    My family and I moved into their 220 East Broadway (Glendale) location which is managed by Forrest and all I can say is we are loving it so far, everything is clean, well maintained, and the neighbors are all friendly, when we submit a service request the techs show up quick and professional and get the job done right, unlike our old place the water here is clean, the air is fresh, and the building is well kept! -Max, Cody, Lolita

    Do not rent here. Seriously, save yourself the massive headache and look somewhere else. My apartment has literally been taking on water for months every time it rains and management does absolutely nothing except string you along. The onsite manager even admitted to me that the front door leaks because of a structural "sloping issue with the sidewalk" but they still rented the unit out to us anyway without fixing it. When you try to get someone to actually come fix the active leaks you just end up taking time off work to wait for maintenance who never show up, or they finally show up weeks later just to put a temporary band-aid on it and leave debris all over your place. The absolute worst part is they completely ignore the repair schedule when water is actively pouring into your apartment, but the second the sun comes out corporate suddenly wants to play by the book and threaten you with 24-hour entry notices to force their way in just to cover their own liability. I've had to officially escalate this building to the Los Angeles Housing Department (LAHD) for code violations just to force them to do basic waterproofing. They expect you to quietly accept living in a defective, leaking, uninhabitable apartment and they try to intimidate you if you complain and demand an adjustment. The 2 apartments I've lived at before a Wiseman apartment has had 3 complaints in 16 years and 2 complaints in 10 years respectively. The Wiseman building I am living in has had 11 LAHD complaints in 2 years. ELEVEN.

    I rarely leave negative reviews, but my experience at Rose Flower by Wiseman has been extremely stressful. Within roughly two months of moving in, we experienced multiple sewage backup incidents involving toilets and bathtubs, including flooding and strong sewage odors inside the unit. One incident also involved a live mouse found in the bathroom during the backup, along with mouse droppings throughout the space. Although maintenance and plumbers were sent each time, the issues have continued recurring, and I still have serious concerns about the condition of the plumbing system and long-term habitability of the unit. The repeated backups, sanitation concerns, and lack of a permanent resolution have created an incredibly stressful living situation for me and my elderly parents. I have documented the incidents through work orders, emails, photos, and videos. I strongly encourage future tenants to thoroughly inspect the building and ask detailed questions about plumbing history and maintenance before signing a lease.

    I have lived 107 S Sweetzer for a long time and have had experience with several different managers. Unfortunately, in my personal experience, the current manager, Lily, has been the worst manager we have had so far. To be fair, the Airbnb situation seems to have improved under her management. However, aside from that, I have been very disappointed with the overall management, communication, and maintenance of the building. There have been many ongoing issues: a stolen couch, cars being broken into, frequent gate problems that sometimes prevent residents from accessing their cars, and elevator issues that have not been properly fixed for months. For example, the first-floor button in the elevator has been sticking for a long time, and as of the time of writing this review, the problem still remains. The biggest issue is the construction project in the courtyard. Residents were not informed in advance about what was happening. When residents complained and asked property manager Lily, she repeatedly said she did not know what was going on. For a building manager, this is very concerning. A manager should know what is happening in the building and communicate major construction work to residents ahead of time, especially when the work directly affects the common areas, residents' windows, safety, noise, dust, and the overall quality of life in the building. Only after residents complained directly to the Wiseman office did we receive an email saying they would be making "upgrades," including a new terrace with open space. Please see the attached screenshot. In reality, the documents later referred to the project as a recreation room, and residents are still not allowed to use it. Residents understand that the real plan is to convert this so-called recreation room, because inside it does not look like a rec room, into another ADU, similar to what happened with Apartment 100. Apartment 100 was originally intended for a building manager, but later it was converted into a rental unit, which appears to have been done to generate more income for the owners. Now, because of the new construction, that unit appears to have no real windows at all. I do not know whether it is legal to rent out an apartment without windows, but as a resident, it is very concerning. As for the "terrace" that was promised to residents, it is still unclear what that is supposed to mean. Based on what has happened so far, I do not have much confidence that this will become a comfortable or useful shared space for residents. It feels like the courtyard was sacrificed for a project that benefits ownership, while residents do not receive any real benefit from this structure at all. Instead, residents are left with problems, the biggest of which is the loss of what used to be a beautiful, pleasant, and usable courtyard. The courtyard used to be a much nicer, cleaner, and more comfortable space for residents. Please see the attached photos. Now it looks neglected, unpleasant, and almost abandoned. The plants are no longer maintained, leaves are not cleaned up, and construction debris is left around. There are also unattractive open water-collection containers with exposed metal edges and sharp elements that could be dangerous, especially for children. This is especially concerning because many families with children live in this building. In my opinion, this shows that the owners do not seem to prioritize residents' comfort. It feels like the focus is mainly on profit, while nothing is being done to preserve the parts of the building that were already good, let alone improve them. There have also been repeated plumbing issues, which started after work began to connect this new structure to the building's water system. The cost of repairs appears to have affected residents through higher utility bills, but there has been no clear explanation about what exactly is being repaired, how long this will continue, or when it will be resolved. Another concern is that, as far as I understand, a building with this number of apartments should have an on-site manager or responsible person living on the premises. However, Lily does not live in the building. She is also not always reachable by phone, and there have been many times when she did not answer and did not call back. Another issue is Lily's attitude and communication style. In my personal experience, she is not pleasant to deal with, and communication with her often feels uncomfortable. Because of that, I try to minimize contact with her as much as possible, and I know other tenants who do the same. Most requests or concerns brought to Lily do not get properly resolved. She usually responds politely and says she is sorry and will do her best to help, but in the end the issue often remains unanswered or unresolved. Overall, even with the Airbnb issues we had in the past, I personally felt that the building was managed better under previous managers than it is now under Lily's management.

