RENTERS BEWARE! Total bait and switch, do not fall for it. The entire complex is unsecured and unsafe. There are a multitude of extra charges on top of rent. Crime-ridden and full of trespassers and management does not address the issues. The entrances and parking garages are often "broken" for extensive periods of time with no repair timeline, leaving the building openly accessible to non-residents. This pains me because I love the apartment layout and location, but we've had 2 months of annoyance trying to get a small issue fixed. Our front door was warped so that gaps existed around 3 sides and needs a good seal before winter arrives. They've been out 3 or 4 times since August (it is now end of October) but it is still not fixed. There's always something else they need or have to come back for, and we don't see anyone again for weeks. The property management staff, though they do listen, appear powerless to affect this long, horrendous process. I've resorted to reaching out to the city for tenant help. I cannot recommend living here...we'll see how the rest of the lease goes. read more

Bait and switch, moving goalposts, and some really suspicious requests from them led us to find another spot with much more accommodating and warm staff. Manhattan Windsor is in a great location with friendly, responsive, industry-recognized staff. Walkability is absolutely terrific for all ages - tree lined parks along the River, restaurants of all kinds, watch party options, pubs and breweries, and rail transportation. Very pet friendly with a huge dog park and responsible pet parents help to keep the buildings clean. We love our inside spaces, too, with high ceilings, stainless appliances, large rooms, pool tables, newly refinished pool, yoga room, and more! Cons- The three separate freight train lines that are connected to the apartment building seriously degrade the quality-of-life at The Manhattan by Windsor and my Fiancé and I will hopefully be moving as soon as possible and before our lease is up due to our quality-of-life degrading significantly by living at The Manhattan by Windsor compared to every other apartment/home we have ever lived. The train noise is three things: 1) "train screech" it is essentially nails on a chalk board multiplied by a hundred; 2) the noise is also the train engine itself because for whatever reason multiple trains sit idle in front of the apartment building from 20 minutes to multiple hours at all times of day (especially between midnight and 5 am); and 3) the train noise is literally all of those freight containers essentially bashing together when the trains hit their breaks which I guarantee will be the loudest sound you have ever heard that was not a genuine explosion or a severe car crash. I have purchased three separate noise machines to try and drown out the trains to no avail. Even with the windows closed I will wake up due to the sound or shaking/vibration of the trains (remember these trains are hauling literal plains, coal, and other freight that are the lengths of a mile or more so it takes a huge engine to haul it all), sometimes the trains will blow their horns as well which always makes for a lovely serenade. Additionally, when we moved in there were over 30 dead moths left in the bedroom window between the window and window screen as well as another 10-15 left in between the sliding glass door and the door screen. Now that summer is coming around, we are getting at least five 1-2-inch sized moths flying around our apartment daily. The last con is that the elevators are constantly disgusting due to residents either letting their dog's pee/poop in the elevator and doing nothing to clean it up, or a drunk resident comes back and pukes on the floor and leaves it till the morning cleaning crew. Pros- The pros do not outweigh the cons and I do not recommend to anybody that they move into the Manhattan by Windsor. However, the location itself is fantastic for restaurants, bars, concerts, parks, and has extremely close grocery stores. The apartment itself is relatively nice, however there are many cracks in the ceiling, and we have observed countless water damage in the hallway on the 12th floor which was simply just painted over (which we could tell because after getting painted over the walls bubbled up again only to get repainted a few months later). Conclusion: I think anybody that is considering moving into The Manhattan by Windsor would be full of extreme regret if they decided to live at the Manhattan by Windsor. There is the ability to break the lease and pay something like a $1,000 or $1,500 fee if you move into another Windsor building, however if you don't like one of their eight or so communities around metro Denver you will have to either tough out your lease or pay a larger sum of money that probably won't be worth it financially. Should management reply, I don't need or want an apology, nor do I think the train noise is within your control, so the only thing I would appreciate is a mutual agreement to terminate the lease early without incurring a fee penalty, however, I do realize there is no incentive on managements part to do so. read more

