Great place to call home the new management is wonderful, the facilities are clean, it's quiet and everyone is friendly.

we moved into the mobile home park in the last few months. we are very happy. th park is clean and quiet and when we had questions we talked to manager Felicia and she has always been extremely helpful and always had the answers and never rushed away. when we had questions about maintenance or up keep Roger the maintenance guy is always super helpful and when we've seen him he is always busy doing something. I am highly impressed with our new manager Felicia and new maintenance man Roger. I have lived here for 3+ years and have seen an upgrade to the management and maintenance to this park. I have lived here for a year, and I think the youngness and inexperience of the last manager led to a lot of the problems we had in the past. The new manager Shannon who just came on about a month ago is absolutely amazing! She was out here on day one making connections and getting things done, we started receiving notifications of what was going on when in the past we never received any kind of information. I'm really looking forward to all of the positive changes she is making around here. It may have its ups and downs, but you can't beat the price of rent or the picturesque views and great location for traveling. The pros definitely outweigh the cons in my opinion. read more

I have resided at Willows Mobile home and RV park for 17 months of hell! Started with them embezzling money for space that I was not ready for. They charged me for deposit, and 2 weeks of rent when I didn't move in yet. They used threats of moving my trailer if I didn't pay up! I was in desperate situation and they said they would help. Instead, they didn't even clean area when I moved in. There was potatoes, and garbage on ground. Also 3 big tote bins full of dog and cat feces. When I asked for clean-up, they said not their responsibility, and no maintenance person to do it. But they demanded deposit. The water has made both me and my pets sick. We have to boil it everyday. The showers are constantly being locked with usually no explanation. The management has changed hands but same family members. I asked for number for owner, and they wouldn't give to me. They use tactics that are threatening and causes undo hardship. They sometimes acknowledge their shortcomings, but will make more excuses to why they won't fix anything right. There is so very much more I could say, but now have had to seek legal help because of their crooked and deceitfully practices. Be aware of this place, please, for your own sake! Also, one mailbox for all RV residents, and one small dumpster for RV residents that is constantly overflowing. This would be decent place if not for dishonest practices and statements. They try to intimidate you into paying more than required. They are very greedy and will try anything they can to get your money. As far as utilities, they are out of control!!! They tell you they know it is wrong, but can't correct them. This month my utility bill was 1/4 of what has been charged to me for several past months. They have written statements that this latest bill was true and correct. But they have no intentions to pay back any discrepancies. These people who "run" this place need some training or fired! As far as remodeling shower, they fixed one of two showers that has been unusable for over year. Bathrooms are constantly closed or water shut off. No notice before hand. People go to showers pass by me, and they don't know showers or laundry room are closed. We have not received notices, no matter what lies they tell. The new manager is family member of last manager and always seems to have to call Justice, before making decisions. The pge is way out of hand and they have acknowledged it but won't do anything to reemburse people. They make lots of excuses. And the deposit and first months rent was demanded in last two weeks of January. I already discussed I was to move on 3rd of February. I was desperate to find place, and they used that to force me to pay ahead. Told me had to move my trailer!! Only causes me problems. And why deposit if they don't clean area to move?? This place has dog park alright! It is an open field with no fencing or boundaries. Don't let my dog without keeping on leash. The bathroom and shower room is filthy and now caulking all over floor and dirty. They have wood and one ruber like mat to stand on to take showers. Had to beg them to turn hot water up. They made excuses for it and barley warm. Over 4 months, we had to take barley warm showers. Maybe the regional manager should come check things out before singing praises that are false! Maybe talk directly with some of RV tenants to get the truth. Because the truth about this place is very distorted! Water has been shut off several times, and have received "boil water notices on several occasions. Have had to purchase water several times. Or boiling! Just saying water is tested every week doesn't say it's drinkable. read more

Water in the park can not be used for drinking, even made the dogs sick No showers. No operational laundry room. Their ads give a false picture of the place. The RV section has one community mail box, really! Individuals do not see their own PG&E bill. Guess you need to trust the office manager. read more

I had personal experience with this trailer park and their associate trailer park Maxwell California, Whatever you do do not give these people any of your money.. they will keep your deposit rip you off and then tell you that their managers did it on their own and they had nothing to do with it, and they can't help you. They are scam artists ripping people off. They prey on victims of the fires, and the elderly. read more

DO NOT RESERVE HERE!!! This people are rip-offs!!! Made reservations in Dec 2018, got here in May and they said they never made reservations, don't have room for me and sorry they can't help me. I am NOT lying, they don't cut the grass and it is a seedy mobile home / "rv" park that is not worth even trying to stay at. Go 17 miles further north on the I-5 and stay where I am at, which is the Parkway RV Park! Nice place and they told me that it is typical of Willows RV Park to pull this crap on roaming RV'ers. You want trailer trash RV parks, then go to Willows Park. So disgusted, never again. read more

This was absolutely filthy!!! We reserved a pull through for 3 nights. The manager gave us a space where the sewer was overflowing and there was feces floating in the standing water. She gave us 2 more options with overflowing sewers and said that she could only get us 2 nights in the "newer" section. When we tried to drive down the very narrow aisle, our trailer was damaged from tree limbs. I had to pry branches away from our rig. We said we would not stay in such an unsanitary place and asked for a refund. She said she had to ask her boss. They never credited us, but kept the whole 3 days rent. I can't believe that long termers actually live in such a place. read more

Honestly, I thought this place was great. On our way up to Oregon and thought we should find a nice rest stop near the I-5 as it was getting dark and we had the 5th wheel I googled this spot and called ahead to see if they had any open lots. Contacted and spoke with Peggy and she was very very friendly and informative. Cost was about $36 for the night including full hook ups. No problems occurred. Wal mart is also down the street so that was nice incase we needed something. Overall, very happy camper! read more
