kind of attention to detail carried across their work and made all the difference in our experience. Since they do speedy property maintenance check-ins on a bi-annual basis, I imagine it's also a dream to have them as a property manager from the rental owner side of things, too. Renting is never glamorous, but it CAN be effortless, and the local Chehalem team makes it so. We were lucky to have Chehalem Property as our management team at our last rental before purchasing our first home.

Bobbi helped us define our requirements and really helped us crystalize what we were looking for - asking questions we didn't think we needed to know the answers to - but ended up being highly valuable and helped us narrow down our search criteria. Now, that meant we were looking for a goldilocks house that was just right for us. But we were in a position to bide our time and learn what areas and layouts we liked and didn't like. Bobbi helped us through all of it and was thorough, professional, and thoughtful. We truly believe having Bobbi and Alicia as our buyers agent gave us an advantage in the market. Bobbi negotiated excellent concessions and helped us have confidence we weren't buying a lemon. It was surreal when we finally got our keys, and we couldn't be happier with our new home. Thank you Bobbi and Alicia!

The rules are HOA but nobody's paying HOA fees or voting on shit. they send letters to you in the mail when their is an office on site with a manager that doesn't d anything for the community except monitor everything they don't like and mails letters out. waste of money since we have to pay for all repairs and maintenance but can't do anything without approval. my wife lives in her own home here and has been threatened by management if she doesn't get things in order the way ma sees fit they will expire her contract and make her leave the park . when there are other places that have been occupied longer and in worse shape, but management targets new owners and they don't care about anything else but themselves. The lot fees are astronomical in price and we are paying more than the red of the community because we are new tenants but nobody else had to start paying more until march. I wish I would have bought somewhere else knowing that management was like this . A bunch of better than cowards who hide behind letters in the mail and lawyers phone numbers. Don't buy here until there's a management change and lot fees are less expensive. This isn't California and we are buying the homes but they dictate what you can do to the outside of your home. Then they should pay a Quarter of my mortgage payment since they have this kind of control over home ownership, because they own the lot it sits on. They don't need management on site who just sits inside and does nothing because they don't need to be here. They don't even have the right records for fixing your home, like paint codes to match. Or your hose being outside hanging nicely, is not acceptable . This company should be banned for what they get away with and their lack of integrity and ethics.

I was planning a bday getaway for my wife's 40th birthday with her close friends from over 20years flying in to celebrate and started my house search early, in October, because of her December birthday. Lifestyle offered me a tour of two properties because they were sure they had what I needed. The owner Meghan, took me on the tour and really sold their newest property, Dundee landing. It had several unique features such as a pizza oven, it came with robes for every person, it had eco logs on site for use, tons of space, it was perfect. Then begin the barrage of problems, all of which were poor management of Lifestyle properties. I broke my payment into two parts. I was told on the phone and on the invoice the second payment would happen on the 15th. On the 9th, I get an email saying they are charging my card tomorrow ( 5 days early!) okay I wasn't planning for that but I can make it work. So I transfer money yada yada and then no charge on my card. A week later, on the 17th, I email asking if there's a problem, NO RESPONSE. Then I wait a few more days and call, the owner, Meghan is super busy but wants to speak with me. I'm about to call again when she finally calls me to tell me the house isn't available due to a permit issue. An issue I directly asked about prior to booking that she assured me wouldn't be a problem. Now it's a problem and it's the week of Thanksgiving and I have to pick a new house and replan an entire party that I already had booked vendors, etc for. Super frustrating because now I'm deep in it with a work project and really don't have the time to do this again. Also alarm bells are going off because I had just confirmed that two differently abled people who had service animals for medical conditions would be joining us. There's no way to be sure but I do know, the permit didn't come through for the house after we shared the accommodations needed for the differently able individuals. She offered me a few homes to choose from none of which are an exact fit. And several things that were included such as the robes and the eco logs are now up charges at all these other properties. I needed an early check in for which they charge a half day rate. I had booked it with the first house and they said the charge didn't post, (which there isn't a line item on the invoice but when I tried to book it online that was the correct total with paying for early check in) . if I wanted it for the new house I would have to pay it despite the fact on the phone, Meghan had told me the new house would be $700 cheaper. She said there's good news and bad news alluding to the fact that I would be saving money to have the exact same reservation but then she wanted to charge me more money. I had booked someone to make pizzas in the fancy pizza oven. None of the other homes had this feature and my deposit was non refundable. I shared this with Megan and she said she would see what she could do to try to get me some money back. I asked her to waive the early check in fee for the huge inconvenience she's caused me by over promising and under delivering. She assured me that she would work on this and get back to me after my stay but that she needed to charge me for early checkin to be able to pay the host and make sure the home was ready. Now after i emailed and called to find out what was going on I get an email saying there were two chairs damaged (none that we used were broken plus they charge an upfront damage fee so why this would even be a factor is beyond me) and that we didn't use the correct incense and they needed extra cleaning, which was shocking because we followed every request that they had, used a non oil incense and left the house immaculate. I've tried to call Megan twice with no response. The team while very friendly is running a shady operation where you speak with one person, they tell you one answer, then the next day someone else tells you something completely different, with different pricing or different availability. Having read other reviews of these kinds of baits and switches, I see this is a long-standing business practice. I also questioned if sure if they were treating us differently because we had differently abled people who had service animals for medical conditions, if it was because I am a woman of color, and or they had a problem with us being a queer couple. There's no way to be sure but I do know, the permit didn't come through for the house and all sorts of miscommunication started after we shared the accommodations needed for the differently able individuals.