The ac is constantly broken with no "anticipated date" of it being fixed. To pay $2.5k to live in an 80 degree apartment is insane. They will provide a portable AC unit which barely cools and also prevents you from being able to access the balcony. read more

Guys. The A/C is broken and has been since we moved in last May. Unacceptable is a word. They're attempting to fix it now, months later, and calling it "exciting improvements to our community". Heating and A/C are the bare minimum. I suppose this company has low standards. The apartments are nice and in a good location, but it is too hot in the summer for no air conditioning. -- Great location, horrible management -- (1) LACK OF OWNERSHIP. The transfer of the security system was poorly mismanaged where there was no announcement of the system transferring over, my credentials not transferred over to the new system, and their refusal to provide a temporary FOB given the removal, where the leasing office told me I had to pay for the FOB to solve the issue they created. (2) MARKETING. Once a resident, I noticed that they spent more of their funds on marketing than actually fixing things. It took months to fix the A/C in the hallways, elevators are constantly broken, when I left the building, the door for the trash room was still broken. However, they were perfectly fine with spending money on the ugliest wall mural where prospects would see during their tour AND choking us with this BILT rewards system on the website and signs everywhere. At this point, I no longer lived in a home but a place for advertising abuse. (3) ABUSE OF POWER PT 1. They made a policy change to charge residents if packages were not picked up within a amount of time AND then shortened the times you were able to pick up the package. I went to the package area many times within the time frame to see either the room was locked prematurely OR the console to open the room was shut off-- still didn't matter that these happened as they would still charge you. (4) ABUSE OF POWER PT 2. During move out, I was charged for not cleaning sinks and toilet and when requested for evidence, I received the blurriest photo that showed no signs of additional cleaning required. They still refused to make the change because they can charge you anyway. All of these can be easily resolved if they discussed with this person to person but every person I did talk to enjoyed not taking ownership and passing the buck to someone else. There was a lot of "I'll look into this" without any follow up and more just to appease the conflict in the moment instead of actually fixing/improving anything. read more

This is a nice place to live, but the value and experience is being degraded by lack of security, thoughless pet owners, and disrespectful residents. 1. The back door in the garage was somehow left open at 6:30 in the morning. Huge security issue. 2. I found a homeless man stripping in the hallway on my floor just the other day. Huge security issue. 3. Found homeless person sleeping in area where call box is located. 4. Keep finding dog piss in the elevator where the pet owner just left it. 5. Found vomit in the elevator the other morning. WTH? 6. People consistently prop the door open when moving and leave it unattended. (Probably how the homeless guy got upstairs. You all need to provide a way for people to move in through garage and add a proper freight elevator. 7. People walk outside and allow their dogs to piss and poop on sidewalk when the dog park is right across the street. (Sidewalks are becoming a bio hazard for my shoes). 8. I saw a new resident empty her pockets of lint in trash right in the elevator and didn't bother picking it up. 8. Elevators keep getting stuck. read more

I recently moved out of The Manhattan last month, but I am going to miss this place so incredibly much! This was by far one of my favorite places I have lived. For starters, the neighborhood is awesome! We have two large dogs and being able to use the Railyard dog park is a LIFESAVER for living in the city. We would go up to 3x a day, and its a great spot in the urban jungle. We also loved having commons park in our backyard, and the walk-ability to our gym and the grocery store. Its a wonderful spot that was quiet in the evenings, but we were always able to go enjoy a night on the town. We lived in the Tower, and while I know a lot of people mentioned the elevators, we still never waited too long for one to come to our floor. Plus taking the stairs wasn't a bad way to get our steps in. The tower is great though since it is essentially sound proof! We hardly heard our neighbors and could only faintly hear the train when the windows were open. I ABSOLUTELY LOVED my apartment! Where in Denver can you find a bedroom space that fits a California King, two nightstands, a dresser and a chest of drawers and still have room left over?! We had a stunning 5-piece bathroom and the most AMAZING kitchen I have ever cooked in. As far as the staff goes, they are some of the BEST. The maintenance team are some of the nicest people you could meet and I feel truly comfortable with any of them entering my home at any given time. We had few maintenance issues, and whenever we did, they were always taken care of quickly. The leasing team is wonderful! They are knowledgeable of the community and always will to help with packages, parking questions, storage, etc. Each one of them is friendly and respectful. The monthly residents events are so much fun and we always love going down to socialize with our neighbors. I will miss this place so much and can't thank the Manhattan staff enough for the last few years of being a resident! read more