    I am writing to formally document my dissatisfaction regarding the management of Wiseman Residential during my recent tenancy in Brentwood, CA. Throughout my lease, I encountered several significant maintenance and safety issues that were not addressed in a timely or professional manner. These included a faulty electrical breaker that took weeks to repair, unresolved mold concerns in the bathroom, and consistently malfunctioning laundry facilities. Furthermore, the onsite management failed to provide adequate assistance regarding security concerns in the parking area. Following the end of my lease, the process of recovering my security deposit was handled poorly. I was initially presented with undisclosed cleaning fees, and the return of my deposit exceeded the 21-day state-mandated timeframe. During this delay, I received conflicting information regarding the status of my refund check. Both the property manager and regional property manager lied to my face (well on the phone/text and email) about my deposit. First they said it will be mailed the next day when I asked, then days past. Oh lt was actually mailed 3 days ago they said. More days pass, then I find out today it was never signed and therefore never actually mailed! So I had to drive all the way from DTLA to Santa Monica on my lunch break to pick it up. Finally, when I arrived to collect the check in person, the staff member provided unprofessional service. She was dismissive of my inquiries and failed to follow standard security protocols, such as verifying my identification before releasing the funds. I am sharing this feedback in the hope that you will review your internal processes and improve the quality of service provided to your residents. Thr cameras either don't work or they don't care to review them when your packages get stolen, not if. They didn't even respond when I told them someone stole several packages and left the mess and trash in the super slow elevator. Oh and the city had to force them to install my unit with smoke detectors, I can't believe I didn't even check myself. They really think their residents are ignorant of the state laws. I am so angry I wish I just took them to small claims court and won the case and doubled my money, but I'm a busy man. Renters beware! Don't let "Brentwood" being a nice boring neighborhood fool you either!

The building also has a really nice gym, which has been a huge plus for me. It's convenient, clean, and well-maintained. The neighbors are friendly, and the overall community feels welcoming. One of the biggest reasons I've enjoyed living here so much is because of Danny and Stephanie. They're always helpful, responsive, and truly care about the people who live here. They don't make you feel like just another tenant -- they treat you like family. Anytime something needs attention or an issue comes up, they handle it very quickly and efficiently. It's reassuring knowing management actually cares and takes action right away. I'm really grateful to call this place home and would definitely recommend it to anyone looking to live in the area.

If you have two spaces and don't have two cars, you can always get them into your other space to avoid street parking. With meters and lots all over the area, what else would expect from the city life? It's safe here and frequently monitored by SouthPark officers as well. What I'll sorely miss about this place were the relationships that I built. I knew the entire staff and would wave, talk, and truly lean in with them all. Whether it was before/after work, going out for the night, or chatting, they were more than friendly. They became my community of friends. They felt like family. The landlord, Sabrina, is an absolute dream to have on your team. She's personable, she listens, she cares, and she will do what it takes to make you confident in your home. Her team member Alex, is so sweet and hard working. Both of them rock a smile daily, and are very easy to talk to. The building is clean, they keep the units up to date and working efficiently and effectively. I went from a 2 bedroom, to a 1 bedroom over the course of a handful of years. My partner and I at the time were the very first renters to secure a unit in the brand new built complex. It was a virtually perfect living experience for us, and then myself alone in the one bed unit. Better late than never, I HIGHLY recommend this complex as a hop-skip-jump away from Sunset Blvd and all Silver Lake and Echo Park have to offer.
