I suspected the market price was not the list price and the agent couldn't answer basic questions like room size. There was no acknowledgement that the home didn't have a garage, functional kitchen, or updated bathrooms, and an already established easement you had to deal with. I suspected I should move on but offered on the home and got an appraisal that was accurate. $679000 list price and a $610000 appraisal. Not the bargain they want you to think it is. Don't waste your time getting a ton of negative equity.