We've lived at the Manhattan for several months and overall couldn't be happier with the location, amenities, community, and staff. For a large apartment complex, the staff really do take the time to get to know you and invest in making sure you feel secure and happy. I especially enjoy working with Casey. She handles every question and request with sincerity and thoughtfulness. She has helped us feel at ease during our transition to Denver from the day she first gave us a tour to move-in day and now as residents. 1) Elevators are always a problem. First, there are not enough, 3 elevators for 12 floors. On top of that, frequently there is one broken or reserved for moving. 2) My storage unit was broken into. It's secured very poorly and the vandals were able to bend a piece of metal back and forth to gain access. 3) My car was damaged in the parking lot and no one took any kind of accountability 4) They charge you a monthly fee for pretty much everything, including the gym. Since I've lived here for almost 2 years, most of the ellipticles have been broken. read more

I lived in the community for 1 year and within that year, the amenities continually broke down (Pool/Hot tub), I lived on the 4th floor and it smelled like garbage for a long time, the carpets are always dirty. I had called management for a leak in my piping and it took 5 months to repair, the air conditioning went out for weeks and I called management to find out what was wrong and they lied to me and told me to flip the breakers and I found out from the maintenace staff that the chiller was out, it took 2 days in the hottest part of the season to get me a portable unit. There is a very larger turnover with the staff, matter of fact only one maintenace man was left form the whole staff inn the middle of the summer, the request take very long to respond. I heard excuse after excuse, not enough help! they finally called for help from there other locations. It's terrible management!!! They walk into my unit without notice, and they don't care. I would not recommend this place to anyone. They offer low rents to get you in, I had a 13%+ rate increase in a year. I offer to move up to a better unit with 2 months remaining on my lease and they wouldn't let me. Very prior management!!! along with service. read more

I gotta take a second and throw a big 5 star review up one time for this spot. All of my reviews are either 1's or 5's. In my obviously bias opinion, my reviews are also always 100% honest and justified. With that disclaimer being said, I want to give a huge shout out and a big thank you to Matthew Crawford in the leasing office, and also David in the maintenance department. (and honestly the entire maintenance team here at The Manhattan!) Whenever I have small repairs that need attention, this building is ON it that very same day. David always feels like a friend when you see him on the property as well. These guys are always very friendly and personable. One time something happened to my door lock and it wouldn't operate or stay secured at all. I panicked and thought to myself, "oh s***! I wont be able to lock my door for the night, its already pretty late.", (because of the time and this and that.) They had another maintenance homie shoot up ASAP and had it fixed in 10 minutes or less! Without even bothering me or entering at all! David and the entire maintenance team ALWAYS follow instructions regarding entry and notification requests before entry. I have some cherished pets that require extra TLC regarding visiting strangers and this team is always considerate and very respectful of privacy and special requests. Another incident occurred where I thought USPS had lost a irreplaceable package of mine. The box was marked delivered on my tracking but nothing was in the secured package area. Something weird had definitely happened and I was freaking out! I called Matt in the office asap, because if I had any chance in hell at finding this thing, I was going to need someone to care more than anyone would about one single individuals missing piece of Postal Service provided mail, lol. We all know those things can VANISH. Matthew Crawford said he wasn't sure what happened but he would begin to investigate it for me. He contacted me again about the date, shipping provider, and general look of the parcel to help in his search. I was shocked at his initiative and personal focus on my problem and began to regain hope! He was checking around everywhere and looking at cameras and doing everything he could for an entire afternoon to find this f***in' box, lmao. I mean--what a guy!! By the end of the day he had found my irreplaceable package. That's more than any office staff at any other building or business would ever do, that I know for sure. These are the considerations regarding privacy and personalized customer service that one should consider in a new building because they sure do make this place feel more like a home and our own little neighborhood. Sure we are down an elevator for a few months for some needed upgrades. Sure the garage door sometimes needs an adjustment with all it's constant use. Honestly every homeowner in America has these stupid issues that pop up. If we have good nieghbors and support in these happenings, it's no sweat at all. Good people make the difference in lifes inevitable hiccups. We've all had th same issues in our own experience- just like the ones that are being hysterically over exaggerated and complained about in these comments and bad reviews, lmao. So let's be real... The truth is, this building is really dope and so are the people. The staff here really and truly cares about doing a good job for the residents and I've very honestly had that same great experience since my first day getting my keys in April. I hope these employees gain the recognition they truly deserve to move up in whatever capacity possible. They are consistently hardworking, positive, and an all around excellent representation of their employer. Zero drama and a lot of hard work for the residents - and that I know for sure! We've been in the Manhattan Towers 7 weeks now and we highly recommend it! Josh and Lydie in front office are affable and helpful. Rubin, Chris and the rest of the maintenance staff are prompt, competent, and friendly - responding to the anything you need checked on when you move in. The residents are a great blend of dog-loving young professions with some families and retirees like us thrown into the mix. The neighborhood is fantastic - an easy walk to the dog park and Riverfront Park with necessities like Whole Foods, restaurants and pubs, and Union Station only a few minutes walk. The only issue keeping this from 5 stars is the package room - it is a hot mess requiring us to plan extra time to find any packages when they are delivered. So far- this is a great place to live! read more

Regardless of the renovation that they just did (and still doing) This place has gone downhill. If you are living on the same side as the gym - the gym rattles my entire apartment when people drop weights (even slightly) / it's louder than the train and I'm on the 5th floor. They know about the issue because they have signs all over stating the issue. I have verbally told them numerous times and have decided to give up. Last note on that -people that wake up at 5a and think they are at a Olympic gym to blast their glutes - that's great fun. They are now charging for late package pick-ups even though if u lose a package they will attempt to have you call the package entry system (Luxor) to have them try and locate. That's despite you having to pay the complex a fee to "manage" the room. The hot water has been spotty over the last month / it took them over 6 days to fix my washer last week citing an emergency a day before - when I asked how long it normally takes I was told there wasn't any time frame stated in Lease but they always try and get to maintenance issues within 48 hours. I'm prompted to write this because my hot water has been out for 2 days following a complete shut-off To service the club room in my building. Dog piss in elevators and common area floors. Bums all over building sleeping inside certain areas due to lack of security. To top all of that off - they are drastically raising rents tried to increase mine by $300/mo on top of adding all sorts of additional fees. Unreal. read more

EDIT: Increased rating due to positive changes. I have started seeing the building's security walk in the alley behind the building, which is great news. When all was said and done, we decided not to prolong our stay at Manhattan due to the reasons below, and the disappointing renewal negotiation process. Overall the building is decent, but there are few issues. 1. Train noise We are using one of the loudest sound machines on the market, and the train still manages to wake us up every few nights. The metal grinding when trains are stopping, the loud bumping of a 300-wagon train starting, the horns in the early AMs are all on the nightly menu. 2. Light pollution Plan on installing curtains if you will live on the 4th or 5th floor of the tower, looking towards the train tracks. There is a lantern installed right outside of our window. The blinds that apartments have are useless. We see as good at 3 am as we do at 1 pm with that light directly pointing into our unit. 3. Security EDIT: The new security is now patrolling the alley behind the building which will hopefully alleviate some of the opioid use going on right next to the building. It is downtown Denver, so there are typical security issues. Car break-ins are relatively common (happens to us). The management does do a good job at immediately fixing doors or garage gates when needed. You will sometimes see the homeless around the unit. Both of these come with living in Denver downtown. The worst part, though, is if you ever walk the alley between the building and the train tracks (we let our dog go there). There are people doing all sorts of drugs, in the open, needles, and caps everywhere. 4. Elevators EDIT: All three elevators are currently functional. The elevators are being renovated (for over a year now), and often there is only one available on a huge 12-floor building. This happens if one elevator is broken while another is being renovated, which has happened more than once, but it also happens on a regular occasion, such as when someone is moving in or out. The wait times can exceed 15 minutes. 5. Management's business practices EDIT: This has been amended, however, probably mainly because I left bad reviews. Expect the management to do their best to overcharge you when renewing. We are at the point of deciding whether we want to renew our lease. Even after negotiating, the lowest price I am offered is $70 higher monthly than a comparable unit on the same floor available on Manhattan's website to non-residents. There are pluses as well. The sheer space dedicated to amenities is fantastic. Two club rooms, a deck going the full length of the tower, and two other small decks are great to have while life is still limited due to COVID. The location was unmatched in a pre-pandemic world. We walked to concerts, meetups, food, sports park, etc. There is a beautiful park (Confluence) a couple of blocks from the building. When all is said and done, I suggest you consider alternatives, as well as whether living downtown at all is worth it when most fun things are shut down. Manhattan is a decent place, but Denver, especially with the pandemic, has become incredibly run down, with an incredible level of homelessness and opioid use. read more

I lived here for 1-1/2 years, just relocated. When I first moved in (March 2016), there was very little construction in the immediate area and now it's almost impossible to come-and-go. I had a Tower apartment with the patio facing the trains. The apartments are well built and very quiet from neighbor-noise....but THOSE TRAINS! I really couldn't leave my windows open in the summer due to noise. I knew it might be a problem from the beginning and it was tolerable for a while, but I'd had enough. The office staff is very friendly and accommodating and Allie is a huge asset to the community! The King Soopers is not "across the street"...you have to walk over the train bridge or drive down 20th St to get there. Too bad so many more apartments are being built...room for people to live but not to drive. :( read more

We've been here for a year and absolutely love it! We moved into a unique unit that offers the largest terrace I've seen in the city. We have 2 dogs so are very grateful for the pet-friendly vibe. Our apartment was completely remodeled before we moved in so everything is beautiful and modern. The management and maintenance team are wonderful. The only negative is that the pool is open year-round but it does not seem to be heated. The hot tub on a cool evening is a dream. We could not be happier here. It is far more spacious than the building next door which we were originally looking into. The tenets here are great and there is literally zero noise between units. read more

Live here currently, July 2017. Great location and great community. There is a dog park near by and easy access downtown and to the King Soopers across the street. They are building up a lot around the neighborhood but the only thing that is loud is the train. Try to be on the side facing away from the train or on the Western side of the building to avoid the train sounds. Office people are helpful and the package storage system is secure and useful. Elevators are broken often. Always hear about how it's getting fixed again or it will be working again. Have had items stolen from my car in the garage. Have seen people shooting up around the outside of the building and I think I heard a gun shot go off near by this past weekend too. Maintenance team is very good here, and fixes issues in the apartments within 24 hours. read more

The Manhattan is an amazing place to live. It has a perfect location, within walking distance of all the great Lodo locations and Union Station yet set back just enough to avoid the crowds. The homes are very spacious with the absolute best soaking bath tubs in the area. The facility has wonderful amenities and is generally clean and welcoming. I've saved the best for last. The staff is so hospitable and helpful. The office team always meets any requests with a smile and prompt reply. The maintenance team is very responsive and courteous. The few maintenance requests I've needed to make were resolved the same day. The Manhattan has a rockstar team. My only concern has been that they seem to have some trouble keeping the elevators all working at the same time but with 3 it hasn't been too much of an issue for me to get up to my 10th floor unit. I can't see myself living anywhere else. I love it here. read more

The only downside, the maintenance crew (just the one with short gray hair) thinks they are playground monitors and likes to yell at us while we are drinking out of glass bottles. The pool is also scummy a lot of the time, ugh. A very dog friendly community where most people have 2 dogs, and they are finishing building a dog park across the street. I moved in here a little less than a month ago and so far I LOVE it. The office staff are super friendly and very helpful. I literally woke up with a baby bird in my apartment one morning (have no idea how i let it in) and called Kristin downstairs. She sent mainteance right up and even inquired with a smile the next time I talked to her about how my pet was doing? :) My apartment is spacious and well noise-proofed. I'm IN LOVE with my bathroom. The fixtures are beautiful, the tub is deep and spacious and the water pressure is amazing! Also, I LOVE my view. I get to watch the sunset over the mountains everyday! The pool is FAR FROM scummy. I spent a few hours out last Wednesday and it was clean and gorgeous. It's even tiled so that it doesn't eat up the bottom of your feet. My neighbors are so/so. Some are super friendly and some are anti-social. I like the vibe of the building in general - seems there are quite a few single professionals which I like. There is one downside, however, the smell on the street, particularly in front of the building is strong and wreaks of dog urine. i'm not sure if it's embedded in the rug out front or just pungent from the sheer number of dogs relieving themselves. i'd be happy to pay $20/month fee to have them wash down the sidewalks, rugs and planters out front every morning to help alliviate this (if they don't do it already). I highly recommend living here. read more

The Manhattan is great! Looked at tons of buildings in the area when I moved in and this was definitely the best option taking into consideration price, location, and quality. Currently renting a 6th floor studio on the freight train side of the complex. Was a little concerned about the train noise moving in, but has turned out totally fine. The balcony door is pretty heavy duty and works surprisingly well keeping the noise out. Can you still hear the train? A bit. But really not bothersome at all, and it's actually pretty cool to be able to watch the trains from your balcony. The staff has always been extremely nice and responsive. Move-in was easy, and leasing office is always friendly. Had three light bulbs burn out in my kitchen within a few days of each other, and they sent maintenance up to replace them which was awesome. Sink recently clogged as well and they were extremely prompt about sending maintenance! Overall, they seem to really have an effective system, which is unlike other large complexes i've lived in before. Quality of the apartment is also good, doesn't feel like they've just band-aid'd problems with cheap cover ups which happens too often. Even though my apartment is a studio, the size feels large and not cramped at all. Kitchen and bathroom are bigger than many i've seen in larger apartments. Street parking is actually do-able, all around the complex there is free 2-hour parking. I was able to get a very reasonably priced space to come along with my unit, however space #2 does seem like it's going to be $$$. That said, it's downtown, and it's understandable. Overall, I'm super happy with my decision - it's been a great place to live! read more

Lived there for a little over a year before being re-located back to Portland. The leasing/front office ladies were always on top of everything. They were super helpful with any questions and always seems actually interested in making sure you were taken care of. Also the maintenance staff was top notch! We frequently saw them in the elevators during the day and they always had a smile on their face and seemed generally happy. Also they took care of any issue ASAP and without hesitation. We lived on an upper floor and faced West, so we had almost zero noise from the trains. I would imagine that if you are facing the city (east) that the noise could be a little over whelming at times as the trains are loud and almost constantly running. We found our apartment to be one of the quietest we've ever been in. The concrete construction really dampens any noise you might get from your neighbors. This also might be the most dog friendly apartment in Denver (we had 2 dogs) so on occasion there may be some dog urine in the elevator (we maybe saw it 3-4 times our entire stay) and there will almost always be a dog somewhere around the complex. If this isn't your cup of tee you might look elsewhere. Having the Rail Yard dog park across the street is such an amazing convenience. Parking was easy and our car was always dry and protected from the elements but if you have friends visiting be aware that everywhere around this place is 2hr parking and the city monitors it vigorously. This company raised my renewal rent by 11.6% for our upcoming lease renewals, and they are trying to get an additional $500/month for my current apartment than what I am paying for those seeking to rent externally. They now charge a $500 flat non-returnable pet fee plus $50/month for a single cat and have raised prices for this, transfer fees (from $1000 to $1500), and parking ($50 to $65 for one car - second car is more expensive but I don't know the cost) all during the pandemic. They pass all utilities onto tenants, and mine have consistently been between $150-$200, and we are light air/heat users. They have made several cosmetic changes to the property while not maintaining basic care of the property, such as keeping up with trash removal at local trash cans and/or in the trash room, this despite charging each unit $35/month just for trash. The ventilation in the building is very poor in the garage (I worry about carbon monoxide levels), and for several months, my floor constantly smelled like trash, and the hot tub is almost never clean and the chemicals often smell off. They require tenants to sign a 28-page lease that seems heavy handed and heavily weighted in favor of the company. This causes me to feel frustrated when they try to force tenants to use their phones (a change they are now implementing) for entry and then compel them to pay a fee that is not in our lease, should we not feel comfortable using our phones. It's my impression that they are trying to make themselves appear on par with some of the newer higher end apartment buildings in the area, and in my opinion, they just are not on par with them. The Manhattan is an inadequately maintained building with a paint job. The reason we initially chose this property was because of its relative price point, compared to other buildings in the area, and it seems clear to me that they are trying to move in a different direction, with significant impact to current tenants. read more

Great place to live! I NEVER hear my neighbors - the building is so solid (I'm on towers side). Yes, I definitely hear the train, but I've grown to actually like it. I'd take trains over hearing neighbors any day. Management does a great job! I work in commercial property management and it's a thankless job for the most part. It isn't clear why almost all these reviews are either 5s or 1s. Surely the truth is somewhere in between. We've lived here for 2.5 years in two different apartments and overall it has been a very good experience, although not without its issues. Issues, both good and bad that others have touched on: - the train noise. Yes, it can be loud and I suspect much louder if you live on the east (really, south-east) side of the building. However, the train was here before the building, so complaining about it is a bit like moving next to an airport and then wondering why there are planes. - the building structure. Unlike many of the newer buildings around here, this one has both concrete floors and walls. While that can be a marginal problem for WiFi, it makes the building a lot quieter. We very rarely hear our neighbors, and only when they drop something heavy on the floor above us. Buildings with regular studded walls are much noisier. - elevators. Having the 30 week renovation turn into what must have been over a year was a huge hassle, especially when one elevator was reserved for moving. Now, however, the elevators are running and come quite quickly. Not all the arrows indicating up and down work properly, but that doesn't affect the speed of their arrival. - the maintenance staff. They are very good. Other than a problem with a washer we're having now, the team has been very responsive to any and all problems we've had. Having owned three different houses and lived in different rentals across six states and two continents I strongly believe they are a plus to living here. - the neighborhood. Putting aside the homeless and security to later items, the neighborhood is great. Easy to walk to downtown and the Highlands, easy access to I-25 and bike paths, and the dog park across the street is great (although we don't have a dog). From a location standpoint it is hard to beat. - the management team. There is a lot of turnover in the front office. Having said that, we've dealt with some exceptionally good people there and so their leaving was noticeable. On the other hand, we did have an agreement on our rent increase that we had in writing, but then the manager decided that despite that, they would increase it twice the otherwise agreed amount, so that was a big downer. What I would describe as their lack of responsiveness on security issues is the other big negative. - the recycle room. This is dismal. The management team hasn't addressed the vast increase in cardboard either in signage or training or better equipment. Add to that the apparent general entitlement by too many tenants that leads them to believe they are only people who are going to throw something away and you have a constant mess with trash on the floor far more often than not. I feel bad for the building personnel who have to constantly clean up this space. A little bit of effort and rethinking by the building staff would make it much better. - the homeless and security. There is no doubt that the homeless are an issue around here, just as they are everywhere in Denver. I've never seen a homeless person in the lobby, but I'm not typically going in and out late at night so I don't doubt that it is true as reported by others. - security. Package theft is a reported problem, although not one we've experienced. Given that you have to get into the building and then into a locked package room, it is either tenants stealing packages or tenants letting non-tenants into both. Either is unfortunate. The garage doors seem to be broken once a month and it wouldn't be hard to walk into the garage once the door is open and the car has passed through. I had my bike stolen out of my car and that was dispiriting. The space between the building and the tracks really should be blocked off so no one, homeless or dog walkers, can get down there. It is just an area looking for a problem. Similarly, despite our requests, there has been no work down on the security door at the base of the stairs by the 18th street bridge. It doesn't close automatically and numerous times we've gone in or out that way and it is standing ajar, thus allowing anyone into the building through the 4th floor patio. Fixing that and fencing off that space by the tracks would make the building safer. Security, really potential security issues, is probably our biggest complaint/concern. - overall. Our experience has been pretty good and we are likely to stay another year. We knew about the train noise and that this not being the suburbs, would bring some issues with the homeless. Living in a large building means that some people will be clueless about their dogs peeing in the elevator and that others will be irresponsible about how they treat the place to put recyclables. It would be nice if the management team had less turnover and could address some of the entry point security concerns. Overall though, we would recommend this place to others. read more

A very well appointed building sitting right between the popular Union Station and Lo-Hi neighborhoods (10 minute walk to each). Spacious apartments with lots of natural light (best layouts I saw after visiting 5 other properties in the area), and massive terraces with room for a table, a grill and then some. Nice amenities including a good size gym, pool and hot tub, underground parking, with very friendly/helpful staff. You do hear some train noise given that the tracks are right there, but management does a good job of making it known when you're looking to sign the lease. In my opinion, if you're used to urban living it's really not a big deal, a few rumbles a few times a day. Great building for a good price. read more

Bad business model. They specifically told me rent wouldn't go up until Jan 1st so to sign a 6 month lease because it didn't matter, it wouldn't go up. I absolutely would've signed a 12 month lease had they not told me this, so at 6 months they decided to raise it another $60 (so $120 total in a 6 month period). They even said they remember telling me that it wouldn't go up but won't honor what I was told. Just like many places in Denver, trying to wring the working man for all the money they can. Needless to say, I was disappointed and we are moving out. Another friend of mine did as well citing similar issues. We love the location of our building. We walk and ride our bikes everywhere. A great walk to both the Highlands and downtown Denver. It's also so easy to get to I25 when driving. We can walk to the Pepsi Center, Coors Field, Mile High Stadium and tons of restaurants!! The Cherry Creek/Platte River trails are super close for runs and bike rides. We have lived here for 5 years and can say the office and maintenance staff are on top of it! It's a very well run community. Clean and well taken care of. The gym is great and has just about everything. They even have a yoga/exercise room with video classes. The office sponsors a lot of community events where they provide food, drinks and fun. The Club Rooms (available to use and reserve for an event) are beautiful. They have a locker system for package shipments. The apartments are nicely upgraded with granite, etc. Underground parking is super convenient and lots of 2-hr spots along the street for visitors. Love the beautiful park and the dog park down the street. It's a great apartment community. read more

After residing in The Manhattan Lofts for 3.5 years, Leon and I continue to enjoy living here. Our two bedroom, two bath apartment provides nearly everything we need in living space, and the entire staff works consistently hard to make the building run like a fine oiled clock. In addition, all are always responsive and pleasant when our special needs have cropped up. The apartment building's location between LoDo and Riverfront Park is ideal, suiting both our needs and those of our sweet dog Maggie, whose bark of Yay can be heard across town when asked if she wants to go to the "park." Explore the Manhattan community (3 buildings on Bassett Street, Denver 80202), you'll be glad you did. read more

Do not live here if you can avoid it. Our neighbor has had dog feces, garbage, cigarettes, decomposing food, broken glass, etc on the patio for months. We have asked the management weekly for it to be cleaned up and it has not been taken care of. They clearly do not care if there property smells like garbage and dog feces and will do nothing about it to protect other tenants. They say they are doing something about it but their words and actions do not correlate. Find another property that values their grounds and listens to their tenants. This place does not do that. read more
